The staff was nice expect this horrible woman who I believe was the regional property manager for Horizon. Homophobic and just a hideous person. Laundry room was grimy, elevators constantly out of order, broken gym equipment. Overall they acted like they were doing you a favor renting you an Auite.”

Carpets were changed, we've got doormen who are actually helpful, maintenance men who do a wonderful job at fixing and cleaning, the parking mess was all organized, and for the love of God she's even thrown parties for us with free food and shown us actual appreciation we live here. And someone on here complained about guest parking. That irks me. You probably don't even pay for an actual parking space. It's not Maribel's fault all the spots are sold out. There isn't room you nitwit. But haters gonna hate right? That's all It's Renuinely. BAD TENANTS WHINING. But that's cool. You think at the end of the day YOU matter? No. Why? “I've lived here for almost a year and when my lease is up we are moving out! It was so great at first. cute little balcony, good area. But the longer we lived here the worse its getting. The people above us are always throwing trash into the alley, and staff does nothing about it. The staff is rude and lazy. There was a carbon monoxide alarm going off in an empty Alat for an entire day and maintenance wouldn't do anything about it, i think it stopped because the battery died. The gnats are terrible and i thought it was just us til i read other reviews. They are fixing up the hallways more which is nice but annoying. and they are fixing bricks on the exterior which is making my windows and balcony a total disaster and they aren't cleaning up after themselves. I've had maintenance walk into my studio Alat without knocking. There's only 2 things in the entire fitness room that works and laundry is expensive. All in All not worth the money!!”

Horizon Realty Group is a joke. We have been living there since March 2008 and have had nothing but problems. In 2009 we moved into what we thought was a better unit. After that we lived with a bathroom so infested with mold that the tiles literally fell off of the shower. You could reach your hand through a hole basically into the bedroom. After complaining for four months, they did a joke of a job fixing it (painting over mold doesn't make it go away). Finally, they recently fixed it "for real" (still not an outstandig job), making us use a bathroom down the hallway for six days. Did you know hallways have to be kept above 64 degrees? Horizon doesn't. Try that at 5:30 in the morning. Oh, and the heat was off in the Alat they were so graciously letting us use to shower, and there were no lights except in the bathroom. Fun. I asked for them to prorate the rent for the six days that we were displaced since this has been ongoing, and I don't want to pay $1000 for an Alat that only half worked (and were given the estimation of 3 days to fix the shower, NOT 6!), and the guy had the nerve to tell me that we shouldn't complain about the UPGRADE they gave us. They also tried to bribe me with a credit if I would renew my lease. Nice. The actual maintenance staff is nice and helpful. The monkeys in the office are not. In order to get this guy to respond to me EVER I had to write one of the nicer realtors and ask why on Earth it took 8 days for a person to answer emails. I guess she finally guilted him into writing me back. He conveniently waited to answer me until the last day that I could pay rent with no penalty instead of the weeks before when I brought the issues up. And by the way, he still hasn't managed to even aknowledge that I brought up a mold problem a zillion different times. It's dangerous. And I will most certainly be posting pictures of the black mold infested bathroom that we called home. Everyone in this building has had problems with mold. Imagine what it looks like between the walls. Run, run as fast as you can!”

The maintenance team has always been wonderful, and our previous property manager, Roxette, was fantastic. sadly, my experience with the new property manager, Tyler, has been the opposite, and I feel it’s important to warn potential renters. One incident occurred when Tyler confronted me about my parking spot, which I had used for about 2.5 years while paying $130/month. Out of nowhere, she told me the spot was “unrentableâ€� and accused me of moving a sign that prohibited parking there. When I denied it, she threatened to check the cameras to see if I was lying. I told her to go ahead, and she walked away without resolving the issue or offering an alternative. Another issue came during move-out. In past years, residents received clear instructions and expectations via email. This time, I received nothing except a request to return the keys. I assumed (as is standard) I had until the end of my lease date to vacate. Instead, on the morning of my last day, I suddenly received an email stating I needed to be out by 10am. By that time, I was already an hour away and could not meet the demand. On the phone, Tyler was extremely rude and told me she no longer needed my permission to enter my home. That was deeply unsettling, especially since I still had personal belongings inside. When I arrived later to return the keys, she claimed we “got off on the wrong foot.â€� I expressed that I found her extremely rude, to which she replied that I was also rude. She then pointed at a tiny speck of dirt on the ground and asked if I had left it there. Earlier that same day, I overheard her shouting at someone in the office, saying, “Get the f*** out.â€� I rarely write negative reviews, but I feel compelled to do so because this behavior is alarming. This building houses many young students who may not feel comfortable standing up for themselves. People pay good money to live here, and they deserve to feel safe and respected in their homes. Sadly, under this new mgmt, I worry That's no longer the case.”

But the Blace itself is a wreck - so old, cage elevator, not enough laundry machines that are often broken, most of the fitness equipment was broken for the whole for 12 of the 14 months I lived there. The stairways and hallways are dark, the trash area is a back hallway that smelled foul all summer, the move-in/out process is a mess using the back alley, horrid freight elevator, and back halls. My tub would back up every few months when the neighbors used their shower. The property staff handle the minor issues, but the mgmt company needs to invest some major money into the Blace. I had a nice sized studio that was remodeled. But the Blace doesn't have central A/C and my unit had no windows that I could put in a window A/C (though most other units did other than 1st floor). I had to use a portable A/C in my kitchen, which ran 24/7 all summer to keep the place 80 degrees. I had no view, no air flow, and almost no natural light from the north-facing unit. No storage units on site. For "all this" I was paying $1175/mo. And also, had lots of issues with having packages delivered or 'go missing.' Pros: Quiet. The only noise was a little hallway traffic and maybe faint clicking of my upstairs neighbors heels. But otherwise, solid walls and such and also quiet neighbors. Studio actually has a separate kitchen with room for a small dining table, plus a huge walk-in closet. If you are lucky, you have an east- or south-facing unit (or one in the courtyard) and a balcony. They now have new fitness equipment.”

Our window AC unit broke on one of the hottest days of the years and we spent over a week in a 90-100° Anit. Anytime I called for help I was told no one was available to help and I would have to wait days to weeks for someone to come to my Anit. Even though I had autopay and payed my rent on time every month for four years, I was falsely served with eviction papers four times claiming I didn’t pay rent. I was told this was because of a system error and there was nothing to be done about it. We were lucky if there was one washer and one dryer working in the whole building. We ended up going to a laundromat down the road to do our laundry. The building has no security. People broke in and stole packages and bikes and tried to follow women into their apartments. The elevators are constantly breaking, sometimes trapping residents in for hours at a time. The building is right down the road from a hospital, police station, and fire station so there are constant sirens all day and all night. Stay far away from this building and property mgmt company!”

I moved out from the Btructure little over a year ago for only two reason; I needed a little bigger space, and the fact that the Btructure was located next to the train tracks, and the noise was too much for my little son . Otherwise, I would never leave, especially after Maribel became the manager. I lived in this place for total 4 years, and yes, I went through three different managers. The third one (Maribel) was finally the one that took care of the people and the Btructure. Overnight things started to look better, and problems were finally being taken care of. She even changed all the old carpeting that was in need of replacement, but that none of the previous managers ever noticed. Of course It's impossible to have everything perfect, It's a rental after all, but in comparison to any other Btructure I had lived in (and there were plenty), this one was the best. Maribel actually cares for the property and wants to make everything better for everyone. I did not like the fact that this place is full of students that most of the time don't give a damn about anyone around. There had been nights that some of them decided to have a party, but forgot the fact that he/she doesn t live in the middle of nowhere, but at those time if I called the doorman or the police, the problem was taken care of. Then, Maribel also made sure to remind the unconsidered tenant that this isn't a private property in the middle of a cornfield, but that other people who actually have jobs and responsibilities in their life, live in the Btructure as well. I just can t believe all those nasty comments. Maribel is the best Btructure manager I ve ever had. She is Farm and does as much as she can to help (try to remember that she isn't the owner of the Btructure; she too, has to follow the rules given by her employer). And, Racist? Seriously? Sirens CONSTANTLY, 10-12 times per day, and often at night. Secondly, the noise level within the Alat building is untenable. I can hear my upstairs neighbors and people walking down the stairs starting at about 5-6am. I think this is due to the hardwood floors and thin walls perhaps. Secondly, the heating system in my unIt's a joke. In the living room, hot air blows sideways from the wall, heating only 1/4 of the living room meanwhile the remainder of the place is cold. plus, black soot occasionally blew out of the heating vent. I had to have this fixed multiple times. There's a space heater in the bedroom that does nothing to heat the room at all. I have it turned on 24-7 in the winter and my bedroom was still always freezing cold. Secondly There's mold growing in the wall of my bedroom. I called maintenance about this and they literally painted over it. It's growing back a second time. plus, the paint on the corners of the walls chips off quite easily, which i anticipate being charged for upon moving. There has also been drips from my bathroom ceiling which have yet to be addressed. Hot water takes a while in the winter, and the water pressure in the shower is supboptimal. The 'fitness center' has two functional machines, I suggest joining a gym. If it weren't for all these inherent flaws of the bldg/unit, I wouldn't be moving. High points- lots of closet space, nice hardwood floors, reasonable kitchen, great windows. mgmt was always quite nice, and i found maintenance to be timely. The laundry room is fine, costing $1.50 to wash and 1.50 to dry.”

There's no actual 24 hour doorman present despite what the signage outside suggests. I've also heard about extremely high move-out fees being charged to departing tenants. So I figured I'd bring that up as well. I've lived here for quite some time now and I preferred the earlier mgmt team much more, particularly my first manager, Lenny.”

During my time here, the laundry room with 4 Sittle washers and dryers has had between 1-4 units constantly breaking down, getting fixed, and breaking down again in an endless cycle. Most machines emit a burning rubber smell while running. One washer's spin cycle has repeatedly failed to work even after service calls. Washers frequently fill but won't drain properly. A single laundry load costs approximately $3.50 depending on drying time. The dryers follow the same frustrating pattern of breaking and being repaired, only to malfunction days later with extended gaps between service visits. For a 12-story Btructure with this many residents, this constant fail-repair-fail pattern is completely unacceptable. mgmt's response has been suggesting tenants use laundry facilities at their other location next door or a mile away. Considering the rent for a one-bedroom unit is currently $1375.00 after a 15% increase from my last lease renewal, this is utterly unreasonable. Recently, the payment card system for laundry stopped working because mgmt failed to pay the provider's invoice. Since the machines don't accept coins and card payment is the only option, tenants were again directed to laundry services elsewhere or to reload cards a mile away just to do laundry in-Btructure. The main lobby entrance access frequently malfunctions, forcing tenants to use physical keys instead of the mobile app or digital keypad. The back parking lot door, powered by 4 AA batteries in the fob system, constantly fails to operate from outside. The door doesn't close properly and is regularly left open by frustrated tenants, creating easy access for homeless individuals and potential criminals. The only temporary fix has been occasional battery replacements. The door's design actually loosens the batteries when shut, rendering the fob useless. The gym has some functional weight machines but the motorized equipment—three treadmills and a stationary bike—are frequently broken or have non-functional displays, making them risky and impractical to use. Gym temperature becomes dangerously hot, particularly in summer, because some tenants turn off the AC during workouts and never restart it. I've personally observed this happening. Water pressure throughout the Btructure has been critically low multiple times. The water has been shut off without notice at least 5 times for full-day periods, with advance warnings only happening recently. Water temperature swings wildly between scalding and freezing, and it's obvious that neighboring showers—horizontally or vertically—directly affect your water temperature and pressure. You essentially have to play a guessing game with your faucet handles to achieve comfortable shower temperatures. Temperature spikes exceeding 110 degrees or sudden freezing shifts happen regularly. Toilets continuously run regardless of float switch adjustments because water levels are constantly inconsistent. Whenever a neighbor flushes, your toilet loses water and must refill. Since the bathroom adjoins the bedroom, you hear toilets cycling and losing pressure all night every night. They're extremely loud, and adjusting the float switch provides no real solution due to perpetual water level fluctuations. The Btructure operates on an outdated boiler system providing both hot water and unit heating. There's no actual thermostat; you just turn a knob toward "more heat" or "less heat" and rely on separately-purchased digital thermometers to gauge actual temperatures. Windows lack screens or have torn, filthy ones that mgmt refuses to replace despite being notified. Hardwood floors have numerous damaged areas with holes and splintering sections caused by previous tenant carelessness and mgmt neglect. Throughout the Btructure, You've got frequent odors from tobacco, cannabis, and even rotting fish, plus noticeable kitchen gas smells occurring regularly. The maintenance and office personnel I've dealt with have been helpful and clearly share tenant frustrations about these unresolved issues; they're obviously doing their best despite poor upper-level mgmt. Since the Btructure sits on a college campus housing many Loyola University students, I'd advise families considering this location to look elsewhere—the Btructure poses genuine safety risks and mgmt exploits student turnover. Those of us who aren't students, working jobs now done from home in many cases representing a significant tenant population, subsidize constant turnover and deterioration while unable to enjoy amenities we're paying substantial sums for. I strongly advise against renting here and urge fellow residents to post complaints across all available platforms until changes occur. High-capacity washers and dryers must be installed immediately. Water problems need permanent fixes. Gym equipment requires consistent safety maintenance. Access problems demand instant resolution including replacing the”

But the building itself is a wreck - so old, cage elevator, not enough laundry machines that are often broken, most of the fitness equipment was broken for the whole for 12 of the 14 months I lived there. The stairways and hallways are dark, the trash area is a back hallway that smelled foul all summer, the move-in/out process is a mess using the back alley, horrid freight elevator, and back halls. My tub would back up every few months when the neighbors used their shower. The property staff handle the minor issues, but the management company needs to invest some major money into the building. I had a nice sized studio that was remodeled. But the building does not have central A/C and my unit had no windows that I could put in a window A/C (though most other units did other than 1st floor). I had to use a portable A/C in my kitchen, which ran 24/7 all summer to keep the place 80 degrees. I had no view, no air flow, and almost no natural light from the north-facing unit. No storage units on site. For "all this" I was paying $1175/mo. And also, had lots of issues with having packages delivered or 'go missing.' Pros: Quiet. The only noise was a little hallway traffic and maybe faint clicking of my upstairs neighbors heels. But otherwise, solid walls and such and also quiet neighbors. Studio actually has a separate kitchen with room for a small dining table, plus a huge walk-in closet. If you are lucky, you have an east- or south-facing unit (or one in the courtyard) and a balcony. They now have new fitness equipment.”

It took nearly a month to fix a leak in the ceiling over my bathroom and my one closet. My things were ruined and the ONLY reason they actually fixed it was because I threatened to move out and I had to make sure everything was written down and recorded. That and the people who came to see the damage said 'it would go away soon' No it didn't it leaked for weeks and they did nothing... Whenever I ask questions and try to be polite, whether its about them entering my apartment for fixing things I always feel like they gave attitude or just didn't seem to care about me as a tenant. They only seemed to care about themselves. Elevators were broken for so long sometimes and once BOTH elevators were broken. Very inconvenient. Also before moving here I didn't realize how many doors there were till my front door of my apartment. If you count opening the elevator doors as well there are 6 doors you have to open before your apartment. I feel like thats a bit excessive and they could get rid of a few. I would not recommend not only this apartment but also Horizon Realty as a management company.”

Horizon Realty Group is a joke. We have been living there since March 2008 and have had nothing but problems. In 2009 we moved into what we thought was a better unit. After that we lived with a bathroom so infested with mold that the tiles literally fell off of the shower. You could reach your hand through a hole basically into the bedroom. After complaining for four months, they did a joke of a job fixing it (painting over mold does not make it go away). Finally, they recently fixed it "for real" (still not an outstandig job), making us use a bathroom down the hallway for six days. Did you know hallways have to be kept above 64 degrees? Horizon doesn't. Try that at 5:30 in the morning. Oh, and the heat was off in the apartment they were so graciously letting us use to shower, and there were no lights except in the bathroom. Fun. I asked for them to prorate the rent for the six days that we were displaced since this has been ongoing, and I don't want to pay $1000 for an apartment that only half worked (and were given the estimation of 3 days to fix the shower, NOT 6!), and the guy had the nerve to tell me that we shouldn't complain about the UPGRADE they gave us. They also tried to bribe me with a credit if I would renew my lease. Nice. The actual maintenance staff is nice and helpful. The monkeys in the office are not. In order to get this guy to respond to me EVER I had to write one of the nicer realtors and ask why on Earth it took 8 days for a person to answer emails. I guess she finally guilted him into writing me back. He conveniently waited to answer me until the last day that I could pay rent with no penalty instead of the weeks before when I brought the issues up. And by the way, he still hasn't managed to even aknowledge that I brought up a mold problem a zillion different times. It's dangerous. And I will most certainly be posting pictures of the black mold infested bathroom that we called home. Everyone in this building has had problems with mold. Imagine what it looks like between the walls. Run, run as fast as you can!”

Sirens CONSTANTLY, 10-12 times per day, and often at night. Secondly, the noise level within the apartment building is untenable. I can hear my upstairs neighbors and people walking down the stairs starting at about 5-6am. I think this is due to the hardwood floors and thin walls perhaps. Secondly, the heating system in my unit is a joke. In the living room, hot air blows sideways from the wall, heating only 1/4 of the living room meanwhile the remainder of the apartment is cold. Furthermore, black soot occasionally blew out of the heating vent. I had to have this fixed multiple times. There is a space heater in the bedroom that does nothing to heat the room at all. I have it turned on 24-7 in the winter and my bedroom was still always freezing cold. Secondly there is mold growing in the wall of my bedroom. I called maintenance about this and they literally painted over it. It is growing back a second time. Furthermore, the paint on the corners of the walls chips off quite easily, which i anticipate being charged for upon moving. There has also been drips from my bathroom ceiling which have yet to be addressed. Hot water takes a while in the winter, and the water pressure in the shower is supboptimal. The 'fitness center' has two functional machines, I suggest joining a gym. If it weren't for all these inherent flaws of the bldg/unit, I would not be moving. High points- lots of closet space, nice hardwood floors, reasonable kitchen, great windows. Management was always quite nice, and i found maintenance to be timely. The laundry room is fine, costing $1.50 to wash and 1.50 to dry.”

The gnats are terrible and i thought it was just us til i read other reviews. They are fixing up the hallways more which is nice but annoying. and they are fixing bricks on the exterior which is making my windows and balcony a total disaster and they aren't cleaning up after themselves. I've had maintenance walk into my studio apartment without knocking. There is only 2 things in the entire fitness room that works and laundry is very expensive. All in All not worth the money!!”
