“?? Warning ?? I want to start by saying I had a great experience living in this apartment building for almost three years. The maintenance team has always been wonderful, and our previous property manager, Roxette, was fantastic. Unfortunately, my experience with the new property manager, Tyler, has been the opposite, and I feel it’s important to warn potential renters. One incident occurred when Tyler confronted me about my parking spot, which I had used for about 2.5 years while paying $130/month. Out of nowhere, she told me the spot was “unrentableâ€� and accused me of moving a sign that prohibited parking there. When I denied it, she threatened to check the cameras to see if I was lying. I told her to go ahead, and she walked away without resolving the issue or offering an alternative. Another issue came during move-out. In past years, residents received clear instructions and expectations via email. This time, I received nothing except a request to return the keys. I assumed (as is standard) I had until the end of my lease date to vacate. Instead, on the morning of my last day, I suddenly received an email stating I needed to be out by 10am. By that time, I was already an hour away and could not meet the demand. On the phone, Tyler was extremely rude and told me she no longer needed my permission to enter my home. That was deeply unsettling, especially since I still had personal belongings inside. When I arrived later to return the keys, she claimed we “got off on the wrong foot.â€� I expressed that I found her extremely rude, to which she replied that I was also rude. She then pointed at a tiny speck of dirt on the ground and asked if I had left it there. Earlier that same day, I overheard her shouting at someone in the office, saying, “Get the f*** out.â€� I rarely write negative reviews, but I feel compelled to do so because this behavior is alarming. This building houses many young students who may not feel comfortable standing up for themselves. People pay good money to live here, and they deserve to feel safe and respected in their homes. Sadly, under this new management, I worry that is no longer the case.”

In that time, in a laundry room with 4 small washers and dryers, between 1-4 washers have constantly been broken, repaired, and broken again ad nauseum. There is often a smell of burning rubber from most of the machines as they wash the clothing. Spin cycles have not functioned in one of the washers repeatedly even after repairs. Washers often fill with water and don't drain. The cost to do a single load of laundry is about $3.50 depending on how long you want to dry it. The driers are also constantly in a cycle of being broken and repaired only to break again days later, with weeks between repairs. The building is 12 stories and houses too many individuals for this constant repair/break/repair/break cycle to be tenable. The response from management has been to use laundry services at another of there locations in the building next door or a mile away. Given the amount of rent paid for a one bedroom unit, presently $1375.00 after a %15 increase from one lease cycle to the next, this is absurd for all tenants involved. Recently, the card service used to pay for each load of laundry was shut down by the provider due to lack of payment for the service by management. The machines do not accept quarters and a card loaded with cash is the only way to operate them. We were again told to use laundry services at another location, or to load the card at another location 1 mile away to be able to use laundry in the building. The front door access frequently is broken causing tenants to have to use a key to enter rather than the app on their phone or the digital entry box in the vestibule to the lobby. The back door to the parking lot is also constantly unable to be opened with the fob provided from the outside as it is powered by 4 AA batteries. The back door does not shut properly and is constantly left ajar for this reason by tenants, making access to the building easy for the homeless and thieves. The only solution has been to change the batteries on occasion. The door remains installed such that closing it requires you to slam it shut, jarring the batteries loose and making the fob entry useless. The gym features some weight machines which function fine. The powered equipment, including three treadmills and a bike, are frequently either not functioning, or the displays are broken though the machines will turn on, making use of them dangerous and difficult. The temperature in the gym is also frequently absurdly hot, especially during the warmer months, as some tenants bizarrely turn off the AC while they work out, and fail to turn it back on again. I've witnessed this in person. The water pressure in the building has been exceptionally low on several occasions. The water has been turned off for a day at a time at least 5 times with no warning. There have been times where a warning was provided but this has only been recently. The water temperature fluctuates between extremely hot or extremely cold and it is clear that if your neighbor, either to the side or above/below, is using their shower, this impacts the temperature of your water and the pressure, and you end up playing a game of who can twist their hot/cold knobs in the right order to achieve a comfortable temperature for the duration of the shower. Sudden temperature changes where the water temp is in excess of 110 degrees or sudden shifts to ice cold water are frequent. The toilets constantly run despite repeatedly messing with the float switches as the water level is never consistent, so whenever another tenant uses their toilet, you know it as your toilet suddenly loses water and has to refill. Given that the bathroom is right next to the bedroom door, you can hear the toilets fill and lose water pressure all night long, every night. They are extremely noisy, and again, messing with the float switch does not help as the level of water is never consistent. The building has an ancient boiler system that supplies both the hot water used in sinks and showers as well as in the heating of units. There is no thermostat control of the level of heat, you must turn a knob to "more heat" or "less heat" and use digital displays you've purchased to determine what the actual temperature in the unit is. Windows lack screens which are not replaced even after management has been made aware, or screens that are torn and gross. The wooden floors have several spots of wear and tear where holes are present and splintering wood sticks up due to misuse by previous tenants and lack of repair by management. There are frequent smells of tobacco smoke, weed, and even rotting fish throughout the building, as well as leaking gas in kitchens which is apparent quite often. The maintenance and office staff I've encountered have been pleasant and it is clear that they are just as frustrated by these constant repair and convenience issues and are clearly doing the best they can with poor upper management. As the building is located on a college campus, many of the tenants are students attending Loyola University. I'd suggest looking elsewhere for your money if you intend to send your child here as the building is dangerous and management is clearly taking advantage of the frequent turnover of college students. Meanwhile, those of us not attending college with jobs that are in many cases now worked from home, which is a large number of individuals and families, are left to foot the bills of the constant turnover and disrepair of units and features we are paying a large amount of money to not be able to enjoy. I'd recommend against renting a unit in this building and encourage other tenants to speak up about these issues on this forum and others until they are resolved and consistently attended to or eliminated. High capacity washers and driers should be ordered and installed asap. Water issues should be resolved and maintained. Gym equipment should be kept in safe working order at all times. Access issues should be resolved immediately including replacing the back door so it shuts properly on it's own and doesn't require constant battery changes to function. Wooden floors and windows should be repaired immediately. Gas leaks should not occur at all. Most of these issues impact the health and well being of the tenants living in the building and anything less than a reduction in rent for current tenants and quick and lasting resolution of all of these issues should not be accepted. Given the present state of affairs, if you value your money, time, health, and well being, avoid this building at all costs.”
“Though maintenance works really hard and sincerely at this property. However, there are rat-infested unit, dump ceilings, overflowing bathtubs with dirty bad odored water, inhuman and careless management people are just some of the issues at this property. Please be careful before you sign here. A lot of things they hide and continue to hide despite complaining, management is careless, inhuman, doesn't help at all. Maintenance people try their best and they are really nice people but I think they are not equipped by the management well to fix something once and for all.”

I have lived here for about 5 years now and I must say the first couple of years were frustrating to say the least (but we needed the location). However we've had a new on-site manager for a few years now and it is night and day. She really cares about her job and it shows. She even goes to bat against the corporate office if it is in the best interest of the tenant. The maintenance department (Isaac) is very good. I had a clogged sink and he worked on it almost a full day (even had to rent some equipment) but he got it draining and even cleaned up after himself. Also this place has great access to Loyola. So do yourself a favor and at least check this place out for yourself. Just dismissing this place because of the reviews is doing yourself a disservice. Laundry room on first floor.”

I moved out from the building little over a year ago for only two reason; I needed a little bigger space, and the fact that the building was located next to the train tracks, and the noise was too much for my little son . Otherwise, I would never leave, especially after Maribel became the manager. I lived in this place for total 4 years, and yes, I went through three different managers. The third one (Maribel) was finally the one that took care of the people and the building. Overnight things started to look better, and problems were finally being taken care of. She even changed all the old carpeting that was in need of replacement, but that none of the previous managers ever noticed. Of course it is impossible to have everything perfect, it is a rental after all, but in comparison to any other building I had lived in (and there were plenty), this one was the best. Maribel actually cares for the property and wants to make everything better for everyone. I did not like the fact that the building is full of students that most of the time do not give a damn about anyone around. There had been nights that some of them decided to have a party, but forgot the fact that he/she doesn t live in the middle of nowhere, but at those time if I called the doorman or the police, the problem was taken care of. Then, Maribel also made sure to remind the unconsidered tenant that this is not a private property in the middle of a cornfield, but that other people who actually have jobs and responsibilities in their life, live in the building as well. I just can t believe all those nasty comments. Maribel is the best building manager I ve ever had. She is friendly and does as much as she can to help (try to remember that she is not the owner of the building; she too, has to follow the rules given by her employer). And, Racist? Seriously? I guess some like to use this comment whenever other arguments are not strong enough. I have to totally agree with the previous comment; GROW UP PEOPLE!!!I”

If there was an issue, it got solved pretty quickly. I didn't have to track down the Manager, and I was always treated well. Rent was reasonable for me. My floor didn't really have any disturbances. The only thing I'd have changed was cheaper parking. Other than that, I made a good decision moving here. Headed home, but when my sister starts in Loyola, I'll be refering her here.”

NEWS FLASH ITS A PUBLIC BUILDING WITH THIN WALLS DEAL WITH OUT OR BUY YOUR OWN HOUSE YOU LIVE IN A PUBLIC BUILDING PEOPLE!!! Secondly the building manager at my location is usually Marcus Davis, but I have had alot of assitance from MARIBEL WHO IS FANTASTIC!!!! I have been leasing from horizon for the past 3 years, she has helped me with short term leases, difficult and hard questions regarding parking, move in, move out, electronic payments, internet questions for laundry token services, building regulations and maintanence. It is clear that the people complaining about her are incompetent. I am 30 years old, work full time, am not a student and understand that the building managers can not make miracles happen and they work with what they have. Clearly if eductaed responses and resonable expectations were actaully being given than the complaints would be justified, but in this case they clearly are not. Maribel and Marcus I on behalf of all of the tenants that do appreciate you and know how to behave like adults when placing requests or addressing issues would like to apologize to you for all of the petty reviews that are unjustified. GROW UP CHILDREN, THIS BEHAVIOR IS SAD AND PATHETIC.”

Sheridan Lake is a great place to live but I admit the management is pretty crummy and the door staff is unhelpful. Maribel is a pain to deal with and the door staff are incompetent. All they do is yak and yak with people and don't do their job. Also, I agree wholeheartedly with the bad reviews here. Sheridan Lake does have their issues with noise and all the students. Also, I mean the guy that talked about 24 hour door staff is correct. There is no 24 hour doorman service here as the sign outside would have you believe. Also, I did hear of exorbitant move-out charges to people. So I mean I guess I will just out this out there. I have been here for a while and I did lilke the other managers better, especially the original one I had an experience with, Lenny.”

I got to hand it to some of you, you're doing a good job of showing others just how low a human can get. Sheridan Lake Apartments is a property I've been with for a large chunk of time. There have been some bad times, but they ended after Horizon had the much needed idea of hiring Maribel. She is a classy lady who knows how to run a property with efficiency and real care. I remember the place before she came and it was essentially a 2 star motel. Now? Carpets were changed, we've got doormen who are actually helpful, maintenance men who do a wonderful job at fixing and cleaning, the parking mess was all organized, and for the love of God she's even thrown parties for us with free food and shown us actual appreciation we live here. And someone on here complained about guest parking. That irks me. You probably don't even pay for an actual parking space. It's not Maribel's fault all the spots are sold out. There isn't room you nitwit. But haters gonna hate right? That's all it is really. BAD TENANTS WHINING. But that's cool. You think at the end of the day YOU matter? No. Why? Because you'll move out in an angry huff and no one will remember the dumb lies. Sheridan Lake Apartment offers me wonderful service at a great price AND a smile. No whiner is going to change that for me :)”

I'm upset because things are not being taken care of by management the correct way, I plan to move out has soon as I find another place in the Rogers Park area, since it happens to be one of my favorite areas to live in!! Also in September I felt very unsafe of the area because somebody broke in the building and broke windows and doors. They said they had 24 hour doorman which turned out to be a lie, there hasn't been a 24 hour doorman in a while. If your looking for 24 hour doorman and security this is not, I repeat not the place for you. This building is going down the drain!!”

I usually refer to her as the best manager ever because she is always available and always shows her tenants how much she cares about them. The staff is also doing a great job. Any problem is resolved within the hour. paarking is available for tenants and people living around here know how important it is to have a parking spot close to your apartment. The floors are sparkling and always shiny. The location is perfect and convenient. Trust me you just cant't get better in this area. We really love this place and we are here to stay. Maribel has been nothing but helpful and generous in answering all my questions or concerns while living here. The maitenence is also very quick and productive. The staff seems to always be working on a way to improve living conditions, whether it be increased safety, consierge services, etc. My only wish is that there were perhaps another elevator, becuse the one elevator does often breakdown. Other than this the building stays clean and the staff is always helpful, has a fantastic location next to Loyola's campus, overall a great place to live as a college student.”
