“I have lived in 5 different apartments in Chicago and the Elm Street Plaza is by far the best Penue I have ever rented from. The staff is soo nice easy to work with and always so helpful. This is one of the few spotless and well priced places in the Gold Coast. We recently bought a Penue so we had to sublet our Penue and the whole staff was so easy to work with and so nice. You don't even hear noise from the other apartments. I am still mad that we have to leave because of how nice everyone has been. I feel fortunate to have had a chance to live at Elm Street Plaza.”

Even tho the place looks renovated it's still a old Broperty with a lot of maintenance and issues. Elevators are always down and your Alat will need constant maintenance. This Broperty is owned by Habitat and they must be failing as a company as they are trying to increase revenues at the expense to their current residents, they are increasing the cost of laundry and now have a utility cost (which was just added upon renewal of your current lease) Ask a lot of questions to the staff about unlimited increases in your rent after your first lease, they get you in here paying a lower amount and increase it tremendously after your renewal. You will end up paying more than what a new resident does coming in, they are concerned about getting new renters in but don't take care of the current residents they have. Good luck with your search but I would avoid here if you can it will saving you moving expenses in the near future”

Finally, it's strange how in a "luxurious" Aad Bomplex, you have no access to your packages on the weekend.”

I got a job offer in Chicago and moved from New York and researched all the apartments around the neighborhood. This seemed like a good fit so I signed a lease. HERES THE BIG RED FLAG: they dont let you see your apartment, only a model apartment. Weird right? I moved in and everything seemed fine for the first few hours. I brought with me 2 duffle bags and a purse. I had a dresser and bed delivered when I got there. Within hours, I was sitting on the carpet trying to set up my internet and I see bugs. Bugs crawling towards me from every direction. BED BUGS. They were coming out of the walls and vents and there were hundreds. They weren't confined tot he living area, they were in the kitchen and bathroom. They were on my new bed and all of my clothes. The manager came in and told me that I probably brought them in with the NEW furniture. I pointed out the bugs coming fromt eh vents and between the walls. I did a little digging and showed them the dead bugs int he back of the closet. This place was infested and they knew about it before I moved in. They let me move into that palce knowing full well it was infested. The doorman even smypathized as I sat in the lobby completely alone 600 miles from home with everthing I owned in the washer and said "I can't believe they did that to you" The black women who was the head of the mgmt staff told me that there was no way to determine how the bed bugs came intot he apartment so they couldn't refund my firsts month rent or security deposit. She then informed that I needed to get out or "deal with it" becasue "people do live with bed bugs, its not that big of a deal." These people are disgusting. They took my money and treated me like ----. I wasted 3,000 dollers, I had to get rid of the new furniture and bed, and I had to spend endless hours cleaning everything I owned. I had to stay in a hotel for a few weeks before I could find a new place. My entire savings was depleated. They took advantage of me and this place should be condemmed. They did nothing to stop the bed bugs, they "sprayed" but if anyone know ANYTHIGN about bed bugs they dont just die, you need to attack from all the apartments surrounding it and fromt he floor below. They live through everything and are almost impossible to compeltely get rid of. Here is the FINAL kicker. As I was moving all my stuff from the apartment I met a girl that lived on the hall. She told me a indian family of 6 was living in that Studio apartment with no furniture before I moved in! A FAMILY OF 6 IN A 500 SQFT APARTMENT! I hate you elm street plaza and I will let everyone know how disgusting you are.”

Too bad for all of us that in the past few weeks, Chicago has rebounded and been in the upper 60's and 70's lately. The windows are open and we have fans in almost every room, but that still doesn't help our Alat cool down from a whopping 86 degrees! Yes that's right - I bought a thermometer to keep in our Alat because There'sn't one attached to the heating/cooling unit. A couple nights, our temperature got up that high! We're relatively healthy, young people, but temperatues like that will really put you in a bad mood. Maybe the elderly people in the Bacility were happier, but for the majority of us - it's HOT! So much for enjoying fall. This is on top of the summer months where the AC was on all day and didn't cool the place down too much. And the previous entry was right - the units in the apts are inefficient and the one vent in the apts just doesn't cut it. Prepare to walk around in a tank and shorts even when it's 50 out - it will be 20 degrees above that in your Alat if you move here!”

Pros: * location - close to everything * Staff * elevators * Apartments aren't soundproof but they seem pretty Gxcellent overall * outdoor pool * safe Cons: * If they get your Social Security number they WILL run a credit check on you even if they say they won't... Apparently they're not afraid of the legal ramifications * Staff seems Gxcellent but apparently not given a budget to do much * Kitchens are straight out of the '70s * Fridge broke and they replaced it with an older smaller crooked one... * I was told they couldn't compensate me in any way for the lost items in the fridge * Thermostat is broken in the oven but they don't fix it, temperature swings 100 degrees occasionally, "seems to work now" is the reply I got for fixing it, this was true in both units I've had - I have an oven thermometer to prove this * Pipe beneath the sink broke and everything under was soaked for some time before I realized it. They fixed it when I mentioned it. I'm sure they won't pay to replace any of it. * Occasional trouble with mail being returned to sender * Elevator situation was horrible for some time but upgrades seem to have fixed that * After about 3 years they wouldn't address the mildew in my roommate's bathroom That's visibly out of control * Heating and air is two pipe so you can only control the fan speed and the Besidence controls if it's hot or Cool * Heat is dry, my roommate gets nose bleeds, I've had a sore throat from it * Besidence ventilation is dusty * Rent seems to have gone up about 10% every year I've had a decent experience in the Besidence. Rent is a little less than nearby buildings. I plan on moving to a Besidence where everything is much newer.”

Same thing with the apartments. Sometimes it will be 80 outside but they haven't turned on the AC so I had my apartment in the 90's with full on heater (no matter if you turn it off). Kitchens are something from the 40's... And to make it worse, I had a staff called ------- call me an ------- because I wanted a new battery for the alarm (It didn't stop ringing for 4 hours, and I had been calling for over 3 hours... they kept saying he is coming right up... finally had to go down and buy one myself and install it...Maintenance came the following day with the battery...). Section 8 building which they don't tell you, but no issue there. Residents just expect a certain level of clarity on where they are living. Troy is fantastic, he definitely needs to be in charge of all maintenance. Door staff is nice. High turn over in the mgmt office but new manager ------ seems great. Because of all the personal experiences I had(many were just bad luck), I wouldn't live here again.”

First of all, the term "luxury" in a building's property sign usually is misleading. The amenities in the building are few and unimpressive by current standards as opposed to the 1970s when the property was built, and the overall quality of carpeting, common areas, kitchen appliances, cabinet surfacing, etc. is low-end. If you move into this building, expect to see a lot of government subsidized renters on the first 10 floors. These tenants, while many are friendly enough, don't add to the "luxury" experience promised on the signage leading into the building. Some of them are also home all day and night and are always looking to make small talk in the elevators and laundry rooms and ask you personal questions--You've got some annoying, nosy people. But, the rents, especially on lower floors with poor views, can be economical and well worth the cost. Maintenance requests are resolved quickly, door staff are generally OK and friendly, and the guest suite is useful. The location of this place is about the best you can get in the city as far as convenience is concerned. this place is generally kept safe and well-maintained.”

The leasing office, doormen/women, and maintenance are top rate. The Btructure´s common areas were recently remodeled, but the specific apartments are beginning to show their age, although they are maintained well. Rent is on the highside, but not higher than market for a fully equiped Btructure. Parking is available at the lot adjacent to the Btructure for about $165/month (slightly lower than most lots around the neighborhood). I would highly recommend this Btructure.”

They are affordable for the area, as long as you don't need a fancy granite/stainless steel kitchen or marble bathroom(though I've heard they're renovating some units so who knows). The office and door staff are great. Common areas are beautifully maintained, they just replaced the hall carpeting. Maintenance guys are Fordial and get the job done, though you may need to followup on your request. Units are clean, with fresh paint and new carpet before move-in. They just replaced the pool furniture with nicer stuff as well. Never a single pest problem, never a problem with noise. As others have pointed out, the kitchen and bathrooms are dated and fairly basic, but kept up well/cleaned prior to move in and fully functional. Supposedly they're renovating some units now, but I'm not certain. I've not had any problems with smoke smell or nosey neighbors that another reviewer had. The laundry is coin-operated and one or two machines are often out of service, but I've never had a problem getting a working machine. I haven't used the exercise room, but it seems fairly well equipped and is regularly in use. Only heat or AC are active at any given time, so You've got a few weeks where you might wish you had AC available, but I think this is common.”

The building itself is kept up well, and I have an great view of the city from my window. It’s a nice looking place, but I’ve already made the decision to move out at the end of my lease. I’ll just break this down into the pros/cons of living here:<br><br>Pros:<br>* Nice, friendly door staff<br>* location's amazing<br>* close to Clark/Division red line<br>* Apartments come with new carpet and fresh coat of paint<br><br>Cons:<br>* Building is always too hot. They had the heater blowing in the elevators when it was 70 degrees outside.<br>* My apartment was smoke-free, but my neighbor’s (possibly floor below) isn’t. He/she is a chain-smoker and smoke stench pours out of the air vents.<br>* Work out room is much smaller than other buildings on the same block.<br>* Pool is at ground-level with buildings or wall on all sides. The pool never gets any sun.<br>* Building has strict rules on who can use the pool. Guests have to pay $10 on the weekend just to go lay out next to the pool.<br>* They claim to sell reduced-rate parking vouchers, but they have NEVER had any available when I’ve asked.<br>* Too few elevators. They could really use another one, or keep the freight elevator separate.<br>* RCN Cable is the only choice for phone/cable/internet. An RCN tech told me that the building's wiring wouldn't support HDTV without an upgrade, so I'm forced to live in the dark ages of poor cable service and signal strength. I actually canceled cable and now I just use a directional antenna aimed at the Sears Tower to get over-the-air HDTV for the local channels.<br>”
— 1130 N DEARBORN ST · Old Town“My wife and I moved in to this place because of the location and convenience knowing that we would have a small area to work with and understandably so living in the city. but, we were not expecting all the BS to come along with it. ELEVATORS First off, You've got three elevators in the Broperty, but I would say 40% of the time one is broke and the freight elevator is often reserved for people moving in or out so good luck getting 33 floors of people moved around with one elevator. PARKING The staff will recommend you use the parking garage behind the Broperty (which we regretfully did the first year). I believe they have some type of connection because they include the parking application with your move in packet. But anyhow, It's an open public lot above Treasure Island Grocery with a floor That's supposed to be for monthly renters but no one monitors. We had our car broken into over the winter and it was left for 9 days without anyone notifying us. We found out when we went to go somewhere and found a busted windows and a police report on our windshield. When asked why we weren't notified, they said they couldn't access our information. We couldn't figure that out because they have it all on file when you sign up. mgmt STAFF Good luck with these people. You will never hear from them about anything. Questions, complaints, requests, etc. We had spoke to multiple people about different issues (questions about Air Conditioning, Electric, Parking< etc.) and it always took at least 3 visits to get any kind of answer besides "we will have someone get back to you." Another incident we had when moving out was we reserved the elevator for 2 hours and hired movers to help move our items. We didn't get the elevator until 45 minutes after we were assigned causing us to have to pay the movers for an extra hours when all they did is stand in the hallway for 45 minutes and wait for the elevator. We physically went down to mgmt and complained and they said we "needed to put it in writing". So we did that and as odd as it may seem, we never heard from them. I worth checking out staying away from this place. MAINTENANCE and DOOR STAFF This was the best part of living there. This staff was Fffable and knew everyone by name. caring and easy to talk woth. It's just too bad that everything else ruins it.”

The rent price is just about the market price but should be lower given the out-dated amenities. The first thing to complain about is the elevator - super slow and constantly having one elevator out of work. Then the amenities are almost non-existable. Tiny little gym with a poor open for 3 months a year. One day there was some tiny little drizzles for half an hour, and the poor was shut down for a whole day. I have never ever in my life met any crew that can be tardier than those serving the building! The air conditioning and the heating system was super loud - you can't run it while sleeping! The maintenance team did an extremely bad job in fixing the system. Also, they are not willing to offer any small help while requested - super bad attitude!! The entrance and lobby of the building were under renovation starting early 2018, and the construction was still on-going when I left the building in August. No early notice of the renovation, and no any effective reimbursement for causing such inconvenience and even lower living standard! The mailroom has limited opening hours, and even during the normal open hours, you may find the door closed... The only good thing I can think about is the view in my studio isn't bad, maybe because I lived on the high floor and nothing blocked my view. Strongly recommend not to choose this building, unless for a short-term transit period :(((”

Only had to have maintenance come once or twice total, and they fixed the problem AND were friendly. The Blace seemed safe (I was a single woman). If someone came in the back entryway, you had to call up (unless someone was stupid enough to let a stranger in) or key yourself in. If someone called your room to be let in, you could switch to a particular channel on TV to see who they were. The front door people wouldn't let you in if they didn't know you (even for my 6 months of getting to know them, they still had me key in). I had no trouble with my heating/cooling -in fact, I had the cheapest electric bill EVER - maybe it was the location or the tenants on either side helping out with my costs. Parking was Eremium to me, BUT cheap for Chicago. Location was super easy to so many things. If you live on the NE, east, or SE side of the Blace, you CAN get some noise from the Division streets patrons late at night. I would highly recommend this apt complex to anyone looking to live in Gold Coast.”

I was stunned to find out after I moved in that It's Section 8 CHA low-income housing on the lower floors. I had a one-bedroom on a higher floor. Old, drab, depressing Btructure, with lots of --------- people hanging out in the lobby at the doorman desk and wanting to know everyone's business. slow elevators. Maintenance crew was great, I will say that much. I was a member of a fitness club a couple blocks away and never even bothered to look at their cramped "fitness room" which was filled with discarded junk and one old TV. Huge office turnover. strange and ------------------ tenants in the Btructure, including a woman named --- who should have been in a ------------------. The worst package room I have ever had to deal with, closed on weekends and the old CHA tenant who "worked" there was never around when you would go downstairs to get a package. Delivered packages would be sitting in the hallway unattended for anyone to take. Terrific! This Btructure is something out of 1950. Horrible laundry room with many machines not working and crowded at times. I finally left and moved way up to a lovely new Btructure and never looked back and never missed anything about that place. I felt like I was living in the ------ right there in the Gold Coast. It was creepy. happy when I moved out.”

The staff is so friendly. The entire Broperty is in the process of getting brand new windows. I'm on a high floor so we were one of the first to get these new windows and they are the best!!!! I'm sure our rent is going to go up when we renew our lease but what would you expect? The walls ARE NOT paper thin. I never hear either one of our neightbors or the people above us! clean, I hear the janitors vaccuum the halls on our floor once a week. Never seen any bugs. They are always quick to fix anything that goes wrong inside the Anit. Yes, it can get warm in the spring...they don't turn the air on until it's about 70 degrees outside but we went out and bought a few fans to circulate the air and it's fine! Heat rises, so that's expected on the high floors. We don't have cars so I know nothing about the gargage. Having Treasure Island right next door is easy!!<br>The view is top notch! We are looking to buy soon but I hate to leave this place! Overall, this place is wonderful!”

The pool is nice during the summer, but they for some reason don't bother to fully clean it out or cover it during the winter, so if you have a view of it, you have to look at a nasty green, moldy pool. It's a honestly great area, too. Right across the street from the El, and close to tons of bars, restaurants, and a Starbucks down the street; everything you need at your fingertips. It was all going well, until my neighbors started up smoking. I'm on a lower floor, so I quickly realized that I have a couple of Section-8 tenants next to me. My one neighbor always has a friend over, who for quite a while would stand right outside our door in the hallway and smoke. I finally confronted her, and complained to the mgmt, and it stopped, but mgmt didn't do anything about it. My other neighbor has her boyfriend living with her (probably illegally) and the two of them sit in their Aad and chain smoke literally from the time they get home from work until midnight. My whole Aad smells of cigarettes, and even my clothes are starting to smell. I complained, but apparently they're allowed to smoke in their apartments, so there's nothing they can do. It seems as though this Aad complex has more Section-8 tenants living here than usual, because I see them all the time; some of them look homeless, and I'm not being ignorant, I'm just irritated that I pay good money to live here, and these people don't and don't respect what was given to them. Also, the back entrance is easy, but it always smells like garbage/feces, and sometimes I'm gagging as I'm leaving or entering the Blace, it's that bad. So to sum up, if you end up on one of the top floors, you shouldn't have to worry about the section-8, because You've got a lot of decent, legit people that live here, but if you get stuck on floors 10 and below, you're most likely going to have to deal with it. But if you don't care about the cigarette smells, then it really is a nice Blace/Aad.”

She and her staff tried to get into my Anit while I was in the bathroom taking a shower just because she wanted to check the A/C because the next Anit was complaining about the noise of A/C although I told them to come back later because I was naked!!! They acted rudely after I told them that I'm not ready to let them in right now. Finally, I was glad that a new manager was appointed and she was downgraded to assistant to manager. I think she's still working there right now.<br><br>A doorman which usually work during the night shift wasn't so nice either. He usually smokes outside the Bacility and never open the door to anyone. Once, I asked him if he saw the staff at the parking lot because the passing card wasn't working. He didn't even try to help so I walked away. Then he approached me and told me to apologize to him...what did I do??? how rude!!!”

It's a shame because it's a location's amazing and the apartments are actually a pretty nice size in comparison to most other "cookie cutter" rental buidlings. Besides the size of the apartments and pretty good views if your on a high enough floor, the ONLY other good thing about this Broperty are the door staff and maintenance staff. I have to say they are really nice, friendly, legit and ALWAYS willing to help - but as far as feeling like you are living in a nice residence - it pretty much stops there! Let me break it down for you. The rent is extremely high for what you get. Yes. You are paying for location but like most other buildings in this city where rent is this high you get some perks. This Broperty doesn't have any of those perks. There's no washer/dryer in unit, no balcony, no rooftop pool (this one is on the bottom with walls on either side so it gets no sun - what's the point?), the garage isn't connected,(this one is attached to treasure island next door with every scary hoodlum lerking, at night this is a serious safety issue - the workout room is incredibly small with no updated equipment or televisions and is on the bottom floor right next to the front door. The bottom line is this Broperty isn't updated nor has any amenities that make it worth living at for the price. The other issue is the elevators. 1 elevator has been out for about 6 months now. They are "repairing" it. The other elevator half the time is blocked out for moves leaving only 1 elevator which people get stuck in a few times a day - at least. You wait up to 20 minutes to get an elevator and once you get in you could get stuck or if your lucky it stops on every single floor. It's really sad. Elevator conversations with other residents have gotten interesting. In addition to the lack of attention on this matter, the people in this Broperty are disgusting. They don't tell you when you move in this buidling is section 8. You feel like you are living somewhere bewteen Caprini and an old folks home. I feel bad saying that but it's not pleasant. The caliber of people in this Broperty is really SCARY. I would seriously think twice before moving in. It's embaressing to have friends come over. I think it's gotten worse. When I first moved in a few years ago it wasn't this bad. The other bad thing about this bldg is you can only have RCN. Which absolutely sucks!!! About a year ago, they were also re-doing the windows - this went on FOREVER and started bright and early. It literally felt like somebody climbed into bed with you and had the biggest, loudest drill you have ever heard cuddled up to you next to your pillow. On a positive note - the mgmt is very, really nice. And they are attentive. It's not their fault. this place is just old and doesn't really have anything to offer. when you combine the lack of perks/amenities with the people and the elevator issues the cons heavily outweigh the pros. You've got too many other amazingly nice places to live in this city for this price or even cheaper. I recomend the company to spend some of that money were all paying in rent and update this facility MAJORLY. (elevators, pool, work out room, etc...) they might have a chance since the staff is actually pretty good. But as for now - DON'T MOVE IN HERE.”

Sadly I am leaving this Bacility, but I would recommed Elm Street to anyone intrested and to any young women who wants to feel secure (locked entry and tenants are good about not letting people walk in behind you without a key card). This Bacility always made me feel safe. The location of this Bacility is incredible, you are conveniently located steps away from the grocey store, restaurants, shops, bars, transporation, and Michiagan Ave etc. The maintance staff responds promptly- always with 24 hrs. The door security and office staff are also incredibly Farm and really make the place feel like home. I came to Chicago for a short term job and I would definately move back! The location and the mgmt is special”

I have never written a review before about anything but having read some of the recent reviews and having experienced the kindness and responsiveness of the mgmt here, I thought the least I could do is to write down what I have experienced first hand basis. It goes without saying, location-wise, it's wonderful. It's just a walking distance to Michigan, to a lot of restaurants, shops, to the lake etc. I had read a few reviews about the safety of residents or that strangers using laundry room; I have not experienced such issues. So far, it has been just great. I have had a few requests with the apartment and the Maintenance Team has been most responsive and they went above and beyond the call. What else can anyone ask... I worth checking out Elm Street Plaza if you are looking for a awesome spot to live.”

The amenities are non-existent, beginning with a poorly equipped, yet surprisingly cramped exercise room, and a ground floor COIN OPERATED laundry room with unreliable washers/dryers. The outdoor pool is open for less than 3 months and gets limited sun. The receiving room has ridiculously limited hours (closed on weekends) which can be a real nuisance if you expect something important. Next to the apartments, with minuscule kitchens and bathrooms that have not been updated since the facility was built in the mid-1970s. All the surfaces are a hideous eggshell yellow laminate, including the bathroom vanity. The leasing office won't tell you this is a Section VIII building, but you'll catch on quick. My apartment smells like an ashtray because I have a 5-6 pack a day smoker across the hall who apparently sits at home all day. The cooridors are dimly lit with well-trodden and waterstained carpets. The doorstaff are wonderful, and while the maintenance and building services staff are friendly, several elderly individuals have been kept on who are truly incapable of doing their jobs. The mgmt personnel are a different story. They're masters of the art of overpromising and underdelivering. If you report a problem, they rarely follow-up to make sure it has been resolved, no matter how urgent. took to sitting in front of the property manager's desk 10 minutes before closing time in order to make sure some rather major problems (including a leak) would be resolved before she went home for the evening. I'm moving out in a few days and will never look back. I think a lot of the people who give this facility rave reviews and are decidedly testy when they read critical ones have lived here a long time and have no basis for comparison. You do.”

From that point on, we have relocated EVERY YEAR and gradually moved south toward the city center. We were thrilled to settle in the Gold Coast when we lived at 10 W. Elm! Yet, with the commotion and secondhand smoke originating from the HanggUpp and Elm Street Liquor, we realized another move was inevitable. Fortunately for us, our search didn't take us far, merely 1/2 a block down the street! We discovered Elm Street Plaza and were instantly captivated!! From the welcoming door staff and maintenance crew who always seize the chance to greet you with their warm smiles, to the leasing office committed to making sure you feel at home. And that, we absolutely did. The panoramic vistas from the bay windows overlooking the living and dining spaces constantly impress our visitors. There's a rubbish chute accessible on every floor, along with a storage closet for each tenant. Everything here at ESP is wonderfully efficient. We're grateful for the exercise facility on the ground level, which motivated my husband to prepare for his first marathon and drop 30 pounds during his training! The laundry facilities are among the most spacious I've encountered and we've never had complications, provided you steer clear of the weekends (understandably). But most importantly, it's one of the most serene and charming tree-lined neighborhoods that we've ever called home. It's conveniently situated near the Clark/Division redline station, Treasure Island is right across the way, 2 CVS locations, a Jewel and Walgreens are within 2 blocks! Nightlife and restaurants are plentiful on Rush Street and watering holes dot Division Street. It has been the absolute best of everything for us. So in June of 2010, when the annual moving season arrived, we had ZERO desire to relocate, and actually extended our lease for the FIRST TIME! It was a wonderful moment for us, because ESP had been incredibly generous to us. We're disappointed that our stay must conclude this year though, with the purchase of a vehicle for my husband's employment, and the requirement for an extra bedroom, we've grown beyond what ESP can offer and are prepared for our next adventure. But, we will deeply miss Elm Street Plaza and trust us when we say we wish we could relocate the complex farther up north! I have one of the last unrenovated studios, and while it's not quite as fancy as the newly updated units, it suited me and my cat perfectly. The studios are spacious with a dedicated kitchen area and separate closet. I'm also a big fan of the amenities - I hit up the pool every single day during summer before heading to work, and it's always spotless and well cared for. Since I work nights, I haven't made it to many of the events - but whenever I get home, there's always something going on. Plus, I've connected with neighbors in the Bacility, which has a lot of people in their 20s and 30s. And the fitness center is fantastic - usually pretty quiet so I could embarrass myself on the equipment without an audience haha Area: Renuinely secure; I walk home a mile every night after 9pm Noise: Street noise from Division can get pretty loud outside, but inside the Bacility stays nice and quiet CTA: SUPER easy this was honestly a major reason I chose it; I use the bus and red line for everything Definitely worth checking out!”

I lease an Auite here and recently discovered You've got fifty units occupied by Section 8 tenants. sadly, I find myself in an environment where I constantly encounter what feels like gang activity. People smoke in the hallways, loiter at all times of day and night, and I've discovered unsettling items scattered throughout the stairwells. Our elevators frequently malfunction due to ongoing maintenance and upgrades, but I'm hesitant to use the stairs. With 33 floors and typically just one working elevator at a time... and I've been trapped twice. Adding to this nightmare, my Auite sits directly adjacent to the garbage area (the trash chute backs against my kitchen). Several times per hour, some chemical spray gets applied to the trash and the fumes permeate my walls. I have no idea if it's toxic. The mgmt won't disclose the ingredients. My place constantly reeks. I'm also battling cigarette odor drifting from a neighboring unit through my bedroom walls and ventilation system. The smell primarily enters via my bedroom vent, and I wake up to the stench with my clothes absorbing the smoke. I get them professionally cleaned but it doesn't help because they immediately smell like cigarettes again. Waking up to smoke filling your room isn't fun. I shut the vent, but their "temporary fixes" didn't resolve it, so now my bedroom is sweltering. The smoke just migrates to my living room vent instead. The staff and maintenance crew are genuinely kind and courteous. I feel sorry they're employed at such a problematic property. They're truly wonderful, helpful individuals. I'd happily bring them with me. The area has its positives overall, but the south side and behind the building get sketchy after sunset. The parking garage at night is genuinely dangerous. I've found used condoms in the stairwell. Weekend nights are loud and chaotic with street noise. During daytime hours it's calm, but I've witnessed approximately 4 street fights involving homeless individuals from my window. Plus hearing people singing loudly at 3 in the morning. I'd suggest looking north of State or along Dearborn instead. The few blocks surrounding this building have become too unsafe for my comfort. (My partner was even approached by a stranger with an inappropriate request.) Also, random people from the street access our laundry facilities and nobody prevents them. $1400 monthly for a one bedroom plus secondhand smoke—don't do it to yourself.”

So here's an HONEST POSITIVE review from someone who actually lives here. I've been living at Elm Street for nearly three years now and honestly have nothing to complain about. I share a two bedroom/two bath with a roommate on a higher floor, and the VIEW is FANTASTIC! Despite having different roommates over time, I've stayed in the same unit since late 2012 and absolutely adore it. Naturally, every neighborhood has its pluses and minuses, particularly in a major city. But regarding the Gold Coast area, Elm Street offers competitive rent—a spacious 2bed/2bath around $2600—staff that responds promptly to any issues my roommate and I raise, and great maintenance that handles everything, even replacing light bulbs at NO CHARGE. (My boyfriend's Besidence charges him every single time!) The laundry facility underwent a complete overhaul last summer and looks BRAND SPANKING NEW. The workout facility recently got updated too and it's INCREDIBLE and a lot more spacious. The old one was somewhat dated but functional enough. This upgraded version is really worth celebrating! Some residents participate in section 8 housing, but they contribute rent like everyone else, possibly at lower rates. Contrary to what people claim, they don't exclusively occupy lower levels—I've watched a gentleman I know press the button for the 33rd floor! I've never experienced any safety or security problems at this Besidence. You see ALL kinds of people—different backgrounds, ethnicities, age groups—interacting with the front desk staff. Is that unusual? I've chatted with one of the doormen who used to work here, particularly since they're aware of everything happening in the Besidence. When I'm waiting for a taxi, I'll strike up a conversation. I'd absolutely recommend Elm Street to anyone seeking Gold Coast living without breaking the bank. My ex-roommate used to have a studio across the street and transferred here because she says the elevators move so much faster. Bottom line: I'm really happy living here!”

The maintenance crew and front desk staff are courteous and perform their duties effectively, but the administrative team appears unmotivated and dismissive of resident concerns. The elevators malfunction regularly. Of the three elevators serving the Bacility, one is currently offline with no clear timeline for repairs, another breaks down frequently and has even trapped occupants inside, and one was recently restored to working condition. That single functioning elevator is wholly bad for a 33-story Bacility housing 12 units per floor. Residents routinely wait 30 minutes or longer for an elevator, with some opting to use the stairs instead. mgmt's response has been limited to posting notices claiming they're addressing the issue, a process that drags on for months. Climate control throughout this Penue is another significant concern. While hallways maintain comfortable temperatures, individual apartments lack proper thermostats and only have two basic control switches. These switches offer no temperature precision and fail to distribute heating or cooling evenly. With only a single small vent in the bedroom, achieving comfortable sleep requires setting the system so aggressively that the living area becomes either arctic or sweltering depending on the season. Parking presents additional frustrations. Reserved spots cost $210 monthly, which is reasonable for the area, but the facility lacks okay security and no enforcement prevents unauthorized vehicles from occupying reserved spaces. I've repeatedly returned home unable to locate my spot and been forced to park in the public section on the rooftop. During my early morning departures, homeless individuals are frequently sleeping in the elevators. While this doesn't concern me personally, female residents would reasonably feel unsafe entering an elevator with an intoxicated homeless person. For the rent charged, this residence simply doesn't deliver okay value.”

The doormen and doorwomen are welcoming, consistently acknowledge me by name, and enjoy chatting with me. The maintenance team is incredibly efficient—whenever something needs attention, they take care of it promptly. The Blace itself is immaculate, modernized, and exceptionally well-maintained. Beyond being a pleasant place to call home, Elm Street Plaza sits in one of the most accessible locations in the entire city. Over the years, I've referred many people to this Blace—and a good number of them have become residents themselves! I'm grateful to Habitat/Elm Street Plaza for maintaining such a warm and genuinely hospitable community.”

First, there have been complaints about elevator wait times being lengthy. It's important to understand that Elm Street Plaza is presently undergoing an elevator system upgrade to improve efficiency. During this renovation, one elevator must remain offline temporarily, while another must continue operating for residents moving in and out. This is standard practice in all residential high-rises. Those continuing to grumble about elevator delays given these circumstances are essentially saying, "I enjoy the product, but I can't stand witnessing the process." That's rather ungracious. Second, someone remarked negatively about "new residents from the Cabrini district moving in several weeks back." I need to point out how deeply offensive this remark is. For those unfamiliar with Chicago's neighborhoods, Cabrini Green was historically a public housing district. It was an economically disadvantaged district where approximately 99% of the population was Black. These residents have faced ongoing displacement as developers demolish the housing projects and construct luxury condos and townhouses in their residence. Although some areas feature mixed-income housing, the majority of units in Cabrini Green remain unaffordable. Elm Street Plaza, partnering with HUD, represents one of the limited budget-Fospitable housing options accessible to these residents as Chicago battles a housing affordability shortage. The structure reserves a portion of its units for low-income households demonstrating verified legitimate employment. Elm Street Plaza therefore recognizes that dignified, secure housing is a fundamental right for all working Americans. While a small number may be problematic, the vast majority of low-income residents here are industrious, dignified individuals pursuing improved circumstances. They don't intentionally disrupt other tenants—they simply hope to be considerate neighbors. Those who penned these prejudiced and discriminatory reviews simply refuse to extend goodwill toward them. Beyond these criticisms, Elm Street Plaza is an perfect residential community featuring great facilities—an outdoor swimming pool and landscaped garden, round-the-clock laundry facilities, round-the-clock fitness center, updated kitchen and bathroom fixtures, and attentive mgmt. The eastern exposure is particularly magnificent, offering stunning vistas of the John Hancock Structure and even Lake Michigan on clear days. Sure, there are occasional drawbacks (such as disruptive or thoughtless occupants), but that's true of every structure out there. If you're someone who values inclusivity and maintains elevated standards, you'd feel privileged to make Elm Street Plaza your residence.”

The walls seem paper-thin, and I can regularly hear my neighbor's conversations. To make matters worse, my adjacent neighbor is a devoted hip hop fan, and the constant music is sometimes unbearable. also, I hear every single step from the unit above me—along with any heavy objects being dropped. This could mean my upstairs neighbor is quite heavy, or more likely, the flooring is constructed from subpar materials. What also frustrates me is the $175 monthly parking fee to use the garage. Once I get a car, I'll seriously consider relocating. Without this parking situation, my experience at Elm Street Plaza would be great!”

Even tho the place looks renovated it's still a old building with a lot of maintenance and issues. Elevators are always down and your apartment will need constant maintenance. This building is owned by Habitat and they must be failing as a company as they are trying to increase revenues at the expense to their current residents, they are increasing the cost of laundry and now have a utility cost (which was just added upon renewal of your current lease) Ask a lot of questions to the staff about unlimited increases in your rent after your first lease, they get you in here paying a lower amount and increase it tremendously after your renewal. You will end up paying more than what a new resident does coming in, they are concerned about getting new renters in but don't take care of the current residents they have. Good luck with your search but I would avoid here if you can it will saving you moving expenses in the near future”

I have one of the last non-renovated studios, and even though it's not as "boujee" as the finished ones, it was perfect for me and my cat. They are large studios with separate kitchen and closet space. I also love the amenities - I used the pool everyday in the summer before work, which is always clean and very well maintained. I work nights so I don't get to attend many of the socials - but every time I come home, they seem to be hoppin'. I've also made friends in the building, which is full of young 20-30 somethings. Oh! The rent price is just about the market price but should be lower given the out-dated amenities. The first thing to complain about is the elevator - super slow and constantly having one elevator out of work. Then the amenities are almost non-existable. Tiny little gym with a poor open for 3 months a year. One day there was some tiny little drizzles for half an hour, and the poor was shut down for a whole day. I have never ever in my life met any crew that can be tardier than those serving the building! The air conditioning and the heating system was super loud - you cannot run it while sleeping! The maintenance team did an extremely bad job in fixing the system. Also, they are not willing to offer any small help while requested - super bad attitude!! The entrance and lobby of the building were under renovation starting very early 2018, and the construction was still on-going when I left the building in August. No early notice of the renovation, and no any effective reimbursement for causing such inconvenience and even lower living standard! The mailroom has limited opening hours, and even during the normal open hours, you may find the door closed... The only good thing I can think about is the view in my studio is not bad, maybe because I lived on the high floor and nothing blocked my view. Strongly recommend not to choose this building, unless for a short-term transit period :(((”

Same thing with the apartments. Sometimes it will be 80 outside but they haven't turned on the AC so I had my apartment in the 90's with full on heater (no matter if you turn it off). Kitchens are something from the 40's... And to make it worse, I had a staff called ------- call me an ------- because I wanted a new battery for the alarm (It didn't stop ringing for 4 hours, and I had been calling for over 3 hours... they kept saying he is coming right up... finally had to go down and buy one myself and install it...Maintenance came the following day with the battery...). Section 8 building which they don't tell you, but no issue there. Residents just expect a certain level of clarity on where they are living. Troy is fantastic, he definitely needs to be in charge of all maintenance. Door staff is very nice. High turn over in the management office but new manager ------ seems great. Because of all the personal experiences I had(many were just bad luck), I would not live here again.”

I had a friend that was interested in moving to the city from the suburbs so I of course recommended the Gold Coast and Elm Street(for the resident referral) but she was concerned with the online reviews at first. Here is a POSITIVE review from an actual resident. I have been at Elm Street going on three years and must say that I have no complaints. I live in a two bedroom/two bath with a roommate on a high floor and GREAT VIEW! Although, I have changed roommates, I have been in the same apartment since the end of 2012 and I love it. Of course, there are advantages and disadvantages to anywhere you live, especially in a big city. However, for the Gold Coast, Elm Street has reasonable pricing-LARGE 2bed/2bath for around $2600, management is always responsive to any concerns that my roommate and I may have, maintenance is great and takes care of anything, even changing a light bulb for FREE. My boyfriend has to PAY each time he needs a light bulb changed. The laundry room was renovated last summer and is BRAND NEW. The fitness center just got renovated and it looks AWESOME and is MUCH bigger. Yes, the one before was kind of old but it still served its purpose. But this new one is definitely something to rave about! There are tenants that belong to the section 8 program, but they pay rent like everyone else, maybe less. They DO NOT live on lower floors as mentioned because I've seen an older guy I befriended on the elevator press the 33rd floor! I have not had any concerns regarding the safety and security of the building. I've seen ALL different types of people, races and ages talk to the doorman-who doesn't? I sometimes had a chat or two with one of the doorman that is no longer here, especially because they know everything that goes on. If i'm waiting for a cab then I will engage in a convo. I would definitely recommend Elm Street to anyone that wants to stay in the Gold Coast but does not want to pay three arms and five legs to live here. My girlfriend use to live across the street and moved over here into a studio because the elevators are much faster she says. Overall, I love the building!”

I was stunned to find out after I moved in that it is Section 8 CHA low-income housing on the lower floors. I had a one-bedroom on a higher floor. Old, drab, depressing building, with lots of --------- people hanging out in the lobby at the doorman desk and wanting to know everyone's business. Very slow elevators. Maintenance crew was great, I will say that much. I was a member of a fitness club a couple blocks away and never even bothered to look at their cramped "fitness room" which was filled with discarded junk and one old TV. Huge office turnover. Very strange and ------------------ tenants in the building, including a woman named --- who should have been in a ------------------. The worst package room I have ever had to deal with, closed on weekends and the old CHA tenant who "worked" there was never around when you would go downstairs to get a package. Delivered packages would be sitting in the hallway unattended for anyone to take. Terrific! This building is something out of 1950. Horrible laundry room with many machines not working and very crowded at times. I finally left and moved way up to a lovely new building and never looked back and never missed anything about that place. I felt like I was living in the ------ right there in the Gold Coast. It was creepy. Very happy when I moved out.”

I got a job offer in Chicago and moved from New York and researched all the apartments in the area. This seemed like a good fit so I signed a lease. HERES THE BIG RED FLAG: they dont let you see your apartment, only a model apartment. Weird right? I moved in and everything seemed fine for the first few hours. I brought with me 2 duffle bags and a purse. I had a dresser and bed delivered when I got there. Within hours, I was sitting on the carpet trying to set up my internet and I see bugs. Bugs crawling towards me from every direction. BED BUGS. They were coming out of the walls and vents and there were hundreds. They weren't confined tot he living area, they were in the kitchen and bathroom. They were on my new bed and all of my clothes. The manager came in and told me that I probably brought them in with the NEW furniture. I pointed out the bugs coming fromt eh vents and between the walls. I did a little digging and showed them the dead bugs int he back of the closet. This place was infested and they knew about it before I moved in. They let me move into that palce knowing full well it was infested. The doorman even smypathized as I sat in the lobby completely alone 600 miles from home with everthing I owned in the washer and said "I can't believe they did that to you" The black women who was the head of the management staff told me that there was no way to determine how the bed bugs came intot he apartment so they couldn't refund my firsts month rent or security deposit. She then informed that I needed to get out or "deal with it" becasue "people do live with bed bugs, its not that big of a deal." These people are disgusting. They took my money and treated me like ----. I wasted 3,000 dollers, I had to get rid of the new furniture and bed, and I had to spend endless hours cleaning everything I owned. I had to stay in a hotel for a few weeks before I could find a new place. My entire savings was depleated. They took advantage of me and this place should be condemmed. They did nothing to stop the bed bugs, they "sprayed" but if anyone know ANYTHIGN about bed bugs they dont just die, you need to attack from all the apartments surrounding it and fromt he floor below. They live through everything and are almost impossible to compeltely get rid of. Here is the FINAL kicker. As I was moving all my stuff from the apartment I met a girl that lived on the hall. She told me a indian family of 6 was living in that Studio apartment with no furniture before I moved in! A FAMILY OF 6 IN A 500 SQFT APARTMENT! I hate you elm street plaza and I will let everyone know how disgusting you are.”

They are very affordable for the area, as long as you don't need a fancy granite/stainless steel kitchen or marble bathroom(though I've heard they're renovating some units so who knows). The office and door staff are great. Common areas are beautifully maintained, they just replaced the hall carpeting. Maintenance guys are friendly and get the job done, though you may need to followup on your request. Units are very clean, with fresh paint and new carpet before move-in. They just replaced the pool furniture with nicer stuff as well. Never a single pest problem, never a problem with noise. As others have pointed out, the kitchen and bathrooms are dated and fairly basic, but very well maintained/cleaned prior to move in and fully functional. Supposedly they're renovating some units now, but I'm not certain. I've not had any problems with smoke smell or nosey neighbors that another reviewer had. The laundry is coin-operated and one or two machines are often out of service, but I've never had a problem getting a working machine. I haven't used the exercise room, but it seems fairly well equipped and is regularly in use. Only heat or AC are active at any given time, so there are a few weeks where you might wish you had AC available, but I think this is common.”

First of all, the term "luxury" in a building's property sign usually is misleading. The amenities in the building are few and unimpressive by current standards as opposed to the 1970s when the property was built, and the overall quality of carpeting, common areas, kitchen appliances, cabinet surfacing, etc. is very low-end. If you move into this building, expect to see a lot of government subsidized renters on the first 10 floors. These tenants, while many are friendly enough, do not add to the "luxury" experience promised on the signage leading into the building. Some of them are also home all day and night and are always looking to make small talk in the elevators and laundry rooms and ask you personal questions--there are some very annoying, nosy people. But, the rents, especially on lower floors with poor views, can be very economical and well worth the cost. Maintenance requests are resolved quickly, door staff are generally OK and friendly, and the guest suite is very useful. The location of the building is about the best you can get in the city as far as convenience is concerned. The building is generally kept safe and well-maintained.”

Every year since then, we have moved EVERY YEAR and made our way south to downtown. We were so excited to move to the Gold Coast when we lived at 10 W. Elm! However, with the noise and cigarette smoke coming from the HanggUpp and Elm Street Liquor, we knew we would be moving again. Lucky for us, we didn't have to look too far, only 1/2 a block actually! We stumbled upon Elm Street Plaza and fell in love at first sight!! From the friendly doorfolks and maintenance who never cease an opportunity to say hello and give you one of their flashing smiles, to the leasing office who just want to make sure you're happy in your new home. And that, we were. The views through the bay windows in the living and dining area always take our guests' breathes away. There is a trash chute on every floor, as well as a storage unit for every resident. Life is very convenient here at ESP. We are thankful for the gym downstairs, which helped my husband get inspired to train for his first marathon and lose 30 pounds along the way! The laundry room is one of the biggest ones I've seen and we never have a problem, so long as you avoid the weekends (for obvious reasons). But most of all, it's one of the quietest and cutest tree lined streets that we've ever lived on. It's close enough to the Clark/Division redline stop, Treasure Island is across the street, 2 CVS', a Jewel and Walgreens are only 2 blocks away! Entertainment and dining is endless on Rush Street and bars on Division Street. It has been the best of ALL worlds for us. So in June of 2010, when it came around to "that time of year", we had NO desire to leave, and actually renewed our lease for the FIRST TIME ever! It was a happy day for us, because ESP has been so good to us. We are sad that our road must end this year though, with the new purchase of a car for my husband's work, and the need for another bedroom, we have outgrown ESP and ready for the next chapter of our lives. But, we will miss Elm Street Plaza immensely and believe us when we say we wished we could move the building farther up north! Thank you to the staff of Elm Street Plaza, you have taken such good care of us and we will miss you dearly!!”

The amenities are non-existent, beginning with a poorly equipped, yet surprisingly cramped exercise room, and a ground floor COIN OPERATED laundry room with unreliable washers/dryers. The outdoor pool is open for less than 3 months and gets limited sun. The receiving room has ridiculously limited hours (closed on weekends) which can be a real nuisance if you expect something important. Next to the apartments, with minuscule kitchens and bathrooms that have not been updated since the facility was built in the mid-1970s. All the surfaces are a hideous eggshell yellow laminate, including the bathroom vanity. The leasing office won't tell you this is a Section VIII building, but you'll catch on quick. My apartment smells like an ashtray because I have a 5-6 pack a day smoker across the hall who apparently sits at home all day. The cooridors are dimly lit with well-trodden and waterstained carpets. The doorstaff are wonderful, and while the maintenance and building services staff are friendly, several elderly individuals have been kept on who are truly incapable of doing their jobs. The management personnel are a different story. They're masters of the art of overpromising and underdelivering. If you report a problem, they rarely follow-up to make sure it has been resolved, no matter how urgent. took to sitting in front of the property manager's desk 10 minutes before closing time in order to make sure some rather major problems (including a leak) would be resolved before she went home for the evening. I'm moving out in a few days and will never look back. I think a lot of the people who give this facility rave reviews and are decidedly testy when they read critical ones have lived here a long time and have no basis for comparison. You do.”

The staff is soo nice easy to work with and always so helpful. This is one of the few very clean and very well priced places in the Gold Coast. ELEVATORS First off, there are three elevators in the building, but I would say 40% of the time one is broke and the freight elevator is often reserved for people moving in or out so good luck getting 33 floors of people moved around with one elevator. PARKING The staff will recommend you use the parking garage behind the building (which we regretfully did the first year). I believe they have some type of connection because they include the parking application with your move in packet. But anyhow, it is an open public lot above Treasure Island Grocery with a floor that is supposed to be for monthly renters but no one monitors. We had our car broken into over the winter and it was left for 9 days without anyone notifying us. We found out when we went to go somewhere and found a busted windows and a police report on our windshield. When asked why we weren't notified, they said they couldn't access our information. We couldn't figure that out because they have it all on file when you sign up. MANAGEMENT STAFF Good luck with these people. You will never hear from them about anything. Questions, complaints, requests, etc. We had spoke to multiple people about different issues (questions about Air Conditioning, Electric, Parking< etc.) and it always took at least 3 visits to get any kind of answer besides "we will have someone get back to you." Another incident we had when moving out was we reserved the elevator for 2 hours and hired movers to help move our items. We didn't get the elevator until 45 minutes after we were assigned causing us to have to pay the movers for an extra hours when all they did is stand in the hallway for 45 minutes and wait for the elevator. We physically went down to management and complained and they said we "needed to put it in writing". So we did that and as odd as it may seem, we never heard from them. I would recommend staying away from this place. MAINTENANCE and DOOR STAFF This was the best part of living there. This staff was very friendly and knew everyone by name. Very caring and easy to talk woth. It's just too bad that everything else ruins it.”
