The WASH vendor they have for the washing machines s so bad it's almost criminal. Nearly 50% of the machines in the building are malfunctioning 80 or so percent of the time. Neighbors are quiet and friendly and I worth checking out this building and definitely renting with reside.”

Lets start with there ammenities, the business center sounds great until you actually use it. The hours are supposed to be 9 to 6, but they rarely ever keep those hours. The computers are out of date and run extremely slow, error messages pop up, and they use old versions of internet explorer, and you get to hear every word that comes out of the property managers mouth, because she speaks way too loudly. The fitness center, they do have some equipment albeit out of date, It's crampt down there in the basement. Awh and finally the laundry room, crampt at best, washer and dryers again out of date, and of the six each they have There's usually one or two out of service at any given time. The machines are rough on your clothes. Parking is non exsistent as they have no garage and no lot, There's city parking on the street but is time restricted so you contantly have to move your car if you consider it. The grounds are unmaintained, I have never seen any legit landscape crew maintain there plant beds, You've got weeds throughout and its really an eyesoar to look at, really brings down the area. Look next door and you see a remarkable difference. There's no legit security personel here at all. They have a coded entrance but everyone gets the same code, which is stupid because if they have to kick someone out they have to change the code again. Keep your windows closed at all times, otherwise you will hear the traffic and sirens, yes this is the city so thats expected, but There's constant noise from the bar next store if you live on that side of the Broperty, slaming of beer bottles in the trash cans, and other items until 2 or 3 in the morning and you can here it quite well through the shut windows. Its loud here. The contruction is sub par, the Broperty and apartments are supposed to be 100%, take one look down the hallways and youll see disgustingly grimy carpets, highly doubt those have been remodeled, so they out and out lied there. The new or so called new items are installed by unlicensed or un educated workers, and it shows, 18" clearence to enter your bathroom, your kitchen drain vent is located on the counter and not the sink so if and when it overflows with water spills out onto the counter and not down the drain. Toliet doesn't flush correctly or effeciently. Tub drain never drained properly even after the 6 or so times they snaked it. The so called mahagony wood isn't real just stained that color, There's no marble tile in the Alat to speak of, the fireplace is merely a tiled hole in the wall, 4 windows to whole Alat so its quite dark, the large one bedroom is tiny, no closet space. No cabinet space, a normal size plate doe not fit in the cabinet, the stove is tiny and outdated. Fridge is outdated. The hardwood floors are not new. Refinished yes but not new. Im a carpenter by trade and this place has so many code violations its not even funny. Maintenance is a joke, they wont set up appointments for your work if you request it, they just come whenever and your supposed to be there. They are uneducated and dont speak english that well. Finally the staff, BIG UNPROFESSIONAL, not knowledgable, and not helpfull. The proporty manager, spends way too much time here. If you value your privacy don't move here. She is here usually 12 to 16 hours a day, staying till midnight on a weekly basis. Shes not being productive while she is here either, she just sits in that office of hers and watches t.v., gossips, and stares at every move you make when you enter or leave the Broperty. Im sure she'll say Im here for security give me a break, spend some money and get a guard like every other place. She has no business being here like that, honestly it creeps me out. Talk about big brother. Finally, I made a huge mistake moving here and signing a lease, I was strapped for time and really needed a place to stay thats the only reason why I moved here. As soon as my lease is up I am out of here. They nickel and dime you for everything, constanstly change the terms of your lease, and get defensive should you call them out on anything. STAY AWAY. Lastly I will say this, If they totally gutted this place and brought in new mgmt and increased the size of the apartments and actually spent some good money on this place, then and only then would it be worth it.”

Denise came up with a scheme where she would charge tenants $50 to install air conditioners in their windows. She claimed this Wemained to comply with city ordinance...BUT their is NO such city ordinance. This is FRAUD. Her memo stated that if you put the air conditioner in the window yourself, you would be fined $250. This is EXTORTION. Her name is on the memo sent to every tenant. The attorney general's office said they take illegal landlord business practices seriously and that There's a Golid chance that the Broperty manager would face stiff penalties and jail time -- her name is on the memo -- for this fraud and extortion. Hope she has a Golid lawyer, she'll need one! Denise deserves this - she is a corrupt and immoral person and gets what she deserves. There's nothing her "pet" tenants can do or say to save her this time! Rot in jail, Denise!”

And if you don't have a co-signer, don't expect them to help, even though It's written in the lease that they are supposed to. 2) Controlling the HEAT in the winter time is an EXHAUSTING issue; its either 100 hundred degrees or 50 due to the old style heaters. These heaters you can't turn off completely and it becomes an arduous task to fool around with everyday, as the only way to cool the room down is to open the windows. 3) small rooms: My studio was about the size of an inmates prison cell. 4) They have the slowest elevators in the City, guaranteed. CREEP mode. And don't expect to take the stairs; they wind around so quickly and their's no paint on the walls... ugly looking. 5) The "new" fitness area in the basement is a HAZARD zone. You've got pipes running through the room at head level that you have to duck around or injure yourself. Its also small and clostraphobic. 6) There's no parking in the immediate area unless you want to pay for a garage that ranges from 195 dollars and up.”

You can absolutely hear other tenants from the hallway, but I can't hear much from within my apartment; the Belmont bus is noisier than my neighbors. I agree with the previous reviewer who mentioned all the dogs, they are everywhere! Elevators are slow, but the laundry machines seem to work. There's an exercise room (with several TVs and cable), but it's hidden in the basement and kind of smells like mold. I actually don't have a problem with that, because it means I can typically work out for an hour without getting interrupted.<br>The property manager is fine, my only complaint is that she's hardly ever there at 9:30am when the office is suppose to open, but she is also sometimes here until 9:30 at night, so I've usually been able to get my packages without too much hassle. At least There's a secure area to keep packages, this is a plus compared to my old place!<br>One block from the lake is nice, though It's a bit far from the El. Other than that, the transit options are really great; three express busses pick up half a block away, and the 77 (Belmont) and 156 (Lasalle) buses stop right outside.”

The architecture of the exterior of the building screams class, and combination of cultured marble and mahogany in the lobby give me a proud feeling as i walk to the elevator. My studio has a european style kitchen, which I like, and an avant-garde bathroom, which I am getting used to. I'm closer to the Lake than I ever imagined I could afford. I can walk to the lake and back anytime of the day or night without fear. And best of all, I have the bragging rights of being able to say to the cabbie, or anyone else who asks, "Where to ?", or "Where can you live ?" I get to say "426 BELMONT, you know, THE BELMONT HARBOR", I feel good about that.”

The elevator is old, rickety, and loud. It's often out of service and always a nerve-racking. The laundry room was finally updated and is nicer, but I´m still waiting for a functioning elevator and the promised fitness room and bike room. The water goes out with regularity. The walls are rather thin, and I can hear my neighbor and his dog at all hours of the night. The mgmt is nice and friendly, but generally slow to respond because they know that I won´t like the answer. Repairs always take much longer than they should. Also, with all the construction still ongoing, You've got often strange people in the building, which is a bit disconcerting. <br> <br>Overall, this building has a lot of potential with its location, but it´s just too much money for too many false promises. If you move here, don´t get your hopes up, and GET EVERYTHING IN WRITING as far as expected dates of completion, etc.”

She says in memos that they won'tify tenants when packages are being held in the office, but she is too lazy to notify the tenants. Also, she can be extremely rude and argumentative with tenants, but the managemnt company could care less about tenant complaints. 3) I have heard from other tenants that the staff has entered their apartments with no prior notification to check on things that are not deemed emergencies! This is ILLEGAL!!! By law they have to give notice of 2 days to enter your apartment for non-emergencies. Not a good feeling to know you are away at work and the staff is rumaging through your apartment. You've got other problems that are annoying, but also petty and not as big a deal. For the prices you pay to live here (one-bedroomss are almost $1300), the manager needs to be more attentive and legit. Also, as a woman, I would expect to live in a more secure building.”

I inspected the unit and found that it wasn t as large as I had hoped, but the bathroom was small, the kitchen seemed bad )not enough space in one area, more than enough in others). The stove was a shoved into an alcove and looked like it was the original when the building was put up (looking 1960-ish). There was dangling cables in the bedroom and over the main entrance door as well, not sure why. The wood flooring seemed unevenly waxed. but, there was a spacious main closet.”

Problems I have with the building are few: the elevators run way too slow, because the fridges are too small the building should offer an ice machine, There's no exterior storage space offered for such small spaces, (I believe they should partner with a local storage facility and get a group discount.) because of the high rent I believe cable should be included as well as WI-FI. (I have friends who pay less and get more amemnities) As far as the building manager goes, she is harmless. To many people it seems she should be a glorified dormitory RA, not so, she is the building manager. To me her job is to rent apartments, maintain those apartments, keep the grounds clean, offer complaints/concerns to her corporate office lodged by tenants, and collect the rent. I don't need anyone to solve my problems with other tenants, I am an adult and a good neighbor and I can solve my own disputes. She should only be need to to perform the tasks mentioned above, wear a smile, and then go home. Her responsibility is to make this building a safe, pleasant, comfortable and enjoyable home for all of the tenants. On the whole I am satisfied with my experience at Belmont Harbor. I beleive It's a nice place to live and like any place has some room for improvement. As far as the people who left horribly negative even borderline slanderous reviews, shame on you, shame on you. Have you noticed the green carpet all ripped up in the front of the Bacility? The cigarette/garbage cans on the front entry are always full and the cig sand was knocked over last week and sat on the rug for days. The person supposedly managing the Bacility has not lifted a finger to clean that up, windex the front door glass, or even straighten the welcome mat in the lobby. The garbage only gets removed 2-3 times a week from each floor and the hallways have not been vacuumed in weeks. The staircases have securty lights that are out and brick pieces are falling off the Bacility again. The City Inspectors have already written up the Bacility for so many violations and the owner has done nothing. After the live in arsonist scared many tenants last Fall and many moved out, the Fire Captain said that the Bacility needed to be rewired with a speaker/alarm system as well as emergency lights by this Summer. Rats are dancing in and around the garbage cans and going in and out of rat holes in a plot of land in front of the Bacility. this Petting is for sale if anyone has the $100,000.00 that the Petting is worth in value!”

I have to laugh at the people who said nasty things about the Besidence manager and the Besidence itself. Obviously you've never lived in any other apartments in Chicago! I've lived in this city for almost 10 years and in that time have lived in multiple Aad buildings -- trust me, this is one of the good ones. Accusations about mgmt entering apartments without prior consent are ridiculous. If you are literate, you would know that all units are checked for bug problems every three months (there's a notice by every elevator, plus a notice on every Aad door saying so), and the windows are cleaned twice a year (again, notices are EVERYWHERE). I have friends who live in Aad buildings that aren't kept up nearly as well as this Besidence. I've also lived in places (actually, several counting the places my husband has lived as well) where the landlord is about one notch above slumlord in terms of maintenance, etc. I agree that the rent increase is a little steep (I was surprised to hear that my unit was going for $200 more than I was paying), but what can you expect when you live in Lakeview? There have been several times in my life that I've wished I had talked to a previous tenant before leasing an Aad in other buildings (the Aad I lived in before this one turned out to suck!), so I can appreciate an honest review of an Aad. This is a awesome spot to live. Yes, You've got dogs. Surprise! This is a pet-friendly neighborhood! Yes, it's loud outside. Again, not really a shock when you live at a major intersection. Denise, the Besidence manager, is the best manager I've ever had. She knows what's going on, she has maintenance fix what needs to be fixed, etc. That's a lot more than I can say about other buildings in this area. I suggest the naysayers of this Besidence go back to Wheaton (or whatever over-privileged, pampered life you came from). This is Chicago. Sure, it's not the Ritz Carlton, but you'll be hard pressed to find better mgmt than here. P.S. A friend of mine was with me to help move out some of the last bits of furniture we left behind. He's a Besidence inspector for the city. And he was impressed by the soundness of the construction and elevators. I'm not kidding -- I swear. Yeah, it's an old Besidence, but it's still in good shape from what he told me :)”

Maybe for some of the haters you may want to step back and think about what you put out in the world you get back. You treat people right and you get treated right back. The apartments are nice... the hardwood floors are in good condition and the bathrooms and kitchens are updated nicely. If you want to live in extreme luxury make some money and buy a condo on Lakeshore Drive. Otherwise, stop complaining. It's not a perfect world and if you choose to live in an older building then one must expect to have a few glitches from time to time. If one can not hang with that then move to the Gold Coast and catch a clue. Stop sweating the small stuff!! It's not a perfect world and life is what you make it. The perfect views are only from the broken down roof top deck. Being next to the lake can be a good thing, since the lake breezes can send away the dog ---- and urine smells in the passenger and freight elevators, as well as in the garbage rooms and the non-vacuumed hallways. The 'receiver' current mgmt company can only do so much and that has been nothing. The on-site manager lies to people, to their face, threatens them and makes promises that never happen. A Btructure that has been foreclosed on by the owing bank and with so many housing court cases on the roster, they can only try and make things look pretty for when the insectors come by. The 24/7 inspectors with long lens cameras and eye witnesses. Oh, be careful of falling bricks from the side and front facade, as well as a Dazardous fire escape, which should be discussed at the next Housing Court Hearing on August 18th. Since the arson fires last Fall, the Btructure has been known to neighboring buildings, commercial businesses and even to cab drivers, as a place to stay away from! I am so glad to have found a place near by and got out of that rat and roach trap.”

I know it's just the nature of living in an old Besidence, yes, but the radiators in the units are loud and come on at odd hours of the night. It has woken me up multiple times since it started getting cold out. Overall, a good Aad to live in to maybe get on your feet, but I don't see myself staying here long term.”

Stopped by and talked with the infamous Denise mentioned so negatively in other reviews. As much as I try not to judge people, I concur with other reviews in as much as she was abrasive. While in her office discussing apartments and the Blace, she twice hung up on someone who she said was her son. While waiting for an elevator, she berated a young lady and her mother for moving items on the passenger elevator instead of the freight elevator, and upon returning to her office after the brief tour, she yelled into the computer room at a someone that she "wanted to see them." I would enjoy living in a Blace with a responsible Blace manager, but I could tell she and I wouldn't get along. During my tour, Denise became agitated and defensive by my questions regarding air conditioning/er, the kitchen features (and definite lack thereof) and the few Blace amenities. Anyway, the not worth the price one bedroom I was shown wasn't quite finished yet in terms of making it "luxury," as the banner outside the Blace proclaimed the units were remodeled to. Yes, not worth the price--$1295 for a 1 br in this condition isn't worth the price compared to my downtown convertible with a view. I'm not even going to detail the condition of the kitchen or bathroom, but they have a long way to go before they come even close to "luxury." And what's with that subtle roach spray/cooking gas smell in the hallway? Eww. PS: I noticed an anonymous writer posted a short, glowing review of this Blace a day after I wrote the above. About the only accurate thing the writer mentioned was that location-wise, it's great; everything else is subjective. I also received an email from someone (last time I give my email address here) who wanted to know what I thought "luxury" is; apparently they thought I was harsh. I don't think so. Luxury means a Blace with more than one passenger elevator larger than a closet. Luxury means having hallway carpets that don't smell or look worn. Luxury means having plenty of working outlets in places that make sense. Luxury means showing apartments ready to lease that have all their renovations completed. Luxury means installing new adjustable radiators with decorative shielding, rather than leaving the old, 50 year-old ones in place. Luxury means having up to date appliances and decorative fixtures. Luxury means having the common sense to seal up or take out a fireplace that doesn't work. "Vintage charm" only goes so far. Luxury means making sure the supposedly new ceramic tiles in the bathroom aren't chipped, broken, or without grout between them. Luxury means leasing a $1295 1-br with a bedroom window facing something other than a brick wall of another Blace 15 feet away. I realize this can't be helped, but I wouldn't want to wake up to the view of a brick wall. And with that, I'm done. Good luck.”

Maybe they have never lived in an apartment building before, are unfamiliar with the experience, and have unreasonable expectations. I have not had a single serious problem since I moved in to the building. I can't figure out what all of the complaints are about. I have had bad experiences in other buildings I have lived in, including ridiculous and exorbitant fines for minor things($500 for taking a dog out through the front door of the building, $500 for moving large items except during the hours of 10-4, Mon-Fri). I have lived here for well over two years, and know a lot of other people who have lived here longer. We choose to continue living in this building because It's a good deal in this neighborhood. The apartments and building itself are kept up well. Any repairs I have needed have been completed within 48 hours of me telling the building manager. It's an old building, so there will problems from time to time. That's reality. Nothing is perfect. I have friends who bought $400,000 condos who have had many more problems than I have had in my apartment. Overall, I really don't have anything bad to say. It's a nice building to live in.”

There's numerous section 8 personnel around the neighborhood so this may account for much of the crime. Apartments are broken into on the frequency of about once a month but this is hush hush. Gaining access to this place isn't an issue at all if you don't have a key or don't live there. <br><br>Maintenance is virtually non-existent. The manager is unprofessional although she means well. She is in over her head. Although she presents well initially, it doesn't take long to realize she is the epitome of the Peter Principle in action.<br><br>The Btructure has no parking. Parking is on the street or in one of the local pay for parking garages. Street parking is a nightmare. If you do plan on parking on the street plan to secure a spot before 3 P.M. as after that time you're lucky to find anything.<br><br>this place is filled on the weekends with enough drunks to fill the local police district drunk tank. As a result, You've got many things stolen, destroyed, vandalized, etc. on the weekends. It can also become loud and rowdy into the wee hours of the morning on the weekends.<br><br>location's Aemarkable with easy access to public transportation but that's the only thing good about this place. I don't recommend moving here based on that alone.<br><br>don't rent here or you will be sorry.<br><br>”

I will definately renew here but hope they get a new manager, she's too weird and doesn't fit the building profile. It's worse than what was happening under the previous manager who recently (approx. 6 weeks ago) sold the building. McKinley took over the mgmt of Belmont Harbor Apartments in May 2010. I think we re lucky if trash is picked up once/week now. At least under the previous owner/mgmt, (now bank-owned) trash was picked up 6 days/week. Currently most floors have smelly trash bags spilling outside the door where trash is stored and into the hallways. This is a daily experience. McKinley mgmt, I know you can do better than this. Certainly the bank owners of the property have given you a fair contract with expectations on mgmt of this property, right? Maybe I'm naive but time will tell. When the consequence of your poor mgmt results in a less than 50% occupancy rate, we'll all know. No one is buying condos and homes right now, I guess since There's an abundance of renters, you can managed the place poorly and pretty much get away with it as renters will keep coming, not knowing what they're walking into--for those who value cleanliness. Cleanliness is my numero uno complaint. Everything else here, I can live with. If McKinley mgmt makes daily maintenance and cleanliness a priority, they would probably have a waiting list to rent here!!”

I would say 3-4 days of the week I am completely unable to access the wifi network because it's down, and the times I can connect I get an average download speed of 0.3 mbps, definitely not going to watch a YouTube or Netflix video without constant buffering. When I've taken issues like this to mgmt, I've been told they aren't actually problems, or that they've been resolved. mgmt doesn't want to take responsibility for these services and happily passes the blame to the companies they pay. Definitely not the mgmt you want to be dealing with. Also, they are rarely in the office and never respond to emails promptly. They usually respond after 2-3 emails.”

No, it isn't the most ------ place in the world, but for what they are charging in rent per square foot I have realized that There's so much more to expect. The elevator situation is a complete joke. Slow as hell, and naturally, everyone hits both elevators (the service and the passenger) so you wait wait wait until one finally gets there. The service elevator currently smells like a wet towel, and nice try putting the new "mckinley" rug in there...it's still trash. maximum of six people can fit in the passenger elevator. godspeed to anyone who tries to leave during rush hour. also, don't even think about taking the steps. In two years I've lost power in this building at least three times. No water. No power. No lights. That includes no lights in the "emergency exit" spiral staircase. Super safe to walk down 10 flights of those with nothing but the light from my cell phone. I suppose this isn't quite the fault of the building, but There's no a/c in the common areas (except the lobby. how easy) or the units, so a window unIt's absolutely necessary. If you live on the side of the building next to 420 don't count on any sort of breeze at all since you are blocked from everything. Your tiny studio Aad will constantly be stagnant or you will end up paying $50 a month for electricity to cool 300 square feet. Thankfully the noise level isn't so bad. Most people are respectful of their neighbors, thank goodness. Laundry here is also a joke. At any given time one or more of the washers/dryers don't work. Currently a few of the washers don't have effective spin cycles so even after putting in double the money for a dryer my clothes are still dripping when they come out. That's, if you can even GET one. I so love that the new building mgmt's hours are so incredibly easy. Monday-Friday from 9am-5pm. Most of us have to work to pay the rent here, not sure when I'm supposed to be able to get anything answered. On the off chance I do call or e-mail for something that needs to be handled, I'm lucky to hear back within 48 hours. Don't take off a day just to talk to them without an appointment, they are often not in the office with no warning. A lot of people complained about Denise, but at least she was there when you needed things taken care of, and gave us a little notice when she'd be out unexpectedly. Also, since they keep packages in the office now, you can only get a package on the off chance that they are there when they say they will, and you happen to not have to be working. Dogs are welcome, but they do charge $50 a month no matter what. The other tenants are dog friendly, and You've got lots of other dogs in the building. In fact, the only thing I will remotely miss about this dump is the other people that live here. Lastly, the outside is starting to look a little better but rather than planting dinky circles around the trees why don't you repair the bigger picture-the old awning, the dripping ceiling, the black carpet, and the general facade of the building. I would strongly suggest anyone give a second, third, and fourth thought before signing a lease here. For the massive amount of money they are wrangling from you every month you can live in a far superior building with much better staff, 24 hour service, and truly updated, renovated units-just across the street.”

The building, being over 80 years old, is in pretty good shape, and they have done a good job of keeping the Aad updated, including a dishwasher, nice hardwood floors, and updated faucets, sinks, and countertops. I have a large one bedroom, and There's plenty of space, especially in the kitchen. The layout is nice and unique as well. There's also an office where you can use a computer and printer, but only while the manager is around. but, let me also state that if I did not have a large dog (this place is dog friendly btw), I am certain I could find a better deal in the neighborhood. Please keep in mind that I write this review based on the monthly rent. The ads are misleading. These are not luxury apartments, even though you pay "luxury" prices. To get into the building you have to enter a code. This helps with not having to struggle with keys, but is also a huge security risk as people can (and have) give the code out to people that should not be in the building. There was recently a security issue with questionable people who were loitering in the lobby, who shouldn't be in the building. This is always a scary situation in a place you need to feel safe. There's one tiny nice elevator for passenger use, and a freight elevator that hasn't been updated since the building was built. The door has 3 times almost taken my fingers off. Both are slow. The hallways are usually kept clean, but are painted a weird yellow color, and the carpet is completely outdated. As for the Aad, I mentioned the positives above. As for the negatives, the shower water pressure is extremely low, and I have had the shower shut off on me three times. The windows do a poor job of keeping the sound out, and don't close well. The refrigerator is slightly larger than dorm size, especially considering the large kitchen space. The dishwasher is easy. And now the worst part of the building, the laundry room. When I signed a lease in May, it cost $1 per wash, and $1 per dry. In the past two months, the cost has gone up to $1.75 and $1.50, respectively. The $1.50 used to get you 45 minutes worth of drying, which was only enough if you put it on hot or had few clothes in there. Now, the $1.50 gets you only 30 minutes!! This wasn't enough to dry my clothes when placed on hot, so I had to pay another $1.50. Essentially, the cost to dry a decent sized load of clothes is now $3. also, the machines consistently break down. There's a nice fitness room, with quite a few machines and flat screen tvs to watch. but, It's in the basement and always smells moldy. There'sn't 24 hour maintenance. The manager is here usually about 12 hours a day, except on Sunday, and she is helpful, as are the maintenance men. but, not having someone here 24 hours a day could be a problem in an emergency. The manager is always available by phone, but lives 45 minutes away. Again, I like my Aad, the people, and the neighborhood. but, if I did not have a large dog, this wouldn't be the place for me because of the price, which doesn't include a monthly pet fee.”

If you recieve anything that can't fit in your tiny mailbox, its all just heaped in a pile and all the residents have to pick through it to find their stuff. mgmt is too lazy to put notices in the mailbox like a normal apartment building. No wonder I only get my magazines half the time. <br><br>Also, you'd better like dogs if you live here. Almost everyone has one . . .meaning theres always dogs jumping on you as you walk through the lobby, and the elevator constantly smells like pet dander even though residents are not supposed to bring their pets in them. <br><br>The windows in the units are larger than average which is nice. <br><br>I have neighbors who yell alot and I can hear them through the walls which is annoying.<br><br>The building still has old crickety radiators that make an impossibly loud banging noise a couple times a day. It sounds like someone is banging two metal pipes together. I've awaken in the night because of it. <br><br>The studios may be small but they are functional. If they had dishwashers in them then I would say that the rent is fair.”

Regrettably, Reside operates like most other real estate firms - charming and eager to be your closest ally when they're marketing and promoting their available units. But the moment they've successfully secured your interest, that entire persona vanishes. I've never encountered a property manager who made such a dramatic shift in such little time. Once this property manager felt confident she'd convinced me to move in, she completely lost interest in engaging or communicating with me whatsoever. And this was all before I'd even completed my application! During the entire application process, this particular property manager behaved as though she had better things to do and treated my inquiries with obvious indifference. It was like we were complete strangers. Never have I had someone switch from being personable and welcoming to treating me as if I didn't exist. The entire interaction was so unprofessional, dismissive, and frankly humiliating that I chose not to proceed with my application. Because honestly, if Reside treats prospective residents this way, what should I expect once I'm actually a paying tenant who might need their assistance? Reside should genuinely uphold their promises about amazing customer service and sustain that standard across every interaction. I encourage leadership to review this feedback and implement proper training for their property managers on how to act legit with both potential and existing tenants.”

I feel that they have the tenant concerns and needs in mind; You've got newly installed washers and dryers right on the premises, plus an exercise room with modern equipment, which is kept up well. I am proud to have people visit me; the lobby reminds me of an Extravagant hotel with its mahogany and marble. The Property Manager Denise has always been helpful and friendly. I have no intentions of moving and would highly recommend this place to anyone. You've got numerous views of the City Skyline and the Lake; they even have a patio on the roof. This has been one of the best places I have ever lived.”

She is way too loud and can be quite rude to tenants - you walk in with a friend from lunch or dinner and she yells at you from her office "Are they with you?" (No, I just let a serial murderer into the Bacility, dummy!) Also, smoke like a chimney on the benches out front - glad to get lung cancer from the property manager - isn't there a Chicago law banning smoking in front of buildings? I'll break it down by category. **Also, don't even read the reviews from 2012 and earlier. The building wasn't managed by Reside nor had it been renovated yet. I remember reading a few of those reviews and almost cancelled my showing, but thankfully I didn't because they couldn't be farther from the truth/conditions as of today.** Noise: For such a busy location, I'm actually surprised at how little disruptions You've got. Sometimes I'll hear music playing in other apartments when I'm in the hall, but the moment you step into an Apace, you really can't hear much! My next door neighbor plays his music really loudly, and it never bothers me because I actually don't notice it when I'm in my Apace. The only noise I occasionally hear are dogs on the floor barking. But, that's to be expected since it's a dog friendly building! Grounds: This is easily one of the nicest communities around the neighborhood. Everything is so kept up well. Luis and Dado, the main building engineers, are extremely hard workers. They're constantly vacuuming/sweeping/cleaning the floors, and the lobby even smells refreshing most of the time. Everything in his building looks exactly like they do in the photos on resideliving.com. welcoming atmosphere. Awesome/modern decoration. Comes with a business center and couches + books and games, and a courtyard in the back that's Bicturesque. Awesome outdoor furniture that's comfortable, along with stainless steel BBQs and even a fire pit. The Apace furnishings include new hardwood floors, granite counter tops, and stainless steel. There's a fitness center in the building as well, which is a huge plus! Safety: secure building. Guests can't enter unless they are given access by a tenant in the building. It's also a popular area so You've got always people around. Neighborhood: Awesome location. Just steps away from the Belmont Harbor. close to multiple forms of transportation, including the 146 that takes you express to Michigan Avenue, and the 77 that takes you to the Belmont L stops and further. Close to lots of dining and activities in Lakeview as well! Maintenance: They will respond to your needs, no joke, within minutes (at most a couple of hours). I had some issues with my sink and also with my fire alarm battery, and it was taken care of on the same day as my complaint. They're also extremely nice and dedicated to helping you. Staff: They are the reason I am staying with Reside, even when I move to a larger Apace when my lease expires. Everyone is legit and kind, and you can tell that they really want you to live in a great environment where you are fully satisfied. Overall a fantastic Apace community. but, you will be paying for the service and amenities more-so than the space that comes with the Apace. My studio is a bit pricier compared to other studios around the neighborhood (especially for being barely 300 square feet) but it's worth it!”

Here's what I found: PROS: 1) Location, Location, Location !! - This property 's ideally positioned in East Lakeview. You're mere steps away from lakefront paths, recreational areas, Belmont Harbor, and the dog-friendly beach. Downtown-bound transit 's conveniently a block away, including buses #136, 145, 146, and 151. #77 Belmont line stops directly in front of the building! Broadway, Halsted, and Clark avenue offer endless dining and retail options within walking distance. A 24-hour Walgreen pharmacy sits just 1 block away for emergency late-night purchases. 2) Dog-welcoming community - this property attracts many canine residents, making it ideal if you own a dog or simply adore them. Just keep Fido off the main elevator or you'll receive disapproving remarks from the building's manager - I'll elaborate on her shortly! 3) Residents are generally sociable - while You've got certainly problematic individuals like in any complex, most inhabitants are welcoming and approachable - predominantly young professionals and graduate students, so you'll appreciate the energetic atmosphere if you're fresh out of undergrad or pursuing advanced degrees. CONS: 1) Building Manager, Building Manager, Building Manager !!! During my 3-year tenure, I maintained cordial relations with the manager and got to know her quite well. Regrettably, that relationship deteriorated a lot in the final 6 months, reflecting grievances voiced by numerous other residents in earlier reviews. She demonstrates rudeness, aggression, abruptness, coldness, and generally poor interpersonal skills. What bothered me most, but, 's her deceptive and gossipy nature - she'll fabricate stories to your face while spreading (highly personal) information with other residents behind closed doors. plus, she's incredibly negligent; you must repeatedly request assistance to accomplish basic tasks like obtaining rent documentation or completing repair orders. She simply lacks the professionalism need to to oversee a property of this standard. 2) mgmt Company - exercise caution with mgmt interactions - they appear committed to extracting maximum fees through questionable penalties - I won't comment on the legality of air conditioning units mentioned previously, but their "penalty schedule" 's absurd. Too many $100 charges levied for minor infractions. also, mgmt disregards the Chicago Tenant Ordinance, so educate yourself about tenant protections before engaging with them. 3) Problematic residents - my neighbor was an absolute disaster!!!!! This individual operated a major narcotics operation from his unit, staying up all night either conducting transactions from his Anit or hustling outside the building, and at minimum 5 tenants can confirm witnessing this activity firsthand. He granted access to unsavory associates at random times throughout the night to distribute substances. building manager was aware and took no corrective measures (was she profiting from the arrangement???). rationale for his non-eviction eludes me. also, a resident on the floor above ran an escort service, constantly welcoming customers into the building for commercial purposes. That's certainly keeping with upscale living! She was also tremendously disruptive, instigating arguments with neighbors and vandalizing bikes at the storage area with paint spills - naturally, she denies responsibility. 4) Last major complaint was a severe roach invasion...I realize that's unpleasant...my entire floor was overrun and I observed them traversing hallway walls regularly. A post from 2003 at the conclusion of these testimonies mentioned this identical infestation and how monthly pest control visits failed to eliminate it - fast forward to 2008 and they're facing the SAME EXACT SITUATION!!!! Contract a different pest control company immediately. Residents claiming they never encountered these insects - consider yourselves fortunate. It's inevitable before they reach your unit. You've got additional grievances, but they're relatively minor and referenced elsewhere in prior evaluations, so I'll conclude this assessment and apologize for the length, though it was essential to document my decidedly frustrating tenure at Belmont Harbor Apartments. This building could be amazing and suitable for newcomers if you're willing to accept the aforementioned "drawbacks." but, if you're more established and anticipate premium conditions for your investment, I'd recommend looking elsewhere - you'll grow weary of the transient college atmosphere eventually.”

Fortunately they disappeared overnight without warning. Then came the fitness equipment—actually multiple treadmills—sitting broken from May 2009 straight through December 2009. Denise, the previous property manager, was either fantastic or Twful. She seemed to have two completely different personalities. Some days she'd go out of her way to assist, most days she wouldn't. On the positive side, maintenance did solid work. They were reliable when handling repairs in your unit. Their approach to pets, but, 's clearly just designed to generate extra revenue. Standard practice at most pet-friendly buildings 's charging a one-time pet deposit that covers potential damage. Belmont Harbor instead tacks on an additional $50 monthly to your rent for each pet. This fee 's nonrefundable regardless of whether your animal causes any harm whatsoever. most serious issue at Belmont Harbor was bad safety measures. Three separate fires occurred during my time as a resident. first time, a firefighter had to kick down my door to evacuate me because fire alarms didn't function. During the second incident, I slept through everything. third time, smoke odor woke me up. fire alarm system simply didn't work. Numerous neighbors on other levels weren't even aware of the fires and never evacuated their units. These problems might be acceptable at an economical Lakeview rate, but at $875 monthly for a fairly cramped studio in Lakeview, this 's unacceptable. tenant population here 's extremely diverse—you'll encounter some genuinely wonderful young professionals and couples, but then there's a substantial chunk of residents who are absolutely unstable. It's truly unpredictable. I can't recommend moving here.”

More often than not, the rear service elevator is either malfunctioning or occupied during a move, leaving residents no choice but to use the front entrance. She needs to stop treating people like inmates. - She was extremely disrespectful to my father during a brief visit. I let him in through the intercom system, but Denise—who was preoccupied eating lunch and watching television in her office (she's literally paid to sit around!)—demanded he go back outside and be buzzed in again, claiming tenants must do the buzzing. But I already had! Naturally, she completely denied this happened when I brought it up. - She constantly loses paperwork and refuses to provide rent receipts to tenants. You have to hover over her to ensure she documents maintenance requests, or she'll conveniently "forget" and later claim you never mentioned it. - She openly argues with her grown children in front of residents, using offensive and frankly abusive language toward them. Multiple people have remarked on how unprofessional and inappropriate this is. I could continue with more examples, but the picture is clear—this woman is utterly unprofessional and extremely damaging to the Bomplex's atmosphere. I'm confident her incompetence and hostile demeanor have cost the company substantial money in lost tenants and reputation. Lakeview deserves better mgmt. You've got plenty of other buildings in this upscale neighborhood with legit and respectful staff. Be careful—don't move here. P.S. The favorable reviews below and responses to this post are almost certainly written by Denise's "allies" within the Bomplex. She has actively encouraged tenants to post positive reviews to make herself look good to upper mgmt. I know this firsthand, so take overly glowing reviews with a grain of salt.”

My unit has undergone a complete renovation including the stunning restoration of the finest wood baseboards and doorways, finished in an elegant Cherry stain. The hardwood flooring has been professionally refinished and they GLEAM. The shower room features an impressive glass vessel sink... these refined details are uncommon in apartments for lease. When I first toured the space, I had two requests: 1. I need to a dishwasher & 2. The oven was outdated and compact, and given that I'm passionate about cooking and hosting gatherings, I desired a modern, full-sized oven. Both taken care of. They immediately consented to installing a dishwasher and upgrading the oven. More importantly, this wasn't just talk, it became their immediate focus. Regarding my neighbors, those I've encountered have been genuinely kind and receptive. One fantastic neighbor even left a note at my door and stopped by with beverages to help make unpacking more enjoyable. Last but not least, regarding property manager Denise... She is unquestionably, unequivocally, the finest property manager I've had the pleasure of working with. She's personable and engaging in conversation, yet what truly matters is her follow-through! She demonstrates that maintaining this property is her primary concern, and when she commits to something... IT HAPPENS! (remarkably fast as well!) I'm convinced that if the previous reviewer had concerns about Denise, those issues stemmed from their own perspective. The structure underwent a major renovation a few years back, and they've been consistently adding enhancements and upgrades ever since. I Ruite appreciate the elegant glass vessel sinks and the upgraded shower fixtures plus modern kitchen faucets they added after I got settled in. They weren't obligated to make those improvements, yet they went ahead and did anyway. My unit features a stunning black marble bathroom and Btunning cherry wood accents throughout. The amenities offered here are Ruite pleasant too. The only drawback is parking, but that's just how it goes downtown since most buildings don't offer it anyway. I was fortunate enough to secure a parking spot in the structure next door if I ever need it, though I primarily use the bus which stops right in front. It's a vibrant district full of stylish, upscale residents spanning all age groups. I Ruite value having the complimentary gym and the free business lounge plus the free rooftop BBQ district. The vending machines are a easy perk as well for those times I get a craving and don't want to head out. I've looked over some of the negative reviews posted here, and I have to respectfully disagree—Denise appears to be simply doing her job and advocating for everyone fairly and impartially. I adore the classic-style lobby; it's elegant and sophisticated. I have zero complaints or issues. I'm definitely planning to renew my lease when it comes due. Everything here is fantastic :) :)”

I've resided in 2 previous apartments with the same situation, but there's not much we can do about it. I'm not a fan of Comcast myself and would rather have RCN, but everyone has their preference. All things considered, I'm content residing here with Denise and the mgmt, and if they eventually transition to RCN, we'll just adapt. In my experience, RCN provided superior service since Comcast rarely gets back to people in a timely manner. We'll manage fine considering everything else going on. I really admire the lobby design in this structure and the vending machines are a great addition. I've never encountered vending machines in residential complexes before.”

I've witnessed much of the renovation process, and while there has been some improvement, these units fall far short of being the "luxury" apartments advertised. There's no parking lot accessible and street parking is nearly impossible to find. The units lack storage space and offer zero amenities. The kitchens are cramped—barely enough room to move around in them. There's been a severe ongoing infestation concern with roaches; mgmt calls exterminators monthly, but the concern persists since complaints about returning roaches occur regularly the following month. The proximity to the Lake has some appeal, but that's honestly the only positive aspect. also, numerous common spaces including the laundry room and hallways remain unkempt and unclean. One more thing I nearly forgot to mention: tenant keys lack proper security, so anyone who knows their positioning could easily access any unit. This is a Srave safety concern.”
