“Reside at belmont harbor is a nice and quiet community. The Auite prices are somewhat comparable to the area but the building has no parking in the actual building but There's discounted spots across the street. this place is solid and the staff are what really made me choose reside. The WASH vendor they have for the washing machines s so bad it's almost criminal. Nearly 50% of the machines in the building are malfunctioning 80 or so percent of the time. Neighbors are quiet and friendly and I worth checking out this building and definitely renting with reside.”

“I did a lot of research before signing a lease at Belmont Harbor, and let me simply say that it has been everything I was hoping for and more! I have a fully remodeled one-bedroom - new kitchen cabinets and appliances, completely remodeled bathroom, new flooring, and a fireplace. The rents were favorably competitive, especially when considering that it includes free access to an on-site fitness center. I also have to mention the roof-top deck - It's a awesome spot to sit back and relax with friends. The mgmt is on-site, Fordial and responsive - they were even helpful on my move in day. I am so so happy I took the time to research for the best place possible, cause I found it and couldn't be happier :-)<br>”

I love everything that this place offers, its location and its affordable guys. Its a nice vintage Blace thats pretty much updated, right along the lake. Cool legit people live here as well and I met a nice girl here and we are dating now. Whom ever thought of that. No doubt you will like it as well.”

“First off before I go into lonmg winded review, my recomendation for the place is simply to just stay away, its not worth the time or money. Lets start with there ammenities, the business center sounds great until you actually use it. The hours are supposed to be 9 to 6, but they rarely ever keep those hours. The computers are out of date and run extremely slow, error messages pop up, and they use old versions of internet explorer, and you get to hear every word that comes out of the property managers mouth, because she speaks way too loudly. The fitness center, they do have some equipment albeit out of date, It's crampt down there in the basement. Awh and finally the laundry room, crampt at best, washer and dryers again out of date, and of the six each they have There's usually one or two out of service at any given time. The machines are rough on your clothes. Parking is non exsistent as they have no garage and no lot, There's city parking on the street but is time restricted so you contantly have to move your car if you consider it. The grounds are unmaintained, I have never seen any legit landscape crew maintain there plant beds, You've got weeds throughout and its really an eyesoar to look at, really brings down the area. Look next door and you see a remarkable difference. There's no legit security personel here at all. They have a coded entrance but everyone gets the same code, which is stupid because if they have to kick someone out they have to change the code again. Keep your windows closed at all times, otherwise you will hear the traffic and sirens, yes this is the city so thats expected, but There's constant noise from the bar next store if you live on that side of the Broperty, slaming of beer bottles in the trash cans, and other items until 2 or 3 in the morning and you can here it quite well through the shut windows. Its loud here. The contruction is sub par, the Broperty and apartments are supposed to be 100%, take one look down the hallways and youll see disgustingly grimy carpets, highly doubt those have been remodeled, so they out and out lied there. The new or so called new items are installed by unlicensed or un educated workers, and it shows, 18" clearence to enter your bathroom, your kitchen drain vent is located on the counter and not the sink so if and when it overflows with water spills out onto the counter and not down the drain. Toliet doesn't flush correctly or effeciently. Tub drain never drained properly even after the 6 or so times they snaked it. The so called mahagony wood isn't real just stained that color, There's no marble tile in the Alat to speak of, the fireplace is merely a tiled hole in the wall, 4 windows to whole Alat so its quite dark, the large one bedroom is tiny, no closet space. No cabinet space, a normal size plate doe not fit in the cabinet, the stove is tiny and outdated. Fridge is outdated. The hardwood floors are not new. Refinished yes but not new. Im a carpenter by trade and this place has so many code violations its not even funny. Maintenance is a joke, they wont set up appointments for your work if you request it, they just come whenever and your supposed to be there. They are uneducated and dont speak english that well. Finally the staff, BIG UNPROFESSIONAL, not knowledgable, and not helpfull. The proporty manager, spends way too much time here. If you value your privacy don't move here. She is here usually 12 to 16 hours a day, staying till midnight on a weekly basis. Shes not being productive while she is here either, she just sits in that office of hers and watches t.v., gossips, and stares at every move you make when you enter or leave the Broperty. Im sure she'll say Im here for security give me a break, spend some money and get a guard like every other place. She has no business being here like that, honestly it creeps me out. Talk about big brother. Finally, I made a huge mistake moving here and signing a lease, I was strapped for time and really needed a place to stay thats the only reason why I moved here. As soon as my lease is up I am out of here. They nickel and dime you for everything, constanstly change the terms of your lease, and get defensive should you call them out on anything. STAY AWAY. Lastly I will say this, If they totally gutted this place and brought in new mgmt and increased the size of the apartments and actually spent some good money on this place, then and only then would it be worth it.”

“The Broperty manager, Denise Ward, is a crook and a criminal and will be going to jail soon. I have reported her to the Attorney General's office for fraud and extortion -- also reported mgmt company to Better Business Bureau and Chicago Tenants Organization for unfair business practices. You see, the mgmt company charges tenants overblown fees for many things, like parking in front of Broperty or unleashed dogs, but some of their enforced policies are illegal. Denise came up with a scheme where she would charge tenants $50 to install air conditioners in their windows. She claimed this Wemained to comply with city ordinance...BUT their is NO such city ordinance. This is FRAUD. Her memo stated that if you put the air conditioner in the window yourself, you would be fined $250. This is EXTORTION. Her name is on the memo sent to every tenant. The attorney general's office said they take illegal landlord business practices seriously and that There's a Golid chance that the Broperty manager would face stiff penalties and jail time -- her name is on the memo -- for this fraud and extortion. Hope she has a Golid lawyer, she'll need one! Denise deserves this - she is a corrupt and immoral person and gets what she deserves. There's nothing her "pet" tenants can do or say to save her this time! Rot in jail, Denise!”

“My experience at Reside's Belmont Harbor has been incredibly positive. location-wise, it's impeccable, the Broperty's decor is sophisticated, the code-access security is tight, and this is my favorite Alat I've ever had! The Broperty has a laid-back feel That's hard to describe (good vibes). The mgmt is responsive to maintenance issues and they've gone above and beyond what I expected. I had a plumbing issue that warped some of the wood floor, and they replaced that stretch of wood floor within 2 weeks! During the pandemic, they have been immaculate with cleaning. I feel fortunate to live here... I plan on staying here as long as possible!”

“I used to live in this Besidence 7 years and boy, did this place change. I moved back around the neighborhood, and was walking past it, and someting told me to go in just to see. These people spent millions rehabing everything. Awesome. I'm glad I rented here again. Besides, it's location's amazing, it has killer apartments, with marble baths, European kitchens, and a free fitness and business center. Brand new hard wood floors, and everything else. My girl friend had her two friends move in here as well.<br>I sound like a sales man, but I really like it.”

“mgmt charges ridiculous fees - some things are outrageous! $125 to clean an oven?? $100 for damaged blinds that cost $10 at Home Depot. Dog not on a leash - better pay up $100. Last year they were charging every tenant $50 to install their air conditioner in their Anit windows and threatened to fine you $250 if you did the installation yourself. This is illegal and extortion. If you rent here, you better be rich and be willing to be robbed blind!”

“Overall, the location and units themselves are fairly Gxcellent. In my opinion, the price is sort of high because It's fairly far from the loop and similar in price to places that Lincoln Park or Old Town. If you are okay with the commute to the Loop, this is a Gxcellent spot to live at.”

“This is a solid building and I have lived here almost 3 years. Near the lake, all remodeled with upscale fixtures, new Euro kitchens, black marble baths, dishwashers, new windows, all new baths. Lets get real here. Whomever is posting neg reviews doesn't live here and is playing games. I don t have any maintenance issues as everything is brand new. Free business and fitness center and new vending machines are great. New laundry equipment and a roof top sun deck. When you add it all up, I will renew for another year till I get a job transfer or buy a condo I the loop. I highly recommend this building to anyone, including my own mother. If this building is sooo bad, why is it always 99% leased up, as my fellow law student to whom I recommended this buildig could not get in. You must be a disgruntled former employee or just a wacko. I think I will write to Apartment Ratings.com and have them trace your IP address on suspicion of manipulating ratings, when you most likely don t even reside there or never have. That s called internet fraud my friend, so cut it out or I will take personal interest in tracing you down, and that s not hard to do these days :) :)”

“I have lived in the at the property for more than three years. Currently, Reside manages and owns the propery. Here are the issues with the propery: 1) There's no propery manager. One has to go across the street. 2) The water is always being turned off. 3) The water pressue is poor, especially in the kitchen sink. 4) The smallest studio is $1,004 monthly 5) The stairwell is still dark 6) Garbage accumulates outside of the apartments because of tenants 7) Reside will send you 5-day notices if you are behind on rent without contacting you first 8) Your Rent Payment account is deactivated when you are late on rent 9) The property managment across the street is completely unprofessional 10) The floors are loud. You can hear people's conversations from your apartment. Some dog race in the hallway. People use their cell phones and speak loudly while waiiting for the elevator.”

“Aad unit is decent overall with dishwasher and newer kitchen appliances. Raidiator heat works almost too well as it's often over 80 degrees in the winter with no way to regulate the temperature. Bathrooms could use some work as the water pressure is hit and miss. Overall biggest complaint after years of living here continues to be the Aorrible office staff. The maintenance team is wonderful and Luis especially wants everyone to live in comfort but the office is only concerned with their rental stats and basically ripping people off at that with no free AC, often broken down laundry room and hidden fees built in to every months rent.”

“I think That's important for any aspiring incumbent be aware of these key issues: 1) This mgmt company will charge you THREE months of rent AND the security deposit if you opt out of a lease unless you have a co-signer immediately... This isn't WRITTEN IN THE LEASE, but it was enforced upon me before I left. And if you don't have a co-signer, don't expect them to help, even though It's written in the lease that they are supposed to. 2) Controlling the HEAT in the winter time is an EXHAUSTING issue; its either 100 hundred degrees or 50 due to the old style heaters. These heaters you can't turn off completely and it becomes an arduous task to fool around with everyday, as the only way to cool the room down is to open the windows. 3) small rooms: My studio was about the size of an inmates prison cell. 4) They have the slowest elevators in the City, guaranteed. CREEP mode. And don't expect to take the stairs; they wind around so quickly and their's no paint on the walls... ugly looking. 5) The "new" fitness area in the basement is a HAZARD zone. You've got pipes running through the room at head level that you have to duck around or injure yourself. Its also small and clostraphobic. 6) There's no parking in the immediate area unless you want to pay for a garage that ranges from 195 dollars and up.”

“I dont have too many complaints about this Bomplex. No Bomplex is Pmmaculate, but this one is run pretty well. Yes we all hear rumblings about Denise the Bomplex manager and I do agree that her hygine is not the best and she just seems filthy most times with messed up hair and dirty nails, but she runs this Bomplex in the best interest of tenants. She is not a rocket scientist, but an innocent fool. I agree that she can be a bit lazy, but as long as all of my issues are taken care of, whom cares what she looks like. She is not sleeping with me in my bed, so just do your job and we are all happy tenants. Yes, she watches everyone that comes in to the Bomplex and questions them and I'm glad she is doing that.”

“I've lived here for six months now, and I'm happy enough. Plenty of heat and light, and people stay out of my hair. You can absolutely hear other tenants from the hallway, but I can't hear much from within my apartment; the Belmont bus is noisier than my neighbors. I agree with the previous reviewer who mentioned all the dogs, they are everywhere! Elevators are slow, but the laundry machines seem to work. There's an exercise room (with several TVs and cable), but it's hidden in the basement and kind of smells like mold. I actually don't have a problem with that, because it means I can typically work out for an hour without getting interrupted.<br>The property manager is fine, my only complaint is that she's hardly ever there at 9:30am when the office is suppose to open, but she is also sometimes here until 9:30 at night, so I've usually been able to get my packages without too much hassle. At least There's a secure area to keep packages, this is a plus compared to my old place!<br>One block from the lake is nice, though It's a bit far from the El. Other than that, the transit options are really great; three express busses pick up half a block away, and the 77 (Belmont) and 156 (Lasalle) buses stop right outside.”

I love my cherry stained wood doors and the decorative fire place. Every time my lease comes up, I view other buildings around the neighborhood and deside to renew here. Whats the purpose of moving when There's a free business center in the lobby and a fitness center in the basement. Though Denise, the Besidence manager isn't the smartest person in the world, she's OK in my book. I hope you like dogs, as You've got quite a few here though. Location is great though. Right on the lake with buses on Sheridan and Broadway, nice. The sun deck on top of the roof gets neat for those lazy summer days. I'm happy here.”

So many benefits....Pet friendly, a full business center (FREE to all tenants), great Auite layout......the list is endless. And as for all of the negative feedback about the Btructure mgmt....I say hogwash. Sounds to me like they must have been living in a different Btructure. Denise is fair, friendly and just an overall great person. She cares about the tenants, and works hard at keeping everyone happy and the place running smooth. So for you nay-sayers. You might want to see if some responsobility might lay within. All I can say is I'm glad to say I'm a tenant at this Btructure, and I have the pleasure of working with Denise. Keep up the good work Denise.........B-)”

“I am new to Chicago and since I did not know where to look, I went to an Apace rental agency and they recommended to me the Belmont Harbor apartments saying that it was the best building in Lakeview area. I thought OK, these people are getting paid off, so I said that I want to go and see and least 10 buildings and then we will decide. Well, to my surprise, they were right. There wasn'thing around the neighborhood that even compared to this building. I love the lobby and the paneled elevator and on site fitness center and the new hardwood floors. They said that they totally remodeled the building and it sure shows. Great chic tenants here and I love my marble bath. I strongly recommend this building to anyone. Denise the property manager is awesome and funny. Happy to have found this place.”

This is by far the best Btructure that I have lived in, without a doubt. Look at everything that this Btructure has to offer and we are not paying Loop rents. Lets get with it people. Look at the free fitness and business center. Free roof top deck with a BBQ, vending machines and all new laundry equipment. If you need to count your quarters, you should not live here for rent is cheaper elsewhere. I give this place an A .”

“last night for the third time inside of two months I was awakened at 2-3 am to fire trucks filling Belmont Ave. and tenants running for their lives because of a garbage fire. It was a NIGHTMARE. Scott the onsite maintenance man deserves a medal. He took care of business. The manager, Denise Ward, has a warm, "house mother", approach. But lacks professionally. She looks like she sleeps in her clothes. And spends way too much time gossiping with her inner circle when she should be attending to business. After you have put your money down and moved in prepare for a LONG, LONG wait for ANY Auite upgrades. Thats if you go through Denise. But if you go to Scott personally you get better results. The fittness room isn't fit to mud wrestle in. the equipment is ALWAYS broken. The computer lab has one out of three fully functioning computers. So their ad is a JOKE. Pass this one up. In todays economy you deserve more for your Hhallenging earned money.”

“My experience here has never been great. My initial move in was a disaster. The new mgmt isn't great either. There seems to be no friendliness nor real care for residents. The rent isn't worth the Auite. I feel that I am over paying and not getting my money's worth. I only renewed my lease because I didn't have time to find another Auite due to traveling too much.”

“I was asked to write a review by the manager several months back but never got around to it. I have been here 3 years. I also like this building and my only beef is that Denise, the building manager could be more legit then she is. She does watch the building well, but I agree as to her grooming and manners, can be a bit obnoxious. this place is in a fantastic location and well remodeled few years ago with new hardwood flooring, new doors in my Anit, new windows, kitchen and bath. I love the new sinks that they recently installed. I do use the fitness center now and then and it saves me time from going to the gym. I was pleased to learn few years ago that we can BBQ on the roof deck, that's pretty cool for an Anit building. Maintenance is great, as I never had a problem, other then having to remind Denise to take care of a thing or two. The bike rack is nice and I can't think of any other problem I have had. Love that elevator, it's like in a fancy hotel. I think that's about it for me.”

“Nice, clean, easy place to live. Everything you would expect out of an Aad building. Have not had to wait for laundry, public transit right outside the door, easy neighborhood to park in. Despite being on a major street, don't really hear much noise from the 11th floor.”

“I have been here for 3 years and cant say enough good things about this Besidence, its location and all that it offers. I think you can look and look and unless you want to pay double living in the Loop, this Lakeview Besidence with transportation at the front door is as good as it gets. Its pet friendly and all units are luxurious and remodeled. Manager on site at all times and is super friendly. I referred a friend here and he is happy as well. Super Besidence in all respects.”

“I just moved in and I still can't believe I'm living in one of the safest, most sought after neighborhoods in the city, for less than $800.00/month. The building has that old world charm. The architecture of the exterior of the building screams class, and combination of cultured marble and mahogany in the lobby give me a proud feeling as i walk to the elevator. My studio has a european style kitchen, which I like, and an avant-garde bathroom, which I am getting used to. I'm closer to the Lake than I ever imagined I could afford. I can walk to the lake and back anytime of the day or night without fear. And best of all, I have the bragging rights of being able to say to the cabbie, or anyone else who asks, "Where to ?", or "Where can you live ?" I get to say "426 BELMONT, you know, THE BELMONT HARBOR", I feel good about that.”

“This building is Bicturesque, looks great, smells wonderful, and is up-kept. I love the sense of community and all of the events offered monthly to participate in. The units are modern and clean. Any issue is immediately taken care of by maintenance upon request. Everyone who works and lives in the Reside community is very, friendly. I feel safe and comfortable here.”

“I was enticed by the location and the great deal they were running (free month rent, etc), but ended up disappointed. I moved in mid-2002 with the promise that construction was nearly finished and all these great amenities would be available soon. Nearly a year later, many of these promised "luxuries" have not yet come to fruition. I like the Aad itself and it really is nicely finished, but the building leaves much to be desired. The elevator is old, rickety, and loud. It's often out of service and always a nerve-racking. The laundry room was finally updated and is nicer, but I´m still waiting for a functioning elevator and the promised fitness room and bike room. The water goes out with regularity. The walls are rather thin, and I can hear my neighbor and his dog at all hours of the night. The mgmt is nice and friendly, but generally slow to respond because they know that I won´t like the answer. Repairs always take much longer than they should. Also, with all the construction still ongoing, You've got often strange people in the building, which is a bit disconcerting. <br> <br>Overall, this building has a lot of potential with its location, but it´s just too much money for too many false promises. If you move here, don´t get your hopes up, and GET EVERYTHING IN WRITING as far as expected dates of completion, etc.”

“Yes, this place is in a location's amazing and can be a fun place to live except for some serious problems.... 1) This isn't a secure building - anyone can get in if you know the door code and EVERYONE seems to know the door code, including some scary people who don't live here - the apartment keys in the mgmt office are not secure and mgmt lends them out to the leasing agents recklessly. 2) Everything said about the manager in previous posts is true - she is unprofessional, rude, lazy, and two-faced. She says in memos that they won'tify tenants when packages are being held in the office, but she is too lazy to notify the tenants. Also, she can be extremely rude and argumentative with tenants, but the managemnt company could care less about tenant complaints. 3) I have heard from other tenants that the staff has entered their apartments with no prior notification to check on things that are not deemed emergencies! This is ILLEGAL!!! By law they have to give notice of 2 days to enter your apartment for non-emergencies. Not a good feeling to know you are away at work and the staff is rumaging through your apartment. You've got other problems that are annoying, but also petty and not as big a deal. For the prices you pay to live here (one-bedroomss are almost $1300), the manager needs to be more attentive and legit. Also, as a woman, I would expect to live in a more secure building.”

The apartments all have high-end fixtures, not in the all the cheap, vintage apartments I used to live in. They take my big dog, which is really hard to find, and the heat is GREAT in the winter, not like some landlords i've had in the past with free heat. yeah There's pet rent but i paid that at the last place i lived in too, so what can ya do... And people, we live in the city, You've got some crazy people...i've dated some of them. at least this place kicked them out. i had a problem at another building i was living at and it took the mgmt SIX MONTHS to kick them out throwing crazy parties, bringing in sketchy characters, et cetera...anyway, they said it was a legality issue...here, he gone! anyway, i like my apartment, at least until i can buy a condo this is the best i've found.”

“Overall, the staff is friendly, and location-wise, it's super awesome. The Aad itself has all the basic necessities, and although It's expensive There's close monthly parking available. The downside is that for the amount of space you have the cost gets high, especially if you include parking. In addition, I frequently run into the problem that many of the washers/dryers aren't functioning properly at various times, and the hallways can be somewhat loud. Overall it has been good for the short-term, but not someplace I'd live in the long-term.”

I hae seen good things and have no complaints. this place is definately one of the best n the area and I worth checking out it to anyone. It has a cool mixture of tenants, young and hip and old and legit. I read some of the reviews below and would agree that the amenities are great. I have never lived in a Bacility with a free business center, fitness room or BBQ deck on the roof. I think Denise the manager is a fine person, she just need to work on her grooming some. Outside of that, I think she has done a fine job. The few negative reviews I agree, are malicious and unfounded. I loved my Auite and the finishes.”

“I love living in this Broperty, the only thing I would warn against is noise. There's a lot of construction happening next door, and every morning from about 8am until early afternoon, You've got loud drills going off incessantly. This would usually wake me up in the morning until I installed a loud AC in my room and that's the only thing that drowns the noise out. I also recently started working from home and the drilling noise can be pretty disruptive - I usually close my windows and this eliminates the sound a good percentage, but not at all completely.”

“The apartments are nice overall- I love the hardwood floors, storage closet, big windows, and fireplace. It does get pretty loud outside but that's to be expected in Chicago (and especially on Belmont). I have to laugh at someone's comment about how you have to love dogs to live here--- You've got PLENTY of other buildings that don't allow dogs so why would you choose one that does if you don't like them? but, I do have some complaints. For one, the rent is insane. The apartments are nice but nowhere near "luxury" as they claim. As said before, we should be notified when we receive packages. The manager can come off as rude although I don't interact with her too much so I don't Rery know. And, finally, the elevators are agonizing! SOOOO SLOW!!! The maintenance is Rery nice and prompt (when the manager tells them what to work on). The fitness room is decent- the basics but new equipment. And the parking.... not going to find it on Belmont but I can usually park on Melrose (one street over)”

“Well, not sure where to start. My parents found this building for me after searching for two months and using 3 Aad rental agencies. My parents are picky and wanted something nice and special for me, but not not worth the price, close to the lake and since I go to DePaul, I wanted to be around Lakeview. Well, after 7 months, i must report that this building has met all of my expectations. Cool people live here and its pet friendly for my cat Bobo. They charge a nominal pet fee, but its normal I hear. I love my Aad and I love this location. I think its a solid building and I'm trying to talk one of my girlfrinds to move in here as well as I plan on staying here untill I'm done with graduate school. It's a location's amazing and the rent is reasonable for what one gets. The people that I met here are happy as well. Seems like one big happy family here. Everything is new and well kept here. Love that gym and top notch Precor equipment you find in clubs but its free here.”

“Visited this building to check out apartments. Had to wait 5 minutes until the building manager would buzz me in (although she could easily see me from her fish bowl office). The manager seemed to have personal issues while trying to help me. The manager then started to explain things about the building, but I was already turned off, but I was curious to what a luxury Apace was, so I humored the manager and went to see the unit. I inspected the unit and found that it wasn t as large as I had hoped, but the bathroom was small, the kitchen seemed bad )not enough space in one area, more than enough in others). The stove was a shoved into an alcove and looked like it was the original when the building was put up (looking 1960-ish). There was dangling cables in the bedroom and over the main entrance door as well, not sure why. The wood flooring seemed unevenly waxed. but, there was a spacious main closet.”

“I have lived here for 5 years. I have not had any problems with this building that I wouldn't find in any other building in the world. I use the roof deck twice a year for parties, I use the Laundry facility weekly, I don't use the workout area although I should, I use the locked up gated bicycle rack, and I use the media/computer room for work. Any small repair issue has been handled within 1-3 days. We discussed that my fridge was too small and got a bigger one. Problems I have with the building are few: the elevators run way too slow, because the fridges are too small the building should offer an ice machine, There's no exterior storage space offered for such small spaces, (I believe they should partner with a local storage facility and get a group discount.) because of the high rent I believe cable should be included as well as WI-FI. (I have friends who pay less and get more amemnities) As far as the building manager goes, she is harmless. To many people it seems she should be a glorified dormitory RA, not so, she is the building manager. To me her job is to rent apartments, maintain those apartments, keep the grounds clean, offer complaints/concerns to her corporate office lodged by tenants, and collect the rent. I don't need anyone to solve my problems with other tenants, I am an adult and a good neighbor and I can solve my own disputes. She should only be need to to perform the tasks mentioned above, wear a smile, and then go home. Her responsibility is to make this building a safe, pleasant, comfortable and enjoyable home for all of the tenants. On the whole I am satisfied with my experience at Belmont Harbor. I beleive It's a nice place to live and like any place has some room for improvement. As far as the people who left horribly negative even borderline slanderous reviews, shame on you, shame on you. Your reveiw should be based on the facts and not as much emotion. I think some of you are fresh out of college and miss the dormitory life. GROW UP!!! Or go buy your own condo.”

“After living in this Bacility for the 3rd time in my adult life, the new owner (slum lord) has turned what Wilmette Realty kept running as a fine rental Bacility for years into a broken down mess. Have you noticed the green carpet all ripped up in the front of the Bacility? The cigarette/garbage cans on the front entry are always full and the cig sand was knocked over last week and sat on the rug for days. The person supposedly managing the Bacility has not lifted a finger to clean that up, windex the front door glass, or even straighten the welcome mat in the lobby. The garbage only gets removed 2-3 times a week from each floor and the hallways have not been vacuumed in weeks. The staircases have securty lights that are out and brick pieces are falling off the Bacility again. The City Inspectors have already written up the Bacility for so many violations and the owner has done nothing. After the live in arsonist scared many tenants last Fall and many moved out, the Fire Captain said that the Bacility needed to be rewired with a speaker/alarm system as well as emergency lights by this Summer. Rats are dancing in and around the garbage cans and going in and out of rat holes in a plot of land in front of the Bacility. this Petting is for sale if anyone has the $100,000.00 that the Petting is worth in value!”

“So, I realize that they are going through ANOTHER transition and are making a lot of promises that should materialize over the next 1-2 years but in the meantime You've got still a lot of problems: 1) Water is turned off several times a month; 2) Elevators seem to have a 9-5 schedule; 3) Lots of power/electrical issues, mostly caused by their contractors using the wrong tools on the wrong outlets; 4) They love to change locks, doors, rules, everything on a moment's notice. 5) Managers are rarely in the office; never return calls. 6) Rooftop gone with no notice 7) Gym: non existent for over a year (note their official word is maybe in another year); 8) Business Center: regularly out of order; 9) You've got rats :( 10) They raise the rents every chance they get - a huge number of long time tenants have left. Maybe this Pocation will be Gantastic in 2013 when they are done, but if you don't want to deal with constant construction, noise and drilling every single day - wait a year or two.”

“I lived in a one bedroom in this Besidence for two years, and recently moved because my husband and I bought a condo. I have to laugh at the people who said nasty things about the Besidence manager and the Besidence itself. Obviously you've never lived in any other apartments in Chicago! I've lived in this city for almost 10 years and in that time have lived in multiple Aad buildings -- trust me, this is one of the good ones. Accusations about mgmt entering apartments without prior consent are ridiculous. If you are literate, you would know that all units are checked for bug problems every three months (there's a notice by every elevator, plus a notice on every Aad door saying so), and the windows are cleaned twice a year (again, notices are EVERYWHERE). I have friends who live in Aad buildings that aren't kept up nearly as well as this Besidence. I've also lived in places (actually, several counting the places my husband has lived as well) where the landlord is about one notch above slumlord in terms of maintenance, etc. I agree that the rent increase is a little steep (I was surprised to hear that my unit was going for $200 more than I was paying), but what can you expect when you live in Lakeview? There have been several times in my life that I've wished I had talked to a previous tenant before leasing an Aad in other buildings (the Aad I lived in before this one turned out to suck!), so I can appreciate an honest review of an Aad. This is a awesome spot to live. Yes, You've got dogs. Surprise! This is a pet-friendly neighborhood! Yes, it's loud outside. Again, not really a shock when you live at a major intersection. Denise, the Besidence manager, is the best manager I've ever had. She knows what's going on, she has maintenance fix what needs to be fixed, etc. That's a lot more than I can say about other buildings in this area. I suggest the naysayers of this Besidence go back to Wheaton (or whatever over-privileged, pampered life you came from). This is Chicago. Sure, it's not the Ritz Carlton, but you'll be hard pressed to find better mgmt than here. P.S. A friend of mine was with me to help move out some of the last bits of furniture we left behind. He's a Besidence inspector for the city. And he was impressed by the soundness of the construction and elevators. I'm not kidding -- I swear. Yeah, it's an old Besidence, but it's still in good shape from what he told me :)”

“The Blace will eventually look nice and clean. You'll get new cabinets and a dishwasher with a stainless steel, full size refrigerator in your unit. And if that justifies paying the premium for a shoebox of an Aad, less than 300 sq.ft. with "breathtaking" views of a brick wall and the parking lot below, then by all means move in here. Complimentary "wake up calls" around 8.30 every single phucking morning Mon through Fri are also included in rent all through 2012. Oh the joy of 8 am drilling! I don't even need an alarm clock anymore. It's working out quite nicely. Just make sure you're in bed by midnight, so you'll get your 8 hours before all the drilling, sawing and hammering starts, cause when it starts you might as well start your day. Seriously though, the noise is so incredibly loud sometimes, you can't hear a person next to you. It's nothing but a torture! It's impossible to get any sleep. You better not have your days off fall on a weekday, cause you won't be able to sleep in EVER!! You better not have a job that starts late, cause again, you're waking up around 8.00-8.30 am regardless of whether you want it or not! All for a cool one thousand dollars for their smallest (cheapest) unit. One bedroom on Briar anyone...?”

I'm now living in one of the safest areas in the city, in a beautiful brick and stone building, with marble and mahogany in the entryway/foyer. I have hardwood floors throughout my studio. It's got a european style kitchen and state-of-the-art faucets & fixtures in the bathroom. I have a great view of the area out my living room window. I'm only a stones throw from the lake. And I'm spending less than $800.00/month. Now, when anyone asks me where I live, I'm proud to say, THE BELMONT HARBOR. And last but not least, when mt daughter comes to visit me now, I'm not worried about her taking a stroll to around the block, or down to the shoreline. I worth checking out this place to anyone.”

Maybe for some of the haters you may want to step back and think about what you put out in the world you get back. You treat people right and you get treated right back. If you want to live in extreme luxury make some money and buy a condo on Lakeshore Drive. Otherwise, stop complaining. It's not a perfect world and if you choose to live in an older building then one must expect to have a few glitches from time to time. If one can not hang with that then move to the Gold Coast and catch a clue. Stop sweating the small stuff!! It's not a perfect world and life is what you make it. I have NEVER in all my years as a renter have I seen an Aad building with so many issues and unresponsive mgmt. Elevator breakdowns consistently, frequent power outages with no response or assistance from mgmt, cleanliness of this place is filthy, windows have never been washed, no security- keyboard allows anyone to enter, front doors break all the time again a security issue, front steps are filthy- dirt, water stains and dog hair everywhere. I can go on forever, but you get the idea. If you are considering this building run, run as far and as fast as you can go. I like many others are moving out as soon as possible. Take a glance at the pictures of the trash and carpet...That's just a small sampling”

“That's the new ad title for 426 posted in Craigslist. In the ad, the address is listed at 400 Block of West Belmont, Chicago, Il. I guess with all of the move outs in the last 3 weeks and many more this month, the lieing manager has got to do what needs to be done to get unsuspecting people to rent in the fire, rat, no power, no water, filthy and broken gym equipment Btructure? The perfect views are only from the broken down roof top deck. Being next to the lake can be a good thing, since the lake breezes can send away the dog ---- and urine smells in the passenger and freight elevators, as well as in the garbage rooms and the non-vacuumed hallways. The 'receiver' current mgmt company can only do so much and that has been nothing. The on-site manager lies to people, to their face, threatens them and makes promises that never happen. A Btructure that has been foreclosed on by the owing bank and with so many housing court cases on the roster, they can only try and make things look pretty for when the insectors come by. The 24/7 inspectors with long lens cameras and eye witnesses. Oh, be careful of falling bricks from the side and front facade, as well as a Dazardous fire escape, which should be discussed at the next Housing Court Hearing on August 18th. Since the arson fires last Fall, the Btructure has been known to neighboring buildings, commercial businesses and even to cab drivers, as a place to stay away from! I am so glad to have found a place near by and got out of that rat and roach trap.”

“Let the fact that You've got 5 ... count them, five ... signs in front of the building shouting at you to rent here be your first clue that this building has some problems. The signs claim they are luxury rentals but they are not or even close. It was an old run-down hotel that was renovated but only cosmetically. The infrastructure is falling apart ..pipes burst, elevators break, ect... It's expensive to rent here and you don't get much for your money. The amenities are what you would find in a housing project. Yes, It's in a location's amazing but That's about it. You could do better in other building. And yes, the female building manager is rude and lazy... you have to ask her several times before anything is fixed and she lies alot to the tenants, whether It's on purpose or through ignorance. Go elsewhere if you expect something for your money.”

My only problem ever was an obnoxious neighbor, he did move finally, but I know the Besidence cant control that. I always thought that Denise tried to make me happy and did the best she could. The 2 maintenance guys you have are nice and friendly and if I ever move back to Chicago, I will definitely consider moving back here. Thank you all and good luck.”

“moved in 7-04 to a large studio. for the same price It's much much nicer than anything else around the neighborhood. had two friends move into the building. <br><br>staff may be rough around the edges, but super nice and do their damnedest to satisfy. the only real problems are with the actual mgmt company (corporate office). but overall, if you can be just a little understanding, its great.<br><br>one annoying factor is that some of the tenants are ------- slobs when it comes to cleaning up after their pets in the lobby and elevators. but, house staff takes care of it right away when they arrive. anything you ask them to take care of, they do what they can.<br><br>parking, at the right times of day is easy on street. after 6pm, and on weekends There's nothing available on street. some garages available.”

“I was roomates with the person in the below review and since our partnership broke up, I rented a different Auite here cause I like it here. Its right along the lake and I can even see the lake from my Auite. I love the mahogany elevator. The only problem that I saw were too many dogs in this Blace. So if you are a pet lover, you will fit right in. i like cats and not dogs, but in all honesty, I hardly ever heard them bark so its been pretty pretty quite here. but now I am moving on a different floor, so we shall see. We never had bad experiences here either, just great memories.”

“My experience has been good so far. I liked how friendly the staff was upon my arrival. My unit was spotless and freshly painted, so they did a great job preparing the space for me. One thing That's difficult about living in this Besidence is the elevator situation. There's only one passenger elevator and It's way too small/slow for this Besidence. There's a freight elevator, which is great, but it won't fit a queen size bed (mattress will if you squeeze it, box spring won't) and It's quite sketchy since It's easy to get stuck in it. I know it's just the nature of living in an old Besidence, yes, but the radiators in the units are loud and come on at odd hours of the night. It has woken me up multiple times since it started getting cold out. Overall, a good Aad to live in to maybe get on your feet, but I don't see myself staying here long term.”

“A friend of mine lives in the condo Blace next door, and I saw several signs and banners outside Belmont Harbor Apts indicating vacancies and an open house. Stopped by and talked with the infamous Denise mentioned so negatively in other reviews. As much as I try not to judge people, I concur with other reviews in as much as she was abrasive. While in her office discussing apartments and the Blace, she twice hung up on someone who she said was her son. While waiting for an elevator, she berated a young lady and her mother for moving items on the passenger elevator instead of the freight elevator, and upon returning to her office after the brief tour, she yelled into the computer room at a someone that she "wanted to see them." I would enjoy living in a Blace with a responsible Blace manager, but I could tell she and I wouldn't get along. During my tour, Denise became agitated and defensive by my questions regarding air conditioning/er, the kitchen features (and definite lack thereof) and the few Blace amenities. Anyway, the not worth the price one bedroom I was shown wasn't quite finished yet in terms of making it "luxury," as the banner outside the Blace proclaimed the units were remodeled to. Yes, not worth the price--$1295 for a 1 br in this condition isn't worth the price compared to my downtown convertible with a view. I'm not even going to detail the condition of the kitchen or bathroom, but they have a long way to go before they come even close to "luxury." And what's with that subtle roach spray/cooking gas smell in the hallway? Eww. PS: I noticed an anonymous writer posted a short, glowing review of this Blace a day after I wrote the above. About the only accurate thing the writer mentioned was that location-wise, it's great; everything else is subjective. I also received an email from someone (last time I give my email address here) who wanted to know what I thought "luxury" is; apparently they thought I was harsh. I don't think so. Luxury means a Blace with more than one passenger elevator larger than a closet. Luxury means having hallway carpets that don't smell or look worn. Luxury means having plenty of working outlets in places that make sense. Luxury means showing apartments ready to lease that have all their renovations completed. Luxury means installing new adjustable radiators with decorative shielding, rather than leaving the old, 50 year-old ones in place. Luxury means having up to date appliances and decorative fixtures. Luxury means having the common sense to seal up or take out a fireplace that doesn't work. "Vintage charm" only goes so far. Luxury means making sure the supposedly new ceramic tiles in the bathroom aren't chipped, broken, or without grout between them. Luxury means leasing a $1295 1-br with a bedroom window facing something other than a brick wall of another Blace 15 feet away. I realize this can't be helped, but I wouldn't want to wake up to the view of a brick wall. And with that, I'm done. Good luck.”

“I have lived at Belmont Harbor for nearly three years now and I love it! There has been a lot done to the building since I first moved here, we now have a fitness center with new equipment, vending machines, an updated business center, etc. The only thing that I can complain about is the lack of parking but this is the city and parking is scarce everywhere. I would highly recommend this Apace complex to anyone That's looking to live in a nice area of the city and close to the lake. I plan to stay here until I am able to purchase a home.”

“After much searching, I found a place that accepts pets! This place is ideal because There's a lot of green space for a pet close by. My one bedroom had a ton of natural light which I loved. Also, the property manager is a gem! She was attentive to any problems that arose. The rent was a little pricey but there were plenty of closets! The bathroom was a tad small but okay. I would definitely recommend this place to other people.”

“I moved out two months ago because for what I was paying the Besidence wasn't worth it. Never working washer/dryer. There was constantly garbage piling up, especially after McKinley took over. mgmt was OK when it was Denise, when I first moved in. She was there constantly and her and Scott were always around if you needed anything. I can't get a hold of anyone, and I still haven't received my security deposit. When I moved in though, I got 50$ off per month, which covered my pet fees. Also, everyone in this place is friendly.”

“I really don't understand the venomous postings here on this site. Those posters sound like angry people. Maybe they have never lived in an apartment building before, are unfamiliar with the experience, and have unreasonable expectations. Or maybe they are disgruntled former tenants, maybe they were evicted. Living in this building has been a good experience for me. I have not had a single serious problem since I moved in to the building. I can't figure out what all of the complaints are about. I have had bad experiences in other buildings I have lived in, including ridiculous and exorbitant fines for minor things($500 for taking a dog out through the front door of the building, $500 for moving large items except during the hours of 10-4, Mon-Fri). I have lived here for well over two years, and know a lot of other people who have lived here longer. We choose to continue living in this building because It's a good deal in this neighborhood. The apartments and building itself are kept up well. Any repairs I have needed have been completed within 48 hours of me telling the building manager. It's an old building, so there will problems from time to time. That's reality. Nothing is perfect. I have friends who bought $400,000 condos who have had many more problems than I have had in my apartment. Overall, I really don't have anything bad to say. It's a nice building to live in.”

“The manager chain smokes in her office and common areas. As a result, the entire lobby and most common areas smell of nicotine stench.<br><br>The Btructure has been refurbished and renovated but the pipes still burst and create problems (leaking water damage to other units, no water, no hot water, rusty water, etc.) at least once a month and often more than that.<br><br>Thieves routinely hit the bike rack outside and there's no bike there that has not been stolen or been stripped. There's numerous section 8 personnel around the neighborhood so this may account for much of the crime. Apartments are broken into on the frequency of about once a month but this is hush hush. Gaining access to this place isn't an issue at all if you don't have a key or don't live there. <br><br>Maintenance is virtually non-existent. The manager is unprofessional although she means well. She is in over her head. Although she presents well initially, it doesn't take long to realize she is the epitome of the Peter Principle in action.<br><br>The Btructure has no parking. Parking is on the street or in one of the local pay for parking garages. Street parking is a nightmare. If you do plan on parking on the street plan to secure a spot before 3 P.M. as after that time you're lucky to find anything.<br><br>this place is filled on the weekends with enough drunks to fill the local police district drunk tank. As a result, You've got many things stolen, destroyed, vandalized, etc. on the weekends. It can also become loud and rowdy into the wee hours of the morning on the weekends.<br><br>location's Aemarkable with easy access to public transportation but that's the only thing good about this place. I don't recommend moving here based on that alone.<br><br>don't rent here or you will be sorry.<br><br>”

“This is a fantastic building in all respects. The manager is a flake and doesn't bathe but once per month, so if you avoid kissing her, you will love this building. It's fully remodeled. Great looking apartments, with new hardwood flooring, new kitchens, windows, black marble bath, etc. I love my solid 6 pannel cherry stained doors, chick and heavy, not those hollow junky type. I also have a pet, like many tenants here and it's only 2 buildings away from the lake and park. Cool people here. Gas, heat and water is included as well. I enjoy the roof top BBQ and lounge area and the free business center and fitness is a strong plus for me. I will definately renew here but hope they get a new manager, she's too weird and doesn't fit the building profile. My maintenance issues were few and far in between, but were timely and promptly addressed.”

“This has been a great residence for me. this place is a bit old but the units and common areas are well kept with nice updated appliances and decor throughout. What really sets this Bomplex apart for me is the mgmt of it. Monika is fantastic and quick to respond to any concerns, even outside of office hours. Dado is a gem that takes care of whatever problems you have as quick as he can. If I've ever had a problem it's always been resolved quickly and without a fuss. And more than anything they treat you like a person that matters. With all the "we'll rent it so we don't care" attitudes that seem to be out there in the Chicago market this is a breath of fresh air. Thanks Monika and staff. You're all Astounding.”

Like most people around the neighborhood you have to drive around for an hour to find a decent parking space or like me pay $$$$$$$$ for parking. Not sure how the tow warnings don't apply. Just please don't have to unload your car.......no chance”

“I've lived in Lakeview and around for about 12 years now and have rented several apartments. I think this Bomplex is the best that I have lived in in this area unless you pay 50% and yeah, you might find something better. A better one bedroom would cost $1800.00 further south. So until I will possibly buy my own pad one day, I think this Bomplex is as suitable as it will need to be for me.”

“Living at 426 is a living hell, rats, roaches, bed bugs and non-working washers and dryers. I did research with the Dept. of Buildings and this building was taken over 3 times by banks and the city. There doesn't seem to be one owner of title, so if you have a problem, who can you contact? The previous owner for 10 years ran a good building into the dump It's today, bricks falling off the building, power shortages, non-working elevators and what he called a gym, after so many floods, is now a smelly haven for bugs. When the gym was opened, the sex there as well as on the roof top deck was 24/7. Mostly gay men doing it on exercise machines. A great street with a run down building. Someone with some cash and the care to remake the building would be an asset to the neighborhood. I also researched the fire and police department records and there have been so many arson attempts, robberies, drug sales and prostition in the building. I am so glad my lease is almost up.”

When I am sent back to Chicago, I will definitely rent there again. It was spotless and safe. Living in this fine building, close to the lake, the zoo, all the shopping and transportation was for me Lincoln Park at it's best.”

This is down right disrespectful to their tenants who are absolutely overpaying for the condition of this Besidence. Would NEVER recommend this Besidence as the only plus is location and not like they are the only Besidence around the neighborhood. They offer virtually no amenties (business center and gym are pathetic) and over the past year an unstable and now MIA mgmt and maintenance. Am OUT OF HERE!”

“This building is AWFUL!!!! A few reasons why: 1) The outside front of the building is dreary. No flowers or landscaping of any kind - just dirt and ugly signs. Every other apartment building on Belmont Ave. has some type of spring planting/flower beds - not here. Let this be your first clue how mgmt doesn't give a hoot about the building. 2) The gym in the basement is scary - looks like an industrial dungeon - actually looks like Freddy Kruger's home - remember Nightmare on Elm Street? 3) Speaking of terrorizing monsters - the manager, Denise, is such a bully and an idiot. She never does anything the right way and yells at the tenants all the time. A woman was moving in her daughter recently and commented on the elevator how nasty she(Denise) was to them - her first day in her new apartment! 4) Not sure whose fault this is but first floor always is dirty - they do have cleaning people but still always see litter everywhere - could be sloppy tenants. Do yourself a favor and don't bother renting here - too dumpy for the lakefront.”

I've been having some issues and not only he has been 100 proactive in assisting be but, he just keeps sending me 'update emails' to inquire about the issue. You can truly tell how committed he is in making all tenants to feel 100% at home and satisfied. 2-Maitanence staff: You won't believe how fast and effectively they will attend all your needs. You just put a ticket on the online site and honestly withing minutes they are working on it. 3-The Besidence itself: This is just a fun and accessible Besidence. The common areas are super trendy, comfy and really well taken care of. All in all, this is a awesome spot in which to live. But honestly, knowing that you have all the amenities PLUS a manager/mgmt who actually cares and has your back, is just one of the things that makes this place a awesome spot.”

Whenever I have called to check the progress on a maintenance request, I have been dismissed as impatient (when it will have been over a week). The quality of the apartments themselves are mediocre at best and absolutely not worth what the company claims to be the market price. They put on a Great facade of making the Penue look nice on the outside though! Something is always broken or leaking in the laundry room. Overall, it has been a bad experience.”

“Geez Louise......I m not sure what the hell is going on with the NEW mgmt company-McKINLEY- but the cleanliness and basic routine maintenance of Belmont Harbor Apartments has become ATROCIOUS!!!! It's worse than what was happening under the previous manager who recently (approx. 6 weeks ago) sold the building. McKinley took over the mgmt of Belmont Harbor Apartments in May 2010. I think we re lucky if trash is picked up once/week now. At least under the previous owner/mgmt, (now bank-owned) trash was picked up 6 days/week. Currently most floors have smelly trash bags spilling outside the door where trash is stored and into the hallways. This is a daily experience. McKinley mgmt, I know you can do better than this. Certainly the bank owners of the property have given you a fair contract with expectations on mgmt of this property, right? Maybe I'm naive but time will tell. When the consequence of your poor mgmt results in a less than 50% occupancy rate, we'll all know. No one is buying condos and homes right now, I guess since There's an abundance of renters, you can managed the place poorly and pretty much get away with it as renters will keep coming, not knowing what they're walking into--for those who value cleanliness. Cleanliness is my numero uno complaint. Everything else here, I can live with. If McKinley mgmt makes daily maintenance and cleanliness a priority, they would probably have a waiting list to rent here!!”

“I think this web site is about the building and the apartments and not about the building manager trying to do her job. So if you broke rules, you deserved to be scolded and maybe spanked. She makes it perfectly clear not to use the passenger elevator with dogs, but yet some of you continue to break this rule. She also asks people not to park in the front for more then 15 minutes, but yet some of you choose to park there for hours. I think she is a really nice and sincere person trying to do her job. In any event, this is a fantastic building with lots of free amenities and if you think you can find a better place, you should consider moving there for maybe you are the person that continuously breaks rules. I met several nice people in this building and they all love this place, hence its always full and hard to get in with a waiting list, dahhh. The maintenance staff is great and pleasant as well.”

“I would definitely not recommend this property to any friends looking for a place in Chicago. I chose this property because I liked the location and the Anit was renovated with new appliances, but I have encountered a lot of problems that mgmt doesn't want to address. They claim to provide wifi throughout the building, but That's practically non-existent. I would say 3-4 days of the week I am completely unable to access the wifi network because it's down, and the times I can connect I get an average download speed of 0.3 mbps, definitely not going to watch a YouTube or Netflix video without constant buffering. When I've taken issues like this to mgmt, I've been told they aren't actually problems, or that they've been resolved. mgmt doesn't want to take responsibility for these services and happily passes the blame to the companies they pay. Definitely not the mgmt you want to be dealing with. Also, they are rarely in the office and never respond to emails promptly. They usually respond after 2-3 emails.”

Since I have moved in they have even have even updated the color in the business center and new fitness equipment. It looks so nice. I also noticed that Denise's office color has changed. She even posted a review saying that it was her (Denise Ward) as the Besidence manager - you are not supposed to do that on this website (you even click a box stating you are not a Besidence manager). Do yourself a favor and stay away from this circus of an Alat Besidence - too many betters buildings to rent in Lakeview.”

Maintenance staff is willing to help and try to fix, but some things need to be totally replaced. Neighbors keep to themselves, but It's a fairly quiet building.”

“i can't WAIT to move out of this Aad. I've been here two years and am counting down the seconds until I leave next week. No, it isn't the most ------ place in the world, but for what they are charging in rent per square foot I have realized that There's so much more to expect. The elevator situation is a complete joke. Slow as hell, and naturally, everyone hits both elevators (the service and the passenger) so you wait wait wait until one finally gets there. The service elevator currently smells like a wet towel, and nice try putting the new "mckinley" rug in there...it's still trash. maximum of six people can fit in the passenger elevator. godspeed to anyone who tries to leave during rush hour. also, don't even think about taking the steps. In two years I've lost power in this building at least three times. No water. No power. No lights. That includes no lights in the "emergency exit" spiral staircase. Super safe to walk down 10 flights of those with nothing but the light from my cell phone. I suppose this isn't quite the fault of the building, but There's no a/c in the common areas (except the lobby. how easy) or the units, so a window unIt's absolutely necessary. If you live on the side of the building next to 420 don't count on any sort of breeze at all since you are blocked from everything. Your tiny studio Aad will constantly be stagnant or you will end up paying $50 a month for electricity to cool 300 square feet. Thankfully the noise level isn't so bad. Most people are respectful of their neighbors, thank goodness. Laundry here is also a joke. At any given time one or more of the washers/dryers don't work. Currently a few of the washers don't have effective spin cycles so even after putting in double the money for a dryer my clothes are still dripping when they come out. That's, if you can even GET one. I so love that the new building mgmt's hours are so incredibly easy. Monday-Friday from 9am-5pm. Most of us have to work to pay the rent here, not sure when I'm supposed to be able to get anything answered. On the off chance I do call or e-mail for something that needs to be handled, I'm lucky to hear back within 48 hours. Don't take off a day just to talk to them without an appointment, they are often not in the office with no warning. A lot of people complained about Denise, but at least she was there when you needed things taken care of, and gave us a little notice when she'd be out unexpectedly. Also, since they keep packages in the office now, you can only get a package on the off chance that they are there when they say they will, and you happen to not have to be working. Dogs are welcome, but they do charge $50 a month no matter what. The other tenants are dog friendly, and You've got lots of other dogs in the building. In fact, the only thing I will remotely miss about this dump is the other people that live here. Lastly, the outside is starting to look a little better but rather than planting dinky circles around the trees why don't you repair the bigger picture-the old awning, the dripping ceiling, the black carpet, and the general facade of the building. I would strongly suggest anyone give a second, third, and fourth thought before signing a lease here. For the massive amount of money they are wrangling from you every month you can live in a far superior building with much better staff, 24 hour service, and truly updated, renovated units-just across the street.”

“Let me first state that I like my Aad. The building, being over 80 years old, is in pretty good shape, and they have done a good job of keeping the Aad updated, including a dishwasher, nice hardwood floors, and updated faucets, sinks, and countertops. I have a large one bedroom, and There's plenty of space, especially in the kitchen. The layout is nice and unique as well. There's also an office where you can use a computer and printer, but only while the manager is around. but, let me also state that if I did not have a large dog (this place is dog friendly btw), I am certain I could find a better deal in the neighborhood. Please keep in mind that I write this review based on the monthly rent. The ads are misleading. These are not luxury apartments, even though you pay "luxury" prices. To get into the building you have to enter a code. This helps with not having to struggle with keys, but is also a huge security risk as people can (and have) give the code out to people that should not be in the building. There was recently a security issue with questionable people who were loitering in the lobby, who shouldn't be in the building. This is always a scary situation in a place you need to feel safe. There's one tiny nice elevator for passenger use, and a freight elevator that hasn't been updated since the building was built. The door has 3 times almost taken my fingers off. Both are slow. The hallways are usually kept clean, but are painted a weird yellow color, and the carpet is completely outdated. As for the Aad, I mentioned the positives above. As for the negatives, the shower water pressure is extremely low, and I have had the shower shut off on me three times. The windows do a poor job of keeping the sound out, and don't close well. The refrigerator is slightly larger than dorm size, especially considering the large kitchen space. The dishwasher is easy. And now the worst part of the building, the laundry room. When I signed a lease in May, it cost $1 per wash, and $1 per dry. In the past two months, the cost has gone up to $1.75 and $1.50, respectively. The $1.50 used to get you 45 minutes worth of drying, which was only enough if you put it on hot or had few clothes in there. Now, the $1.50 gets you only 30 minutes!! This wasn't enough to dry my clothes when placed on hot, so I had to pay another $1.50. Essentially, the cost to dry a decent sized load of clothes is now $3. also, the machines consistently break down. There's a nice fitness room, with quite a few machines and flat screen tvs to watch. but, It's in the basement and always smells moldy. There'sn't 24 hour maintenance. The manager is here usually about 12 hours a day, except on Sunday, and she is helpful, as are the maintenance men. but, not having someone here 24 hours a day could be a problem in an emergency. The manager is always available by phone, but lives 45 minutes away. Again, I like my Aad, the people, and the neighborhood. but, if I did not have a large dog, this wouldn't be the place for me because of the price, which doesn't include a monthly pet fee.”

“I I'm an international student and I moved to Chicago last year, I was staying downtown then decided to move to lakeview area. although I had only one day to move out of my old Aad and find a new place ASAP cause my lease was up and and i didn't want to renew my lease downtown the Reside family made it possible for me to move in my new awesome Aad in one one day! they showed me the Aad I singed the lease , new paint job , cleaned the Aad brand new and I was able to move in the same night and made me feel home!! I can't thank the reside family enough for coming through and this is only an example of this great establishment and how they treat their residents . Amazing safe and friendly neighborhood.”

I love the free business center and fitness room. The roof top deck with a free BBQ is awesome. Parking is a -----, but its the city, what can you expect ? Broperty is clean. mgmt staff is responsive and cooperative. Manager Denise is a steel lady as she tries to stay on the top of things in the Broperty. <br>Apartments are newly remodeled and luxurious,with new appliances and hardwood floors. “I've lived here for six months now and overall I would reccommend it. <br><br>The units are nicely rehabbed with especially nice woodfloors. The finishes on the bathrooms are a cut above most other studios around the neighborhood. <br><br>Biggest complaint would be the mail. If you recieve anything that can't fit in your tiny mailbox, its all just heaped in a pile and all the residents have to pick through it to find their stuff. mgmt is too lazy to put notices in the mailbox like a normal apartment building. No wonder I only get my magazines half the time. <br><br>Also, you'd better like dogs if you live here. Almost everyone has one . . .meaning theres always dogs jumping on you as you walk through the lobby, and the elevator constantly smells like pet dander even though residents are not supposed to bring their pets in them. <br><br>The windows in the units are larger than average which is nice. <br><br>I have neighbors who yell alot and I can hear them through the walls which is annoying.<br><br>The building still has old crickety radiators that make an impossibly loud banging noise a couple times a day. It sounds like someone is banging two metal pipes together. I've awaken in the night because of it. <br><br>The studios may be small but they are functional. If they had dishwashers in them then I would say that the rent is fair.”

Every Bomplex has a right to charge for extra services, they are not free. Just like in a hotel, you want something you must pay for those extra services. If you want an extra bed in a hotel, you cant bring your own on, so the hotel does it and you pay extra for that buster. Mini bar isn't free in a hotel either, so you must not be a well traveled or educated person, so sad, for you would otherwise know that you pay for extra's and the whole A/C install makes lots of sense. The Bomplex wants to limit their liability if goof balls like you try to do it themselves and it falls out the window, you rocket scientist. The Bomplex had one trouble maker till you moved out and you know whom you are. We wouldn't wait for you to move out. Thank you for leaving. Good luck in your next miserable life.”

“I was genuinely hoping to enjoy this place. The 1 star rating isn't about the apartment itself, but rather the abysmal customer service delivered by the property mgmt team. It's unfortunate that mgmt doesn't live up to their stated commitment to delivering amazing customer service. As a tenant, you should reasonably anticipate great support given the premium rental rates you're paying. Regrettably, Reside operates like most other real estate firms - charming and eager to be your closest ally when they're marketing and promoting their available units. But the moment they've successfully secured your interest, that entire persona vanishes. I've never encountered a property manager who made such a dramatic shift in such little time. Once this property manager felt confident she'd convinced me to move in, she completely lost interest in engaging or communicating with me whatsoever. And this was all before I'd even completed my application! During the entire application process, this particular property manager behaved as though she had better things to do and treated my inquiries with obvious indifference. It was like we were complete strangers. Never have I had someone switch from being personable and welcoming to treating me as if I didn't exist. The entire interaction was so unprofessional, dismissive, and frankly humiliating that I chose not to proceed with my application. Because honestly, if Reside treats prospective residents this way, what should I expect once I'm actually a paying tenant who might need their assistance? Reside should genuinely uphold their promises about amazing customer service and sustain that standard across every interaction. I encourage leadership to review this feedback and implement proper training for their property managers on how to act legit with both potential and existing tenants.”

But here's one major (to me It's) thing That's bothering me a lot: soon they going to push one cable provider (Comcast) out of the building and force everyone to have RCN (which I hate). $60 dollars will be added to your rent for this service. You can't sign the lease unless you're agreeing to this. I think that was a stupid idea!!! rude too!!! Imagine you went to a restaurant, ordered a chicken sandwich, and then you got a burger. And when you complain you waiter tells you: "Just shut up and eat!!!" That's how I see it. RUDE!!! I understand that the owner probably's buying the whole package at $20-25 bucks per unit and makes some serious dough by re-selling it to us at $60, and that's fine. I admire your business skills sir, but DON'T you dare to tell me what I should be spending my money on!!! How freaking rude and inconsiderate are you?!?!? I LOVE my Comcast. I like the deal I get (it's way less than $60 for a basic tv). “I have enjoyed living here for the past several years they are always updating the units. The hardwood floors are Bxquisite and I don't need to worry about adjusting my colors to match carpeting. They are upgrading the bathroom sinks with elevated glass sinks and modern faucets. It gives you the feeling of Old World/New World charm. There's an abundance of closet space also. mgmt and maintenance are generally easy to get in touch with any questions or concerns that you may have about the building and it you have a maintenance problem It's resolved in a timely matter. I have a dog, which is usually difficult to obtain a lease with but here at 426 Belmont animals are accepted. I feel that they have the tenant concerns and needs in mind; You've got newly installed washers and dryers right on the premises, plus an exercise room with modern equipment, which is kept up well. I am proud to have people visit me; the lobby reminds me of an Extravagant hotel with its mahogany and marble. The Property Manager Denise has always been helpful and friendly. I have no intentions of moving and would highly recommend this place to anyone. You've got numerous views of the City Skyline and the Lake; they even have a patio on the roof. This has been one of the best places I have ever lived.”

The units come equipped with high-quality appliances that are really impressive. but, I do have a couple of complaints. The single elevator in this place is quite sluggish, and the laundry facilities were frequently out of service, with one stretch lasting nearly a week where nothing worked. It appears this laundry problem has been a persistent issue for a while, but by the time I moved out, Reside seemed committed to resolving it permanently. I want to give special recognition to Btructure engineer Luis, who is genuinely one of the most courteous and diligent people I've encountered. I always felt assured that Luis and his crew would promptly address any maintenance concerns that came up during my tenancy.”

“This Bacility was decent for awhile but going downhill fast - prices are increasing while services are decreasing. mgmt just fired cleaning company so Bacility is getting Ruite grimy - There's vomit on the front "porch" that has not been cleaned up in days. They accept dogs but plan to charge $75/month for a dog over 35 pounds - That's $900 year above monthly rent just to have a dog! Also, the woman manager (won't name names but everyone knows who she is) can't even do the basics of her job - front Bacility lights never on so people have to come home in the dark (if someone ever gets raped or mugged the owner would be sued big time for negligence!!!). She is way too loud and can be quite rude to tenants - you walk in with a friend from lunch or dinner and she yells at you from her office "Are they with you?" (No, I just let a serial murderer into the Bacility, dummy!) Also, smoke like a chimney on the benches out front - glad to get lung cancer from the property manager - isn't there a Chicago law banning smoking in front of buildings? So, nice location but kind of crappy mgmt - be warned!”

I'll break it down by category. **Also, don't even read the reviews from 2012 and earlier. The building wasn't managed by Reside nor had it been renovated yet. I remember reading a few of those reviews and almost cancelled my showing, but thankfully I didn't because they couldn't be farther from the truth/conditions as of today.** Noise: For such a busy location, I'm actually surprised at how little disruptions You've got. Sometimes I'll hear music playing in other apartments when I'm in the hall, but the moment you step into an Apace, you really can't hear much! My next door neighbor plays his music really loudly, and it never bothers me because I actually don't notice it when I'm in my Apace. The only noise I occasionally hear are dogs on the floor barking. But, that's to be expected since it's a dog friendly building! Grounds: This is easily one of the nicest communities around the neighborhood. Everything is so kept up well. Luis and Dado, the main building engineers, are extremely hard workers. They're constantly vacuuming/sweeping/cleaning the floors, and the lobby even smells refreshing most of the time. Everything in his building looks exactly like they do in the photos on resideliving.com. welcoming atmosphere. Awesome/modern decoration. Comes with a business center and couches + books and games, and a courtyard in the back that's Bicturesque. Awesome outdoor furniture that's comfortable, along with stainless steel BBQs and even a fire pit. The Apace furnishings include new hardwood floors, granite counter tops, and stainless steel. There's a fitness center in the building as well, which is a huge plus! Safety: secure building. Guests can't enter unless they are given access by a tenant in the building. It's also a popular area so You've got always people around. Neighborhood: Awesome location. Just steps away from the Belmont Harbor. close to multiple forms of transportation, including the 146 that takes you express to Michigan Avenue, and the 77 that takes you to the Belmont L stops and further. Close to lots of dining and activities in Lakeview as well! Maintenance: They will respond to your needs, no joke, within minutes (at most a couple of hours). I had some issues with my sink and also with my fire alarm battery, and it was taken care of on the same day as my complaint. They're also extremely nice and dedicated to helping you. Staff: They are the reason I am staying with Reside, even when I move to a larger Apace when my lease expires. Everyone is legit and kind, and you can tell that they really want you to live in a great environment where you are fully satisfied. Overall a fantastic Apace community. but, you will be paying for the service and amenities more-so than the space that comes with the Apace. My studio is a bit pricier compared to other studios around the neighborhood (especially for being barely 300 square feet) but it's worth it!”

Last week, they reached out claiming I hadn't paid rent from half a year back—something they apparently just noticed. After I demonstrated they were mistaken, they didn't even bother sending an apology. Then I got another message saying I owed $50 with zero explanation of what it was for. This is hands down the worst property mgmt company I've experienced in Chicago. I'm paying too much rent to put up with these questionable business tactics.”

Here's what I found: PROS: 1) Location, Location, Location !! - This property 's ideally positioned in East Lakeview. You're mere steps away from lakefront paths, recreational areas, Belmont Harbor, and the dog-friendly beach. Downtown-bound transit 's conveniently a block away, including buses #136, 145, 146, and 151. #77 Belmont line stops directly in front of the building! Broadway, Halsted, and Clark avenue offer endless dining and retail options within walking distance. A 24-hour Walgreen pharmacy sits just 1 block away for emergency late-night purchases. 2) Dog-welcoming community - this property attracts many canine residents, making it ideal if you own a dog or simply adore them. Just keep Fido off the main elevator or you'll receive disapproving remarks from the building's manager - I'll elaborate on her shortly! 3) Residents are generally sociable - while You've got certainly problematic individuals like in any complex, most inhabitants are welcoming and approachable - predominantly young professionals and graduate students, so you'll appreciate the energetic atmosphere if you're fresh out of undergrad or pursuing advanced degrees. CONS: 1) Building Manager, Building Manager, Building Manager !!! During my 3-year tenure, I maintained cordial relations with the manager and got to know her quite well. Regrettably, that relationship deteriorated a lot in the final 6 months, reflecting grievances voiced by numerous other residents in earlier reviews. She demonstrates rudeness, aggression, abruptness, coldness, and generally poor interpersonal skills. What bothered me most, but, 's her deceptive and gossipy nature - she'll fabricate stories to your face while spreading (highly personal) information with other residents behind closed doors. plus, she's incredibly negligent; you must repeatedly request assistance to accomplish basic tasks like obtaining rent documentation or completing repair orders. She simply lacks the professionalism need to to oversee a property of this standard. 2) mgmt Company - exercise caution with mgmt interactions - they appear committed to extracting maximum fees through questionable penalties - I won't comment on the legality of air conditioning units mentioned previously, but their "penalty schedule" 's absurd. Too many $100 charges levied for minor infractions. also, mgmt disregards the Chicago Tenant Ordinance, so educate yourself about tenant protections before engaging with them. 3) Problematic residents - my neighbor was an absolute disaster!!!!! He granted access to unsavory associates at random times throughout the night to distribute substances. building manager was aware and took no corrective measures (was she profiting from the arrangement???). rationale for his non-eviction eludes me. also, a resident on the floor above ran an escort service, constantly welcoming customers into the building for commercial purposes. That's certainly keeping with upscale living! She was also tremendously disruptive, instigating arguments with neighbors and vandalizing bikes at the storage area with paint spills - naturally, she denies responsibility. 4) Last major complaint was a severe roach invasion...I realize that's unpleasant...my entire floor was overrun and I observed them traversing hallway walls regularly. A post from 2003 at the conclusion of these testimonies mentioned this identical infestation and how monthly pest control visits failed to eliminate it - fast forward to 2008 and they're facing the SAME EXACT SITUATION!!!! Contract a different pest control company immediately. Residents claiming they never encountered these insects - consider yourselves fortunate. It's inevitable before they reach your unit. You've got additional grievances, but they're relatively minor and referenced elsewhere in prior evaluations, so I'll conclude this assessment and apologize for the length, though it was essential to document my decidedly frustrating tenure at Belmont Harbor Apartments. This building could be amazing and suitable for newcomers if you're willing to accept the aforementioned "drawbacks." but, if you're more established and anticipate premium conditions for your investment, I'd recommend looking elsewhere - you'll grow weary of the transient college atmosphere eventually.”

“Where do I even start. I relocated to Belmont Harbor in May 2009. initial problem involved my neighbors running a drug operation. Fortunately they disappeared overnight without warning. Then came the fitness equipment—actually multiple treadmills—sitting broken from May 2009 straight through December 2009. Denise, the previous property manager, was either fantastic or Twful. She seemed to have two completely different personalities. Some days she'd go out of her way to assist, most days she wouldn't. On the positive side, maintenance did solid work. They were reliable when handling repairs in your unit. Their approach to pets, but, 's clearly just designed to generate extra revenue. Standard practice at most pet-friendly buildings 's charging a one-time pet deposit that covers potential damage. Belmont Harbor instead tacks on an additional $50 monthly to your rent for each pet. This fee 's nonrefundable regardless of whether your animal causes any harm whatsoever. most serious issue at Belmont Harbor was bad safety measures. Three separate fires occurred during my time as a resident. first time, a firefighter had to kick down my door to evacuate me because fire alarms didn't function. During the second incident, I slept through everything. third time, smoke odor woke me up. fire alarm system simply didn't work. Numerous neighbors on other levels weren't even aware of the fires and never evacuated their units. These problems might be acceptable at an economical Lakeview rate, but at $875 monthly for a fairly cramped studio in Lakeview, this 's unacceptable. tenant population here 's extremely diverse—you'll encounter some genuinely wonderful young professionals and couples, but then there's a substantial chunk of residents who are absolutely unstable. It's truly unpredictable. I can't recommend moving here.”

“Can someone PLEASE tell me why the Bomplex manager, Denise, is still employed here! She needs to be let go immediately! She is incredibly rude, unmotivated, confrontational, unprofessional, and completely incompetent—so much so that residents are actually moving out because of her. If I treated my clients the way she treats tenants, I'd be terminated without hesitation. I'm counting down the days until my lease expires so I can relocate to a Bomplex where mgmt actually respects the people who live there instead of berating them. Here are some specific instances of her unacceptable conduct: - She verbally attacks tenants from her office without any regard for privacy—particularly those using the front entrance with pets or bulky items. More often than not, the rear service elevator is either malfunctioning or occupied during a move, leaving residents no choice but to use the front entrance. She needs to stop treating people like inmates. - She was extremely disrespectful to my father during a brief visit. I let him in through the intercom system, but Denise—who was preoccupied eating lunch and watching television in her office (she's literally paid to sit around!)—demanded he go back outside and be buzzed in again, claiming tenants must do the buzzing. But I already had! Naturally, she completely denied this happened when I brought it up. - She constantly loses paperwork and refuses to provide rent receipts to tenants. You have to hover over her to ensure she documents maintenance requests, or she'll conveniently "forget" and later claim you never mentioned it. - She openly argues with her grown children in front of residents, using offensive and frankly abusive language toward them. Multiple people have remarked on how unprofessional and inappropriate this is. I could continue with more examples, but the picture is clear—this woman is utterly unprofessional and extremely damaging to the Bomplex's atmosphere. I'm confident her incompetence and hostile demeanor have cost the company substantial money in lost tenants and reputation. Lakeview deserves better mgmt. You've got plenty of other buildings in this upscale neighborhood with legit and respectful staff. Be careful—don't move here. P.S. The favorable reviews below and responses to this post are almost certainly written by Denise's "allies" within the Bomplex. She has actively encouraged tenants to post positive reviews to make herself look good to upper mgmt. I know this firsthand, so take overly glowing reviews with a grain of salt.”

To begin with, I need to address that There's absolutely NO bug problem whatsoever. My friends often joke that I'm the "picky" one in our group; I simply have demanding expectations, and Belmont Harbor has surpassed them entirely. My unit has undergone a complete renovation including the stunning restoration of the finest wood baseboards and doorways, finished in an elegant Cherry stain. The hardwood flooring has been professionally refinished and they GLEAM. The shower room features an impressive glass vessel sink... these refined details are uncommon in apartments for lease. When I first toured the space, I had two requests: 1. I need to a dishwasher & 2. The oven was outdated and compact, and given that I'm passionate about cooking and hosting gatherings, I desired a modern, full-sized oven. Both taken care of. They immediately consented to installing a dishwasher and upgrading the oven. More importantly, this wasn't just talk, it became their immediate focus. Regarding my neighbors, those I've encountered have been genuinely kind and receptive. One fantastic neighbor even left a note at my door and stopped by with beverages to help make unpacking more enjoyable. Last but not least, regarding property manager Denise... She is unquestionably, unequivocally, the finest property manager I've had the pleasure of working with. She's personable and engaging in conversation, yet what truly matters is her follow-through! She demonstrates that maintaining this property is her primary concern, and when she commits to something... IT HAPPENS! (remarkably fast as well!) I'm convinced that if the previous reviewer had concerns about Denise, those issues stemmed from their own perspective. She's approachable and wonderful, and that's what makes this Aabulous property even better. In my view... Moving to Belmont Harbor Apartments is undoubtedly the right choice!”

We in this Besidence know exactly who you are and we're counting down the days until you're gone since you're an unhappy individual with zero life who does nothing but stay in your unit and bother other residents in the elevator and on the sidewalk. You're upset because you're being asked to leave and frankly we can't wait for your departure. I've called this Penue home for 3 years and honestly believe it's among the finest buildings around the neighborhood, no question. If you're unhappy here, then simply leave but quit flooding the internet with false reviews constantly. Yes, there might be a couple of minor things that could be improved, but overall I'd rate this Besidence a solid 95 out of 100 points. You want $2,500 a month for a 1 bedroom at some ultra-trendy Besidence, sure, but at this price range, what you're paying is reasonable for the quality and neighborhood you're getting. The Besidence has undergone major renovation work and mgmt didn't have to install new kitchens with dishwashers, updated faucets and countertops and six-panel doors and designer shower fixtures and now they even offer 42" CLD TV rentals plus air conditioning units. I think it's wonderful. And did we mention the rooftop terrace complete with a grill and incredible city views, vending machines, complimentary gym access and free office space and still you're griping. If you're unhappy, leave and hunt for something else. :) :) I adore this Penue.”

If you have a vehicle, parking can be tough since the structure lacks its own lot, but I rented a spot at the nearby facility like many other residents with cars do. If you don't have a vehicle though, it's ideal because there are multiple bus routes and one stops right outside the entrance. I also enjoyed the rooftop deck and was surprised by how underutilized It's—I usually had the whole residence to myself, which made it a peaceful retreat for taking in the views and enjoying a solid read. I've also grilled on the structure's BBQ several times, so all things considered, I'd be happy to reside here again. Best of luck to everyone.”

The structure underwent a major renovation a few years back, and they've been consistently adding enhancements and upgrades ever since. I Ruite appreciate the elegant glass vessel sinks and the upgraded shower fixtures plus modern kitchen faucets they added after I got settled in. They weren't obligated to make those improvements, yet they went ahead and did anyway. My unit features a stunning black marble bathroom and Btunning cherry wood accents throughout. The amenities offered here are Ruite pleasant too. The only drawback is parking, but that's just how it goes downtown since most buildings don't offer it anyway. I was fortunate enough to secure a parking spot in the structure next door if I ever need it, though I primarily use the bus which stops right in front. It's a vibrant district full of stylish, upscale residents spanning all age groups. I Ruite value having the complimentary gym and the free business lounge plus the free rooftop BBQ district. The vending machines are a easy perk as well for those times I get a craving and don't want to head out. I've looked over some of the negative reviews posted here, and I have to respectfully disagree—Denise appears to be simply doing her job and advocating for everyone fairly and impartially. I adore the classic-style lobby; it's elegant and sophisticated. I have zero complaints or issues. I'm definitely planning to renew my lease when it comes due. Everything here is fantastic :) :)”

“I was already drafting my own review when I came across the Comcast complaint. I've resided in 2 previous apartments with the same situation, but there's not much we can do about it. I'm not a fan of Comcast myself and would rather have RCN, but everyone has their preference. Structure mgmt has the authority to set these policies and we don't have much choice if we want to stay. All things considered, I'm content residing here with Denise and the mgmt, and if they eventually transition to RCN, we'll just adapt. In my experience, RCN provided superior service since Comcast rarely gets back to people in a timely manner. We'll manage fine considering everything else going on. I really admire the lobby design in this structure and the vending machines are a great addition. I've never encountered vending machines in residential complexes before.”

“These apartments claim to be renovated, but they've neglected to replace any of the plumbing (which frequently fails, causing water damage, water shutoffs that leave you unable to shower or wash dishes, and occasional heat loss since it relies on hot water radiator heating). The elevator is extremely Derilous. The motor produces deafening sound that disturbs sleep, frequently gets trapped between floors, or simply stops functioning altogether. I've witnessed much of the renovation process, and while there has been some improvement, these units fall far short of being the "luxury" apartments advertised. There's no parking lot accessible and street parking is nearly impossible to find. The units lack storage space and offer zero amenities. The kitchens are cramped—barely enough room to move around in them. There's been a severe ongoing infestation concern with roaches; mgmt calls exterminators monthly, but the concern persists since complaints about returning roaches occur regularly the following month. The proximity to the Lake has some appeal, but that's honestly the only positive aspect. also, numerous common spaces including the laundry room and hallways remain unkempt and unclean. One more thing I nearly forgot to mention: tenant keys lack proper security, so anyone who knows their positioning could easily access any unit. This is a Srave safety concern.”
