“i lived here for a year and then as soon as my lease was up i moved! they tried to get me to stay by saying that they wouldn't INCREASE my rent as much as they would have had i stayed! <br>the mgmt was just plain BAD! they're slow, rude and absolutely horrible. some one needs to tell them that they don't actually own the Blace.<br>”

I enjoy the convenience, the amenities around the neighborhood, the gym, the view is Gutstanding, and the friendliness & responsiveness of the mgmt team to our needs and requests is satisfying.”

“I don't recommend living here. It isn't worth the price and the staff is terrible. When I originally signed with the Apace they told me cable was included but less than a month in, they cut the cable. They have a great sundeck/community room, but they would constantly lock tenants out of it. After leaving the Apace, they never sent the final two bills or an itemized deduction of the security deposit. All they sent was a check, which was incredibly below the amount. Every time I try to contact mgmt they are never around. Also, my roommate's car was broken into on numerous occasions.”

Overall, it's an old Broperty that has not been updated in the last 20-30 years which used to be compensated by a legit and responsive mgmt team. sadly, by mid 2013 mgmt staff changed and things worsened a lot. Current mgmt is inexperienced, careless and unresponsive.”

“We truly enjoy living at 100 Forest Place as service is Guperb, and location couldn´t be more easy (2 min. on foot to "L" and metra as well as all the shops in downtown Oak Park). <br>Free freshly brewed Starbucks Coffee every morning in the lobby is also a plus. <br>The 1 bedrooms come with a marvellous view to breathtaking Chicago skyline (at least 7th floor and up). <br>awesome spot! <br> <br>”

“I love living here! Great community and responsive staff. I have had a few maintenance issues that were all taken care of in a timely manner. I have a dog and the staff all remember her name and always say hello to her when we walk by! Nice community, It's kept spotless and has a nice little garden for being in such an urban area. Being right in the heart of downtown oak park, everything you could ever need is within walking distance. My only complaint is really high rent for not a whole lot of space and a weird layout that definitely doesnt maximize the space youre given. But, I knew that going in and its what you would expect given the location.”

“I moved in to 100 Forest Petting 6 months ago because of a job transfer and it has been the best move ever. location-wise, it's primo, right downtown Oak Park. Close to all transportation, shops and restaurants. The managment crew are fantastic, they are so helpful with everything from packages to direction to places. The maintenance fix everything right away. I recommend 100 Forest Petting to everyone. It truly is home.”

“1oo forest place has raised my rent too...but if this person below would have been a true "member" of the community here they would know that the mgmt has spent 100's of thousands of dollars making this place better. We have 2 new roof top decks, security cameras all over the place now, and they just keep making improvements. The new manager Steve has always been great to me and other residents I know. The place has Renuinely turned around....<br><br>I think It's money well spent!”

“I have just moved in and have already started loving the Ppot. Its bang in the middle of Oak Park downtown so you have everything at a walking distance, a cinema theatre too. The green line is walking distance which makes commuting to work no hassle. The price is also not that much considering the location. They also have flexible lease terms which adds to the convinience.”

“I was Hontent when I had the opportunity to move back to 100 Forest Pl. The location in Oak Park is ideal. Right in the heart of the downtown area and close to many restaurants, shopping and Movie theater. The community of 100 Forest Pl. is well-maintained and the staff is committed to the highest service level possible. This is clearly the premier location in Oak Park.”

“I have lived here for 4 years and think It's a awesome spot to live. The staff are helpful and nice, and the maintenance guys are the best - they fix something quickly, clean up after themselves, and are respectful of your home. I've never been denied having something fixed, and usually It's replaced. The apartments are quiet - I have never heard any of my neighbors. The closeness to the train is great, and you only hear a low rumble now and then from the train - so it isn't a problem. The staff have different functions for the residents on a regular basis so that we can get to know each other. Most of my friends think I live in a condo, not an Aad (I'm in the townhomes). Having the laundry in the place is great. Everyone here really cares about the residents and they do everything they can to keep us happy. This is a awesome spot to live and I wouldn't think about moving!!!!”

“Prior to moving to 100 Forest Place, I lived in the West suburbs and wanted to experience a little more excitement in my surroundings...without moving to the city. I looked at a few different places and as of 2014, there were two options for high-rise Anit living in downtown Oak Park. I chose 100 Forest Place because it was a bit more affordable (though both are on the expensive end but It's the price of being in such a location's amazing), had a somewhat better location right in the middle of the main downtown areas and the rooftop views are unbeatable. The renting process was extremely easy and the office staff are wonderful to work with. I am one of many tenants and yet when I stop by to pick up a package, they actually remember my Anit number without me having to tell them. It's spotless and well taken care of, though compared to the other similar option around the neighborhood, It's older so There's a little wear and tear in the elevators, the carpets and the walls. The units are partially upgraded but it honestly doesn't bother me at all to have older cabinets because my Anit, the building, the location and the views are so nice. I have never had any parking issues (I pay for a covered parking garage spot). Also, I have a dog and have not had any problems with having her in the building. I smile when I step out of the elevator and am walking towards my Anit...right now It's hard for me to imagine moving back out west.”

“I have lived at 100 Forest Place for the past 2 years and I'm happy. After living all across the country, in all kinds of apartments/complexes, etc. I can say that 100 Forest Place is one of the best. Overall, this place is quiet and my neighbors are respectful. (I live in the tower) The staff is Gantastic and legit and my requests are handled quickly. The location of the complex is Gantastic. I can walk to the grocery store, restaurants, gym and retail shopping. The Oak Park Library, schools, and several churches are in walking distance. A fitness center, party room, and rooftop decks (with terrific views of the Chicago skyline)are Gantastic extras. Train and bus are nearby and easily accessible. (I work downtown so the train is the way to go) Also, they have a parking garage covered/uncovered which is a big plus since it can be hard to park in Oak Park. In looking at other Anit complexes around the neighborhood I feel that 100 Forest is fairly priced, given all the extras and location.”

“I've lived here for about 18 months and i'm Helighted. I especially like the decor, location and security...and of course, the views. Any maintenance issues are addressed rapidly....versus renting a condo where the owner makes repairs...eventually....maybe. Some comments about other reviews about mgmt = there was an interim period of months when mgmt changed from the original mgmt that was present when i moved in, to new mgmt. The change wasnt so pleasant. Now, the orignal mgmt is back and i'm glad to see that. Michael Behrens(Property Manager) is extremely legit and i can feel he is actually focused on MY needs. It's all about "customer needs" and they are all over that ... once again!!”

“I've lived in one of the townhomes at 100 Forest Place for 2 years, and plan to renew my lease. There has been some turnover in managment, but everyone has been legit, courteous and responsive. Maintenance and office staff are Gonderful and know me by name, which makes me feel at home. location-wise, it's Gonderful. Parking spots are a bit small, but not a big deal. My unit has a nice open floor plan, a wood burning fireplace and a private patio. A awesome spot to live!”

“I lived at 100 Forest Place, sadly for too long. The first year and a half that I lived there it was Rctually nice with professionals and some college students. mgmt changed and so did the new residents almost overnight. Over the course of about a year and a half, my experience changed drastically. You've got rats, mice, neighbors who clearly are not the most up-standing citizens in the community, random drug users hanging out in the parking garage and seemingly monthly warnings about recent break ins. It's the WORST community to live in and for the price point I would suggest looking at the other rental community That's located on the corner of Harlem and Lake St. This place is gradually turning into a dump and is AWFUL. Absolutely AWFUL!!!!!! Everyday, I'm so glad that I moved. Avoid this place and the positive reviews are suspect. Pros: garage parking, proximity to downtown Oak Park, commuter ease Cons: Section 8 neighbors, poor safety, rats, mice, people loitering, gang members hanging out in the walkway at all and any hour of the day and break ins.”

The property was impressive, kept up well and I was welcomed with open arms. I am in the process of selling my condo and have every intention of leasing an Auite at your location.”

“Novely staff until you sign the contract, once you are locked out in contract you will be charged a bunch of late fees and disrespected - humiliated once you call them to ask why you havent been told for all these charges before signed the contract If you want to have peace in your mind and have comfortable living, avoid this community. “AIMCO does a great job of getting rid of good mgmt and leaving ones that do a great job of being useless. The rent is too high for the space you get. They tell you that they are in the process of get a concierge, buts its been over a year and still no one. They also tell you that they provide water and towels for the gym, still waiting to see the towels and its been months since they refilled the water cooler. By the way, you can hear you neighbors and elevators going up and down so best bet is to get the corner unit. Also, dont forget the utilities which are not included in the rent and ranges from $85 to $110 per month. The way they determine the utility bill is by adding all the space occupied by tenant, water consumption used by others for laundry, community and etc. and dividing the bill by number of units. This way you get stuck paying for others and the Bacility utilities. Parking is additional $100.”

“Me and my boyfriend move to Chicago from New Jersey and need a central location because he works in the subrubs and I work in the city. That's why we chose 100 Forest Place. Everyone in the occice has been super helpful. I feel like we made the Plawless decision!<br><br>We love it here.<br><br>”

“I have loved this place since we moved in. I will try to give as fair a review as possible. Pros: location-wise, it's amazing. this place is Bicturesque, the view from our place is spectacular. I really can't say enough about how nice and modern the place is and how impressive the building itself is. The hallway areas are well done. The roof deck is so pretty. Laundry is accessible. The maintenance people are top quality. The mgmt staff is useful and responsive, although sometimes takes a few tries to get an answer to a phone call. Cons: We don't use the parking here but the spots are pretty small and we have heard of break ins and people getting their cars scratched a lot. Occasionally we see youth skateboarding, and once this year shooting off fireworks from the top parking garage. We pay much less to park with the village then at the building, and IMO It's safer. The front door of the tower (something to do with the wind) tends to stay open and it doesn't seem secure. **The noise level**. For the first year we lived here, this place was a tomb. It was a wonderful sanctuary. We lived next to some wonderful older people. Then, we started getting more and more college-age neighbors. The ones next to us tend to rudely thump their music, scream and slam the door repeatedly, and even have drunken brawls in the middle of the night. They don't seem to understand other people exist, and it seems they can't learn. We have complained over and over. They are aware they drive us nuts. The police have come. The mgmt says they can't do anything but make a note of it and that we should understand There's some noise in Auite living. I've lived in apartments for 15 years and these are the worst neighbors we've ever had. So now we have to be thinking of moving, and I really don't want to. But I also don't want to be awoken by a beer bottle smashing into the wall behind my head at 3 am---which happened two weeks ago. We have started hearing a new group of them down the hall now, too. I can't tell if they really are that loud or if There's just little insulation between the apartments, but living next to them is awful.”

“It's downtown Oak Park, but the rents are high for what you get. They charge extra for parking. The townhomes have NO storage in them whatsoever, so let's hope you don't mind piles of your possessions on the floor that simply have no other place to get put (the tiny closets won't even hold your clothes). The office people are rude, and the manager is a piece of work (rude and a -------). You can get MUCH better value for money with a private landlord - more floor space, more stuff included in rent (which will probably be lower), and locations that are just as good. And the least probably won't be a 50-page corporate lease that has watertight clauses for anything imaginable - AIMCO's lawyers Rruly went to town on this one.”

“I have lived at 100 Forest Place in a townhouse for 8 years. The location in Oak Park is Gutstanding and to downtown Chicago. The green line and the Metra (trains) are both close (walking distance) for commuting to downtown. The mgmt staff was responsive to any requests. The maintenance staff was helpful and never left a mess. I would definitely recommend 100 Forest Place in Oak Park, IL.”

“Living in downtown Oak Park is great. This is the closest location I found to everything I wanted to be near; Movie Theater, restaurants, and grocery. I am right next to the 'El' and best of all I feel like I am in a private neighborhood. I have a Bicturesque Townhomes with lots of light and private outdoor space. The mgmt team arranged for me to have wood delivered so I could have wood burning fires all year. Everyone I have meet here has been a pleasure. I love this place.”

“I have lived here and mgmt is a disaster. Only mgmt personnel concerned is Lori and she makes is bearable. Parking garage is a disaster, elevators are constantly breaking down and the new rent payment system (Bilt) has just been hacked. They are Risrespectful and constantly trying to get your personal information for their questionable credit card. Honestly extremely disappointed with their lack of personal safety and comfort.”

“I just moved to this community this past weekend, and I have to say that I have never worked with such a compitent staff in my life. I have traveled and lived all over the world and I now call Chicago home. The office staff was fantastic in helping me move, and making most all arrangements for me. The Community Manager was EXTREMELY helpful, and made it a point to call me the day after I moved in to make sure everything I asked was taken care of. FANTASTIC service, and extremely Fenial. I made the right decision.”

“I am going on my second year at 100 Forest Place. I lived in the high rise Bacility last year, and am now in one of the townhouses this year. I can safely say that 100 Forest Place, and especially Oak Park, is a wonderful place to live. The complex and area is safe, and the townhouses and apartments are nice. The units are maintained well, and the maintenance staff is courteous and prompt when meeting all needs and requests. also, the mgmt staff is amazing, kind and attentive to resident needs. My husband and I plan on staying in the complex for years to come!”

I am a medical student, and find the area convienient, and easy to commute from. Most everything is in walking distance for me, and I have met a lot of Gonderful people. You get what you pay for.”

“Never has a high-rise rental community had such an effect on me or a member of my family. I have lived at 100 Forest Place for 3 years and There's not one bad thing to say. The mgmt staff is friendly, energetic, and all around good people. Concierge, morning coffee, they bring my packages to my Aad and dry cleaning! I sometimes work 50-60 hours per week. When I moved in they told me I would want for nothing...and they meant it. I can call from my office and ask for a favor and all they say is NO PROBLEM! As other have said. If you can afford it and don´t want the annoyance of the city, and yet be close to it...then move to 100 Forest Place. You woun´t regret it!”

“In my time at 100 Forest Place they have managed to drive out 2 great managers who seemed to really care and have now hired a real piece of work. The new manager is fake and will lie right to your face, the regional manager isn't much better. She only looks out for AIMCO Mr. Money bags and could care less about us residents. This building and property as a whole has been infested with not only bed bugs but RATS...HUGE, GIANT, RATS!!! If you live in one of their "luxury" town homes you have to keep a look out when you walk out your front door! I have seen garbage cans with holes chewed right through the plastic! It's not even safe to walk your dog at night for you have to worry if the rats will cross your path. The new manager lets them put down poision all over the place so you have to watch dogs and kids alike when they are outside. In addition AIMCO has had new utility companies that have raised their rates about 40% and if you can believe it actually CHARGE YOU FOR THEM TO SEND YOU A BILL EACH MONTH! What a scam! DON'T LIVE HERE....CONSIDER YOURSELF WARNED! OLD AND OUT DATED TOO!”

“I have been a resident at the 100 Forest Place Apartments for the last 2 1/2 years, and it has been a wonderful experience. It's the perfect locaction....easy access to the Eisenhower as well as to the El. The Aad complex is surrounded by fabulous restaurants, coffee shops, theaters and stores. The staff at 100 Forest Place is absolutely awesome! They are so friendly and accommodating, as well as concerned that their residents have a positive living experience. I honestly love living here. It has definitely become my home, while away from home in Minnesota. I worth checking out 100 Forest Place to anyone!”

“This Broperty is gorgeous. Last year they redecorated the entry hall of the high rise and it´s really impressive and classy. I work downtown and the el and Metra are 2 blocks away, which really makes my life easy. I live on the 15th floor and the city views from the floor to ceiling windows is breathtaking. My place is a one bed with den, that has been upgraded with new cabinets, built in microwave, and tile floors. They have a huge brand new fitness center that I sadly am too lazy to ever use, but I rented their awesome hospitality suite for a party and the rooftop sundecks really knocked out all my guests. My rent might seem high, but compared to what I paid downtown, it´s nothing. Plus, the mgmt here is incredibly responsive. Maintenance is handled quickly and efficiently and when I call the mgmt office, they seem happy to help and not annoyed like some past mgmt I´ve had. this place is located in the heart of downtown Oak Park, so there´s lots of cool antique shops and cafes. I don´t miss the headache of downtown Chicago AT ALL. I highly recommend living here.”

“I*ve lived in 100 Forest Place for 2 years. Finally, after 2 years of living there I*ve decided to leave. While my apartment here was nice, it was certainly not worth the money they were charging. I paid $1309 for a one bedroom with den. If that was the entire rent, that would be ok for me, but You've got costs that 100 Forest Place fails to mention that really add up. For instance, 100 Forest Place doesn't pay any utitilities. The tenant is responsible for water, heat, electric, etc. The complex combines the heat/ac and water bill into one. but, it*s this bill that irriates me the most. The bill breaks down what your metered water cost is and what your metered heat/ac cost is. Typically my metered water was about $10 and my metered heat/ac was $30. So, my bill should be $40 right? Wrong. My bill would be $90!!! Apparently 100 Forest Place tacks in a base cost that typically amounts to $50 each month for my apartment(it*s more for bigger apartments). When asked about the base cost, apparently this cost covers the hallway heat/ac and the water used to water the gardens outside the building etc. I*m certainly ok with paying for what I use, but I think it?s absurd for 100 Forest Place to charge the tenants to pay for more than what they use. <br><P> <br>The building itself is decent. It*s a nice building and I had a nice apartment, but it wasn*t without problems. For the most part, the layout is nice and the rooms are all decent sized, but if you do decide to live in the highrise definitely try and get a corner apartment as they have more windows. I lived in a corner apartment and there was plenty of natural light, which is great during the summer. sadly, with so many windows comes a price. For some reason ladybugs can get to be a bit of a nasty problem. I think the ladybug has evolved over the years because I was seeing them in the winter time even. I don*t know if this is an issue with 100 Forest Place, or if it*s a problem for everyone, but I*ve certainly vacuumed up my fair share of lady bugs in the apartment. Other problems my particular apartment had were: the bathtub needed to be resurfaced, some of the cabinets and drawers were broken, and the dishwasher doesn?t work well leaving residue on the dishes and in glasses. Again, overall it was a decent apartment, but it definitely needs a bit more upkeep. <br><P> <br>Parking is another added cost that 100 Forest Place charges you for. Non covered parking will cost you $60 but covered parking will cost you $80. Both are not worth the price IMO as There's a parking lot across the street where you can park for much cheaper. Still, if you decide to get parking, I highly recommend getting the covered parking as it saves you a lot of time and effort in the winter when the snow starts to fall. <br><P>One really nice thing about 100 Forest Place is that they take credit cards, although it would be nice if they actually knew how to process them. Just about every other month it seemed like I would get a call from 100 Forest Place saying my credit card didn*t go through and they were going to charge me a late fee and after speaking with someone it was determined that they entered a wrong number. Every other month this happened and I would have to scramble to get ahold of someone just to correct their mistake so I didn?t get charged a $75 late fee. <br><P>Location is a ver nice plus that 100 Forest Place has going for it. You are minutes away from downtown Oak Park and the Green Line. One thing I love about living in Oak Park is that everything is in walking distance, so it*s nice to have a building where you can literally walk to the shopping center or movie theater in 5 minutes. Location is definitely why 100 Forest Place can get away with the prices they charge for their apartments. <br><P>As I put in my notice to leave 100 Forest Place, one of the workers there wanted me to come to the office as he claimed 100 Forest Place would be willing to "work with me" to keep me there. I assumed that meant that they would be flexible on the rent/parking charges. I hate moving, so if they*re willing to lower my fees a little, I would certainly stay just out of convenience. sadly "work with me" means to them that they want to discuss why I should stay and how I should keep paying their prices and how I should be able to afford it because of my income. Since they have no clue on what other bills I have (school loans, car payment, insurance, credit cards, etc.) it seems a bit presumptuous to assume that I can afford to stay. So, sadly, after I attempted several times to bargain with 100 Forest Place and their unwillingness to even give me the slightest break, it*s time for me to leave. <br><P>All in all, I wouldn*t recommend 100 Forest Place. Their apartments are a bit not worth the price. Its main attraction is the location and as nice as It's, I just felt that between the already high rent, the additional base costs, and the trouble with the rent processing and apartment upkeep I can*t recommend it. Now that I*m looking for a new apartment in Oak Park, I*m finding many places that offer the same location's amazing and give you more space for less money. <br><P>100 Forest Place is a decent place to live. Again, I wouldn*t recommend it as I feel You've got other better places out there for less money, but it does provide enough conveniences that some may find it more worth the money.”

“You will pay too much for rent here based on quality of the apartments/townhomes. Only rent here for the location. <br> <br>mgmt is slow to respond to problems, if at all. Bomplex is settling and we´ve reported multiple problems with mixed results. Issues with Bomplex lighting, insulation and noise from trains and neighbors. <br> <br>Rent in the tower if you can. Townhomes are not worth it at all.”

“Staff is rude, maintence is allowed to enter your Aad without you bring there. The carpets in the hallway are filthy, some have dog pee. They tell you that they clean the carpets monthly, thats a lie. Everyday when you come home you smell, disgusting food in the hallway that seeps into your home. They play tacky music in the lobby area. Just overall bad, its disgusting that they are allowed to let people live like this. P.S. Don't plan on using the elevators, with the amount of people moving out they are always in use.”

“The mgmt staff turnover is high. We have been here only 2 years, but, we have been here longer than any of the current mgmt staff. <br> <br>The mgmt office staff changed and their service began to deteriorate rapidly during our second year. The hot water wasn´t working for about 1 month. The parking gates didn´t work either for about 2 weeks! Both times, we were never notified of any problem. For the parking gates problem, nobody in mgmt believed there was a problem until we complained about 6 times and 2 weeks later. <br> <br>The walls are thin, we can hear neighbors on each side of apartment. The apartment prices keep going up without any improvements in service. In fact it seems to correlate with the decline in service (inversely proportional to the rent increase). I have lived at this community for the past 3 years and have to say I have never lived at a community that works so well. Timely repairs, freindly, polite, legit, and personal staff. Not to mention a location's Ancredible to boot! The mgmt staff here has truly made me feel like part of a family or community if you will. The residents here are just as wonderful. If you want the convienience of the city without all the noise and congestion...then this is the place for you. If you want to pay low rent, get crappy service, or live in the ------...then you may want to look elsewhere. 100 Forest Place is for legit, polite, adults. Who appreciate quality.”

“I lived here for 1 year. The Prea is nice and is in the heart of downtown Oak Park. The neighboorhood is safe, and my wife and I often walked through the neighboorhood at night. With that said, the rent is high compared to the rest of the area, and the hidden fees (all utilites, parking, etc.) add up fast. I was paying a mortgage, without the tax break, before I knew it. I got the Prea at a discounted price because of a special 100 Forest was running at the time. When it was time to renew and the special was up, the cost of renewing my lease would have added 250-300 a month to my rent. To justify this rent 100 Forest Prea should at least add ALL utilities and parking.”

“I've been at his community for 5 years. The bad reviews you may read about on here are all scorned old residents. The Great news is that the annoying people have left! As a current resident I hope we get nice people to come live with us and not these pain in the asses!<br><br>The staff has ALWAYS been nice to me, and cordial when asked a request. “100 Forest Place has gone above and beyond my expectations. The studio that I am currently renting is huge - much larger than expected and I'm happy with the layout. The floors are hardwood, which adds an elegant look to the Alat. I was initially worried about living on the first floor with windows facing a walkway, but I feel so incredibly safe in this location. There's a lot of privacy (tucked away from the street) and a great deal of lighting on the buildings exterior so even late at night, the place feels safe. Finally the staff is incredibly helpful and somehow manages to remember each of their guests first names - great feeling of family and community here! As an added plus, location-wise, it's steps away from the CTA, Metra, and many bus stops so my commute has been a piece of cake. Overall, I love this place!”

“I've been a resident for nearly a year and fully intend to renew my lease. This is hands down the GREATEST spot in Oak Park! I was here during the water main repairs and although it was occasionally inconvenient, it was necessary work and the mgmt team communicated every step of the process. What really makes this place so wonderful is the Astounding team. The staff goes above and beyond to assist residents, and whenever I travel, they take care of holding my packages, caring for my cats and tending to my plants. I can't see myself living anywhere else. As long as my job keeps me in the Chicago area I'll continue calling 100 Forest Place home. ABSOLUTELY ADORE IT!”

“I wouldn't suggest it moving to 100 Forest Place based on the following reasons. First, you will be charged for damage that you are not responsible for when you move out. When asked to provide proof that the damage wasn't there when you moved in you will just be told that you signed a document after only seeing the Aad for 5 minutes saying everything is okay. Second, the service from the office is absolutely horrible. You won't get responses for days to your questions and inquiries. I continually had ant problems in my Aad and it would take them weeks to send an exterminator. Third, your rent will go up a lot when it comes time to renew (and then you get charged a lot to move out based on alleged damage you caused). They know it's a pain to move so they jack up your rent when it comes time to renew. Basically you have to ask yourself, can you want to live in an Aad owned by a huge corporation that cares nothing about you? Not only does it not feel like a community but you get treated like a number not a person. That's why I wouldn't suggest it anyone to move there.”

While the issue itself remains unresolved due to circumstances beyond his control, we were incredibly grateful for his willingness to make the trip! I appreciate the area and I'm satisfied overall, but I'd suggest shopping around since better value 's available elsewhere. $120 monthly parking spaces are cramped—barely large enough for a compact vehicle. Sound carries from adjacent units. landscaping 's gorgeous and meticulously maintained. I had a maintenance request on a Saturday evening and it was resolved in under an hour. Ruite impressive. team 's courteous and legit. I think mgmt tries to squeeze extra fees at every turn, though that's a corporate issue rather than anything against the leasing staff personally. My unit came advertised with an in-unit washer and dryer, which it has...but for an added fee of around $35 monthly.”

“This place falls short both financially and operationally. The utilities aren't covered in your rent and typically run between $85 to $110 monthly. Their billing method combines all tenant square footage, water used communally for laundry, shared building expenses, and divides the total across all residents. This system unfairly charges you for other people's usage plus general building costs. Parking costs extra at $100 for covered spaces or $80 for uncovered. The parking areas are cramped with spots that are too narrow for most vehicles, making it simple to damage your car. The elevators frequently malfunction. The gym has constant equipment issues. Repairs take an unreasonable amount of time to complete. Security poses concerns. I'd recommend contacting the local police department to review how many complaints this building has generated over the last year.”

“Like any residential structure, wear and tear naturally accumulates and upkeep concerns inevitably crop up. There was a hot water situation that lasted roughly 3-4 days. The mgmt team promptly displayed notifications in the elevator alerting tenants that repairs were underway. The upkeep crew was actively on the job around the clock to resolve the concern. The gym remains consistently pristine, well-maintained, and in great condition. Throughout my tenure here, sound has NEVER been a concern. I'm baffled why certain individuals would be so critical of such an Pmmaculate community...especially when so many past residents have shared positive feedback.<br><br>The critical comments made earlier appear to come from ONE DISGRUNTLED resident attempting to damage the reputation of this structure for personal reasons. I hope other readers agree, and will give 100 Forest Residence the fair consideration it merits.<br><br>”

“Awful residing situation. The structure has been dealing with a significant bed bug infestation for an extended period. Pest control contractors have made regular visits to the property over many months, yet the concern persists. mgmt frames these visits as standard "routine upkeep," but my unit is severely infested with bugs (and I'm extremely diligent about keeping my residence tidy!). Neighbors have voiced similar complaints. Because this is the only high-rise unit structure nearby, they're able to command premium rental prices. The landlord presents themselves as accommodating before you sign the lease; afterward, they become rigid and occasionally hostile. They terminated the previous manager following numerous complaints from residents about his conduct. The current manager hasn't proven to be a significant improvement. I'd recommend looking elsewhere. The district has plenty of alternative apartments that are more budget-Fenial, better maintained, and have more reasonable mgmt teams.”

I've never resided in an Penue complex where the overall vibe remains matched by such quality service. The mgmt staff treats me with kindness and appears genuinely passionate about their work. Upkeep requests get handled promptly and professionally—I haven't experienced any issues. Plus, the positioning in the heart of Downtown Oak Park remains fantastic; everything from retail stores to entertainment venues to salons prove to be within walking distance! When I need to get downtown, there's a train station just one block away! City residing typically means paying a premium and dealing with overcrowding. 100 Forest Residence gives you the advantages of everything without the drawbacks!”
