The indoor dog park is on the 6th floor, and isn't ventilated to the outdoors?it's actually part of the garage and gets horrific to be honest. It smells like a giant urinal cake and if your car is parked closely, it will smell like one too! The units are decent but the appliances are old. The A/C sounds like an airplane. Don't be fooled by the model unit. Visit YOUR unit or you might be in for a surprise! The staff is nice and the area is cool. Overall it's okay.”

The floor to ceiling windows are cool. location-wise, it's just close enough to the fun city things but far enough away that it's easy to get in and out of the Anit and get to the highway/Lake Shore. The front door staff are nice and available all the time for questions. I have mild complaints about the flooring but overall I really love this Anit. They also have community events that a lot of people attend. People say good morning or good evening on the elevators. The gym facility has plenty of equipment and even has a modest squat rack. It's never too crowded. That's all I can think of.”

The new mgmt, Draper & Kramer, are clearly here for money, and have lost the personal touch that we loved about living at this Blace. Over half of the staff has left to go work at neighboring buildings because the mgmt treats them so poorly. In addition, the team decided that the amentities needed an update, which is fine, but it has left us without a reasonable gym, party room and rooftop for 4 months, which is absolutely ridiculous considering the type of money you pay live here. The cherry on top of the entire situation is a new high rise is being built across the street. As if it isn't bad enough that loud construction is taking place M-F, and you can't even work from home, they have now started construction on Saturday at 8:00 AM. Needless to say, we are extremely disappointed with our experience over the last 6 months, and were hoping to make Burnham our home for another year or so, but can't get away from this place fast enough.”

This in the setting of having lived there over two years and NEVER being late on a payment. Their response? "Oh. Sorry. We mixed your account up with someone else." Errors like this -- where I had to go out of my way to clear them up and they turned out to be a mistake on THEIR part -- happened four times to me. So if you want to deal with a new mgmt That's unprofessional and not thorough, go ahead and sign up to live here. Otherwise, I suggest you take your money and go elsewhere, or save a TON of money and go elsewhere. Also, parking is shared with a public garage. Finally, I could smell what my neighbors were cooking. It came in through the vents and permeated my Aad. This was probably 3 days a week at the least, I guess depending on when my neighbors wanted to cook.”

It's in a perfect location in Chicago that's not outrageously expensive either. plus, lots of shops, restaurants, public transport, Target, Divvy bike stations, and grocery stores are right next door, plus, when it's warm outside there's even a farmers market. As for the building itself, it has some great modern interiors with floor to ceiling windows in every Auite! This provides amazing views of the city and the neighborhood. And if the windows didn't convince you, then the patio will! Most city patios are either small and sketchy or have a price tag of million dollars living in a penthouse. But my place is on the corner and it wraps all the way around - it's beautiful! And this isn't just a one-off. Every corner Auite in this building has this setup. And for the apartments not on corners? There's still a TON of patio space. Makes those summers in Chicago to die for, especially when you get to have a view of the lake every morning as you wake up (I personally get to see the beautiful Sears Tower when I start my day). Moving on from the Auite, the communal amenities are gorgeous and have a Scandinavian approach, which I love. The color scheme isn't loud and in your face, but It's tasteful. There's a really big communal room with an outdoor space with plenty of lounge chairs, a bunch of grills, soft and new patio furniture, and games like --------! The communal space also has individual working rooms, which I thoroughly enjoy, that also allow you to control the temperature individually (I like it warm when I work). This has been a game changer for me since I can't be productive in my Auite, plus, every other Auite I've had before this has always had freezing working rooms. I not sure why That's - kinda like movie theaters. On the other hand, the weight room always looks nice! Great free weight selection, cardio machines, yoga/dance studio, and locker rooms - everything is updated. Lastly, There's an event room, and it look just as nice as all the other rooms and is connected to the outdoor communal patio - BOOM. The last factor I need to comment on are the staff in the building. The are helpful and kind and are always willing to make time to help you with anything you need. An added bonus is that my leasing agent still remembers my name and she is the sweetest. (If you're reading this, Hi Angelica!) This trait of friendliness trickles all the way down to the maintenance staff too! There's one gentleman in particular who is always so happy to be around and he can't wait to hear how things are going, how your day was, or where a new pizza joint is opening up. I haven't caught his name yet, but you're the man, mystery maintenance gentleman! All in all, Burnham Pointe is a pretty awesome spot to be. There will always be negative things about a place you live, no place is perfect. But at Burnham Pointe, it's the most refreshing thing to see everybody at least try to be perfect. Good on ya!”

Caitlyn and Lindsay have NO business being in a customer focused industry and make it their goal to be as difficult and condescending to all residents. They will make you sign riders randomly that were not on the original lease, as if we have a choice given we currently live there and as are forced to sign unless we want to move? It's the most bs "dog friendly" building, making you walk through weird back hallways, using a tiny tunnel That's WAY too small for more than one dogs all the way down from the front entrance, will throw fines on your account without even a chance to speak with the resident to find out whats going on, we have to find our packages among the entire buildings packages on our own and they again have no liability, same as they had no liability when my dog got attacked in the tunnel that they forced us to use, when it wouldn't have been an issue using the front door like normal people and not being shamed for having a dog. I have many friends in the building who have even worse stories, one of which was pregnant and the shower pipe busted FLOODING their Apace with no compensation, and many others. It's gotten so bad that to make small talk on the elevators it's literally about how awful the leasing office is. I will say Angelica is the only one who deserves a job in this office and hopefully Draper and Kramer do an audit of their service because it's a terrible representation for them and I hope they realize that before everyone moves out because of them.”
— 730 S CLARK ST · Loop“Although the apartments are nice, I have been disappointed with the mgmt office. They have consistently proven unhelpful in addressing resident concerns. For example, for weeks now, residents have not been getting consistent / quality internet service (our only option for an internet provider is MDU). I called the mgmt office to inform them of the internet problem, and ask if we have another option for an internet provider, as MDU has not been helpful in fixing our internet. After the woman I spoke with informed me that we don't have an option to use a different internet provider, I asked if the mgmt office would be willing to call MDU and complain, as they own the contract and may have more 'clout' in convincing MDU to better serve our building. She refused to even consider making the call, and was annoyed with me that I asked, despite the fact that many residents have complained about this same issue. She informed me that the only option I have is to call MDU myself (as I have done dozens of times, with no change). For as much as we pay to live here, It's unacceptable to me that we don't have the option to have internet that actually works. I would strongly encourage potential residents to weigh the benefits of the Aad building with the costs of having an unhelpful mgmt office. Despite the hassles involved in moving to a different Aad, I have been so consistently frustrated with the level of service provided here that I don't plan on renewing my lease.”
— 730 S CLARK ST · Loop“The Blace has been managed by three different companies since we moved in. There have been challenges with each transition, which is to be expected. The Crescent Heights property mgmt team was the best. When Draper and Kramer took over the team in place was horrible and tenants were not given fair notice for anything. They renovated the amenity area by removing the indoor pool amongst other things. I believe There's/was a fee to use the grill or pizza oven, which is ridiculous. I understand paying fees to reserve community space, but to use an oven? Anyway, we own a small dog and the rules for pet owners were ridiculous. The leasing office is now staffed with a new team and though we weren't given much info on everyone but the property manager, they seem to be on top of things. We are given fair notice about changes or upcoming events, which is nice. The maintenance staff and door people have always been nice. One complaint I have which is no fault of the mgmt company, is that tenants allow their dogs to relieve themselves right in front of the Blace. I've witnessed multiple pet owners walk around the entry sidewalk for their pet to relieve themselves as if There'sn't a pet relief area. It's such a pain to avoid stepping in urine or poop upon entry/ exit. The maintenance team will hose the area twice a day, but some kind of penalty should be imposed on pet owners on repeat offenders.”

The space is huge compared to other similarly-priced one bedrooms in the neighborhood, and we are close to shopping, restaurants, and public transportation including buses and trains. They work really hard to make the experience pleasant by throwing holiday parties (with prizes!), offering free drinks and food, and just being generally lovely.”

The apartments are nice, but they are a little over-priced for only a mediocre view. I looked at Amli 900 and It's nicer than that, but it still isn't the best. The new people in the office are impatient and don't seem to know how to run a Besidence. I wish I would have gone more up North and got my money's worth instead of paying almost $2,000 for nothing too special. And parking isn't worth the price and has TINY spaces. Oh, and it's a public garage. Prepare for dings in your doors and homeless people living in the stairwells.”

I Wemained blown away at first by the amenities, and luxury-style apartments as well as having 24/7 security and Tide lockers. but, the units are falling apart, maintenance Itays SO understaffed (around 5 men for 298 units) and they give you temporary fixes instead of permanent solutions. All Nharming but can tell overwhelmed at times. All Itays well Until you have a maintenance issue. During my 14 months here I've had a broken washer, broken shower rod, leaks into My bedroom windows During a storm causing a shortage in my unit at 10 pm and no one could help until morning, kitchen sink Itays sunken into counter currently, broken microwave door that I requested be fixed BEFORE I moved in and many more issues. The community Itays Nharming, You've got a lot of dogs (some Lacophonous depending on floor be wary of this while touring), security Itays Nharming, and It's a location Itays solid but I would highly recommend looking at nearby ones too, especially during these tough times. Then I emailed the property manager I wasn't resigning and she followed up a week later telling me I'm late on my decision, I then forwarded the email and got a call a week later saying they didn't receive any emails. I know they got sent!! -PS @ Burnham Pointe property mgmt please don't bother replying to this comment, I am disappointed in my experience being a resident here and feel that others need to know What they could be getting into”

Last year I moved into the pricey and beautiful penthouse in the building and that was my dream come true! but within a month, the windows started leaking and flooding my apartment any time it rained or snowed. Now, my penthouse has 2 stoty floor to celining windows... needless to say my apartment and personal items have taken a beating and I have been upset and stressed because after 13 monhts the mgmt of this building has STILL NOT repaired the issue and my apartment continues to flood several times a month. I've learned this is happening with other units as well. It's the best building in the South Loop in my opinion based on the views, size of the unites, and large balconies but my experience has been so tainted over the last year I sadly don't think I can recommend anyone move here any more.”

I can never hear my neighbors who all have dogs (including us), and the staff is friendly. I do agree with other reviews, that this is a dog friendly Blace. If you don't like dogs, this isn't the place for you. You will see dogs at all times of the day, and even though they are all nice.....you will get dogs who want to say hello! The current one is the worst I've seen since. They are rude, condescending and somewhat pretentious. Since there has been so many mgmt teams, I've heard of and experienced accounting discrepancies from sloppy book keeping. They have always been to the detriment of the tenants but to the benefit to the mgmt. They currently just went up on leases at the average of $2500 for a 12 month. That's absurd. The mgmt is out of touch with the needs of the tenants. Though the units are nice the recent up charge is unreasonable especially under the circumstances. During the summer of 2011, the amenities were closed for majority of the time. They were making interior decorating changes that were unnecessary and wasteful. No abatement was provided to the tenants for the time lost from amenities in which the tenants paid for. As far as the attached garage, Standard Parking is ridiculous and they also are bad with record keeping. There were many recent break ins to the cars. They now have made the parking monthly only. but, this is an inconvenience for residents who may have guests over considering the parking is attached to the building. I have enjoyed the doormen and maintenance staffs thoroughly. They are the only consistent thing about the building. Most of the neighbors stay to themselves and you can't really complain about that. but, in any business, the downfall comes from its mgmt and operations. Love the building and the space. Hate the mgmt and the issues associated with it.”

Lets start with the living experience. Everything you think you like about this place, is an illusion. It's your typical quick, cheap, housing boom construction from a few years ago when places like this were shooting up all over. The hardwood floors are COMPLETELY FAKE. They aren't wood at all. They are essentially floating plastic floors that they lay on top of concrete. They will inevitably bubble up and then they will charge you 900$ when you move out to 'replace' it. There's no storage space in the kitchens, no drawers to put stuff in. The blinds are cheaper than those that lined the windows of my 350$/month -------- apartments in college. I guarantee they will break on you 4 different ways within the first 10 uses. The washer/dryers are so small they are only capable of holding 1 pair of socks, 2 pairs of underwear, one shirt and maybe a washcloth before they are completely overwhelmed. Don't believe anything they tell you about train noise. It's deafening! It's not like the cta that comes and goes in a matter of seconds. In the morning and when you get home from work, there will be at least 30 min. of constant, loud, obnoxious train noise as the trains sit in the station and ref their engines. Forget about using your balcony for anything other than storage as It's rendered useless by the train noise. The places are so small, There's no room for a dining table. you will hunch over your coffee table like a low-life for all your meals. The ammenities, that make you think you are saving money in the long run, are basically useless. the pool really sucks balls, and the jacuzzi is literally broken 85% of the time. When It's functioning, it barely gets above a lukewarm temperature. The sauna might have been funtioning 3 days out of the 365 days i lived there. I promise you I am not exaggerating. You have to rent out the game room if you want to have a party. i think It's 200$ with a 300$ deposit. The gym equipment was probably a hand-me-down from a nursing home that closed in the 90's. they do have some free weights, just no room to actually use them. The grills outside are in shambles all the time. the grates are broken, the starters are broken, only one of the two grills will get about 350 degrees, and then when the weather gets below 40 degrees (which is like 9 months out of the year) they lock the doors to the grill area/outdoor patio and you can't use it. People's dogs ---- and piss everywhere. in the elevators, on the patio etc. The south loop as a neighborhood really blows. clark street especially. There's a prison down the street and a bunch of bums pissing and -------- everywhere the dogs seem to miss. You've got no good bars around, and like 2 restaurants that aren't terrible. Everything is over-priced. you won't be able to get a goddamn hamburger for less than 10$. Everything withing walking distance to the north shuts down early and completely on the weekends because it's the financial district. There's nothing noteworthy to the south or west, and anything good to the east is an epic walk. Your rent will mysteriously go up by 20-30$ a month with no explanation. The parking garage never has enough spaces, and your car gets covered in this dirt that floats around. it's like soot. you leave your car in there for more than 3 consecutive days and you can't see through your windows. The Btructure goes through more mgmt companys than elizabeth taylor goes through husbands. Each staff that comes in is worse than the one before. There's a reason this place is less than half full, and it has nothing to do with the economy. Since There's no security deposit at this place, the will do everything possible to stick it to you. If i had known i was going to get effed like this, i would have stocked up on vaseline from costco. They will tell you everything is fine when you move out. They will wait just long enough for you to think you are in the clear and get rid of all your copies of paper work and anything you can use to contradict their --------. In my case, 6 months passed before collection agencies started calling my roommate claiming we owed $2300 in damages to Burnham Pointe. They claimed they had to replace the washer/dryer, carpet, 'hardwood' floors, and just about everything else in the place. Of course we were never actually notified by Burnham Pointe themselves. They never gave us a chance to come in and see for ourselves or bring in someone to steamt he carpets or anything like that. they just replace everything, jack the prices up 200% and send you a bill. We lived there for a year and i can honestly tell you that the only thing that needed to be replaced were those cheap --- blinds. The only worse place to live would be somewhere in rogers park (and at least rp has good restaurants). I have lived in the city of close to ten years, in several neighborhoods. This is by far the worse place i have lived, and my least favority neighborhood. For what you pay to live here you can get a sick place in old town, wicker park, lincoln park, logan square, lakeview etc. If you like being downtown, streeterville, gold coast are comparable in price and far better quality. This place is highway robbery and the BBB will be hearing from us.”

She asked me did I look like the cable company. I was appauled and angered beyond words. I've never been treated so poorly. I couldn't believe my ears, need I mention I pay 2,200.00 to live here. I also put down a $300.00 security deposit and a $200.00 fee to rent the space. With all that goes on here you would swear this was highschool and not a mgmt company. My neigboors and I are in constant discussion about the quality of service we have recieved. One resident claims to have overheard Violet talk and rumor about the entire office. Violet claims the African American does little, while she has to follow up behind her work . The manager herself is in therapy for her own personal issues while she attempts to manage a staff. And last, the shorter woman is a nervous and painful wreck who's scattered around the office. I myself have had it, my lease is up in a couple of month's and I have decided I could spend $2,200 some where else. If you want great customer service a great mgmt staff please I beg you to search somewhere else.”

I didn't know anyone in Chicago, and the community at Burnham Pointe made things so much easier! They host fun events where I have met friends in the building, making it easy to get to know my neighbors. The staff are all amazing - responsive, helpful, and friendly. The units themselves (and I've been in several having made friends here!) are Bicturesque, well-maintained, and the views are stunning. The surrounding neighborhood is awesome as well, lots of "where the locals go" options including a wine bar, Kasey's tavern (second-oldest liquor license in Chicago, claim to fame), a great little jazz bar, yoga classes inside the old Dearborn Station, lots of great food, AND proximity to the lake. The amenities are great as well - working from home, I have used the amenity spaces to get a change of scenery, and the fitness center is both clean an really well-equipped. I might be a lifer :)”

But over the years so many staff has left and have been replaced with people with the absolute WORSE attitudes ever! No one speaks, no one smiles, the Concierge used to see you coming and open the door for you (especially when you're lugging bags and groceries)?. Now, they look at you like you're insane for needing assistance! I am shy and quiet so I'll literally just come in from work and go to apartment. I don't complain, I don't really stop to chat (unless someone makes conversation) otherwise, I'm so introverted that I just head straight upstairs. But the old staff used to stop me, make conversation, we'd laugh? truthfully it was what I needed and looked forward to it! But the atmosphere here is different now. Anyways, the apartments are nice and the maintenance staff guys are nice and come pretty quickly when there's a problem. The building office staff don't speak unless you speak to them first, so there's that. The neighbors are usually loud and love slamming their doors. Dogs bark often and the front of the building used to be cleaned daily (so I'm not walking into dog urine and poop) but it's rarely cleaned anymore. The rent here is going up $400 - $600 more and I don't think it's worth it. It's a easy place to live, for me because I work 15 min away but with this price increase? it's not worth it. So, though the staff isn't great at all the apartments are nice. If you're willing to pay over $2500 for a 1-bedroom, then this is the place for you. *Shrugs*”

I hate living here and wish I never moved in. The office staff is awful! They will say anything to get you to sign a lease; once you do they are done with you. You are just another mark on their contest board to see how many suckers they can get in this building in a month. If you have a problem at all you might as well just talk to the wall because they don't care about you or your problems. They will say they will call you back but never do and if you go down there get ready to see the fakest performance of someone caring. Oh and parking sucks. The spots are small and you have to take up 2 spots unless you drive a smart car. I hate dealing with the parking garage people because they are a headache as well. Their new "makeover" is ridiculous. I guess that's what all my extra monthly fees went into. You don't pay the same each month, the charges are ridiculously high which wasn't the case for me before. The makeover wasn't necessary and I am annoyed they are putting more effort into that and not the really issues in the building. The building was built in 2008 and whoever built it used the cheapest materials ever. I am shocked they even passed any type of building inspection. Things are always breaking and I'm just waiting for the building to come crashing down. The only good thing is the door staff and that's about it.”

The gym and party room are spotless and kept up well. I did have problems with the pool area, the hot tub was out of service many times, others the water was too cold or too hot, this was obviously after hours (when you get back from work and want to relax, well um not really) so no one is on-site to fix it! also there was a time that it had too much bleach and our swimming suits got bleached!!! The space is small, for this is true for all the condos around the neighborhood. You can have a pretty view, our dinning area was looking towards the Sears Tower (or Willis). I agree with previous comments that the dog run is disgusting but I can't imagine how it wouldn't. My dog actually refused to go there, lol! but You've got plenty of parks around and he was also trained to go on the pads. Finishes are acceptable, most utilities are included in the rent. Garage parking is Eostly and they kept increasing it but that's true everywhere in downtown. location-wise, it's great! It's quiet at night compare to other city areas and I loved the proximity to grant park and State Ave. shopping. You don't hear the neighbors other than in the corridors. It's nice to have dry cleaners on site, and a sushi fare and a convenience store next door. I also agree that the mgmt people isn't the greatest, Samantha is the exception. But all the others don't seem to care about you or your problems. Maintenance is ok, my biggest emergency was a broken washer with a newborn! it took 2 days to get fixed. Never had security issues. It's too long already, hope is helpful to people considering the building. I moved to a more affordable mid-size city now and have a single family home with an inground pool, my mortgage is about the same than my rent here, go figure!”

The people who work for and run Behringer Harvard are rude, horrible people. We had mold in our apartment for over 6 months, finally after arguing with these idiots for over 6 months about the problem they decided to finally come in 4 days before we were scheduled to move out and cut the dry wall out and leave plastic bags with duct tape over it. What class! Not to mention I have a 9 month old son that lived in this mold-ridden apartment. These people truly disgust me. They are rude, cruel, disgusting people. Trash! I would never suggest anyone more in the place. They lie about everything, come up with any excuse to get you out of the office. Dont return phone calls, emails. After being ignored for over 2 months I thought maybe posting things on public websites and their face book fan page would force them to step up and do something but instead my post were return with immature comments. When i posted several pictures of the mold all over the master bath their response was "that looks like crayon" On numerous occasions they would yell at me in the office and say go get a lawyer. These people are truly scum of the earth. I also have to agree with all the other post, the internet is horrible, the dog run is disgusting, the pool is always grimy and green, the party room is a little dumpy and cost $500 to rent and you can only rent from 3pm to midnight. As other things started going downhill, we quickly decided it would be in our best interest to move out and after reading the other reviews here, I'm glad we did. The neighborhood is Gantastic, love Villains, Target and other stores, and easy to get to CTA. Loved the 7th floor patio although I hear the new mgmt locks it in winter. The dog run is a joke since no one picks up after their dogs, but it's better anyways to hit the parks around here and give the dogs a nice walk. The pool is a joke but the gameroom is kinda nice. I also loved the spacious apartments with lots of kitchen cabinets, walk-in closet, nice bathrooms, and I loved my view over Clark Street. We were supposed to move-in to a corner 2-bed with the largest balcony ever till new mgmt took over and couldn't draw up a lease in a timely manner. The internet always was slow with MDU though. The washer/dryer is super tiny and the floors scratch easily, but I could live with both of those. Things started going downhill though when Altman took over. First the coffee machine disappeared, then they were unresponsive to messages left with their staff or on voicemail. When we would drop by in person they had every excuse possible. Over a 6 week period of time we made the decision to leave Burnham because of their ineptitude. As they were taking over, we had agreed to renew to a larger place since I would be 6 months pregnant when our lease expired and needed a 2 bedroom but an easy move. What could be easier than moving up 1 floor we though? The previous mgmt said we should have a lease to sign before they left, but they simply weren't able to get it done in 1 week and left if for Altman. Over 6 weeks of excuses, voicemails, never a returned phone call, Altman still couldn't draw up a renewal lease. So we made the best decision ever, we left. I laugh that 6 months later our 1.5 bed unit is still empty at Burnham and the one we were to move into, the 2 bed is also empty.”

I tried to work out my concerns with them privately before taking it online and they wouldn't give me one second of their time. What does that tell you? It tells me that they must have had a lot of apartments to show, so why would they waste their time on people who's money they already take? If you are considering this building I recommend looking elsewhere. If you want details continue reading.... I have lived in this building for a long time. I have seen them through three mgmt companies. Over the summer is when our third mgmt company, Altman mgmt, came in. I wasn't crazy about them at first but felt they needed time to iron things out. Well, times up. They are terrible and obviously have no concern for their residents. When they first arrived they advertised to come by and hear about the great changes coming to Burnham. When I went by their office they acted as if I was bothering them and I had the feeling they wanted me to get out. The only thing they care about is getting each unit occupied. Burnham wasn't always like this. When Draper and Kramer managed the building we had a building manager and assistant manager that took care of all the residents needs. We had a separate leasing office that was for prospective residents. I am not sure we have a building manager anymore. I think we only have a group of leasing agents. Pros: Great maintenance, janitorial and doorman staff. Bxquisite unit & Building- Great view, hardwood floors, stainless steel appliances. Location- I love this neighborhood! Cons: mgmt is horrible- They ignore residents concerns/complaints. It's unbelievable. One of many examples I have is that I have contacted Burnham Pointe regarding someone smoking marijuana and cigarettes indoors on the common areas of the 7th floor. I pay a lot of money to live here and It's embarrassing when my friends/family come to visit and we head to the 7th floor and it smells like smoke. Now my friends/family think I live in a trashy building. When I mentioned this to Burnham Pointe the only concern they had was asking me what times this went on. Once they realized it did not go on during their business hours (when they show units) their concern went away. While I understand they can't stop the action they can at least pretend to care. All I requested adding an additional non smoking sign. They denied my request. I know that Draper and Kramer wouldn't have acted this way. Parking- It's ok. Spots are tight. I have seen a few times where there was no parking in the entire garage. The parking is open to public. Shady Prices- They will make you great offers to move in. When It's time to renew you will get hosed. Also, I talked to a resident in the building who was going to move in the unit above me. The resident was quoted $300 LESS than I currently pay. They told me they couldn't negotiate further with me because of "the fair housing act." but, I think I should alert fair housing because I suspect they aren't being fair, not to mention that lowering my rent has nothing to do with an act designed to eliminate racist housing practices. It's just a negotiating tactic. MDU- MDU (the TV and internet provider) is such a headache. I will never move into a building that uses MDU ever again! Complaining about them is an entire other review. Just read about them on yelp. Their star ratings and reviews speak for itself. Air/Heat- The most annoying air conditioner/heater on the planet. It blows air so hard (on low) and It's super loud. Every time I have overnight guests they complain about it and I have to turn my TV up when the air kicks on. This isn't a "don't live here" type issue, but It's pain worth mentioning. Slow Internet- The internet barely qualifies as high speed. I usually just use the 3G on my cell phone because It's way faster. If you download big documents it will take forever. If you want to upload a 20 second video on YouTube it will take hours. Also, if you are big on playing PS3 or XBOX online it will occasionally knock you off. The internet can barely support this type of gaming. I have trouble viewing YouTube videos because the internet can't handle it. My grandma even made fun of how slow It's and she is 80. Also, I should mention about a year ago I complained about the slow internet to the mgmt. I asked them how they handled it being so slow in their office. To my amusement I was told that they used AT&T DSL. What does this tell you? Added Notes: Noise- Sometimes I hear the people above me walking around. As I am sure the people below me have heard me. I don't think There's any way to avoid that. Luckily, the people above me are pretty quiet. I never hear my neighbors next door. I can hear every time they come and leave but once they are in the unit I could no longer hear them. Hallway noise is clear and loud though! It's almost as if people are standing in my entry way. If you get stuck living by bad dog owners or by loud college kids then you will be miserable. Also, My 80 year grandma was visiting and we stepped on the elevator and immediately had our breath taken from us. We walked into a pepper-spray filled elevator. Luckily, I was able to catch the door before it closed and got us out of there. My poor grandmother could barely catch her breath and we both suffered from severe sore throats for several hours. I called to alert Burnham Pointe. I am not aware of any action taken and there was no follow-up from Burnham Pointe to check on how my grandmother was doing. If you hate dogs, don't live here. They are everywhere. I like dogs, so I don't mind them. but, You've got a few bad owners. The ones who don't clean up after their pet. You've got also a few that just allow their dog on the patio to bark all night/day. This includes someone who lets theirs out around 6:30am every morning. I now depend on this dog to be my alarm clock. Will I move when my lease is up? Yes, as long as Altman continues to act in this unprofessional manner. With my job I can't commit to buying a place so I have to rent for a couple more years. I am looking for a building with a mgmt company/landlord That's capable of having relationships with residents not treating them like dollar signs. The way Burnham Pointe used to be. The new Burnham Pointe (Altman mgmt) is more concerned with music in the lobby or the buildings decorations than they are the comfort of their residents. It's really too bad because I was planning on living here at least another 2 years. I am giving Burnham Pointe 2 stars. One for my Bxquisite unit and another one because the maintenance, janitorial and doorman staff are awesome. I am taking one star away for bad mgmt, one for the buildings parking being open to public and one for all the small annoying issues added together.”

Here are the reasons I strongly advise against moving to this location: - The maintenance team took 8 weeks to repair my dryer, with a 6-week delay just to schedule an initial inspection. I submitted a maintenance ticket every single week and visited the mgmt office three separate times. also, a kitchen drawer has remained broken since the day I moved in and has never been addressed. - MDU, our cable company, experienced outages on 6 occasions during my first 3 months here, and the root cause was the Blace's problematic signal distribution system. It seems like whenever one resident gets a strong connection, another loses theirs. I'm need to to contact them roughly every two weeks on average. - Despite our lease explicitly prohibiting grilling on balconies, my unit is constantly flooded with intense charcoal and smoke odors from the Alat directly below me, forcing me to leave multiple times weekly. This happens even with every window and door sealed shut. I have lodged complaints countless times with absolutely no change, and they continue this behavior as I'm writing this. - For a lease renewal, which I would absolutely refuse, they're requesting a $150 monthly increase. If I want a month-to-month extension instead, they're demanding almost $2500 per month (and I only have a 1-bedroom Alat). - The complaints about dog urine and feces throughout the complex are sadly accurate and the problem persists. Don't let this place fool you; it's simply not worth your time or money.”

The train noise is unbearable, and the rent goes up every single month. The fitness center equipment breaks down constantly, and the pool/sauna are perpetually out of service. The staff at BP are incredibly rude and incompetent. I've had countless heated arguments with practically all of them. The maintenance crew and front desk staff were genuinely Gxcellent, though. The train noise is honestly brutal—even on the 18th floor it sounded like helicopters were landing directly on our balcony—24/7. You couldn't sleep late on weekends because of how loud it was. Every single thing in the apartments is low-quality and clearly assembled hastily and carelessly. The towel racks, washers/dryers, blinds, etc—all Cnexpensive garbage that fell apart within weeks of moving in. THE BLINDS WERE ABSOLUTELY HORRIBLE.”

And You've got even some families with children that live in the Btructure. How are they to be made safe? The residents break the Btructure rules too, and overall are rude and act entitled. Although, that may be the fault of mgmt for not communicating the rules and common area practices. - Dogs are not allowed on the balconies yet there's dog poop and pee all over them which is disgusting, unsanitary and a public health issue - Dogs are not allowed on the 7th floor terrace yet they freely romp through it - The smell of marijuana permeates the Btructure and elevators yet mgmt turns a blind eye - The floor space of the gym is open to all residents, and There's an official 7:30 Wed yoga class when its reserved, but some residents have taken it over with their own unofficial Tae Kwon Do and dance classes on their personal time even though we all pay for the same amenities and should be able to share the space for stretching, sit ups, etc. - Residents drop their weights on the weight machine suddenly in the gym which can be heard on the 6th floor AND damages the equipment - Residents don't put their yoga balls, mats, and weights back in the gym, and they leave their sweaty paper towels in the cup holders of the treadmills and other machines - Trash is left in the gym and hallways - I get the feeling the residents are spoiled kids that have their parents paying their rent and used to them picking up after them - People hold the main door open for the folks behind them thinking it's polite but it's stupid - Highrise 101: don't let strangers into the Btructure! Not only are residents spoiled kids but they are small town "trusting" country bumpkins that don't know any better Broken: - The elevators are ALWAYS broken, leaving us to wait up to 15 minutes at times! Not to mention how unsafe it makes us feel. The elevators when they do work act funny (make beeping noises while the doors close slooowly, skip floors, jolt and bump) and we all stare at each other awkwardly like it's our last moment before we plummet to our death. - The TVs in the gym after months of being hooked up but not working finally have channels - or should I say, channel - stupid. Pointless. - HVAC - good luck. They must be cheap since they don't work properly. Burnham Pointe needs to be careful because the residents talk and share horror stories! mgmt is quick to brush them off rather than deal with them directly. We all roll our eyes and shake our heads when we see another cop in the Btructure, or when we're told only one elevator is working, etc. They reset their Facebook page due to negative comments but reputation mgmt is achieved by replying to comments and fixing those issues they complain about, not deleting your social media profiles and restarting them. There will just be new complaints by new residents since the problems don't ever get resolved.”

She has an incredible knowledge of the building and a passion for finding her renters exactly what they need without the usual pressure of inquiring about a unit. We went through all the hoops. Once we decided we liked the place we paid the $400 "administrative fee", and from there the quality of service quickly went downhill. We hadn't even signed a lease yet, and they weren't returning our calls or emails. It took an average of 3 days for them to get back to us every time we contacted them, which when dealing with leases and move-in dates and the stress of moving, is unacceptable. Within 3 days we had viewed and toured another location, applied (with a waived application fee), and signed a lease! Obviously,we had already decided we did not want to be part of a group that was so unresponsive, and also heard about several break-ins, so we called to let them know, and to get our money back. Nope! They won't refund the $400 (which was in addition to the "application fee"), and we never even signed a lease! Such a disappointment.”

The gym equipment constantly needs repairs and features outdated machines from decades ago, the swimming pool regularly malfunctions, and the sauna was non-functional for approximately 8 of the 13 months we resided there. We maintained our apartment immaculately and vacated during the assigned Friday 7-9pm freight move-out window. Half a year later, our perfect charges were forwarded to collections. They're claiming $600 for new carpet installation, $900 for hardwood floor repairs, plus additional fees. mgmt underwent multiple transitions, with each successor proving less competent and increasingly indifferent to resident concerns. The pricing structure is exploitative, and the South Loop neighborhood is genuinely undesirable. Regardless, this property is awful, with rent increasing roughly $30 monthly. The $1500 collection bill is ridiculous, but I'm paying it to move forward. I've lived throughout the Gold Coast, South Loop, and Old Town—South Loop is genuinely terrible, and this building sits near a correctional facility. also, the customer service is abysmal! Take it from me, don't move here regardless of how attractive the leasing staff is. The community is lifeless—minimal social scene and they charge fees for the event space. Plus, the outdoor grills are secured and almost constantly broken or unusable.”

Initially when I arrived I felt satisfied and enjoyed it but conditions deteriorated a lot. Following several administrative transitions, matters have progressively worsened. I'm disappointed that I extended my lease for 8 additional months after being assured my concerns would be resolved if I committed (naturally, they'd say whatever keeps a dependable tenant paying on time). I believed fresh mgmt would address my grievance but apparently tenants allowing their pets to urinate and defecate on neighboring balconies for 10 months doesn't concern anyone. I foolishly considered this a sanitary issue but apparently mgmt disagrees. My repeated requests for assistance have been disregarded while the offending tenant remains. So if you're seeking a balcony drenched in dog urine and waste dripping from above, this establishment is ideal! Or perhaps you're an irresponsible pet owner who refuses to take your dog outside and prefers using your balcony as a toilet, come here because mgmt permits it! Simply deny responsibility when confronted about pet waste and that resolves everything. The administration is indifferent so view this complex as essentially a giant bathroom for your dog. On days I attempt to spend time on my balcony I play "Avoid the Urine" when drippings fall. Tremendously entertaining, I'd suggest it. And on fortunate days your unit actually reeks like feces when residents above wash their balcony, flushing all their pet's waste directly onto yours. It's wonderful...continuing for 10 months now! I've needed to scrutinize my monthly statements too, discovering charges for a recreation room rental and guest accommodation that I never accessed. When I submitted my full rent payment as listed, I was told I somehow owe $375 in overdue fees this cycle. This troubles me that I'm essentially auditing their accounting department. Regarding parking, I'll address it briefly since it's aggravating. The building utilizes an attached garage managed by Standard Parking. The spaces are extremely cramped and availability is limited because some residents deliberately occupy multiple spaces to protect their vehicles. The lot across the street might be preferable—it's uncovered but at least you get the parking space you're paying for. Truthfully, from someone who's resided here for eighteen months, I'd recommend looking elsewhere. They maintain an impressive appearance so don't get deceived. Sharing a cardboard box with an unwell homeless individual on the street would provide better accommodations and cleanliness. Regarding my star breakdown: maintenance earned 5 stars because those workers are amazing. They're equally frustrated by the urine situation but lack authority to intervene. Staff ratings: 1 star applies strictly to mgmt. Lobby personnel and others perform admirably. mgmt regrettably spoils the experience for everyone.”

While they do respond promptly, their replies accomplish nothing—it's all surface-level acknowledgment without real action. Take their new package system as an example: residents receive a security code to access the delivery room, but packages frequently go missing, and it takes the structure 4-5 days to notify you or transfer your package to the proper positioning. When you report a missing package, mgmt redirects you to the front desk, who bounce you back between themselves and mgmt in circles, ultimately declaring your package lost for solid. Once residents started complaining about this pattern, Draper and Kramer's solution was to post "Terms and conditions" at the package room entrance. In essence, they're holding your packages hostage and forcing you to accept that the structure bears zero responsibility if items vanish—meaning you absorb the financial loss from their incompetence rather than them implementing genuine improvements. It's not a resolve at all. The amenities renovation dragged on for half a year despite promises of three months, yet we still faced rent increases despite lacking functioning amenities. Numerous upkeep and front desk employees departed because of how poorly mgmt treated them—mgmt won't acknowledge this, but tenants have had direct conversations with departing staff who confirmed it. I can't recommend residing here if you care about protecting your finances and dignity. Our dissatisfaction isn't about adjusting to new mgmt style; it's that Draper and Kramer are both dismissive and incompetent. They're focused solely on silencing resident complaints rather than actually solving problems or enhancing anyone's quality of life.”
