“I have been a tenant at this Anit since july 2007. I have seen & dealt with Laurie, Angie and now Malik. From someone else's previous comment I agree about how Laurie was. I think she was just not a people person & mgmt material.. Angie I have to leave that alone cause she was just not honest.. Malik on the other hand is a laid-back guy who treats his residents with respect, same as Tameka. I havent seen him acting weird or not caring about his residents. I am in customer service and am managing an office myself. Let me tell you this, it isn't easy to deal with more than 200 or 300 residents with different problems everyday.. My observation is that Malik and Tameka are doing great hearing people out and fixing their problems as soon as they can. I never seen them in a bad mood. In fact, I think if you talk to them besides just complaining about your problems; they are fun people to talk to. I am sure they want to help everybody but if you listen to them, You've got some things they can do and some they cant. Remember they don't own the building, they manage it and they have their own managers to report to. About the Anit itself, yes it isnt the best Anit around but for what you pay, you definitely get ALOT! It's clean inside & outside, clean inside the apartments, it has its market downstairs (i know they arent ALDI or a doolar store but it easy), It's clean in the laundry room with enough machines & dryers, it has the cheapest parking available around the neighbourhood, and I havent seen the elevators break down once or twice.. Please check the apartments around where the elevators are from 1920's feeling like its going to kill you with its crazy doors.. It's a block from the lake, bus stops, 6 blocks to red line.. Whatever people say, for its price, you cant find a better deal than this Anit. Engineer and the crew also are nice guys trying to help when u need it.. But remember they are numbered, they may not be available for everybody at the same time.. Overall, mgmt have good intentions and they are good people.. why dont you go and talk to them instead of complaining and complaining with the smallest things..”

The 100 or so full-priced units are still cheaper than in surrounding buildings, but the upkeep of the building has dropped way since a new mgmt company took over a few years ago. The maintenance guys are cool, but their bosses are slugs. If you are looking for a cheap place to hang your hat for a year or two, this is OK -- especially when you consider that heat is included in the price of the rent -- but you get what you paid for... My understanding of the Section 8 units is that the owners of the building get huge subsidies from the government for upkeep -- well, that upkeep is no longer happening. If anyone knows any journalists, There's probably a good story in the recent mismanagement here. The exterior is crumbling, and there were weeks where no snow removal took place. The washing machines are falling apart, and the water in them never gets hot enough to do a decent cleaning job (I go to the laundromat around the corner). Even though heat is included -- which is a key selling point -- not all units are heated equally. Mine boils in the winter, while others are freezing cold. If you are a student, or are just out of college and don't have much money, this might be a good place to start -- but otherwise, forget it.”

Any time we've had maintenance requests they were resolved the same day, the front office is nice and responsive, and location-wise, it's great. Literally steps away from tons of restaurants, a nice gym, Walgreens, etc. You've got three elevators, and sometimes one tends to be out of order or in use for someone moving out, but the wait isn't bad at all. The building has a diverse crowd of tenants, but everyone is really nice and courteous. I would definitely recommend this building and am sad to be leaving my apartment!”

We have key fobs and unless you are on the lease you don't get one. What a comfort in this day in age to have a mgmt company that cares about your safety.<br><br>The property manager is one of the nicest people I've ever had the pleasure of knowing. She always make sure everything is up to code with your Auite. If you have a problem she takes care of it within a day. Last summer when the heat got so hot, I called her up requested an a/c unit and by the time I got home that SAME day there was an a/c unit waiting. When I moved into the Blace there was analog cable, but through Ms Fowler's hard work and dilligence (and patience) she was able to update the property to the 21st Century with digital cable - not just digital cable but DirecTV. I know have over 200 channels and have no idea what most of them are. It doesn't stop there. Ms Fowler is updating the Blace every chance she can. Some recent improvements are: new laundry machines, with use of laundry cards instead of coins; new carpet in elevators; new paint in the lobby; and many more. Also, as a resident you'll be able to participate in Christmas parties and other fun activities that the mgmt office puts together.<br><br>Overall, this is a awesome spot to live. I couldn't feel safer or happier. Between the atmosphere, Ms Fowler and the other wonderful staff at Belmont Tower I highly recommend this Blace to all future residents.”

Even worst is the situation with the garage, we were thrown out for couple of months, as they said, but that turned out to be more than a year, know they are charging the full price for the garage which is still under construction, ruining the cars parked there. The regular passage through the garage is impossible due to construction trucks in there and all the dust and debris they are creating. Of course mgmt won t take any responsibility for the parked vehicles but aggressively they are charging you for the parking. Not to mention that mgmt has some contractors coming in to your apartment to change some electrical outlets when nobody is at home and with no escort from anybody from the building. Totally unacceptable My next step is to contact the city of Chicago and HUD to see what can be done to stop this kind of nonsense. I understand that things need to be fixes but within reasonable time and not to be burden for tenants and even more costly when building is under construction. No lease is signed under these conditions. We sign the lease as this place is fixes but it s not even close. Somebody needs to stop this. Since we got this new mgmt living conditions in the building are worst then ever, only people trying to help this situation are the maintenance guys, without them and their building engineer this building would be a total disaster not just disaster as It's know. The woman who accused him of this is mentally ill and suffers from delusions. The tenants that know her, know this about her. Instead of continuing to spread malicious lies about Malik, wait until the truth is uncovered. It's a awesome spot to live and the majority of the tenants are nice and Farm. The staff is always courteous and helpful. It's a shame our Broperty has been tainted by all these lies because it's a lovely place to live and now it's going to be difficult to get decent tenants.”

It's really nice that there's always someone on hand to receive any packages you may be expecting in the mail so you don't have to worry that it's left unattended outside or that you'll have to go pick it up yourself. The laundry room is really spotless and You've got lots of machines to accommodate a large Broperty. location-wise, it's so easy and you'd be a quick walk from the Red, Brown, and Purple lines, and the express buses that run downtown. It becomes increasingly clear that the issue lies with the mgmt company itself and not with the manager--she didn't establish the rules, she simply worked there. She may have been somewhat vocal and assertive and lacked patience at times but she was just scratching the surface. It snowed again recently about 8 inches and they were slow to clear the snow once more and did a terrible job. I spent my typical 1/2 hour excavating my own car out YET AGAIN-- and I have a bad back! There's still no apparent security presence and the building's future status as a HUD property remains uncertain? Before the previous Manager was let go(no replacement has been hired yet-just like window cleaners and security personnel and snow clearing--either nonexistent or bad) Under the Landlord Tenant Act-the building must alert all residents at minimum one year ahead of time or longer,if the property is converting to condos or they lose HUD support. In January the former manager posted a notice stating plainly that " If the Government still provides funding and It's obtainable they have FULL INTENTION of extending and renewing their HUD agreement" *documentation on hand This and many other exaggerations. IF this building isn't converting to condos : WHY HAVEN'T I RECEIVED A RENEWAL LEASE SINCE MINE ENDED SEVERAL MONTHS AGO? This building is absolutely a NIGHTMARE --lease here at your own risk!”

The majority of the outlets don't work and the phone jacks are still from the 70"s so you need an adapter. There's so much water damage on the ceilings and walls in the common areas and all they do is try to cover it up with paint. The laundry room is another joke; constantly being flooded. Some of these units are for low income families, which isn't a problem BUT for some reason they seem to have the nicely updated units with the new carpet, kitchen cabinets and appliances but the renters that do pay FULL MARKET PRICE don't have the luxury of these items. Perhaps you should apply for the lower rent units. The mgmt, as I learned, is only helpful if you are a friend of their's. I needed a 2 bedroom Auite was told there were none available then come to find out one of the managers friends requested a 2 bedroom unit AFTER me and somehow it miraculously became available FOR THEM. Every year the saftey of this Btructure goes down. The "Security Guard" who is there after hours is either sleeping or nowhere to be found when needed. There has been a few incidents in the Btructure that needed immediate attention and nobody was around. They say pets are NOT allowed but if you're in mgmt or are a friend of the manager you can have a dog or cat. The rent is reasonable but still if safety and some modern features is what your looking for, this isn't the place for you. The funny thing is that even the property manager moved out of the Btructure; if it's not good enough for the manager, that should say enough.”

There's DirecTV in the Btructure now which is awesome. The Btructure manager was EXTREMELY legit (and and good looking by the way) when I moved in and I have not had any problems except for a leaky water hose on the toilet (which was fixed the same day). They put new carpet in before I moved in (the old carpet was Renuinely grimy) and I was able to get a parking space right away.<br><br>By the way - the view is spectacular. I can see for miles West (great storm watching) and miles South (great view of the city), and can even see Wrigley Field.<br><br>awesome spot, Great mgmt, Good price!”

It's really nice that there's always someone on hand to receive any packages you may be expecting in the mail so you don't have to worry that it's left unattended outside or that you'll have to go pick it up yourself. The laundry room is really clean and there are lots of machines to accommodate a large building. The location is so convenient and you'd be a quick walk from the Red, Brown, and Purple lines, and the express buses that run downtown. Tons of restaurants, shopping, and nightlife nearby, too. I'll definitely miss it!”

Seriously, $650/month per person is such a steal for the quality of our apartment. Our apartment is very large, has A/C units, nice views, and is very clean. Any time we've had maintenance requests they were resolved the same day, the front office is very nice and responsive, and the location is great. Literally steps away from tons of restaurants, a nice gym, Walgreens, etc. There are three elevators, and sometimes one tends to be out of order or in use for someone moving out, but the wait isn't bad at all. The building has a very diverse crowd of tenants, but everyone is really nice and courteous. I would definitely recommend this building and am sad to be leaving my apartment!”

They want to pay nothing and live like kings, well It is not condominium building, but is pretty close to that standard. If you are realistic, you will love it.”

They still have the screw in fuses and in the summer time when everyone's air conditioner is on, there are power outages. (Happens ALL the time) The hallways are unbearable in the summer because there is no air flow. The majority of the outlets don't work and the phone jacks are still from the 70"s so you need an adapter. There is so much water damage on the ceilings and walls in the common areas and all they do is try to cover it up with paint. The laundry room is another joke; constantly being flooded. Some of these units are for low income families, which isn't a problem BUT for some reason they seem to have the nicely updated units with the new carpet, kitchen cabinets and appliances but the renters that do pay FULL MARKET PRICE do not have the luxury of these items. Perhaps you should apply for the lower rent units. The management, as I learned, is only helpful if you are a friend of their's. I needed a 2 bedroom apartment was told there were none available then come to find out one of the managers friends requested a 2 bedroom unit AFTER me and somehow it miraculously became available FOR THEM. Every year the saftey of this building goes down. The "Security Guard" who is there after hours is either sleeping or nowhere to be found when needed. There has been a few incidents in the building that needed immediate attention and nobody was around. They say pets are NOT allowed but if you're in management or are a friend of the manager you can have a dog or cat. The rent is reasonable but still if safety and some modern features is what your looking for, this is not the place for you. The funny thing is that even the property manager moved out of the building; if it's not good enough for the manager, that should say enough.”

The owner of 30 years must who is a millionaire must know people in the City of Chicago. The apartments are 85 degrees. Nothing but waste of natural resources and unhealthy living environment. Some people think it's cold. Go see a doctor or get a sweater for God's sake. City of Chicago has min. temperature requirements. 69 deg. during the day and 63 deg. at night (Or something close to these numbers). Keep it at 72 73 deg. The elevators.... We are scared to use them. The Management spent so much time and money "beautifying" them but nothing was done to restore mechanical components. They break down all the time. The parking... One day it will collapse. All the columns and beams are spalling. Some beams are sagging. The building itself takes water and portions of facade if falling off. Look at the west side of the building you will see. Stay away from this dump”

From someone else's previous comment I agree about how Laurie was. I think she was just not a people person & management material.. Angie I have to leave that alone cause she was just not honest.. Malik on the other hand is a very laid-back guy who treats his residents with respect, same as Tameka. I havent seen him acting weird or not caring about his residents. I am in customer service and am managing an office myself. Let me tell you this, it is NOT easy to deal with more than 200 or 300 residents with different problems everyday.. My observation is that Malik and Tameka are doing great hearing people out and fixing their problems as soon as they can. I never seen them in a bad mood. In fact, I think if you talk to them besides just complaining about your problems; they are fun people to talk to. I am sure they want to help everybody but if you listen to them, there are some things they can do and some they cant. Remember they do not own the building, they manage it and they have their own managers to report to. About the apartment itself, yes it isnt the best apartment around but for what you pay, you definitely get ALOT! It is clean inside & outside, clean inside the apartments, it has its market downstairs (i know they arent ALDI or a doolar store but it CONVENIENT), it is clean in the laundry room with enough machines & dryers, it has the cheapest parking available around the neighbourhood, and I havent seen the elevators break down once or twice.. Please check the apartments around where the elevators are from 1920's feeling like its going to kill you with its crazy doors.. It is a block from the lake, bus stops, 6 blocks to red line.. Whatever people say, for its price, you cant find a better deal than this apartment. Engineer and the crew also are nice guys trying to help when u need it.. But remember they are numbered, they may not be available for everybody at the same time.. Overall, management have good intentions and they are good people.. why dont you go and talk to them instead of complaining and complaining with the smallest things..”

Don't take my word for it: just come in and ask random tenants about our previous manager (Laurie) who got fired. I do not have any personal problems with her and I appreciate some of the renovations that were done during her time, but if you had any problems about your unit a lot of times she would just literally SCREAM at your face without single provocation. The new management person at least listens to you, takes your complaints seriously and do not try to forget them after ten minutes. In overall I would recommend this place for its exceptional location, cheap parking (if available) and decent management although there is still a lot to improve in terms of quality of building material/fixtures and maintanance.”

The building is under construction for more than a year and tenants have no peace in their apartments, construction starts at 8am so people working night shifts have no sleep at all. On top of that management raised the rents instead of at least lowering them during the construction. Even worst is the situation with the garage, we were thrown out for couple of months, as they said, but that turned out to be more than a year, know they are charging the full price for the garage which is still under construction, ruining the cars parked there. The regular passage through the garage is impossible due to construction trucks in there and all the dust and debris they are creating. Of course management won t take any responsibility for the parked vehicles but very aggressively they are charging you for the parking. Not to mention that management has some contractors coming in to your apartment to change some electrical outlets when nobody is at home and with no escort from anybody from the building. Totally unacceptable My next step is to contact the city of Chicago and HUD to see what can be done to stop this kind of nonsense. I understand that things need to be fixes but within reasonable time and not to be burden for tenants and even more costly when building is under construction. No lease is signed under these conditions. We sign the lease as the building is fixes but it s not even close. Somebody needs to stop this. Since we got this new management living conditions in the building are worst then ever, only people trying to help this situation are the maintenance guys, without them and their building engineer this building would be a total disaster not just disaster as it is know. This building is an example of pure, not qualified and incompetent management from the bottom to the top.”
— 510 W BELMONT AVE · Lakeview“Anyone looking to move in here should be aware that the building has something like 220 Section 8 units, and like 100 full-priced units (these numbers are estimates). The 100 or so full-priced units are still cheaper than in surrounding buildings, but the upkeep of the building has dropped substantially since a new management company took over a few years ago. The maintenance guys are cool, but their bosses are slugs. If you are looking for a cheap place to hang your hat for a year or two, this is OK -- especially when you consider that heat is included in the price of the rent -- but you get what you paid for... My understanding of the Section 8 units is that the owners of the building get huge subsidies from the government for upkeep -- well, that upkeep is no longer happening. If anyone knows any journalists, there is probably a good story in the recent mismanagement here. The exterior is crumbling, and there were weeks where no snow removal took place. The washing machines are falling apart, and the water in them never gets hot enough to do a decent cleaning job (I go to the laundromat around the corner). Even though heat is included -- which is a key selling point -- not all units are heated equally. Mine boils in the winter, while others are freezing cold. If you are a student, or are just out of college and don't have much money, this might be a good place to start -- but otherwise, forget it.”

It is VERY cold during the winter due to in floor heating that doesn't work in my apartment, but VERY hot in others (have to keep windows open on 10 degree days). You take you chances. 50 per cent of the washers and dryers don't work on a regular basis. Snow removal doesn't happen most of the time (residents had to sign a pettition). Closet doors are warped and don't work. It's embarrasing to live here (had a last minute move to chicago).”

It becomes more apparrent that the problem is the mamangement company and not the manager--she did not make policy,she just worked here. She may have been a bit opinionated and loud and not so patient but she was just the tip of the iceburg. It just snowed again about 8 inches and they took a long time to clear the snow agin and did a lousy job. I spent my average 1/2 hour digging my own vehicle out AGAIN-- with a bad back! There is still no visable security and the future status of the building as a HUD building is still in question? Before the last Manager was fired(no replacement yet-just like window washers and security and snow removal--none existant or pathetic) By the Landlord tennant Act-the building must notify all tennants at least one year in advance or more,if the building is going condo or they lose HUD funding. In January the old manager posted a bullitan saying in no uncertain terms that " If the Government still offers funding and it is available they have EVERY intention of extending and re-signing their HUD contract" *copies available This and a bunch of other Hyperbolae. IF this building is not going condo : WHY HAVE I NOT GOTTEN A NEW LEASE SINCE IT EXPIRED MONTHS AGO? This building is abslolutely a NIGHTMARE --move in at your own risk!”

They seem to manage a large number of HUD properties and have filled vancancies here by shuffling mostly "-------" into the building. The older tennants are scared to death. The building has undergone PURELY cosmetic improvements and nothing substancial in the last 2 years.<grass-trees-tiles and wall coverings> The fact is they might have to tear down the parking garage since its in such disrepair and bad shape and there will be Months of hell for anyone whom parks in the buildings lots. The building looks better cosmetically but still needs lots of work. It really is all about location and below ave rent prices for so close to the lake”
