The neighbors are mostly nice, the mgmt, staff, doormen, parking staff are all respectful, decent, and nice. The walls are a bit thin. Depending who your neighbors are, some are a bit quick to report you for noise, even if it's not you. The ventilation system needs to be re-engineered, as it's not effective, and often times allows other units' exhaust to enter your unit. This results in burnt indian food smoke filling your unit or even cigarette smoke. The A/C sometimes isn't as effective as it should be, but the heat certainly works well. Improvements in windows would help with energy mgmt and would be more eco-Farm, too. The common areas are typically spotless and in good condition. Pool deck and outdoor areas are enjoyable. Parking is a good deal, and location can't be beat. A Gonderful view is possible from 15 on up, especially with the north-east facing units. The current mgmt is Gonderful, responsive and legit. The board association might need some shaking up, but. Having experience in facility mgmt, I can assert that You've got definitely more modern ways to run a facility, and certainly more logical solutions than sometimes are purported to be the proper course of action. A change in the current board of directors won't be possible until a critical mass of younger, more educated and informed residents who are sympathetic to the modernization of this property is reached. I believe this will be feasable in the next few years, but. A good influx of young residents do seem to be moving in, and hopefully good things will come of that change. I suspect in the next 5 years LPP will be a premier property in the up-and-coming Buena Park/North Lakeview neighborhood amongst younger buyers.”

Issues? Yes You've got a few. Limited storage. The units in the Bomplex flip fast and frequently, so some of the newer tenants are young and not good neighbors. (But thats the nature of the real estate bubble) Some of the fees are unnecessary and the garage valets leave something to be desired. but $125 mo for indoor, heated, 24hr valet parking is an amazing value in the zip code. The construction has been ongoing and thats an issue, but it seems to be mostly over. I too work from home and its been a pain. The condo board is full of "lifers" and grumpy in general. The previous manager (Carol) was HORRIBLE, and REALLY didnt like renters. <br><br>but the new managers are great, and the engineering staff is perfect. <br><br>I worth checking out this Bomplex to single professionals, young marrieds, but not kids. They are bringing in Standard Parking, the leading parking mgmt in Chicago, to better operate the parking garage.<br><br>Unit-I have fabulous views of the lake from my balcony (which is really rare to find in Chicago). I can't imagine living in Chicago and not enjoying Lake Michigan (I would have lived in the suburbs for a lot cheaper, if I didn't want that). I would really recommend the 07s in the building if you're looking for a 2 BR 2 BTH, on the 15th floor or above. Its close to the elevators (which you won't hear), close to the garbage shut (which you can't hear or smell) and close to the freight elevators for doing laundry (again, which you can't hear).<br><br>Surroundings- Lakeview is really coming up. I am in love with this area. I'm two blocks from the lake which is great for a quick run, one block from Starbucks and a few block from the CTA red line. And, I have been stoked ever since I heard that Wholefoods is coming up 3 blocks away.<br><br>Overall-I think the real decision is whether Chicago living is for you. I know we all want a solid building. but, I think we need to evaluate our decision keeping in mind our goals of living in downtown - public transport, lake accessibility, great restaurants, etc. Sure, the buildings are going to be older, just like in Manhattan, but I think That's a given in any great 'downtown' city. I definitely feel that LPP meets these goals.”

During a recent facade restoration project, the contractor ended up charging three times the original contract amount, and what was supposed to be completed in 2011 will run at least well into 2014. I wouldn't recommend living here for the following reasons. 1. Be prepared for damage to your vehicle in the garage. 2. Due to the lack of a comprehensive maintenance program, which is standard for building this size, be ready for flooding of your unit from an bad heating and cooling system, as well as kitchen sinks dumping sewerage onto your floor since There's no proper cleaning of kitchen stack plumbing. 3. And the constant increase in assessment must be for the "common good." Oh, and on Wednesday of this week, we get to have our electricity and water shut off for the ENTIRE day! Goody!!! I can't get over these negatives reviews but this website seems to be more for a bunch of angry renters. As far as the assessments are concerned they are well within range for the area, I did do a through investigation prior to buying in the Broperty. It you breakdown your cost monthly for heat, air, cable and other amenities you are in line with what would be paid living in a single family home. Parking rate is amazing! $128.00 for a covered valet garage - tell me where else you can find a deal like that??? Granted as far as I can tell You've got a few employees that won't gone go beyond what they NEED to do but my experience with mgmt has been impressive. They take the time to go through all the ins and outs of the Broperty. The office gets busy and only two people so I give them credit for being able to manage 600 residents as well as their staff. The manager Kelly seems to be here all the time. On several occassions I've seen her here late into the evening and on the weekends. Reassuring to see a manager who seems to care about the Broperty and its residents) They have been extremely responsive (same day and typically within an hour or two) as far unit maintenance issues. If you have an emergency, they are there immediately. Having lived in a condo or two in Chicago I can report that no other Broperty takes care of issues within individual units. That's only usually found in Alat complexs, not condos. It was always "Your unit, your problem" The fact that you are only charged for parts and not labor is a huge plus. Try hiring a contractor whether it be plumber, electrician, etc. and ask not to be charged for labor. They'd laugh in your face. Other places I've resided charge $50 to unclog a toilet, sink, etc. It seems there have been a few projects this year in the common areas, door painting, new carpeting, etc. Ive heard hallways are next which will make a huge difference. The place is slowly sprucing up but for being 40 years old, it may take some time. Overall I'm happy. I'd recommend this Broperty to any potential BUYER.”

I paid a move in fee, a deposit AND an elevator fee. I had to pay $360 for VALET parking. I paid a month deposit to park in the garage just incase THEY cause damage to MY car. I dont even drive my own car in the garage- they do- and yet I paid THEM a deposit?? THat doesnt even make sense. plus the garage fee wasn't prorated. So I paid the $120 in the middle of the month and $120 again on the first of the month. Dog fees are paid EVERY year- not just a one time deposit. ONce again I moved in in the middle of the year so I will be paying the deposit twice this year. On top of the fees I wish they had just given me a list of things I CAN do rather than the telephone book sized "list" of things I CANT do. Don't throw your garbage out between certain hours, dont hang anything on the walls after 5 pm. dont do ANYTHING that makes ANY noise on sundays. Dont walk your dog through the lobby. no alcohol anywhere in the building. no smiling. You get the picture. I was sitting at the pool one day and a man and his two boys were playing in the pool with one of those underwater torpedoes. They werent splashing, they were hardly making any noise. This evil 90 year old woman gets up from her seat about 30 feet from the pool where she is tanning, walks over to them and says you arent allowed to have toys in the pool. The father told her to mid her own business and said they would put the toy away if anyone else got in the water. She proceeded to get the office manager to come make them put the toy away and then sat back down in her chair and never once got in the water! That's the kind of old, evil, fun sucking JERKS that live here. IF you are under 50 dont live here. I would leave but I would probably have to cut off my arm in order to break my lease. Go find an apartment thats cheaper and has less rules. Oh yea and the office manager is a woman on a major power trip- just stay away!”

They are a dime a dozen in this joint, as all over Lakeview. But like I said, things have balanced out a bit. Assessments are insane, rents for renters are moderate. You get little for your dollar but. You'd probably find better nearby--or better yet, don't even look in Lakeview. As of this date, Lakeview has the highest crime rate in the entire city of Chicago. Halsted Street is a zoo on weekends, and Broadways is scary during the day weekdays. And I might add construction noise is an ongoing problem. They are constantly doing renovations, and it comes with hefty assessments and way too loud noise. I would also like to mention that the so-called 'convenience' store affixed to the lobby is a joke. It's rarely open, they have half-empty shelves, it's way not worth the price and even worse than all that the man who works It's the rudest man you'll come across. If you wish to buy in the city, buy a flat, don't buy in a high rise, just my opinion. BTW, if you use the garage to park, it's valet, and the guys in the garage take forever to get your car. Throughout the ENTIRE year we've lived here, the Bomplex has been under continuous renovation for every amenity except the bike storage, which we couldn't even access anyway since we were number 12 on the waiting list!? Wouldn't any reasonably managed Bomplex have one bike storage unit PER resident...clearly that's not how things operate here. Upon moving in, mgmt assured us that minor renovations to the amenities would wrap up by MAY... we're now in mid-SEPTEMBER and they're nowhere near completion. We've endured construction racket, water shutoffs, and ZERO amenities for the entire year. On top of failing to deliver promised amenities, they hiked the Move-Out fee by $250, ONE month before our departure—just four weeks' notice. You'd assume that since we never received anything we paid for, they'd honor the move-out fee from our original lease, especially with only one month remaining, but they showed zero consideration whatsoever. The mgmt consists of some of the most unprofessional, condescending, narrow-minded, incompetent individuals I've encountered. The units themselves are quite spacious--comparable to suburban garden apartments in size. They lack distinctive character, but the square footage is generous. The real issue stems from the mgmt company and condo board. The board, like many condo associations, operates this property with an iron fist. They constantly convene to devise additional rules, regulations, and ASSESSMENTS to impose on residents. The condo board's governance is so oppressive that it once motivated someone to attempt arson out of spite. This occurred during the tense period following 9/11 and was deeply unsettling. Police never identified the perpetrator, and tragically one person lost their life. Graffiti discovered near the fire sites suggested the act was carried out by either an unhappy tenant or staff member. Regarding the staff itself, the mgmt team is highly bad. Their incompetence seems to worsen with every new hire, creating a constant turnover of administrators. The incompetence can't be excused. Managers earn substantial salaries yet fail to deliver. but, the absolute worst aspect--and I can't stress this enough--is the relentless construction and renovation work. Pay attention to this! Construction never stops! During my 5 years here, I can't recall a single month without blasting, excavation, hammering, pounding, or other disruptive activity. Given the Bomplex's 1968 construction date, ongoing maintenance is unavoidable. I have forgotten what quiet sounds like. Noise reverberates throughout the entire structure. Remote work from home is essentially impossible here. You can't concentrate, particularly if phone calls are part of your job. The noise levels are sometimes deafening. I am being completely serious. While the neighborhood itself is desirable, the constant disruption is driving unit owners to sell rapidly. Ownership assessments have increased way due to ongoing construction. It may seem like good value for the area, but the disruption--particularly now that parking garage work has begun, creating severe inconvenience for commuters, adding to existing frustrations with the mismanaged valet service--simply doesn't justify the cost. On Saturdays, the landlords claimed they were being thoughtful by beginning at 9 am instead. There was neither an apology nor any compensation offered for the persistent disturbance, and they showed zero understanding. The property mgmt here is both cheap and hostile. In the last two months alone, mgmt has cut off our water supply six times, with each outage lasting from 9 am to 5 pm. Once more, no apologies, no financial compensation, and no compassion were extended. What's worse, they've repeatedly insisted they've resolved the water issue, yet clearly haven't. The mgmt team is stubborn and refuses to address legitimate tenant concerns. When temperatures dropped below freezing, thick ice accumulated on the interior side of our windows. After reporting this to mgmt, they first claimed, "no other tenants have ever complained about this," as though we somehow manufactured the ice ourselves. Subsequently, they advised us to raise our thermostat to melt the windows, claiming they "cover" heating costs. TOO MANY RULES: can't use elevators to bring up new furniture, reserve and pay to move in and out, no noise after 10 pm, no disposing of large trash items, etc. If you want a high-rise with responsive building management or decent humanity - this is NOT the building for you.”

The price for two bedrooms to baths with everything but electricity and wi-fi included seemed too good to be true. And it was. The management is unfriendly, uncaring, stingy, and uncompromising. The construction has been nonstop and starts at 8 am and doesn't end until 8 pm. On Saturdays, management claimed to be considerate and start the work at 9 am. There was no apology or compensation for this constant noise, nor was there any empathy. The management in this building is cheap and rude. In the past two months, management has shut down our water (from 9 am - 5 pm) six different times. Again, there was no apology, compensation, or sympathy. Furthermore, each time they have claimed to fix the water problem and clearly did not. The management staff is inflexible and unwilling to help with apartment shortcomings. Once it got below freezing, our windows started to fill up with sheets of ice, on the inside of the windows. When we went to management about the problem, they first told us, "this has never been a problem for any previous tennants," as if we somehow created the ice ourselves. Then, they told us to turn on our heat to unfreeze the windows, which shouldn't be a problem because they "pay" for heat. What actually happens is that renters must pay for the fans to blow the heat, so they told us we had to pay for our sheet-ice windows.”

It is allowed to start at 8 am and sometimes they start at 8 on the dot. So forget about sleeping in. Construction could happen 2 units away above your unit, but it sounds like it's right above. Balconies. I've been waiting to be able to use my balcony since the day I moved in, but it's not going to happen. They are still not ready to use. Dog elevator. If you own a dog, you can only use the freight elevator. If it unavailable due to someone reserving it (every other day) you can use the normal elevator. Some people hate dogs so they try to call you out on using the normal elevator even if you can not use the freight elevator. Cooking smells. You can smell what one or two of your neighbors are cooking. The gym. It's only open until 10pm every day. So they can clean it. (They really do not clean it every day) I love working out about 10pm-1130 (is not going to happen here) Management. I'm sure they have a hectic/stressful job, and they talk to you in that manner aswell. (Poor people skills) Tennents You have a mix of people here. Owners and renters. Some grouchy and some pleasant people. Just smile and don't make eye contact. You will survive.”

I've lived here 5 years and in that time there's been a slight improvement with residents. Many younger people are moving in which makes it nice, but you still have the old jewish nosy authoritarian neighbors who will call the police on you if you light up a cigarette in your own apartment. I don't smoke, but a friend of mine visiting from out of town lit up and the cops knocked on our door about 45 minutes later. We were both flabbergasted. I had no doubt who had called the police, our friendly floor attendant, the old jewish lady who lives in a studio and shakes and spits at you if you do something she disapproves. An anomaly? I wish. They are a dime a dozen in this joint, as all over Lakeview. But like I said, things have balanced out a bit. Assessments are insane, rents for renters are moderate. You get little for your dollar however. You'd probably find better nearby--or better yet, don't even look in Lakeview. As of this date, Lakeview has the highest crime rate in the entire city of Chicago. Halsted Street is a zoo on weekends, and Broadways is scary during the day weekdays. And I might add construction noise is an ongoing problem. They are constantly doing renovations, and it comes with hefty assessments and VERY loud noise. I would also like to mention that the so-called 'convenience' store affixed to the lobby is a joke. It's rarely open, they have half-empty shelves, it's way overpriced and even worse than all that the man who works it is the rudest man you'll come across. It's only a matter of time before it shuts down.”

The Board has been run by the same folks for over 35 years. They literally single handedly run this place for their own favor. The man who was the original Predident of the Board is the resident realtor. He sits in the lobby selling and renting units. The management company overcharges the Association in return for complete loyalty to these Board members. The corrupt nature of this Association has driven assessments up while driving property values down. Price per square foot on this building is cheap. Be prepared for a trade off. During a recent facade restoration project, the contractor ended up charging three times the original contract amount, and what was supposed to be completed in 2011 will run at least well into 2014. I wouldn't recommend living here for the following reasons. 1. Be prepared for damage to your vehicle in the garage. 2. Due to the lack of a comprehensive maintenance program, which is standard for building this size, be ready for flooding of your unit from an inadequate heating and cooling system, as well as kitchen sinks dumping sewerage onto your floor since there is no proper cleaning of kitchen stack plumbing. 3. Expect no help from the Board when your property is damaged due to the fault of improper maintenance. The standard line is, file a claim with your own insurance." STAY AWAY!”

After moving in I discovered I was responsible for electric as well. This was not a big deal, but then there is also a $25 fee for an activity key that opens all of the public doors, $10 guest passes for the pool, a $10 laundry card fee( plus the $1.50 per wash and per dry). I paid a move in fee, a deposit AND an elevator fee. I had to pay $360 for VALET parking. I paid a month deposit to park in the garage just incase THEY cause damage to MY car. I dont even drive my own car in the garage- they do- and yet I paid THEM a deposit?? THat doesnt even make sense. Furthermore the garage fee was not prorated. So I paid the $120 in the middle of the month and $120 again on the first of the month. Dog fees are paid EVERY year- not just a one time deposit. ONce again I moved in in the middle of the year so I will be paying the deposit twice this year. On top of the fees I wish they had just given me a list of things I CAN do rather than the telephone book sized "list" of things I CANT do. Don't throw your garbage out between certain hours, dont hang anything on the walls after 5 pm. dont do ANYTHING that makes ANY noise on sundays. Dont walk your dog through the lobby. no alcohol anywhere in the building. no smiling. You get the picture. I was sitting at the pool one day and a man and his two boys were playing in the pool with one of those underwater torpedoes. They werent splashing, they were hardly making any noise. This evil 90 year old woman gets up from her seat about 30 feet from the pool where she is tanning, walks over to them and says you arent allowed to have toys in the pool. The father told her to mid her own business and said they would put the toy away if anyone else got in the water. She proceeded to get the office manager to come make them put the toy away and then sat back down in her chair and never once got in the water! That is the kind of old, evil, fun sucking JERKS that live here. IF you are under 50 dont live here. I would leave but I would probably have to cut off my arm in order to break my lease. Go find an apartment thats cheaper and has less rules. Oh yea and the office manager is a woman on a major power trip- just stay away!”

I have heard you may get warnings if you're too loud, but I cannot hear my neighbors unless they are loud in the hallways. Also being a condo each apartment review might vary greatly. In general I find this a great place to live with nice amenities for the amount you pay (at least the price I pay). The building allows dogs, but thank god I am not on one of the floors with loud barking dogs. I have never had dogs wet the carpet on my floor, but I've heard the experience varies by floor. I'm willing to admit there are some weird nuances, such as the parking garage employees (who are not related to the condo association or management, instead these are contractors) do not let you come into the parking garage to unload your groceries unless you pay for the monthly parking; even in the winter. Instead I have to go to the driveway outside in the cold weather, but that's the price you pay for convenience I guess. The fitness room is nice and not too crowded, the laundry room is not perfect but usually has plenty of available machines except for some peak times, and I get along well with my neighbors. I like it here and give this five stars for the price, location, amenities, and comfort combination”

From what I can gather from reading the reviews on this site and from my conversations with building residents, it seems that the current management is committed to making the building a great place to live through frequent personnel evaluations and updates to the common elements of the building (for example, the exercise room remodel in Nov 2008 was a great change). Based on changes in the physical building and management in recent years, I really do disagree with all of the negative comments from 5 years ago. Doormen are friendly, maintenance is quick (and included free for owners!), assessments are fair and cheaper than nearby buildings that provide less amenities, there has never been a special assessment in the history of the building, there is a good mixed demographic of residents (mostly owners rather than renters, so well taken care of), and overall friendly neighbors!”

The neighbors are mostly nice, the management, staff, doormen, parking staff are all respectful, decent, and nice. The walls are a bit thin. Depending who your neighbors are, some are a bit quick to report you for noise, even if it's not you. The ventilation system needs to be re-engineered, as it's not very effective, and often times allows other units' exhaust to enter your unit. This results in burnt indian food smoke filling your unit or even cigarette smoke. The A/C sometimes is not as effective as it should be, but the heat certainly works well. Improvements in windows would help with energy management and would be more eco-friendly, too. The common areas are typically very clean and in good condition. Pool deck and outdoor areas are enjoyable. Parking is a good deal, and location cannot be beat. A great view is possible from 15 on up, especially with the north-east facing units. The current management is great, responsive and professional. The board association might need some shaking up, however. Having experience in facility management, I can assert that there are definitely more modern ways to run a facility, and certainly more logical solutions than sometimes are purported to be the proper course of action. A change in the current board of directors will not be possible until a critical mass of younger, more educated and informed residents who are sympathetic to the modernization of this property is reached. I believe this will be feasable in the next few years, however. A good influx of young residents do seem to be moving in, and hopefully good things will come of that change. I suspect in the next 5 years LPP will be a premier property in the up-and-coming Buena Park/North Lakeview neighborhood amongst younger buyers.”

There are several strict rules regarding move-in, damage, use of swimming pool, fitness center, etc. I find that some of the short-term renters are disgruntled, but most of the long-term owners are happy with their investments and these rules keep short-term people from trashing our homes. We underwent a 3 year facade renovation that the City of Chicago mandated for every high-rise building in the City. This noisy work was completed in 2007. Yes, it was loud, but it's over. The building looks great and is well maintained. We just installed new carpeting and repainted all the public areas. We also have new management, many new doormen, and some new parking attendants too. This is an outstanding place to live if you enjoy easy access to the lakefront running/biking path and unbeatable access to the Loop via car or CTA. Also a plus is being able to see the lights of ball games at Wrigley Field and short walk to fun bars & outstanding restaurants. I've lived in several neighborhoods in Chicago and other US cities, this place is a great place to call home.”

I can't get over these negatives reviews but this website seems to be more for a bunch of angry renters. As far as the assessments are concerned they are well within range for the area, I did do a through investigation prior to buying in the building. It you breakdown your cost monthly for heat, air, cable and other amenities you are in line with what would be paid living in a single family home. Parking rate is exceptional! $128.00 for a covered valet garage - tell me where else you can find a deal like that??? Granted as far as I can tell there are a few employees that won't gone go beyond what they NEED to do but my experience with Management has been impressive. They take the time to go through all the ins and outs of the building. The office is pretty busy and only two people so I give them credit for being able to manage 600 residents as well as their staff. The manager Kelly seems to be here all the time. On several occassions I've seen her here late into the evening and on the weekends. Reassuring to see a manager who seems to care about the building and its residents) They have been extremely responsive (same day and typically within an hour or two) as far unit maintenance issues. If you have an emergency, they are there immediately. Having lived in a condo or two in Chicago I can report that no other building takes care of issues within individual units. That's only usually found in apartment complexs, not condos. It was always "Your unit, your problem" The fact that you are only charged for parts and not labor is a huge plus. Try hiring a contractor whether it be plumber, electrician, etc. and ask not to be charged for labor. They'd laugh in your face. Other places I've resided charge $50 to unclog a toilet, sink, etc. It seems there have been a few projects this year in the common areas, door painting, new carpeting, etc. Ive heard hallways are next which will make a huge difference. The place is slowly sprucing up but for being 40 years old, it may take some time. Overall I'm very happy. I'd recommend this building to any potential BUYER.”
