“I would not recommend this apartment complex. Although it is in a nice neighborhood and is more affordable than other apartments in the area, there were a multitude of reasons why I encourage you to look elsewhere. For example: 1. Maintenance is allowed to enter your unit without your presence and maintenance requests are allowed to be created on your behalf. Generally, you are notified and informed of the specific requests. However, on one such incident, maintenance did additional tasks, without my permission nor knowledge, and stole my property. The property was never replaced and management handled it incredibly unprofessionally. 2. When I did not renew my lease, they showed my unit, which was fine. However, each time someone showed my apartment, they did something ridiculous such as (i) left my lights on; (ii) left my window open; (iii) unlocked the door into my apartment, none of which were acceptable. 3. Communication and speed of maintenance requests were poor. For example, I separately made a maintenance request to replace my oven (which was broken and completely unusable). Management took 2.5 MONTHS to replace it after multiple attempts to resolve it on my end and, in the meantime, changed leasing managers without informing any of the tenants. 4. One or both elevators are constantly down. Several times, I had to take the stairs (the building is 17 floors) due to both elevators being down. This is also a huge inconvenience when you or other tenants are trying to move in or out and is unacceptable if you or one of your guests has a disability. 5. While I could not hear the neighbors next to me on either side, it often felt like the people above and/or below me were listening to music loudly in my own unit. I wish you the best of luck in your apartment search, but, again, I highly recommend you do not move into 25 E Delaware Pl. I presume there are similar issues in other BJB Properties, as well, but I did not live in any others.”

John is unprofessional and is rude to tenants. He lacks problem solving skills and customer service. He answers questions with questions and takes days to respond to emails. He interfered with me subletting my unit after breaking my lease due to safety issues. He told other tenants I was crazy. I spoke with Mike regarding all my issues with John that were numerous and he made excuses for John. The basement has large cockroaches, the dryers never work and the trash rooms are smelly and full of trash for days. i ultimately left for safety issues due to a drugged out tenant kicking my door and was arrested and then a drunk man and his friend bothering me in the gym and then finding my unit and blocking my doorway from anyone coming out. The front door is always open and homeless enter into the lobby. The front door is right next to Johns office an he lets it sit open. A lot of times the lock is broken and ppl can walk in and out at night without their keys. Horrible place read all reviews on all the sites and you will see numerous numerous bad reviews.”

The management will NOT reimburse you for having to spent double or triple to dry one load and they still can be damp. Cable is always out and can be out for days. The Internet is terrible and barely gives you a connection. The brick walls give you barely any cell phone service unless you have Verizon. The hot water is either too HOT or freezing cold. The hallways are musty and carpeting is filthy. Packages sit in the lobby with the front door wide open and are not put away till the package person comes at 6pm and puts them away. The packages sit as the property manager sits in his office on his computer. If it's a Saturday the packages sit till Monday in the lobby bc there is no package person here on wkends. Today the power is out and the weather is fine so stairs have to be used in the dusty gross stairwell that's never cleaned. If you go to the property manager with a complaint he will ask you how he should handle it. He sits at his desk when he is actually there and who knows what he does bc this building is a mess. The rent here is sooo high for what you get its NOT worth it and no one cares. The maintenance man tries to do what he can but is overworked. Don't waste your money even though the location is great. There's enough around here to rent.”

They should at least drop the price for how awful this place is. We lived there for 6 months and that was more than enough. Hidden fees out the bum, the hallways are old and always smell, the stairwells are out of a horror movie, the laundry room is disgusting, and the security guard -- although sweet as can be -- couldn't stop anything bad from happening. Management is as least involved as I've ever experienced, they're there to take your money and that's it. They even showed my apartment without notifying me -- just randomly barged in in the morning while I was in my boxers and my place was a mess. This is the grossest building I've ever stayed in and I would say take 5 minutes and find a better place nearby for the same price. You'll regret staying here.”

Then almost exactly after we resigned the lease, everything went to ----.... We didn't have hot water for 12 whole days, and management made half --- attempts to fix it. They would e-mail me lying to me telling me it was fixed and I would get home SO excited to finally take a hot shower and it was ice cold. When we moved in, they told us we didn't have to pay electricity. About a year and a half later our electricity gets shut off and we had to call ComEd. Turns out, we DO have to pay electricity and we ended up getting a huge electric bill for all the "missed payments" They also advertise "free cable and internet" this is the case, if you only use the internet once a month and are OK with waiting 5 minutes for a web page to load. Oh and the cable is DirecTV, and every time it is the slightest bit windy or raining it goes out. Those who live in Chicago know this is quite frequent. This is when we found out that the "heating and air conditioning unit" (which is absolutely terrible at doing its job) apparently uses a lot of electricity. The public areas are so dirty and gross, I would hardly call the gym a gym, they say there is a "doorman" but its really just a guy who sits at a table in the lobby and occasionally says hi to people who walk in. He also gets the packages. I could go on and on, but I have better things to do (like look for a new apartment). If you take one thing away from this review it is STAY AWAY FROM THIS BUILDING AND THIS MANAGEMENT COMPANY. I wish I knew what I know now before I signed this place. Don't let the price and the location skew your view of this building.”

The management company has improved dramatically in the last two years. Now, they are extremely responsive and helpful. I left halfway through my lease and had to sublet my space. Before subletting they came in and replaced the heat filters and blinds for free. Their team painted and cleaned the place in one day so that we could list it. The unit looked brand new in less than 24 hours. The maintenance man was super fast and friendly every time we needed something done in the unit the whole time we lived there. The location and price of the apartment can't be beat. I also loved the amount of closet space and generally, the size of the unit was impressive compared to many other places in the area.”

Cable and internet are included, which is great. I did bar review online from my apartment, and never had a problem. There is a gym and a night doorman. The building is very safe, and everyone is respectful and quiet (seems like it is mostly law students and professionals). Most important, the building is clean. No bugs, no garbage, no weird smells. Peter, the maintenance man, has also been wonderful. He responds to my maintenance requests usually on the day of the request. He exceeds my expectations by doing things like fixing light bulbs in tricky fixtures. One night, my entire closet shelf ripped out of the wall and broke, by the time I was home the next day, he had rebuilt my closet. In general, I like the building. It is quiet and clean.”

I would go back next year if I could find another sublet. In the 2 months I was there the elevators never broke. 95% of the time there were one ore more people in the leasing office. BJB used to be BJB Partners, then at some point it morphed into BJB Lincoln Park. They've shuffled through office workers and doormen, and the quality of services and building amenities have gone severely downhill since I moved in, while rent has kept going up. I am NOT renewing my lease, and I tell all my friends to stay away both from 25 E. Delaware Pl. and BJB Lincoln Park Inc. First, 25 E. Delaware Pl. is falling apart. The building is old and clearly not kept up well. My ceiling is crumbling apart and there are cracks in the walls. My apartment was "renovated" before I moved in - all this meant was that they put plaster on top of the problems as a band-aid. Structurally, this building might be a wreck. The elevators break often - recently, both were out of service for a few hours during the morning rush hours, making it impossible for those on higher floors to get in/out of their apartments. Second, the leasing company is TERRIBLE. In a professional capacity, I have never encountered ruder people. When I've received notices under my door (yes, under my door because there's about a 1 inch gap between the floorboard and the bottom of the door) because of BJB's accounting problems, I call a man named Al, who 1) rarely picks up the phone, 2) doesn't return calls ever, 3) when you can get ahold of him, he's incredibly condescending, 4) refuses to give information about BJB, and 5) is misinformed about the leasing agreements HIS company has with its tenants. As for the front office in the building itself (which I go to when I've been served with an eviction notice after an accounting error on BJB's part has occurred and I can't get ahold of Al), half of the time, there's nobody there. The office advertises its business hours as regular (9-5 or something similar), but it's been my experience that there's somebody in the office less than 20 hours per week, and never before 11am. The people who work there seem to have minimal working knowledge about the building or its policies, and never get back to me - I have to follow up with them in order to get any kind of information out of them. Also, I have been having a continuous problem with noise in my apartment. This is something you expect, to some degree, when moving into a high rise. However, my problem is less with the awful noise and more with the leasing company's non-responsiveness to my complaints. After 3 months of being awoken and kept up by noise, I was finally able to determine where it was coming from - FOUR floors above me. It's still a problem. The apartment four floors up plays music so loud that it shakes the floors and walls in my apartment, in the middle of the night, early in the morning, and throughout the day. Over the past 6 months, I have been in constant communication with the doormen, office workers, property manager, and leasing company about this, but NOTHING has been done about it. There have been complaints about the same apartment from other tenants as well; you'd think BJB would do something about it. They haven't. The tenant making the noise is in breach of his lease; I'm not one to sue but I thought hard about it here. The people who work in the building are a mixed bag. There's so much turnover among the "doormen" that it's hard to keep track. The maintenance guy is terrible - rude, obnoxious, invasive. The cleaning guy is very nice. The office workers (whenever they're there) are generally on their cell phones all the time and I'm sorry, but I don't have the time to wait for them to finish their personal conversations while I've been trying to get ahold of somebody to help with a building issue for 3 days. Third, the security in the building is below-par: (1) The mail is not secure - the entire building's mail is delivered in the morning, and kept in an open bin in the mail area (which is not a secure room) for several hours until the postman comes back in the afternoon and places it in individual mailboxes. So, for several hours a day, each resident's mail is there for the taking. (2) Packages are stolen all the time - the delivery men leave them in the lobby, where they remain until whoever is working in the office gets around to putting them in the "secure" package closet. The closet is more secure than the mail room, but there are long periods in the evenings when the closet is open and unattended, leaving residents' packages there for the taking. (3) There is not a doorman - there is a person who sits in the lobby several nights each week, but this person is not security. This person is responsible for 2 things: leaving package notification slips on residents' mailboxes when there is a package waiting, distributing the packages when the resident goes to the lobby with said slip, and distributing notices/letters from management to the individual apartments. Because of the package delivery function, this person always has a list of who lives in what apartment. However, when this person leaves the lobby, they also leave the binder in which this list is placed. On one occasion, a person who was not welcome in my apartment (or in the building at all) got into the building, looked at this list, found my apartment number listed, and came up and banged on my door for about 30 minutes straight. Terrifying - thanks, building "security," for providing this person such close access to my apartment. (4) The building requires a key to enter, but it's not actually controlled or secure access. The door is often propped open, and there are so many people going in and out that anybody can get in without a key. Because of the lack of security person, this means that anybody off the street has access to all 17 floors. Of course, this doesn't mean the "doorman" will let your food delivery guy up - they're pretty much the only people who can't get up. Also, the building advertises a roof deck. This burned down long ago. The TV goes out whenever it rains or snows. The TV service is terrible - the selection of channels is the worst, and you can't get your own service because the building's wiring won't allow it. The windows have not been cleaned once over the entire 3 years I've lived here. Not once. The internet is also out half the time and is pretty slow. Also, from the internet the building provides, apartmentratings.com is blocked. The management knows it sucks and doesn't want its residents writing negative reviews...? So typical of BJB. As a side note, a friend leased an apartment in another BJB building, and had to move out because of a terrible mold problem in the apartment. BJB would not let her out of the lease - she had to break it - because of THEIR mold problem. I have lived in this apartment for almost three years; some of these problems are more recent (the cracks in the walls and ceiling, the noise issue), but the overall quality of the apartments has been going downhill for the past 3 years, with the most rapid decrease over the past year. I renewed my lease the first time because I was satisfied with the apartment and loved the location, I renewed for the second time because I didn't have the time to move. I now have the time to move, and am SO fed up with both this building and BJB Lincoln Park Inc., and I will NOT be renewing a third time. These apartments are not a good deal at the prices they're currently at, and because the condo construction across the street is finally done, I expect the prices will shoot up soon (if they haven't already).”

That makes the building a 17 floor walk-up. A woman on the 17th floor had to stay in a hotel because she couldn't climb the stairs. The post office leaves our bins of mail out in the mail room/lobby until they feel like distributing it. That means anyone, residents or patrons of the dry cleaner and nail salon, can help themselves to everyones' mail. I've had several packages stolen. The management is rude and truly just doesn't care if the building is maintained or cleaned. I've had a few "eviction notices" because the management office screwed up (they switched 2 numbers in my rent in the accounting office) and thought I hadn't been paying my rent in full. I came home and found eviction notices on my door. The errors were theirs and they never acknowledged that they'd made a mistake. The cable doesn't work when it rains or if it's windy or snowy...The "free" internet is so slow that I pay for a personal wireless account with ATT. Do not make the mistake I've made!”

The studios are dirt cheap, but if you rent one, it will be for the location and the location ONLY. The studios have a single window that faces a brick wall. No view whatsoever. But, the apartments are cheap and the location is great. Two blocks to the red line, on multiple bus lines, walking distance to Rush St bars, Michigan Ave, etc. The laundry room is adequate, there is a nail salon on the second floor, a tailor/dry cleaner in the basement, and Cru and Goddess and Grocer in the building. The gym in the basement is small but convenient--a treadmill, two ellipticals, a bike, and a weight station. The photos of the lobby and "coffee room" that the building advertises on websites are misleading. Most of the lobby was converted into Cru when it came into the building. Now there is a tiny mail room, an office for the building manager, and the smallest of lobbies. Two elevators, one of which goes to the basement, and one of which is often broken. I have never seen both broken at the same time, however. The office woman can be rude, but is usually nice. The night doorman is very nice. The maintenance man is one of the rudest people I have ever encountered, but he gets the job done. The guy who does upkeep is very nice. I have not had luck getting my wall internet to work, even though the building supposedly includes it. I steal wireless signals instead. The cable is free, but weird. If it rains, is particularly windy, or snows, the cable will go out. There are a handful of HBOs, but there is no Disney, Bravo, or FX. You get what you pay for, I guess. The "hardwood floors" the building advertises are laminate wood. Still better than carpet, though. There are a lot of students in the building. Most are Loyola, some are Northwestern. Generally, people are very considerate. Pets are allowed, but I have never had a problem with pet noise. The apartments next to the elevators (##01 and ##09) will hear the elevator sounds all day and night, but you get used to it. The biggest problem I've had is electric--on several occasions, the electricity has shorted out. I guess it's an old building, and can't handle multiple things being plugged in at once. My overhead light/ceiling fan has not worked since i tried to turn it on and watch tv simultaneously almost a year ago. A plug in my kitchen has never worked. I would call to have them fixed, but it's a problem I assume would take time to fix, and alas, I don't want to deal with the rude, condescending, even mean repair guy. Anyway, I renewed my lease for another year, so clearly don't hate the place. It's fine for what it is, which is NOT a luxury rental, but an urban apartment centrally located and decently upkept.”
“I had an agreement to move to Delaware Towers this year. That never happened because no one was in the office the day I came to sign the lease and view the unit. I left a message and did not receive a call back until Monday. I was suppose to review on a Friday and move in on Saturday. No call on Friday...No call on Saturday....Monday!!! If you can't communicate with management before you even move in then what makes anyone think they can communicate with them when things go wrong. NO THANKS!!! What is really a shame is that I read the ratings on here before hand and I also had a co worker that had to sue the complex to get out of his lease because of poor management as well as poor maintenance...I still try to give them a chance. I was jaded by the good rent prices but don't go for it. There is a reason why these prices are so low.”

I will break down my synopsis of the building, and the subfactors below: After 10 months at Delaware Towers I have to say that my experience is one of bittersweet proportions. There are many things I like about the place, but inversely, there are many things I don't. Floor plan: The floor plan of the building, to me, is irrelevant. That is not something I am too worried about. I do like the garbage drops at the end of every hallway. They make it easy to dispose of garbage without having to run out in the cold. Each door has at least 30 coats of pain on it. Although it looks pretty bad, it does blend in, and you really need to concentrate to notice it. The elevators often break down, and are very noise. Often times, a dial tone pings through the air, like sonar from under the ocean. Overall the design is a B- TV: Let's just say, if you like watching black screens, or screens that display a message about trying to reconnect to the satellite, this is the place for you. This happens very often. There is free HBO, which is nice, but it is not worth the headache of sitting during blackouts. Rain - no tv. Snow - no tv. Sun - sometimes no tv. Also, you will often find channels that are frozen for days. Overall: D- Maintenance: Although, in my experience, maintenance is quick, the problems I have experienced are terrible. The Bathtub backs up all the time and spits out dirt and rust. It is awful! Often times, the water will sit for 30-45 minutes before draining. Also, they leave your door wide open after they visit. Not good. PROBLEMS: F QUICK RESPONSE: B Heat/Air: The apartment is always freezing. If you run your heat all day, you will get a massive heating bill. If you don't run the heat you will be frozen in a week. Overall: F Noise: This is the best part of the building. There is never noise, and people are considerate of others. Overall: A Safety: Although I feel safe in the Apartment, the whole world knows the door code. During the summer months, the door stands wide open. The night doorman is very nice and does a great job keeping the wrong people out, and keeping the smokers away from the entrance of the building. Overall C- Staff: I havent had much experience dealing with the staff. I did however get a letter in the mail saying I owed money rent. After 3 days of calling, I got that cleared up. (I didn't owe any money, and they acknowledged their mistake quickly.) However, on a couple of calls, people have been exceptionally rude. Overall: D Mail: The mail has never been a problem (that I know of). Overall A Overall: The location of this Apartment is great. In 3 minutes I can be at the John Hancock Center, Rush/Division, Watertower Mall, or other great locations. I like the fact that there is plenty of quiet, and my neighbors, so far as I know, are nice and friendly. I also enjoy the fact that management isnt always hovering over you and bothering you. That being said, I do believe that they need to replace their accounting department, fix their piping and air conditioners, and change their door code. Although I do feel safe, it has little to do with the effort that has been given by the management team. The woman in the office is friendly, the doorman is friendly and the repairman is also very nice. However, there arejust too many problems occuring here for me, in good conscience, to give a recommendation.”
“The experience here was average. The maintenance man, as described in previous reviews, is abosolutely horrible, hostile, and extremely rude. Although he did arrive immediately after being requested and did fix the issue, he proceeded to yell at me for something that was not my fault. The studios are very small although they are very clean - I never saw one bug of any kind when I lived there which was very good and the wood floors and appliances were good. The showers are nice and the water warms up very fast and the price for a studio in that location is not bad. The internet was good and it is nice that internet and TV are included. There is very little natural light but this is not necessarily a bad thing as it becomes very easy to sleep and it is peaceful. The apartment need to be maintained better - the fan was very dirty and there was dust all over the place. Some of the electric outlets did not work but I was unwilling to ask for further help because I had absolutely no intention of dealing with the maintenance man. The other staff was average - at times, they could be slightly rude but generally they were helpful with signing leases, moving out, etc. The location is great, the price is affordable, the temperature is good, and the lack of bugs is great, but overall, it was an average experience.”

We chose the building the apartments are kind of cute, we liked the hardwoords, and the rent was within our range and the location close to the hospital (where my husband works). I should have known -- I SHOULD HAVE KNOWN! -- from the beginning how bad the management company is, but you always kid yourself that it won't be that bad. Well, they are. The first two months they told us we hadn't paid our rent, which we had -- and showed them the canceled checks. The second time they simply served an eviction notice. Our internet was supposed to be turned on when we moved in, but it took an entire month to get it working. Their "contactor" insisted it was our computer, when in fact the wires in the walls weren't working at all. None of the staff speaks English well enough to communicate with the residents, and the maintenance man is beyond tempermental. He's downright hostile and rude. I won't even begin with the utilities. Just today we were told that we owed the last two months of electricity or it would be shut off -- only we never received a bill from anyone. Trust me -- even if you've never had to interact with the managment at your apartment before, you will now, and it's not worth the headache.”

All of the utilities are payed (including satelite and internet) and the in unit a/c control is a bonus but they say they will be charging electricity soon. The staff will ruin the experience for you... my apartment was given away out from under me before I could resign although there was a verbal understanding, so no excuse. They painted and cleaned around me as I had to move all of my belongings in the halway to move 14 stories up. Then the man taking my apartment proceded to yell at me and management told him it was all my fault... although the man could have taken the other apartment that they were throwing me into. I had to pay the same amount of rent and lost a whole closet and the appliances were all older. I've been in another building in the area and I know that the conditions in this building are unacceptable; especially since it now has a hole in the side of it due to construction permit issues. I've been in this building for years, and the only reason I haven't left sooner was because the last two times lease renewal came up, I got screwed by people I was supposed to move in with. Before that, it was the only building I could afford in the neighborhood I wanted to live in. First - the unit. This place used to be a hotel, and when renovated to apartments, they obviously used the cheapest parts and labor possible. I have holes drilled into drawers for pulls, but none are there. I've had numerous cabinet and drawer doors fall off. They installed heat/AC units that are supposed to be thermometer run. But they broke after a few months and the building refuses to fix it, so either it blasts super hot or freezing cold air, which you are stuck paying for on your electric bill. My roommate's heat doesn't even work and the building refused to replace the unit. Windows have been washed one time in the five years I've been here. And the free cable? Hahaha yeah right. No channels come in clearly because the signals are overly split, when the channels go out (which is often) there are both DirectTV and Dish Network error message, which leads me to believe they are stealing it. And forget if you want to watch basic cable channels like E!, Lifetime, FX, Bravo, etc they don t exist. And even though we sometimes get a fuzzy signal for it, for all intensive purposes, neither does ESPN. Second - the building. Read the other reviews regarding the lobby and such because it hasn't looked like that in many many years - those pictures are a total farce. They have a laundry and workout room in the basement, however neither are heated or cooled, so you freeze in the winter and sweat profusely in the summer. Because of the cheap nail salon and dry cleaners, there's always all sorts of yahoos that wander into the building and both of those places just buzz anyone in without asking for a name of anything. Security is also a joke since the front door isn't latched about 50% of the time. More than once I've found homeless people camped out in the lobby. And the elevators - one breaks down at least every two weeks, and right now both of them literally shake when you ride in them. When I first moved in, some girl got stuck in one and plummeted to the basement, luckily she wasn't high enough up to be hurt. And sometimes the elevator breaks and the only thing that is needed is for the resident engineer to fix something, but he refuses to do it and goes to the grocery instead (no joke, a few months ago I actually heard him say to someone that he wouldn't fix it until he got back from the grocery store). This leads me to my next point - the staff. The building staff and the management company are the biggest scumbags in the world. Look up BJB partners on the Better Business Bureau - multiple complaints. The management office is a joke - constant turnover and they are never around. Last year when resigning our lease, we were forced to move to a summer/fall move out time, as they decided they wanted everyone in the building on the same schedule. Turned out to backfire on them because so many people moved out and now they're really struggling to fill units. I've not dealt with the current management staff yet (only in place a few weeks), but previous ones 1) didn't speak enough English to communicate with residents, 2) have not returned phone calls or requests, 3) never saw them, except carrying around shopping bags on Michigan Avenue at a time they were supposed to be in the office, 4) they also park their cars on the street and use cones and such to illegally reserve spaces. Then there's the building engineer. He's usually drunk, he screams at everyone and he only fixes things if he thinks they need to be fixed. On one occasion he entered my apartment without knocking, when I was in it and when I complained to management about it, he confronted me about it and refused to acknowledge he had done anything wrong. Then there's the doorman. The current one is a huge creep and totally inappropriate. He's super nosey and gossips about all the tenants to other tenants. He's touchy feely and he literally pets people when he talks to them. Unless you are very rude and don't speak to him (I ve learned to pretend to always be on the phone when I walk through the lobby, though sometimes that doesn t even stop him), he doesn't respect your personal space or privacy at all. One time there was a small kitchen fire in someone's unit and the doorman was downstairs, holding the candle or whatever that had started the fire and telling every single person who walked through the door that there had been a fire. He also plays weird elevator music in the lobby extremely loud and his job is to distribute packages to tenants, however he doesn't let you sign for them, he always says "I'll sign the book" so how are you supposed to trust that? The entire purpose of having residents sign a package log is so they can verify who picks up a package. Apparently he just forges peoples' signatures and he and the management seem to think that is okay. I also had an experience where I had proof he was telling other residents in the building personal information about me (along with several other very creepy, inappropriate and unprofessional things that I cannot elaborate on because I fear for my safety until I move out soon) About a week or so after complaining to management about it, he confronted me about it in a very frightening matter physically and verbally, so much so I almost called the cops. Again I can t give details out of fear. There is a female door attendant that works on Mondays who is very professional and nice. Also, the cleaning/maintenance man is very friendly and helpful. Honestly the only positive things I can say about this building. I m counting the seconds until I move. Also - location is great, but there's so much condo construction at the moment that the noise is awful.”
“I've lived in a lot of places. First of all, I love my actual apartment. This was by far the best deal my fiance and I found. He lived at 211 E Delaware last year and that place is CRAP. I think a lot of things about Delaware Towers changed after the renovations. Many things I've seen on previous posts here are no longer a problem--there are plenty of washers and dryers, I've never seen a BUG, much less a roach, and the elevators work great. The location is perfect, and its great that all amenities are included in the rent. <br><br>Floor plan: I admit the floor plan isn't the greatest, but there is a lot of storage space in our apt. (We have a 1-bedroom in an 07. I don't know about the other apts.) We have no view, but we also don't care, as view is not our top priority in a living space. <br><br>TV: Random channels will go out on the satellite for days, but that is true of satellite tv in general--not just this building. <br><br>Maintenance: I haven't had any maintenance problems yet, (lived here for 4 months) so I can't really say if that's good or bad. The maintenance guy is kind of tempermental, though.<br><br>Heat/Air: This is a window unit in the living room. It works great for cooling the living room, but we have to use a lot of fans to get the cool air into the bedroom. I'm glad we have space heaters for winter. <br><br>Noise: Noise level is very low, at least on my floor. Yes, you can hear people in the hallway talking, but once they get to their apartment its fine. Yes, dogs bark once in a while, but its never for very long. This is also one of the VERY FEW pet friendly buildings in the area. <br><br>Safety: The doorman is only there at night, and doors are usually propped open during the day. It is true that pretty much anyone can just walk in, normally. However, the building is in a good neighborhood on a busy street, so I feel safe most of the time. <br><br>Staff: My main complaint is the management. It's HORRIBLE. The "desk clerks" are non-existent. I actually don't know if there even are any anymore. When we used to have them, they were always in the office on the Internet, anyway. The night watchman is very nice, though. Brent, the manager, is completely incompetent. I think he must be someone's nephew or something. The day we moved in, he hadn't told anyone we were coming, so there was no loading space for us. He also had not hooked up our internet connection like he said he would. If you have a problem, he will avoid you like the plague and never get it taken care of unless you physically go in the office and bug him every day. The rest of the staff provides very little help--they know very little about the building (once I was locked out and the clerk didn't know where extra keys were), but that may be due to lack of training. <br><br>Mail: The last complaint is about mail. The management put up a petition so that they could get the postal service to put up our mail, because "its the post office's responsibility" and they just "can't handle it" on their own. This is crap, and I can't believe people signed this petition. I did mail in buildings twice the size of Delaware Towers by myself--it takes about an hour and its not hard. It is also NOT the postal service's responsibility. This just reiterated to me the fact that the management is unbelievably lazy. They also apparently can't read numbers. We get mail for the apartment 10 floors below us all the time, even when it is addressed correctly. Also, I got an important check a week late one time because they had continuously put our mail in the wrong box (it was addressed correctly then, too.) <br><br>Overall, it is a good place to live if you never have to deal with management. However, if you force them to deal with you, and let them know you won't put up with their crap, you can get things done. And I wouldn't worry about repurcussions from being demanding--they wouldn't take the time to do anything.”
“Theres the good and theres the bad. Mostly good. Great location. Great price. The building manager is really nice and a big hunk. The apartments are good size and nicely appointed with moldings and sconces. Theres a lot of university students living here which can be good and bad. Good because theres always fresh meat on the premises. Bad became sometimes its a bit too much like living in a dorm with beer cans laying about and noisy parties. <br><br>Heres some of the good stuff: Im a single bi guy who sexual preference is blonde. And theres blondes a plenty here. Theres dirty blondes, scruffy blondes, gay blondes, salon blondes, girlie girlie blondes, Barbie blondes, student blondes, adult blondes, slutty blondes and boy blondes. And many are pretty easy to pick up. Just ride the elevator on a late Friday night. Or hang out in the workout room which is a nifty and handy place to pick people up and have quick hot sex in one of two guest bathrooms off the lobby without the girlfriend or boyfriend back home ever being the wiser. Hot, hot, hot. And generally everyones pretty nice.<br><br>Some of the bad stuff: the building super seems incapable of anything but half --- workmanship. Getting mail can be a bit of a drag as sometimes its late or not sorted for a couple of days. Security is kind of a joke as half the time the lobby doors are left open and anyone can just walk in.<br>”

— 25 E DELAWARE PL · Chicago“Now that construction is almost over, things are looking great!<br>There is a new fitness center in the basement and a laundry room with 10 washers and 10 dryers.<br>The fancy nails salon has moved to the second floor (no more weird smells in the mail room) and the lobby is really close to being renovated.<br>The rent includes cable, internet, water, and gas- and electricity for now (this may change soon). And the studio I am in comes complete with a Murphy Bed. Oh and it is CHEAP!!<br>On a not so good note, the doorman/night attendants are still MIA most of the time - oh and never lock yourself- you will not be able to get in until 5 0r so when the door people come in. . .<br>”
