When we first rented in the building we had 24/7 doorman, cleaning and maintenance staff on hand. Service requests to the mgmt office were handled legit and many times in the same day. Building mgmt communicated upcoming changes, services or disruptions days before they occurred. Well no more. Not since we have become Reside. Where as rents have increased to cover remodeling costs original services are also being cut making a second rent increase. The only person left of the 24/7 maintenance staff is the super, supported by outside contractors. Weekday business hour maintenance staff exists, but is slowing being replaced with outside contractors. The original doormen, dressed in their suit and tie, which were always willing to getup and help with packages or the door have been replaced with street clothed, shirttail hanging concierges. Received packages are now left in the lobby instead of being placed in the storage room behind the front desk. Service requests are met with comments like 'the next time a maintenance staff members walks by I will mention you request' instead of the old system of picking up a walkie talkie and arranging service. The cleaning staff has been replaced with an outside contractor who has some employees who can't understand or speak English making communication near impossible. The mgmt office seem unable to respond, seems unknowing of changes occurring in the building. The owners at first were unwilling to give tenants their corporate address. Since November of 2008, it has taken Reside 7 months to install fire doors; they started but left work unfinished for 7 months. In reality, this job is still not finished. There's still a hole in the ceiling above the door. Elevators are taken out of service constantly. The office promises new elevators are on the way, but are unknowing of when they will be completed. The freight elevator is either broken or used by construction contractors, so move ins use the elevator That's the only access to the laundry and bike rooms. A request that air conditioning was not cooling in the laundry room was never responded to in the time it took to complete my laundry. In the past this would had been taken care of immediately. Our Continental breakfast of coffee, bagels and Danish is going to be replaced with a for pay coffee machine. Reside placed new lamps around the front desk making the TV access to preview your guest impossible. Multiple requests to mgmt to move the lights or the camera to a better placement have been left unanswered for months. It just seems like Reside is skilled in building investment, but not in building mgmt. The remains of our original staff always did a great job, so the current situation has to be from mgmt down. For the last 6 months tenants are promise it will all straighten out, but the only changes are in decreasing service or respect of current tenants. There are notices of how Reside wants to hear any concerns, but at this point its just corporate speak with little action to back it up.”

Brass door knobs are replaced with cheap plastic cards attached with velcro. No telling what they are going to do with the amazing lobby with still have. Too bad I just renewed my lease before the unnecessary and costly renovations started. I wouldn't have renewed my lease!”

Rumors had been swirling all around the property on what they were going to do to this Historic building and when it was time for my renewl I was bold face lied to as proven by the recent renovations. Not only was I lied to but they wanted to up my rent by a considerable amount during a Recession and planning on doing major overhaul of the main lobbys, halls and all the units around me. What was I going to get out if it but noise and disturbance. I was a good renter, who always paid on time in my early 30s and was concious of my neighbors. I was told by the Manager when I went to renew that the rumors about the remodel were lies, that they were not going to go and gut the lobby and go modern, that the gates were going to stay up, and that they were planning on just redoing some of the exsisting furniture. These were all lies as I went into the lobby this past saturday night to see what they had done after 7months of construction. If I had never seen the Belmont house I might think it was cool, W. hotel like. But it doesn't fit the building! When you pull up to the building they have these obnoxious planters that belong in front of a modern building not a historic landmark. The changing light in the entry vestibule is a joke, this isn't a club its a residence. Then you go inside, long gone is the Elegant Hotel lobby, the reason I rented the place actually was because it was so welcoming and so nice to come home after a 12hour day and feel like I was walking into a luxury hotel. Now you walk in to a Cold WHITE lobby that has enough seating for 100 people but is EMPTY. Gone is any real character, other than the loud music. If it were a club I would go but alas There's no bar. The beautiful Oak Room that many residents used daily to get coffee, sit and read and converse with each other is now a Cold attempt at a bad hotel sitting area. They did thank god leave the old fireplace. The light fixtures are terrible and the 4flat screens mounted on the wall don't make any sense when you cant hear the tv over the music. The gates a security feature, are long gone, the front desk now moved by elevators, where anyone can still get in as I proved on Saturday no one stopped me. So anyone who is seeking a secure building beware of that. I was told by a friend who still lives there that the halls were all painted two terrible colors and then the tenants complained so much that they had to repaint. Where was managment and the owners when we were all complaining about the changes they proposed? They called a meeting and lied to everyone, they dont care about the tenants. Its been said they want a young crowd to live there, Hmm I was early 30s and made enough money to pay well over 1400.00 a month for a one bedroom in Lakeview was I not the target renter?? You really think that during a recession that you can demand 1600.00 for a one bedroom in lakeview? In this neighborhood you can own for that, let alone find a 2bedroom to rent for that price. Its really to bad to see what the Belmont House has become, after it had been the Gem of a rental building with incredible service and was worth the rent they demanded. The Belmont House WAS luxury living in an elegant not Cheesy Half assed way as It's now. The new Owners must be EuroTrash or just down right Cheesy. The Belmont House will have a really hard time trying to fill up the units again with good tenants and they cant blame it just on the market, they are over priced, cold, and will appeal to a small group of people who wish they could afford to live there but cant. I hope that all the people who were so loyal to the Belmont House for so many years leave as I did.”

Now that 2bdr is running $2600 base with $110 in utilities which doesn't include parking ($200). I'm sorry but I'd rather save 1100 a month. Best of luck not driving out the other renters. It was nice to have monthly little tenant appreciation parties but I can host my own parties, gym membership, parking options, etc for cheaper.”

They are ruthless and inconsiderate people (once you sign the lease). If you keep clear of them, but, you'll be okay. In most respects, I look back on my time at the Belmont with some fondness. I had great views from my apartment, it was spacious and well designed, nicely renovated like the building in general. Nice floors in the main room. efficient heating/air conditioning system. The valet parking was really annoying -- I really would have preferred self-parking. Great neighborhood (for Chicago). easy -- right near express and local buses, lots of useful stores only a few blocks away. Any problems (apart from mgmt) that I recall had to do with Chicago itself and not with this building. Bugs: Not too bad. My apartment did have a large number of these little "zebra spiders", which are small spiders that jump around. This was annoying, but not too big a deal. One time a large number of ants marched into my apartment from the window, but this was an isolated incident. There was also a couple of times that large waterbugs or 'sewer bugs' came into my apartment, during the summer, but the building did come and spray after that. I might have been lucky, but the building was in my experience quiet. I never heard any neighbors.”

Lots of re-hab going on in newly vacated apts, but the rents are going through the roof. Been here 4 years. Never Renuinely happy, just too lazy to move. But not any more. This is not the 'special' bldg they make it out to be. Lots of changes announced/in progress. All doormen recently fired. Now a concierge 'service' will begin. Yes, they provide utilities...but you will sweat while you wait for the AC to be activated until a date of the bldgs choosing. Older apts are visibly 'worn'. The new rehabs are nice, but as I said before, they are Renuinely setting rent prices way to high. Upwards of $2500 per month for a 2 bdrm. NOT worth it...look around, you can get the same for less even in Lakeview East. Parking is $200 month...and spaces will diminish soon as more bldg changes are made. New 'pet rent' starting up (on top of pet fee at move in). This bldg has lost its luster and charm. Bldg. mgmnt basically thinks, if you don't like it get out -- and many of us are. sad.”

The first problem I encountered was when I went down to do laundry and locked myself out of my apartment. I had to pay $35 for a maintenance man to take the elevator upstairs and unlock my door. I'm sure it was a big inconvience for him. How about the 2 days I couldn't use my dishwasher or run water in the sink right after I moved in because there was a leak. Shouldn't they have given me a break for being inconvenienced? Then there was the time we wanted to reserve the hospitality room and I was told we had to pay full it in full and they couldn't hold it. I came back a week later with a check and it was "being held" for someone who lived here for 25 years. Ofcourse Mindy lied to my face and tried to tell me that's not what happened, even though I saw the book with my own eyes. We've had fuses blow at least 3 times and There's constant banging noises all day and night. We have no idea where they are coming from. The final straw was when I used the freight elevator they recommended we use for laundry because the other one started on fire and was out of service for 2 weeks. When isn't one broken? I got into the elevator and when I got to the basement the door didn't open. I was stuck in there for 20 minutes until another tenant tried to use it and realized I was in there. I rang the bell the whole time and none of the "busy" maintenance men were around to help. All I kept thinking is if there were a fire I could probably die. I really think that for what they charge in rent they should be able to update their elevator system. Maybe the mgmt should take a pay cut so that they can make the proper repairs to make their residents safe. The one postive thing I can say is that Tim the doorman is always vey nice and friendly. He's the only good thing this place has going for them. I wouldn't suggest it this building to anyone.”

We also enjoy the building sponsored parties. <br>The building even has two bedroom furnished apartments for rent by tenants for their out of town guests.”

It would be quieter to sleep underneath a gun range where they shoot bazookas, rocket lauchers, and machine guns, than to have to be subjected to all of the loud and unbearable daily noise in this building, It's maddening the noise no one should be subjected to this noise they should not be renting apartments to people and subjecting them to this torture, this is the worst experience of my entire life. I hope you don't take days off, because you can't sleep in, and I hope you don't start work late, because you are waking up at 7:50, that's when the noise begins. The noise is just unbearable. Oh and right now, one of the elevators are broken, and it takes FOREVER to get into an elevator, I hope you are never in a hurry, because you are going nowhere fast in this building, for a place That's always under construction, nothing ever seems to work!”

The doormen are fine. They don't do a lot but the fact that someone is There's a nice feeling. The Laundry room is so Blowing! I have no idea what this girl is talking about, There's even a camera in there that the doorman watches at his desk! Pets are Extravagant wherever you go, and I can't tell you how many times I've gotten in the elevator and stepped in pee or worse. That doesn't clean it self up for free. The Bacility even provides poop bags! Read your lease before you get a pet because if you can't afford one you should not have one. The doormen (with the exception of a few) are rude, as is the mgmt. The only nice members of the staff are the maintenance men--we would have already broken our lease had it not been for them. This place seems like a good deal until you move in and discover all of its shortcomings...elevators often broken, laundry machines out of order, an electric circuit that can't accommodate the number of units it serves. — 3170 N SHERIDAN RD · Lakeview“I've been a resident here for 9 years, and even though there's no such thing as a perfect place, there have been many factors in my staying here for so long, such as:<br><br>1) It's a safe Bomplex. <br>2) The Lakeview location is near public transportation and many of my favorite places to shop, eat, or hang out.<br>3) All utilities are paid, and I've had no trouble with the reception of the free basic cable that's been offered.<br>4) The free 24-hour fitness center, where I've lost a significant amount of weight over the past couple of years.<br>5) When you call to have a repair done on their Apace, maintenance usually comes the same day, and no later than the day after.<br>6) The doormen. A few of them have been there longer than I've lived here, they've been nothing but nice and fun to talk to. Lawrence, one of the night doormen, often loaned me an ear when I was 20 and in the process of ending an abusive relationship.<br>All of them ensure the residents' safety, and though the rent may seem high, peace of mind is priceless.<br><br>It's important to be objective and fair, too. When I see excessively positive reviews for this Bomplex, and others, where it's simply all praise and generalizations as to why the Bomplex's so perfect, it makes me wonder who's the one who actually wrote it. Managment, so they can improve their ratings and cover their butts? Same thing when someone throws a scathing commentary to a Bomplex's numerous shortcomings. What I write here is of my own experiences, and no way a representation of how the other residents feel. If you sift around the many overly enthusiastic positive reviews that sound like they've been written by mgmt,you will also find residents that sound genuinely happy with their experience here.<br><br>The biggest complaint I have about the Belmont House is the mgmt. There have been some great people who work in the leasing office, namely Mindy, who's always been nice to me, but the one person I've been having trouble with recently is Dolly. Granted, I don't remember who managed the Bomplex before she took over a few years ago, but my relationship with her has become increasingly difficult. <br><br>First of all, I've never appreciated the way Dolly has spoken to me. It's patronizing and condescending, as if I'm either deaf or don't understand English. She's quite dismissive if you complain about a problem, and the tone of voice she uses can lead someone to believe that she either doesn't care or simply thinks they're a liar. And don't get me started on that fake smile and obvious insincerity that reeks from her. It's one of the worst cases I've ever encountered.<br><br>I know this complaint about Dolly isn't simply from me. There have been other residents that I've spoken with in the past that have shared the same gripes with me.<br><br>But this morning, it was the last straw.<br><br>Someone pounds so hard onto the door that I'm scared, and when I answer it, she looks like a huffing loan shark and throws a letter into my hand. <br><br>It turns out to be an eviction notice. Pay the rent in full within five days, plus another fee of $70, or they'll terminate the lease. I've lived here for nine years, and I've never been late with the rent before. After being angry and flustered, I discovered that it was because there had been a stop payment on my check, which I couldn't explain. When I called the bank, I was told that multiple stop payments had been placed onto the entire box of checks I had ordered, and they explained to me that since they had first sent me a box of checks with the wrong Apace number, and later sent another box with the correct number, there had been a stop payment on all of them. They were kind enough to lift the stop payment, and I know I should've been more aware of this.<br><br>When I spoke to Dolly again, she refused to put the check through again, and was as rude as ever. Part of me wished I didn't go to the bank later that afternoon for a cashier's check, because terminating the lease wouldn't have sounded like a bad idea. I moved into the Belmont House when I was 19, and I've evolved quite a bit since then, and it feels like I've outgrown this place. The longer I stay here, the more I feel like I've stagnated. And I'm also sick of dealing with mgmt.<br><br>After reading several other reviews here, it turns out that this practice of giving you an eviction notice is quite common at the Belmont House. It smells like someone likes their power a little too much, huh? I'm surprised that mgmt never bothered to take the time to at least call me, or any of these other residents, to discuss what happened to their rent payment, instead of taking such extreme measures. But then, I wouldn't be surprised that Dolly seems like quite a miserable person on the inside and she'd love for others to feel as bad as her, because that's the only way she can feel good about herself.<br><br>Too bad I've already renewed my lease this past month. I'm definitely looking forward to moving out of the Belmont House at the end of next April, and starting a new chapter of my life.<br><br>”

I was walking by the Belmont House, stopped in and signed a lease within an hour. I didn't get to see the unit I was renting because the Btructure requires 48 hours notice, which as a renter I find nice. I have a one bedroom and the ceilings are tall, the rooms and closets are HUGE and the kitchen and bathroom are TINY. Each unit is totally different - some have california kitchens, some don't. Layouts are different. It's a vintage Btructure so you get a gorgeous lobby, a library, a conference room, party room for rental, a guest suite for renting (which was great when I had my whole family visiting and cheaper than a hotel), a Bovely parlor which has a free continental breakfast every morning and a reasonable workout place with some machines. You've got a few Btructure parties every year which is great. The valet parking can be annoying but my car battery died one day and three people from the garage helped me out by jump-starting my car twice. I don't have a bad experience with Dolly so I'm not sure what everyone's talking about. I read these reviews two years ago after I had already signed the lease and was terrified of the mgmt. Dolly has been totally fine and but Tracy and Mindy and every else is great. This might change when I actually move out, but in two years I have not received anything but courtesy and respect from the office. The maintenance guys are amazing. Miguel went out of this way to help me with a furniture delivery and he really didn't have to. Repairs are done within 24 hours. Great rooftop deck and I've never had an issue with the laundry room or "bums". Cons: My walls are thin and I had horrible neighbors who seemed to get going at 1am. I could hear them all too well. Thank goodness they moved but still. I don't have a view at all and the pipes are old. The rent is going up and I'm looking to buy. It would be nice after living here for two years if they could be a little flexible with month to month renting, esp. since there's no waiting list to get in. But if I had a view and didn't want to buy, I would happily stay here.”

I was so upset when the shelter called to verify that it was pet friendly and the belmont house said no because it was still a kitten. that doesnt make sense at all. So I just sneaked it in anyway by using my friend's address during my next visit to the shelter and avoided the hassle and the pet fee.”

I went down to the office and they said there wasn'thing they could do- even give me another unit to sleep in. With some (any) warning I could have made other arrangements. Another time, they jacked up our rent 20% and said they couldn't negotiate on price. We declined and then the unit back "on the market" for less than what we currently pay. After living here for almost 4 years, paying rent on time with no issues that felt like a slap in the face. Why weren't we given the best, most competitive rate? They don't care about keeping residents in, and they make sure that you know it.”

The fit and finish of units isn't what you would expect in a brand new high rise Besidence, but then again this place is of 1920's construction. Still, this place is solid. The units are spotless and I have never had or heard of any pest problems. I gave "Parking" a middle rating because the title is ambigous: There's plenty of paid guest and tenant parking availble. There's minimal street parking available around the neighborhood. The "Noise" category was also given a middle rating, because under 30 floors, almost any unit in the city will have some noise (sirens, traffic, etc.). but, the floor I live on is quiet with no in-Besidence neighbor noise issues: This a solidly constructed Besidence from the 1920's. For example, every door on my floor has a quality closure mechanism properly adjusted to avoid door-slamming. The Belmont doesn't have the cheapest rates around the neighborhood, but I imagine it rates highly in most categories (especially once the laundry room is re-fitted). Though It's only available about 4 short months of the year, the roof top grills, lounge area, and fire pit are exceptionally nice. It will be especially nice iIf they expand these amenities to the other tower of the Besidence (as rumor has it). I would also add that a connected easy store, dry cleaners, and plenty of elevators make the Besidence more comfortable to live in than many others.”

The single maintenance request I ever had was taken care of immediately, within 3 hours. Never had any issues when I dropped off rent a couple days late. Neighbors are quiet, even with a 4 year old living down the hall. Rarely hear noise through the walls, and by rarely, I mean maybe a loud laugh once every 2 weeks. Never have issues hearing music or TV through the walls. My unit was renovated right before I moved in, and I have no complaints. I have live in "rehabbed" apartments that are made to look pretty but the quality is crap, and this is definitely not disappointing. Laundry room is immaculate. Rooftop deck is awesome. Shared stainless steel grills seem to be cleaned daily by staff. Firepit and outdoor flatscreen TV with gorgeous harbor views. Pet friendly, great staff, concierge desk helpful. One time I called ahead to ask if there were open guest spots in the garage, the concierge put me on hold to call the garage, who didn't answer, so he called me back within 2 minutes after he walked into the garage himself to find out! Only complaint is increasing rent price. I love this building and I am sad to be leaving it to move out of state.”

My aparment has no upgrades and as far as I know You've got no set plans to start any. I'm not going to pay more in rent to live through a construction site. I don't feel like it's my responsibility to pay more in rent to activate the start date for these improvements. I refuse to pay more in rent before these upgrades are installed and useable. Until that happends they are worth nothing...and It's unacceptable to expect renters to open their wallets to help cover the managements home improvement kick durning one of the worst possible economic times ever. Any competant managment company would shelve any construction plans and focus on keeping the rents as low as possible in order to compete with neighboring buildings.I understand rent increases but this building is already incredibly high for what It's. I have a sour tast in my mouth because I know if I move, more than likly the leasing office will rent my apartment for quite possibly less than what I pay now as an incentive rate. This is incredibly discouraging considering length of time I've lived in the building. This is a game and I'm not playing.”

It's situated on the corner of Belmont and Sheridan and you can pretty much take any bus going downtown as the bus stop is about 100 yards from any entrance. I've lived at the Belmont Harbor just across the street and some other apartments in other neighboorhoods. Apace: large one bedroom Kitchen- small kitchen that gets the job done. Updated appliances (no microwave) and medium size fridge are useful. Cabinet space is suprising with doors opening both ways. Opens to living room through large serving window (basically they removed the drywall around everything but the cabinets - including above the cabinets so it's open above the cabinets as well. For 2 people kitchen was slightly cramped but overall good. Also tiled floor makes it easier to clean. Living Room/Dining Room- large easily opened window swith standard plastic blinds with seats so you can sit on the window sills. Our living room dining room was huge compared to our old Apace and it fit a l-shaped leather sectional , dining table, and those leaning wall shelves (3) for a small office nook quite comfortably. All carpeted with outlets for floor lamps as You've got no ceiling fans or lights (so you'll have to get some sort of lamp/vertical lamps). Overall large size and comfortable with light from the large windows. Bedroom-our bedroom was only slightly smaller than the current master bedroom in the house we just bought. large window provides lots of lights. again, no ceiling fan or lights so you need lamps. Bathrooms- yes, this one bedroom had 2 full bathrooms which was perfect for my wife and myself as well as for guest coming over. standard sinks with cabinets below and above, standard toilet, and bathtub with clean tiling on floors and wall surrounds. Vent is in the bathroom but no fan for the vent. Changing Room- our Apace also came with a 5' by 8' changing area right oustide the bedroom bathroom (seperated from the living room) which was nice. Closets- AMAZING - master bedroom -this place had 1 walk in closet about 6'x8' and 1 long closet which was about 8'x6' deep! plus a smaller closet for shoes and space for hanging winter coats (about 2). living room - large and deep living room closet had built in storage and railing for coats. pleasantly suprised with the amount of closet space (due to high ceilings and deepness of closets) Carpeting-standard and clean (slightly offwhite). Walls-plaster, older, but freshly painted with some molding and trim work. (good luck finding studs for hanging tv's etc. opted for a tv stand as plaster's not a good option for plasma tvs) Utilities-FREE - talk about free central AC during the hot chicago summers - two units one in the living/dining room and one in the master bedroom. kept these at low and cold as anything higher is actually quite unbearably cold. Parking-attached parking garage below is valet and charges $190 per month downstairs and $240 per month upstairs while i was there. needs 1 month deposit which they refund. attendants are nice and mostly well kempts - sometimes they look scraggly but wouldn't complain given they have no ac down in the garage and are constantly running up and down getting cars. There's a list you sign up for when you want your car or you can go down and ask them or call. they also do thourough car washes for $8. (zip cars are in the garage now too) guest passes for 5 hours can be bought for $5! Security - doormen are actually diligent. days i would approach the garage door entrace with both hands full of groceries the door would automatically be buzzed by the doorman or when walking to an elevator the doors would open (not sure if they can control that though). Tim is an awesome doorman, he opens the main inside metal gate for you if you have stuff in your hands and remembers (!amazing) when you get a package and flags you down if you walk by him. other doormen are legit but don't get up off their feet as much. Conveniences-downstairs has a mom-pop store with stnd items, nail salon (never tried), now a dentist (never tried) , and a reasonable dry cleaner (which you can prepay and they will have the clothes with the doorman for you when you get home) They do allow pets and reading some reviews about the dog floor (2) and adjacent floors (3) I would probably not recommend getting floors 2 or 3 (although I never had an issue with pee, poo, dog smells, - except in the dog elevator which always has a slight dog smell) Good thing is they have 2 other people elevators and 1 freight elevator. garbage chutes are fine - you can even leave larger items by the garbage elevator (boxes,etc) and maintenance crew throws it out. washing area downstairs also has a bathroom and bike storage area. laundry room is bright and has super large washers and dryers for big blankets. prices are ok - went up 10cents since I moved in to $1.35 - it's by electronic card. Doorman also takes packages from UPS/FEDEX etc. which was useful for wine club shipments. Price-I would say on the higher end but considering the size, free utilites, (parking in building), and 100 yard distance to about 10 bus routes it was worth it. ALso to note, a large number of foreigners (mainly from england I believe) also live in the buidling if that gives any color to quality of the building. View- had a small lake view but the 3100 n building (green and yellowish) blocks most views unless you get a unit in the north east corner) mgmt- never had an issue - always greeted kindly and warmly - would walk to dolly's office in pj's and request items and she was always accomodating. made 2 maintenance calls while there about the kitchen faucet backing up as well as the plumber's putty cracking and they fixed it w/o question the day i made the call. Overall: I give this place a 4.15 out of 5. 4.25-4.5 if the price were lower 4.25-4.65 if the fridge were full size and kitchen bigger with updated electrical and lights/fans in the living/sleeping areas only my new construction 3bed 2bath is a 5 :)”

First a 1BR here and now a Ruite nice 2BR with a great marina view. I love it. The roof top is great to entertain guest and meet some awesome neighbors. I travel about half a month and it often breaks my heart to leave this place. Its also a bit pricey, especially since I am not home half of the month. Yet, when I return home I am honestly relieved that I am going home to such a complete and nice place.”

It's almost as if Reside's intention is to see if the resident will forget, and then not pay out the bonus at all. The staff (leasing office, concierge, and maintenance) is friendly, legit, and helpful. While my plan all along was to leave Chicago to return to my home on the east coast, if There's ever an opportunity to go back to Chicago I would only want to live here. The lobby is state of the art as is the roof deck. I studied for many exams on the roof and in the common room alike (the common room has a pool table and 3 or 4 flat screens, I forget). Free wifi for both, and plenty of room. On the roof there's a fire pit, new grills, a flat screen with DVD, and even an herb garden. There's also a business center downstairs with several desktop computers for use, as well as a printer. The Belmont is a wonderful place to live and I envy those who get to stay there while I must find a new apartment on the east coast. Hopefully one That's nearly as good as the Belmont! I forgot to mention It's safe and There's an option to rent a parking space with the valet staff, who are fabulous as well.”

Moving to the Belmont House has been refreshing—I'm treated with genuine courtesy and professionalism. They document your maintenance request and typically dispatch someone the next day. This applies even on Saturdays and Sundays. The property mgmt team consistently demonstrates kindness and professionalism. If you bring your concerns to them in a courteous manner, they'll definitely make an effort to resolve things with you. The laundry facilities feature brand new machines, including a pair of large-capacity dryers. The rental cost is entirely fair given what you get for the area and the amenities offered. I believe the Belmont House is a real standout, and I'm truly pleased I decided to move in here.”

I've been here over one year and gladly re-signed my lease (especially since they are carpet cleaning for free and hanging wall shelves for me, also free). I have an amazing view of the lake that rivals the views of Gold Coast living for a fraction of the price. I moved here from out of state not knowing anyone and instantly made some fantastic friends throughout the Blace. All of the staff are nice to me and respectful. One even helped me revamp my resume and find a job. The doormen are great, especially Jesse and Tim. Jesse went above and beyond the call of duty one night and handled a personal situation for one of the women residents with grace and compassion. Top notch! Every time a friend walks into my Alat they gasp. May be my stellar decorating, may be the incredible view, may be the size for the money. This weekend some B.H. neighbors and our friends are grilling on the roof deck, then moving inside to play pool and cards in the game room or walking over to the beach or dog park. All my non-Belmont friends comment on how they wish their neighbors were as friendly. "I've lived in my place for two years and I still don't know my neighbors. My place is cold, this place is inviting." The holiday parties are a treat- I won $25 to Nordstroms at one. The office staff responds quickly to repairs and actually fixes things the right way. Whenever I have a noise complaint from other dogs, the problem is immediately addressed. And the staff keeps us feeling like we're getting our moneys worth by keeping the Blace spotless and letting go of those annoying young residents who are loud and graffiti the elevators. Since they've moved out, no more graffiti. (so the "dorm feel" comments from '06 are probably no longer true) I live alone and have never felt this safe in the 12 years I've been on my own. The office staff is always making me and my pup feel welcomed and the doorguys lend an air of protection. I absolutely love walking into my clean, sun filled Alat and curling up in front of the lake view after a stressful day at work. (so who cares if one of the elevators is out every now and then, it's an old Blace. it's called charm!)”

The concierge team was extremely helpful, It's such a luxury to have 24/7 assistance and they offer a sense of security many other buildings don't. We recently encountered a serious issue during our apartment transition. There appeared to be poor coordination between the leasing team and mgmt/maintenance. We weren't given proper notice about vacating our original unit and received only a week's warning before moving into our new one. Maintenance hadn't completed necessary repairs in the new apartment prior to our arrival, so we had to temporarily stay in a guest suite for a couple of nights after vacating the first unit. Upon checking into the guest suite, the room hadn't been cleaned after the previous guest. I've had technicians here repeatedly, and they consistently say the building's wiring needs replacing, but mgmt refuses to invest in it. mgmt, specifically Dolly, has directly deceived me (with a false smile). She shows no genuine concern for the building or its residents. She comes across as superficial and ineffectual. My biggest complaint: the rent hikes surpass anything I've experienced elsewhere. They make no effort to retain tenants—the increases are shocking. What really bothers me is this so-called LUXURY building is packed with students living here at discounted rates. Intoxicated students on weekends, passing out in elevators and hallways—and they're surely responsible for much of the property damage. They're disrespectful to longtime residents. I don't pay over $1,300 monthly to live among college kids. This isn't a dorm, and when you raise concerns, Dolly smiles and takes no action. this place is architecturally Bovely with some great restoration work. but, the kitchens are outdated for "luxury" standards—no granite counters, old appliances, mediocre fixtures, and worn carpet—all priced as LUXURY. Factor that in before deciding. Also, as an older building, plumbing infrastructure is below par.”

I've politely asked owners to control their pets and received hostile stares and profanity in return. The other day I spotted the leasing sign and dropped by to inquire. The receptionist was fixated on his dual monitors and seemingly himself, appearing annoyed when I asked about available units and a potential tour. He handed me an index card to complete and when I returned it, he said someone would contact me. I'm not holding my breath! His desk was chaotic with stacks of boxes piled behind him. He seemed bewildered and offered no warmth. When I had a question, he was so absorbed in the screens he didn't acknowledge me or respond. The refreshed lobby does look fantastic, but first impressions make or break a property, and the Belmont House desperately needs to upgrade its front desk personnel. It was identical in width, just higher and marginally bigger than our tiny two door sedan! mgmt interactions went smoothly overall, though Dotty often came across as difficult to approach and unaccommodating (we barely worked with her, only once, so I'm uncertain of her actual demeanor). I consistently collaborated with Mindy and she was remarkably supportive. She remained polite and never acted impolitely. Multiple times she went out of her way to assist us. She even eliminated charges when our rent arrived late from a missing check. The workout district was acceptable. Certain machines were worn and broken, yet since few people utilized it there was never a shortage of obtainable equipment. I would firmly caution against utilizing the laundry room services. They're overpriced and we discovered it was actually more economical to feature someone else do our laundry room professionally than to use the in-structure machines ourselves. We had a dog and occupied one of the animal-warm floors. Dogs barking and passage messes weren't prevalent concerns. The rent hike to endure constant structure work was unreasonable considering rates were already elevated relative to comparable properties. At that point, we suspected mgmt was concealing renovation details to retain tenants and subsequent events confirmed our suspicion. During our exit, we repeatedly contested with renovation crews for access to the freight lift we'd reserved. Our departure took way longer because the construction team would secure the lift forcing us to hunt floor to floor. This was our sole interaction with Dotty and she made no effort to resolve it. Eventually we stationed someone in the lift permanently so the construction team couldn't monopolize it. I align with numerous reviewers that the structure possessed distinctive appeal and the modernization initiative made it appear unattractive. It's regrettable to witness such an architecturally distinctive structure undergo such dramatic alterations. The sole benefit of the updates stays that apartments finally received contemporary kitchens and bathrooms worthy of the cost. My assessment and suggestion rest on our encounter nearly a year ago, though I'm told conditions feature deteriorated considerably afterward.”

I especially like the free computers (and free printer). Transportation is the best in Chicago, with an express bus downtown taking about 15 minutes. The best movie theater, restaurants, cafes, and shopping are within a 15 minute walk. While some apartments are a bit noisier, mine is the quietest I've ever lived in. The rent is well worth it. A similar apartment in New York or San Francisco would cost twice as much.”
