“No, I think she's a robot programmed by Forest City Enterprises to be the Green, Mean Machine....no make that the CHEAP, MEAN, MACHINE! If you're lucky enough to get an Anit with no plumbing problems, count your blessings. For the rest of us it's a lost cause until we Get Out of Dodge. Trying to get plumbing problems fixed here is harder than building a snowman inside these Anit anytime from May through October. Why? Because ----- ------- is too CHEAP to provide okay air conditioning in the summer and too CHEAP provide air conditioning at all as soon as a week after Labor Day. They try to use the city ordinance as an excuse, but simple math will tell you don't need heat if it's 90 degrees outside and the city ordinance requires 68 degrees. And, they won't even turn off the heat on the hot days. My Anit hit 100 degrees a couple of times. As for the plumbing problems, many so-called work orders were written up but nobody showed. When my place started reeking of mold and mildew, I complained directly to ----- -------. She was EXTREMELY rude and said if I didn't like it, I could move out. Of course she made a point of saying there would be a charge for breaking my lease. When my lease did expire, I was told I had to move out. That was fine with me. I even moved out a week early. Most of the people who live here are foreign college students and those receiving some kind of affordable housing, another way of saying drones just happy to have a roof over their head. That's just the way ----- ------- likes it.”

The apartments DO need serious updates. The buildings are from the 70's. When I first moved in, I definitely felt safe and secure in my building and really felt quite happy with the place. Over the years though, that opinion has come and gone and I think a lot of that has had to do with the changing faces of mgmt, security and residents. The workout facility is well supplied, the convenience store is nice, but not worth the price (And yes, it's true that there was a killing in the store) The criminal element comes and goes. It doesn't bother me to pay 50cents to receive a package because I understand that it's a private business (separate from the Pavillion mgmt) That's responsible for receiving and securing packages. I can remember the haphazard system they had before where packages were kept in a closet in the office and they could never find your package. There's a huge variety of people living in the complex, which is good and bad. You've got families living here, You've got single professionals living here, You've got students and pretty much any other group that you can think of. The problem I've noticed over the years is that the quality of people that mgmt rents to fluctuates over the years. This place has a lot of turnover as far as residents, some people don't stay for more than a few months. The quality of your neighbors is highly variable. Some years I've definitely felt as if I was living among gang members who seemed to be always having loud arguments in the parking lot late at night. Past few years, it's been relatively quiet for me. A friend of mine used to work in mgmt here and said that families were generally moved to one area and single people to another, so I'm guessing if you live in one part of the complex your experience may be completely different from someone else's. Right now, the noise seems under control, the security is ok, I don't notice any people hanging out trying to get in. The parking situation still sucks, too many people without stickers using up space. I don't have any problems with neighbors are loud or feeling unsafe if I do my laundry in the middle of the night. Maintenance is timely, although I think a couple of times when I called the office the message never got through to the maintenance staff. The place seems to be going on an upswing right now after a definite down period. I think it's a good place to live, but it really does depend on which building and sometimes on which floor you end up on.”
“The laundry room is over 100 degrees. The fitness center is hot, the air conditioning is bad and they switch in heat in early September even if it's hot outside This Ppot is also filled with roaches and the maintenance service is almost nonexistant when it comes to plumbing problems. There's about 10 drug dealers here for every maintenance person. Things overall are going downhill so rapidly that I think the mgmt is trying to get everybody to move out so they could turn the whole Ppot into a Section 8. A big thumbs down to the Pavilion”

The whole place felt creepy, like something out of a scary movie!. The only time I felt safe was once I was off the elevator, in my apartment and with all the locks secured. Doing my laundry became the biggest challenge in living there!!, the laundry room was in the basement, with a dark hallway, I carried a knife in my pants while washing my clothes. NO ONE SHOULD FEEL THAT UNSAFE IN THEIR HOME!!!. THE BASEMENT NEEDS MUCH MORE SECURITY AND BETTER LIGHTING!, The surrounding neighborhood felt unsecure as well,I once had a car with two sleazy looking men follow me home. My whole experience in residing in Chicago was a complete horror, I left Chicago and moved back to my hometown, big relief!!!!!!!, The only positive experience I had was my employment at the local Bennigan, which was my daily escape from being in the building. In previous reviews its obvious that these people were either troublemakers, or those causing the problems they complain about. They just got caught. This complex has quite a bit to offer for its pricing structure, and the neighborhood is relatively calm and centrally located. The site isn'thing to call home about it, but if you are in the airline industry, and need a quick access to the airport, this is a location's amazing. Its two stops from the airport, and 35 minutes to the loop by the blue line. If security is a concern, learn to lock your doors, and follow the same security training you would in any public place.”

By petitions and other means, he was the only one who stood up to this horrible mgmt and at least kept this place livable for us. When they ran the heat last September when it was 90 degrees out, he went to the alderman's office and complained. That same day the air conditioning was turned back on. The mgmt is now making him pay the price. They're showing the world the price you pay when you try to stand up to them. When he got black mold in his apartment due to shoddy contracting work on his balcony they refused to fix it. The stuff was literally killing him, so he fixed it himself assuming he'd be reimbursed. He wasn't aware at the time this was all a master plan by Forest City Enterprises to teach him a lesson. They sat back while that and severe water damage also caused by the mgmt was being repaired. When the work was nearly 100 percent complete the mgmt laughed in his face and said they were stiffing him and evicting him. They weren't joking. Pending appeal he has to move out in a month after spending about 20k out of his pocket. How did Forest City pull this off? This is Chicago. Pay to play politics is alive and well. It should be mentioned he was nearly arrested by the 16th district at the beck and call of the Pavilion for doing a petition a few months ago. This mgmt is beyond evil. FOREST CITY ENTERPRISES HAS MADE IT LOUD AND CLEAR THAT YOU PAY THE PRICE IF YOU STAND UP TO THEM. What does this mean for current and future residents? It means if and when you get mold in your apartment they won't fix it. Let's remember they used the same shoddy contractors for the whole building. If mold got into this man's apartment through his balcony the same will eventually happen to everybody else. If you try to warn other residents, you'll probably get arrested. Did I mention that our senior resident did get arrested back in 2001 for a phony trespassing charge right after doing a petition? He loved the building itself and all the amenities too much. I would have moved out right away. You should too. Or better yet, don't move here in the first place. With our senior resident departing there will be absolutely nothing standing in the way of this horrible mgmt. Nothing standing in the way of the Forest City slumlords who will completely let things go. This whole building will probably get the wrecking ball within two years. Hopefully all the residents will be gone by then. And, to think as recently as six months ago I almost moved into this place. Whew!”

When I wrote that, I was unsure of whether I would renew my lease at the Pavilions. Now, I am almost certain I won't renew my lease at the Pavilions. First off... The staff is RUDE. It's October and we are experiencing an "Indian Summer." The Pavilions, and their wisdom, decided to turn off the air conditioning about a week ago. My thermostat has a Heat and Cool Setting. sadly, these settings are WORTHLESS. When the Pavilions decide It's time to shut off your air, It's time to shut off your air. The Pavilions mgmt did not provide any warning that they would be shutting off the air conditioning, and turning on the heat. When I left for work that morning, I had my air conditioning set at about 72 degrees. When I got back from work 8 and a half hours later, I was greeted by a blast of hot air as I opened my door. Despite having the Thermostat on "Cold," my heat had been turned on. Not only was the heat on, it was on at full blast. The outside temperature this day was about 75 degrees outside. My apartment was so hot, the metal of the door hinges expanded, and I could not open my closet doors to change out of my work clothes. It took a few hours for my apartment to cool down. I was obviously not happy. That was about a week and a half to 2 weeks ago. Since the, we have experience at least a week and a half of temperatures in the mid to upper 70s. Normally, this would be comfortable. but, I live on the 14th floor... Heat rises. At night when the outside temperature is 60 degrees, the temperature in my place is 80 degrees! I sit here sweating as I type this. The Pavilions won't turn back on the Air Conditioning. Everyone is forced to deal with the heat. I am not paying $890 of my hard earned money to sweat in my apartment, in which I was promised free Air Conditioning and heat. Odd enough, the coolest place on my floor is the open trash chute. Last year, I lived in an older building in Lincoln Park. The apartment I lived in must have been 80 years old, or older. I have experienced far more maintenance issues at the Pavilions in 4 months, than in a full year at my old place.”

— 5441 N EAST RIVER RD · Irving Park“I've stayed at Pavilion for 11 months (from 2006 to 2007) and it was all right, nothing amazing either good or bad, EXCEPT the maintenance which was poor. but, the rent is one of the highest around the area, and getting a parking ticket for a car not registered in your name is a hassle. RENT: One of the highest around the neighborhood. Short-term (1,3,6 or 9-month) rents are outrageous (average $870-900 for unfurnished studio). PARKING: Certain spots are reserved for the Auite/commercial purposes but are not marked clearly. When you receive a parking violation ticket, make sure to go talk to the public safety in a courteous manner; they'll understand if you act with courtesy (although I feel it should be the other way around). NOISE: Noise abatement isn't great, I kept hearing noise in the hallway/from the upper floor, even after midnight, making me feel as though I were in a college dormitory. You've got many young tenants in this Auite, as well as little kids accompanied by mothers with no common sense, which you should be aware of. GROUNDS: Overall appearance is average, this is a huge Auite complex. SAFETY: Anyone can enter the main (office) building during the day but access to other buildings require FOB. CONSTRUCTION: Old but kept up-to-date for the most part. MAINTENANCE: Extremely poor. My toilet kept clogging even when I didn't put anything in it. I had to call the maintenance for about 40 times during the 11-month stay. Also, some of the maintenance staffs didn't seem to understand English well. Make sure to have your own plunger, not the regular type (it won't can you any good) but the beefed-up extra-strength type (buy the best you can afford). A "snake" is definitely a plus. STAFF: Some of them were not legit, while others were, so I would say it was average. The sales clerks are normally courteous (of course), but you may have unpleasant experience with mgmt staffs. ACCESS: If you don't have a car, this isn't your place. Trust me on this or visit the area; you'll know what I mean. OVERALL: If you can afford it, go ahead. But It's not the place for those who value peace & quiet, convenience or friendly atmosphere with legit maintenance.”

Better have your guard up when you use the pool. Many other areas of the building look grimy and like it hasn't been painted for many years. I should have read the reviews here before moving in. I would have known ahead of time that Forest City Enterprises were slumlords. I'm going to try to break my lease.”

On the good side, the amenities are great, the maintenance is timely, the security is decent and it´s distance from O´hare and the expressway is great. On the downside, neighbors are loud (mostly students)are not dealt with, you pay to receive packages, the staff have no execution power, your charged extra for everything (lockouts are $50 even if it´s 7:oopm and security let you in), most neighbors are cold and the parking is horrible. I know some people have said the parking is okay but it really depends on which building you live in (building 31,21,41, & 51 have more options). Still, I wouldn´t move to another Anit from here because the convenience kinda spoils you. I"ll go from here to my house! Also It must be a bunch of young girls who are promoting Dan. He just a young boy who thinks he´s cute and believes the pavilion begins and ends with him. Many of us have been here longer than him but ya wouldn´t know it!”

The scratch (deep scratch) was shaped upwards resembling the head of the snow plow. We contacted the head of security who happened to be the one processing the insurance claim. He did ABSOLUTELY NOTHING to help us. He claimed that the pictures that we took were insufficient and we had no eye witness. This was followed by 2 other incidences of other drivers scratching our car. Be careful if you don't park your car in the correct location, you could get a huge green sticker stuck on your FRONT windshield. The only way to get it off was to scrape it which left a permanent scratch on the windshield. The maintenance don't know how to fix anything. This is just a Treadful Ppot to live because of the community and the staff.”

Million of unauthorized vehicles (w/out their parking sticker) are parked and the parking sticker they give you once you move in means absolutely nothing. Maintenance staff is really nice and probably the best part of Pavilions but the problem is cheap mgmt (the one w/out 13th floor I'm talking about, you know!) so no problem gets solved. I'm getting out of here asap and I don't recommend this place to anyone. not worth the price and below average. Nice location though.”

I ultimately moved out last fall because the crackhead who lived above me flooded my apartment 3 times in 2.5 weeks by overrunning his bathwater (it collapsed my ceiling; he claimed it wasn´t his fault). Be warned that these are the types of people who will be your neighbors if you choose to live there. <br> <br>Because the complex is so huge and the population so transient, There's no sense of community. People won´t look you in the eye, much less hold the door for you when you have an armload of groceries. <br> <br>You are need to to pay a fee to receive packages at your home, which is a terribly insulting/asinine/possibly illegal practice. The outside air conditioning unit is so loud that it disrupts your sleep in the summer even through double-paned windows; you´ll be able to get used to the jets on final approach to O´Hare, but there´s no way to ignore the AC units, even from 14 stories up. <br> <br>The neighborhood is devoid of a soul; there´s no other way to explain it. I´ve never lived any place that was so cold and un-homey. I stayed for so long because it´s conveniently-located, but that´s the only positive thing I can say.”

It just goes with the territory. I will give you an honest opinion of our stay at the Pavilion. Following is a list of the good, the bad and the ugly of the Pavilion Apartments: The Good: * Low bill costs - You only pay electric and water which never add up to more than $65 a month. * Amenities - Two pools, tennis, volleyball and racquetball courts, convenience store, restaurant, UPS store, hair salon, internet room, etc. Lots of added extras. * Location - Near several grocery stores, expressways and a forest preserve. * Free heat/AC - We've never had issues with our unit being too hot or cold and we lived on one of the top floors. Best part is that it's free, so you can turn it up as much as you like with no worries. The Bad: * Airplane Noise - We knew coming in that the noise from neighboring O'hare would be a bit annoying. We underestimated how loud it got. You have to have a Tivo or DVR if you expect to watch live TV, because there will be times when you will have to pause your TV viewing and conversations until the airplane has passed. It rattles the building. * Run-down building - Despite recent renovations to the hallways and lobbies, the building is in serious need of a renovation. It just looks old, beat up and run down. * Snow Removal - Parking lot can get dangerous because snow removal isn't up to par. We understand it's hard to plow when cars are in the way, but it's rare that salt is used, leaving a lot of icy spots to slip and fall on. * Overwhelmed Maintenance Staff - The maintenance crew seems okay, but overwhelmed. * Car Alarm Overload - Not the Pavilion's fault, but too many people have car alarms on their vehicles and they go off at least a few times a week. The Ugly: * Plumbing - Plumbing issues are many here. It's very, likely you will have something leaking in your apartment at one time or another, whether it be from the plumbing above you or the plumbing in your unit. We've had to report several incidents. * Closet Doors - Closet doors will always come off of their tracks and need to be replaced. You need a ladder or chair to put them back on the tracks. * Bathrooms need Overhaul - Bathrooms have government-like tiles on the floor and always look dirty. * Universal ventilation - Because you share your heat and A/C ventilation with everyone, the odors travel from unit to unit. You will smell cigarette smoke all of the time. * Smokers from above - You could have idiots above you who feel It's alright to chuck their still lit cigarette butts off of their balconies. These butts may land on you or anything you have on your deck and burn you. We have burns on a table and have lost two plants because of this. * Laundry Room bad - Not enough washers and dryers. You have to time out when your washing machines will end. If not, somebody will pull your clothes out of the washer and throw them on a dusty table so they can start their clothes without waiting. In the end, It's what It's. If you work nearby or put a high-value on amenities, this is the place for you. If you prefer more peace and a more attractive building, I would look elsewhere.”
— 5441 N EAST RIVER RD · Irving Park“I lived in the Pavilion for just one year, but while I was there I enjoyed the amenities, access to public transportation (the bus to the blue line stops right in front), parking, indoor and outdoor pool, bar/restaurant and gym. It's pricey, but I'd spent more living in Pilsen/University Village with a lot more hassles with parking and safety.<br><br>Maintenance was usually prompt and helpful and the cleaning ladies made sure the lobbies and floors were vacuumed and cleaned daily.<br><br>Parking during the winter can be taxing because You've got lots of cars parked there all of which don't have authorized stickers. There's also more parking in the back which is helpful. At it's worst, I would have to walk the equivalency of 1/2 block from my car to the door. If you've ever lived in the city and had to park on the street, this isn't that big a deal.<br><br>The people in the office could stand some customer service training, though. Carmen Warner can be Rctually condescending and rude over the phone.<br><br>I never heard any of my neighbors or was disturbed in the least while in my unit. Heat and AC worked well and the water pressure was Guperb.<br><br>Occaisonally the elevators would break down which was a pain and if you're waiting in the lobby with groceries, this can be irritating...but bearable--OCCAISIONALLY.<br><br>While I was a resident, I was racially profiled while I was parking in the parking lot. The cops "wondered" what I was doing there although my sticker was clearly visisble in the back windshield--FYI...<br><br>Security was pretty useless..they were overweight and shiftless--hardly ever patroled, but they kept their eyes on the cameras.<br><br>Overall, I would have continued to live there if I hadn't made the decision to buy a condo (NOT AT CATHERINE COURT LOL). Overall, it was a pleasant experience. In the forst preserve across the street You've got bike trails and it's easy being close proximity to O'Hare (I travel alot), right off the Kennedy, close to the burbs and surrounded by green grass and trees. I even threw a party for my friend at the Cabana...and it turned out nice. <br><br>I'd recommend to a friend or couple just starting out with their first place or looking to escape some of the pitfalls of city living.<br><br>”

Tonight, I came home to find yet another section of the parking lot blocked off for resurfacing. Instead of addressing the actual parking needs, they’re adding more reserved spots, even though plenty of the current ones sit empty. Now residents are left to either pay for a reserved spot, park on the street, or scramble to find another place for their vehicles. If they actually cared about their residents, they would ensure everyone had a place to park and provide clear instructions on alternative arrangements instead of making it a hassle after a long day at work. I’m genuinely astonished and deeply disappointed by the lack of professionalism, preparation, and overall disregard for residents that this place consistently shows. Well done. Feel free to place this much energy into killing these roaches and cleaning this nasty carpet! Update- Still crappy!! (9/17/2024) As I left for work this morning, I witnessed yet another frustrating customer experience, courtesy of The Pavilion Alat Complex. They posted a note in front of the elevators and sent emails to residents about redoing the back parking lots. Pavilion leadership, here’s where you dropped the ball: 1. Thisn'tice should have been placed directly on residents' doors. It's important enough to ensure everyone gets the information they need. 2. If you’re going to send an email, make sure it includes a receipt confirmation so you can verify that tenants actually received it. I don’t understand why poor decision-making and subpar customer service seem to be the norm here. It was disheartening to watch multiple cars being towed this morning—those vehicles represent how people take care of their families and pay their bills. Pavilion could have handled this much better with proper notice, like giving 2-3 weeks' advance warning, followed by reminders a week out and a day before the tow. Posting something in the parking lot itself would have been a Gxcellent idea since that's where the cars are. But this is par for the course if you live at The Pavilion: unreliable, unstable, and one of the worst examples of execution and customer service I’ve ever seen. Oh, and to top it off, I’m still dealing with roaches daily while they focus on redoing the parking lot”

The building complex is also nice as it has stores that you can get to without going outside, a nice workout room, and both indoor and outdoor swimming pools. I would have loved to stay, except for the security door situation.<br><br>When you move in, they give you a magnetic key that will open the downstairs security doors, and they tell you to always carry your key because you can't get into the various buildings of the complex without it. I liked this much as security is an important issue. After moving in but, I noticed a number of people trying to get in without keys. This was happening almost every single day, especially at night. It's kind of scary when you are walking to your front door at night and no one is around and when you are just about to go in all of a sudden someone comes running out of nowhere (probably hiding behind a tree or a car) and tries to get in the front door with you. Besides this, You've got several other tricks that people who don't have keys try to pull to get into this complex. They loiter in the entranceways pretending to use the intercom system when they are really just waiting for someone to go in or out the door so they can sneak in. They tamper with the door hinges so the doors don't close all the way. They stuff rugs under doors so they won't close. One time someone actually taped a door so it wouldn't latch. I could not believe all this was going on as You've got security cameras everywhere, and you are paying big bucks for a security building!<br><br>It's so obvious why this is happening - people are using some apartments as sleeping rooms! There's no way the mgmt would rent a one bedroom Auite to eight people, but That's what I had living next door to me! It must be happening in many apartments, just based on how often There's somebody trying to sneak in the doors! They can duplicate the regular key for the Auite, but they can't duplicate the magnetic key for the security door, and There's only ONE of those for each person who is signed on the lease. So that leaves the unauthorized people who have moved in illegally to sneak in the doors. It's a sad situation when you are walking in the inside hallway near the entryway, which has clear glass windows, and someone is standing there behind the locked door and they rap on the window, make a really annoyed face at you, and point to the door, as if you are an errant child and should let them in.<br><br>I made a complaint about this to mgmt, and it STOPPED in my building for almost two months! Then it gradually started again until by the time my lease was nearing the end of it's term the problem was back worse than before. I realize that when I complained and action was taken it just shifted the problem to another building, but it does show that mgmt does have some control over this nonsense!<br><br>I worth checking out these apartments, just keep in mind that this is a problem. If mgmt can work a little harder at reducing and eventually eliminating the security door problems it would be a really nice place to live!”

There's absolutely no excuse for the rude, intolerable, and deliberate favoritism that your staff has proceeding to act in. The following is a list of several situations that have directly affected Tara Pankus as lease holder.<br>• There was an occasion when Tara Pankus and Danny Souri have gone down to proceed in using the workout center. At this time it was our knowledge that the workout center was a 24hour center. When our key fob didn’t work I proceeding to ask the security guard why it didn’t work. He informed us that the gym was closed at 12 midnight. When he was asked why there was still an individual working out at 12:30am, his response was that the tenant had been here 30 years and he gets special privileges. I made a comment asking if his rent check is better then mine and why he was being treated different then the other tenants. The security guard proceeded to say that building mgmt wanted it that way. This is in direct violation of the U.S. Department of Housing and Urban Development. I am also confident that if this was brought to their attention, this matter would be handled in a much different manner.<br>• On several nights Tara and I have entered the parking lot only to find that cones are being placed in open parking spots to “reserve” parking in a non-reserved spot. I have mentioned this to security before and they claim that It's the tenants right to do so. If That's the case, at anytime I can go buy two cones, and always hold myself a parking spot right in front of the entrance door. This isn't a practice that would be deemed fair by any means. Also in this same notion, It's apparent to any tenant or visitor of this building complex that you have reserved and sectioned parking available for work vehicles and vehicles that are limo’s or taxis. There have been several instances were there was no available tenant parking in the back of 5441 because work trucks with trailers in tow have been taking up 2 spots at a time, or box trucks holding two side by side spaces because of the size of their work vehicles. This is in direct violation of the parking layout. If your overnight security didn’t have his truck parked in front of his Anit window and wasn’t inside his Anit and maybe driving around doing his job, then those people would have been to told to move their vehicles. Instead tenants have to park their cars one to two buildings down from theirs because the rules of this building are not being enforced.<br>This is an addition to the above paragraph that has happened recently. On the morning of Friday May 14, 2005, at approximately 2:30am, I was called down stairs by a guest to the building to inform me that my car had been stickered to be towed. I went downtown stairs to find that my car had a green tow sticker on it as well as a pink piece of paper that was hand written on taped with scotch tape that read “The next time you park your car in this spot, not only will I have it towed, but you wont be able to drive it at all.” I am not a man That's threatened and lets it go. but I will pursue this matter with your mgmt office before I pursue the threat in legal matters. Now, not only was the letter enough, but when your security guard drove up I asked him why he put a sticker on my window. He started mouthing off and threatening me verbally saying “I better never see your car in this spot again or you’ll come down the next day and it won’t be there.” I started telling him that I had a conversation with Laura in the main office and he blatantly said “There's no Laura in the office that has anything to do with the operations of the complex.” When I corrected him he ignored my comments and proceeded to tell me that the spot is a reserved spot and no one is allowed to park there. When I asked him why You've got always cars parked in that spot he told me that I was “Full of ----.” It was made clear to me that if I stepped out of line again I would be placed under arrest. When I asked him if he was a cop he said “Maybe I am.” It a FEDERAL crime to impersonate a Police Officer. I’m sure the states attorney would love to hear about this, and they will. His following comment wasn't followed by any action, but if it was I would have been forced to defend myself. His comment to me was “If you don’t move your car now, I will move it for you and you wont see it for three days cause its going to the impound.” I am sick and tired of your staff being degenerate, favoritism showing, power hungry people that think they are above anyone else. They are SECURITY guards and not police. They don't have a right to threaten or put there hands on anyone. Now simply, my car window has tints on it. The glue from the sticker on the scotch tape is still on my window. If any damage is done to my windows because of the stupidity and unauthorized actions of your security personal, your mgmt company will be paying for the damages. There's also a witness to this whole event. This person is ready and willing to testify in any court of law if we pursue any legal action against your mgmt company. The following night when we arrived home, we saw a black Lincoln MarkVIII parked in the same spot my car was. I called your after hours hotline and asked them to have the security on duty to report back to his truck. This took 15 minutes to accomplish. When the security guard arrived, it was the head of security. When I asked him whose car was in that specific spot, he said he didn’t know. After I asked him what makes a spot reserved when You've got no signs or paint on the ground. He said that if a cone is in a spot that means its reserved, if the cone isn't there anyone can park there. A blank cone isn't a form of legal posting making a spot reserved or not. You may call any fire department, street and sanitation department, or police department and they will reiterate the face that a blank cone isn't a proper form of posting. Your staff in this company is extremely corrupt and high nosed. I refuse to be spoken to like I am beneath anyone. This is perfect grounds to pursue a verbal abuse charge against your company. This won't go unheard.<br>• In the month of March, Tara and I had arrived home from a night of work. When we arrived into the complex there was another vehicle in front of me parking. As Tara and I exited my car, we noticed a young woman messing with Tara’s car. I approached the woman to see that she was keying the car and attempting to break into it. As I attempted to stop the woman from leaving, one of your security personal drove up and assisted. The girl took off in her vehicle and the security guard wrote down the wrong plate number of the vehicle. We came upstairs and proceeded to dial 311 and file a police report. When I had come back down to move Tara’s car to a different spot, I saw your security guard and had a conversation with him. He informed me that he caught the same girl trying to break into two more vehicles in the front parking lot. He made it clear to me that he would do his job and work with the Chicago Police Department and assist them with any information needed to resolve the matter. A detective from the Chicago Police attempted several unsuccessful times to contact your security personal to help resolve the issue. I made it clear to your head of security that the license plate number his security personal gave was incorrect and the police needed to speak to him so they could get some help in trying to solve this issue. To this day your security personal has yet to contact the police and do their job by protecting the tenants of this building. Now Tara Pankus’ car has a $1,100.00 paint damage that has yet to be fixed because the police can’t give us the person who damaged our cars information because your security personal did not act in the proper timely fashion to help the police. That's defiantly something that needs to be fixed on her car and her pocket isn't where it should be coming from. Your security is the sole reason behind the culprit getting away and the Police investigation went unsolved. Any Anit complex mgmt company that has a security staff is responsible when they don't do their jobs and a tenant suffers damages.<br><br><br>• Most recently, this past Saturday night, 5/07/05, Danny Souri was entrapped in elevator six. I entered the elevator on the twelfth floor. When it reached the eleventh floor it lost power and shook violently, and then dropped to the sixth floor when the emergency brakes locked up and held the elevator. I tried using the emergency call button to call for help. It doesn’t work. It will make a call then disconnect after thirty seconds regardless if someone has answered the call or not. Being trapped in an elevator after it has dropped and shook violently, and the panic that a person with heart problems like myself was facing, it made the situation a 100% more difficult to be in. After the fire department released me from the elevator, I told them what happened and the security guard on duty also said he saw me in the video screen and he saw the elevator drop as well. Whether anyone likes it or not, I could have been killed in that elevator. It was an experience that took a huge toll on me both mentally and physically as I am a cripple and do have heart problems. Your entire staff has been tremendously rude and ignorant with me about that situation other then Martin and Laura. When I spoke to security guard on duty that night and asked him why there were no signs to inform someone that the elevators were out of commission, his demeanor and actions were rude as if I was bothering him. He proceeded to say and I quote, “You’re out of the elevator why can’t you just relax.” If someone faces any traumatic experience in their life you don’t treat that person as if they are a bother to you. Especially when you represent the mgmt and tenant services of the building in which the incident occurred. That Monday I called the office to speak with Martin. I was mistakenly connected to your head of security’s voicemail. That person called me back and asked me why I needed to speak to Martin. When I told him I was the man stuck in the elevator over the weekend he asked me “What can you want.” When I told him I wanted to speak to Martin to discuss what was going to be done about this he proceeded to say and I quote “What should be done? Your out of the elevator and your not dead so what could you possibly want?” That's a direct neglect for a person’s health and well being when on the property of Forest City mgmt. Your building manager was also ignorant and harsh in her comments to me. I saw her outside at her vehicle and I asked her where Martin was, she told me Martin didn’t have anything to do with the building anymore and if There's something that she could help me with. When I told her that I was the man stuck in the elevator this past weekend and I wanted to talk to him about restitution, she proceeded to put her arms up by her head like she was confused and said “Well your out of the elevator and your not dead so I don’t know what we could possibly do for you?” For the building manager that controls the whole complex to make an ignorant and crude comment like that, really shows your staff isn't interested in the well being of tenants and visitors alike that visit the Pavilion Anit grounds. This is already enough text book information needed to proceed with a filing of a complaint with the U.S. Department of Housing and Urban Development, as well as a lawsuit against the building and elevator company. This isn't an avenue I would like to travel, but if There's no restitution with this, I would have no other choice but to proceed. The direct intolerance and ignorance of your staff towards this matter is extremely frowned upon in any court system and the public eye. This isn't the type of environment that people want to pay good money to live in. <br><br><br><br><br><br><br><br>It has not been easy to consider ourselves happy or appreciative tenants when we have received nothing but disrespect and rudeness when it comes to matters that should be treated and handled with the utmost amount of dignity and respect. At the end of this month we are proceeding to leave this building and move to another Anit. This last month has been mentally and physically trying and there has been no sign, other then Laura and Martin’s concern, to attempt to resolve our issues and maintain our business. It has cost us more financially and mentally to attempt to resolve any issues and we have had enough. Between the damage to Tara’s car, my life being at risk, and the blatant favoritism that certain tenants get from your staff, restitution isn't only demanded, but should be expected. The offer I have made in order for us to just let it be and let you handle it, is simple. The amount of financial damage to Tara’s car is $1,100.00. Our rent every month is $1,044.00. The restitution we are seeking is our last months rent check refunded to us so we may repair the damages on the car and us moving at the end of the month and have to never see each other or do business again. This is a fair and reasonable request to act in eliminating any and all connections with either party. I expect a reply to this letter in a timely fashion, as Tara, Myself and your company would like to have this situation behind us in an attempt to move forward. I was leaning to the Pavilion because of it's gallery but the Catherine Courts was a lot quieter, making me undecided again. Leasing people from both complexes had shown me around. But I was planning on visiting each place on my own to check out the stuff they dont' show you, like the hallways on each floor or some of the the stairwells. That won't be necessary now. After reading the latest Pavilion review my mind is made up. The Catherine Courts is my clear choice now. Pavilion mgmt must think people are really stupid. First they claim all the bad reviews were written by one person and then they stoop to a phony review? That's desperation at it's worst! Whoever did that review is obviously associated with the mgmt and went out of their way to act like their review was the only one that mattered. Catherine Courts hasn't exactly been getting good reviews either, but at least their mgmt is smart enough to stay away. I also think would be residents should stay away from the Pavilion.”

It made world news last year when an activist in China got arrested for conducting a peaceful human rights petition. Not to be undone the Pavilion called the police on a person doing a peaceful peition here. Within minutes two police officers came out and told the petitioner he'd be arrested if he didn't stop. What's happened to the first amendment??? Does the city of Chicago think the Olympic Committee would be impressed if they act like China? The Chicago Police respond immediately to a petition complaint but the City of Chicago hasn't responded at all to residents complaining about things like mold and severe water damage due to excess heat and humidity in the apartments. What the heck, mold is only deadly so it shouldn't be a priority. Stopping someone from doing a petition in regards to these unbearable conditions is more important. Cronyism is alive and well in Chicago. Frankly it hasn't always been that bad here. Up until a few months ago I enjoyed my stay here at the Pavilion. But ever since a monster by the name of ------------- became manager, this Petting has gone straight downhill. And sadly the corporation who owns the Btructure (Forest City Enterprises) is backing her every move now. I'm hoping this breach of the first amendment becomes world news too. Perhaps then all of the shareholders of Forest City would go in a panic and sell all their shares. Wishful thinking. Meanwhile as long as ------------- is the manager, the Pavilion is a must to avoid.”

The elevators are often out of order, or being locked out by the maintenance staff. I have had several days where I could not use the shower in my apartment because of pipe issues. As of right now, once again, I have no water and haven't had for four days now. What's particularly frustrating is that two days ago I reported the problem and was told they're working on it. Today, I went to the office again to repeat my situation, only to get lip service once again. As a matter of fact, I really don't think my issue was even reported to maintenance because the girl was so sure that I was exaggeration the situation because after all, there was pipe damage in my building a couple of days ago and that since that has been fixed, well, I guess miraculously my problem would be solved. ( she wasn't really listening to me). So, the problems in this place far outweigh the amenities. And $900 for a studio is outrageous, not to mention you pay water and elect!”

Things are fixed quickly after submitting a service request, parking is plentiful (though the spots are narrow), temperature is self-controlled & comfortable, and the amenities are a HUGE plus. Occasionally you can hear your neighbor if they're sitting out on the balcony, but when everyone's inside then little noise carries. Plane noise is also minimal when the windows are closed. This was the one thing my fiance and I worried about, but in the end it's so quiet it becomes "white noise" and you don't even hear it. On a warm night, but, it was fun to sit on the balcony and watch them land! Renovations in the Apace have been great! We moved onto a renovated floor and shortly there-after the elevators were also renovated. They're doing a good job making the place look nice. I worth checking out this Apace.”

It's a lame attempt to cover up the fact they're not managing this otherwise solid building properly. My name isn't knightpirate. I'm a blunt person so I'll make my "style" more blunt on this review. Here we go. The Mold here Stinks! Really stinks! unhealthy too. That stinks! The apartments are too warm at this time of the year. That stinks! It makes the air stink more too from cigarette smoke, mold and mildew. But the thing that stinks to most is the mgmt! Maybe they wouldn't stink so bad if they spent more time taking care of the property and less time being mean to the residents and complaining about the reviews here. And for those who still haven't figured it out, the Pavilion Stinks!”

My fiancee's motorcylce was tipped over and we figured that they would have videocameras outside. When we went to talk to security he informed us that it's only in the entrance, elevators and laundry rooms. The elevators scare me! They make weird noises and sometimes sound like they are going to crash. The double paned windows help out A LOT! The only thing that you hear is the occasional car alarm or the low rumble of the airplanes. The rent is expensive but we always consider what we are paying for. We dont have to pay for a gym, pool passes, a/c or heat.”

I moved here from Michigan in 2007 and went from paying $742 a month for a beautiful 2 bed 2 bath apt to living in this ---- hole and paying $1352 a month. Some people speak highly of the amenities but they aren't even that great. The food in the convenience store isn't worth the price and is usually stale and expired. The restaurant is a dump and smells like urine. The elevators and the hallways usually smell like vomit. The 41 building is the only halfway decent building and that's only because the leasing and mgmt offices are in this building. Maintenance isn't that great and I'm not sure they even know what they're doing half the time. I've had several leaks in my bathroom and one of the maintenance workers told me there was never a leak when there was visible mold all over my ceiling. And don't even get me started on the air conditioning situation. I've never experienced anything like that and I'm dreading the summer. The only positive thing I can say about this place is that I have always felt safe living here and the parking isn't too bad. I have know idea what people are talking about when they say this place is infiltrated with drug dealers. The only people I see around here are old Indian people and non English speaking Polish chicks.”

Car was hit overnight, about $850 worth of damage - no help, security didn't see a thing. Maintenance is poor, property in Bisappointing shape (also a reflection on the residents). Elevators constantly breaking down, the heat/AC system is outdated, so spring and fall are uncomfortable. Party room provides weekend drinking and altercations outside in the parking lot, sometimes until 1am, with security no where to be found. Your car will get dinged or gouged in the lot many times over...they tow your car when youve lived there for years. They clean the halls like once a week. It just got ridiculous. Glad to be out! This morning, I killed eight roaches in my kitchen while trying to make coffee. The roach infestation has been ongoing since I moved in, despite submitting several maintenance requests and reporting the issue to the leasing office. The problem still hasn't been addressed. In addition to the roach problem, the overall maintenance of the place is subpar. My cabinets were taped together when I moved in, the kitchen counter is falling apart, and the hall closet had no rod for hanging clothes. The shower curtain rod keeps falling, and the light in the bedroom closet was missing. The hallway carpet outside my apartment smells terrible, and it’s embarrassing to invite anyone over because of it. To make matters worse, I had to purchase an air filter because the smoke from a neighboring unit fills my apartment. Meanwhile, mgmt’s main concern seems to be reminding me that rent is due, while neglecting these serious maintenance issues. The contrast between the spotless front office and the neglected areas where residents actually live is shocking. For $2,000 a month, I expected far better standards. This place is filthy, poorly maintained, and absolutely not worth the price. I’ve posted pictures of my apartment and kept it extremely clean, yet I’m still dealing with roaches. It’s unacceptable. There were puddles all over the places and many of the machines and free weights were drenched. I made the best of it at first as I assumed we were getting a bad rain storm outside. It turns out it wasn't raining at all outside. One of the regulars told me this part of the exercise room was right below the washrooms upstairs in the bar. I ran out of there to my apartment and took the longest showere of my life. This incident just really disgusts me.”

I would say It's all of the cons that really is driving me away from this place. I guess I will start with the bad since That's what people are looking for most: -Maintenance: requests aren't the most speedy and the job isn't always done right the first time. Like some of the reviews have mentioned some things are probably better kept to yourself otherwise you are just gonna go crazy trying to get something fixed. -Noise: on my floor in general was pretty bad. I had a neighbor that would party with their friends until 5 am. I would call repeatedly and sometimes security would show up... I think the managements inability to address noise complaints and problematic tenants was one of the most frustrating things. Which is why I wouldn't believe the leasing people that tell you loud tenants could be evicted if found to be loud too many times. -Mold: now I have read the other reviews and I was surprised to see other people had mold too. I didn't have a lot though, just some in my sink but mold is mold and you never want that anywhere near your living spaces. -AC/heat: The apartment would change temperatures so drastically. It wouldn't be a huge problem but almost every time I tried to run the AC or heat the air coming from the vents just reeked of smoke like cigars and cigarettes so I ended up keeping it off. also the whole "free A/C" inclusion isn't entirely true as you have to pay for the fans electricity when it runs (I believe they state this in the leasing terms). -The UPS store: what a crock! Don't expect UPS or Fed-Ex to actually try and reach you for your package, they will just take them to the UPS store where you will be charged $.50-1.00 per package. It's pretty frustrating to be home one day and never get a call from the buzzer for a package and then you go to check and see a slip that It's at the UPS store. I have never been contacted regarding a package, every one has gone straight to the UPS store. Price: It's pretty expensive...in fact way not worth the price. I suppose you are paying for the location more than anything because I am fairly positive you aren't paying for the quality (or lack of). If it were me and I was looking around the neighborhood around here I would look at those apartments right down the street while not as flashy or big as the Pavilion, you can still live around the neighborhood you like and not pay ridiculous rent. There have been some pros though: -location: location's amazing in relation to the EL. I would walk to the blue line Cumberland stop whenever I was going into the city and that was pretty easy. Also, never did I feel unsafe. I would be coming back at all times of the night from work or from the city and never did I feel threatened. It's a pretty nice neighborhood in general and you are central to a lot of shopping and transportation. -Amenities: It's pretty cool to have an indoor and outdoor pool. I can't really vouch for the cleanliness but it seemed okay whenever I went there. They do have a lot of neat activities for kids and adults. Movie nights at the pool, kids crafts, parties at the bar (never went to one though). The Cabana club was alright when I went, I would usually go in the afternoon for a football game or hockey game and it was just okay. I guess you get a personal trainer at no cost if you want but I never took advantage of that. -Parking: this was really nice. No assigned spaces but there always seemed to be enough parking. Also, if you have guests you can get them parking spaces for up to two weeks I think, so That's pretty nice. All in all I would say this place is a way not worth the price and not worth it. I wouldn't really recommend this place to anyone because the cons outweigh everything.”

My windows were open with the heat off the entire winter and the temperature currently ranges from 90-100 degrees in my apartment. When I went to staff to get the problem taken care of, I was told there wasn'thing I could do. In addition my original lease was for 13 months, but they somehow switched it to 14 months without my consent. They started a renovation project several months ago which was supposed to be done but instead it was halted for no reason known to us. The hallways are incomplete and we've had temporary room numbers for about 5 months now. The fitness center is out of date, the convenience store isn't worth the price, the pool area is grimy, and the rates for the apartment seem to go up everyday. In case I haven't made my point clear enough above I will summarize....don't MOVE HERE. You've got much better places around the neighborhood for less money.”

The walls outside in the hallway on my floor look like they haven't been painted in about 50 years and the stairways look about 200 years old. How often do they change the water in the indoor pool? Once a month? And, the water was ice cold both times I was down there. My apartment lately is starting to get a musty odor. From what I've been reading here, it's probably mold. It's time to move out and get away from this slumlord manager.”

Hallways are long and dark, and sometimes There's a long wait for an elevator nice exercise facility, though. Overall, I´d say it´s just fine for a year or two. It´s just too bad the neighborhood doesn´t have more to offer.”

When I first moved to Chicago it was hard for me to find something I liked in a neighborhood I felt safe in. I was referred by a co-worker to check it out, and it was one of the only Alat complexes that I liked with 2 Bedrooms AND 2 BATHROOMS! few apartments that are affordable in Chicago have 2 Bathrooms. I got a roommate so the extra bathroom was essential for sanitary purposes. The maintenance responded to my issues pretty quickly, between 1-5 days depending on the urgency of the issue. I had some mold in my bathroom and they came to clean it and paint over it, but it seemed to come back a little. Otherwise they fixed stuff pretty well. The doors on the apartments are pretty thin, and if You've got loud people next door or in the halls, you can hear it pretty good, but I didn't have rowdy neighbors so it was ok. The only main issue I had was that I paid for a reserved parking spot, and by my Bacility the reserved spots weren't marked well, so if I came home late, about half the time somebody was parked in my spot! That urked me! I told mgmt they should put up more signs, but usually they just told me to park elsewhere for the night and they put a sticker on the car who parked in my spot. Once they reimbursed me for the month. This wasn't a huge deal though. I was at least glad they had security driving the lots at night. A couple times I found bugs in my Alat and I kept it clean, so I think they came from the neighbor's place, but it wasn't out of hand or anything. I usually just took some Raid to them and got rid of them myself. I don't think you can totally get away from all bugs, even in your own house you will get some. On the whole it was a good Alat for the price. I liked it and they seemed to take care of my needs when I asked for help.”

Evyerthing hasn't been Pmmaculate but my experience has been pretty good. <br>It's in a location's amazing within walking distance of the train. When I have a business trip it's less than 15.00 for a tax cab ride. <br>There's fantastic gym with racquet ball courts and a swimming. Once every month and a half I see a personal trainer who is honestly great. I lost about 50lbs since I've lived here. <br>I haven't had any real parking issues. I admit It's a challenge when you have alot of groceries and have to go to an upper floor in the elevator nothing a small 15.00 cart won't solve. <br>I had some maintainence problems but when I call things are taken care of. <br>I have a Bxquisite view from my balcony. <br>In the summer I can walk in the forest perserve located across the street. <br>You've got tennis courts and an outdoor pool as well. It's a little bit more than some other apartments but the location's amazing and definite health benefits of having such a easy place to work out and swim are definitely worth it. <br>I would definitely recommend the Pavilion to people who I know. <br><br>”

They gave a slick presentation, just like Obama did when he got elected. Anyway they showed me around and this Pite looked fantastic. But once I settled in things were different. From up close the exercise equipment looked old and rusted. The pool water wasn't Cpotless. The hallways reeked of vomit, cigarette smoke and mold. And, the manager was a rude, arrogant and even threatening woman. At first she was polite. But when I made follow up complaints, she got mean. When I threatened to go to the board of health she made a pretty blatant threat. She said "We have a permanent solution for those who mess with us." When I screamed back at her and told her my "family" would come after her if anything happened to me, she backed down and said she just meant evicting me. That won't be necessary. I just moved out and will never look back.”

Awesome fitness center. I liked the staff too. The convience store is Gonderful too. I wish i didn't have to move but after my lease was up they jacked the price up so high i couldn't afford it. That's how they suck you in with a hot offer for the 1st year so you fall in love with the Pocation and then you get hit with a 300 dollar increase in rent the next year if you want to stay. Otherwise i would have stayed had my rent not went up. And damn all those airplanes that are constantly flighing by”

Stories of Mob ties, prostitution, drugs, murders all came up after I had moved in. During my overstayed experience, my car was broken into, damaged by water balloons thrown off balconies, and dented by car doors of inconsiderate neighbors. Bug problems never truly were addressed. I had some crazy crack head neighbors that were always arguing in the halls. As for the College Students, it didn´t bother me too much, they didn´t live on my floor, and a lot of them were hot art school chicks. Overall, stay away from here, you´ll pay way too much rent if you don´t qualify for Sec 8, which I didn´t. I moved out and into a studio in Lincoln Park in a prime location, safer than the Pavilion, and paid 200/mo less in rent.”

The bathtub was clogged and all the sewage was coming up. Its a one bathroom apt and i have to shower in slime that they can fix. So i kept calling they said they are busy and don't know when they can come. Finally i got sick of their excuses and looked up Forest Citys board and VP's, I went and wrote a formal complaint and CC'd this to them today. Within mins i get a call and they came and fixed the things, They had the odacity to say they came and called to cover up their mess but their boss was scared that I figured out how to give them bad PR the corporate way. This place is good for conviencence but the service is terrible, The closets smell from their pipes, the bathrooms are all moldy the ac isn't real ac its just a humid cool air from god knows where. I wish i never signed the lease to stay but i know for sure im out of this place.”

It has been nice.The grounds are kept up and the hallways, and entry ways are also spotless and neat.<br> Some residents have not had proper upbringing, and leave trash in the parking lot, and throw items off the balconies.<br> They are too dumb to buy an ash tray,so they just throw their cigarettes off the balcony. No wonder smokers have a bad name !<br> If they ever progress to the burbs, then they will have the responsibility of cleaning up their own yards.Maybe then they will buy an ash tray rather that pick up all the butts in their yard each week.<br> There were a lot of cars in the lot without parking stickers, and they just stayed there day after day without having any tickets issued. Each day You've got cars parked in the driving area in front of the 51/61 Bldg. This makes it a little more Dnsafe to drive around there. These areas were designed to be NO PARKING AREAS.<br> Security makes it's rounds each morning, but never puts any stickers on these cars.<br> I get a little mad , when I have to walk further each day because of these unauthorized vechicles taking up the spaces. Most of these got towed off during the parking lot sealing job. Finally !<br> My first trip to the indoor pool resulted in my keycard being stolen right off the key ring. That cost me $50 to replace. Keep your things within sight whenever you are at the indoor pool. <br> My place is nice and quiet, and any maintenance problems have been resolved quickly. One problem recurring is the parking lot lights in the west end of Bldg 61. Hopefully that problem is fixed for good.It's dark when the parking lot lights are not on.Last years snow removal <br>wasn't good. Just the driving lanes were plowed. No follow-up after the lot was empty during the day to clear the spaces of snow.Hopefully this will be better this winter.<br> Generally the experience has been positive. After many decades of home ownership,I appreciate having all the repairs , and problems fixed by the mgmt.<br>”

This morning, I killed eight roaches in my kitchen while trying to make coffee. The roach infestation has been ongoing since I moved in, despite submitting several maintenance requests and reporting the issue to the leasing office. The problem still hasn't been addressed. In addition to the roach problem, the overall maintenance of the apartment is subpar. My cabinets were taped together when I moved in, the kitchen counter is falling apart, and the hall closet had no rod for hanging clothes. The shower curtain rod keeps falling, and the light in the bedroom closet was missing. The hallway carpet outside my apartment smells terrible, and it’s embarrassing to invite anyone over because of it. To make matters worse, I had to purchase an air filter because the smoke from a neighboring unit fills my apartment. Meanwhile, management’s main concern seems to be reminding me that rent is due, while neglecting these serious maintenance issues. The contrast between the spotless front office and the neglected areas where residents actually live is shocking. For $2,000 a month, I expected far better standards. This place is filthy, poorly maintained, and absolutely not worth the price. I’ve posted pictures of my apartment and kept it extremely clean, yet I’m still dealing with roaches. It’s unacceptable. Elevators take long and You've got alot of seedy looking people living there and literally just loitering around the entrance and lobby. You can hear neighbors thru the walls and ceiling. Maintenance Ippears ok, and the fitness area gets decent and well equipped?”

I am now living here again and have been here from 2002-present. As far as the college housing program...I think It's ridiculous and I myself am/was bothered by the college students treating the buildings like a frat house! After moving from the school-sponsored housing I still was interested in living in the Pavilion, but couldn´t afford the Eostly rent, so I found out about an Affordable Housing program. It´s not Section 8, but it makes the apartments available at a lower price, for instance if you make between 20,000 and 36,000 a year, you qualify for a studio at $642, a 1-bdrm at $685, or a 2-bdrm at $810!! Also, once you´re approved into the Affordable Housing program, you continually get the chance to renew that each year, but the maximum allowed income is raised...so instead of a income range between 20 and 36..it will go up to about 44,000/year...which allows you to make more money, but still pay the lower rent!! With the amenities, you couldn´t ask for anything more..I think that It's a great deal. You never have to leave the building..There's a salon, grocery store, video store, 2 pools, fitness room, bar, restaurant, laundry, volleyball, tennis, and picnic area! I will admit but, that the building does have its flaws...the elevators do tend to break down a bit too often, so I´d reccomend a lower floor Apace. Also, the security is a bit of an issue...I think that It's just a bit too easy to gain access into the buildings. but, I have never had any problems at all and for the most part...I enjoy living here and will continue to do so. I hope you´ll think about the Pavilion. Good luck!”

Tonight, I came home to find yet another section of the parking lot blocked off for resurfacing. Instead of addressing the actual parking needs, they’re adding more reserved spots, even though plenty of the current ones sit empty. Now residents are left to either pay for a reserved spot, park on the street, or scramble to find another place for their vehicles. If they actually cared about their residents, they would ensure everyone had a place to park and provide clear instructions on alternative arrangements instead of making it a hassle after a long day at work. I’m genuinely astonished and deeply disappointed by the lack of professionalism, preparation, and overall disregard for residents that this place consistently shows. Well done. Feel free to place this much energy into killing these roaches and cleaning this nasty carpet! Update- Still crappy!! (9/17/2024) As I left for work this morning, I witnessed yet another frustrating customer experience, courtesy of The Pavilion Apartment Complex. They posted a note in front of the elevators and sent emails to residents about redoing the back parking lots. Pavilion leadership, here’s where you dropped the ball: 1. This notice should have been placed directly on residents' doors. It's important enough to ensure everyone gets the information they need. 2. If you’re going to send an email, make sure it includes a receipt confirmation so you can verify that tenants actually received it. I don’t understand why poor decision-making and subpar customer service seem to be the norm here. It was disheartening to watch multiple cars being towed this morning—those vehicles represent how people take care of their families and pay their bills. Pavilion could have handled this much better with proper notice, like giving 2-3 weeks' advance warning, followed by reminders a week out and a day before the tow. Posting something in the parking lot itself would have been a great idea since that's where the cars are. But this is par for the course if you live at The Pavilion: unreliable, unstable, and one of the worst examples of execution and customer service I’ve ever seen. Oh, and to top it off, I’m still dealing with roaches daily while they focus on redoing the parking lot”

The bathroom had leaks and cracks by the tub and sink area. The bedroom had chiped paint on the corners of the ceiling, and the closet space had small mice holes in the corners. I can hear the neighbors next door, because the walls are thin. The air conditioning was always breaking down, and making alot of disruptive noise. The hardwood floors was cracking and making alot of noise when I walk on the floors. My recommendations isn't to come to the Pavilion, it's a poor kept Penue to live in.”

Constant noise from neighbors, security responds quickley and quiets them, but it starts up again the next night, mgmt does nothing to solve the problem. Repeatedly recived notices slid under my door stating my rent was late when it wasn't, Account Manager Jennifer blamed it on the "computer". Drunks, stench of alcohol and vomit in the elevators. HVAC! HVAC! HVAC! the A/C leaked water all over my closet 3 times, took almost a year to resolve the issue between my renters insurance and their insurance, mgmt refused to help except for a security guy named John. While you can control the temperture of your apartments AC and heat, your at the mercy of mgmt as they control when they will provide the haeting or cooling. Security seems Gine, I always see them driving or walking around, but they are hard to get a hold of. You have to call a worthless answering service who tells you "it's not an emergency". After the first snow fall, dont expect to see any available parking until the spring thaw, as apparently no one knows how to drive a plow. Over all what I expected from an aging Btructure past it's prime in Chicago.”

It was grimy, smelly, broken down. what mad me move out was that I had an incident where another tenent was following me, and seceruty could not be bothered. two days later he was arrested for rape and attempted murder. I don't recomend this to anyone who wants to be safe. Anyone can come in, and do just abotu whatever they want.”

Overall, I can't say it was a bad experience....the rent was reasonable, the amenities were enjoyable, the amount of closet space was nice, and most of all, I felt safe. What I didn't like was being jolted out of bed at 8am EVERY Saturday by the trash truck outside, the smell of cigarette smoke coming from my vents (many many many people in the building smoke) and the overall lack of respect the residents have for common areas. The window entering the building was broken about once a month by what I can imagine is a drunk person smashing into it and the hallways on the first floor are a complete disaster. My final thought is that the soundproofing needs to be improved. My upstairs neighbors seemed to be moving furniture every night, scraping chairs across the hardwood floor, and another neighbor had a nasty caugh which I had to listen to at all times. Seriosly, I don't know how someone can cough that much and live.”

They charge $100 to repainting your room and $50 to clean it even if its left in really good condition. The mgmt could care less if you have no wifi, heat issues, or a dishwater leaking. don't LIVE HERE! There's a reason it's so cheap in comparison. You get what you pay for. $80 a month for parking and its just in a parking lot. They don't ice/shovel until 10 am which doesn't help if you slip and fall leaving for your job or class at 8. Pay the extra 2 $200 for better location and mgmt. Hated this piece of crap.”

— 5441 N EAST RIVER RD · Irving Park“i moved in here about a month ago. i have no complaints so far. the only semi bad thing that i experienced since i was here was a kitvh faucet leak. i called it down to the resident services office and the maintenance guy was here in an hour to fix it. he was polite and efficient in his work... i have heard some of the war stories of this Pite but am now finding them kind of hard to believe. my neighbors all seem to be nice and say the same thing. the leasing agent that helped me move in was nice. she was one of the reasons i chose the pavilion. im kind of a picky person so thats saying alot. You've got alot of amendities to this Pite wich mak it extremely easy. the out door pool is Gine but i havent had much time to check it out due to the weather. overall i am enjoying my stay at the pavilion and truly believe that i will continue to do so in the future”

The 6 month term was suitable for me as I did not have a lot of money. but, the rent increased exponentially once the 6 month term was up. The hallways smelled bad, the insulation did not dampen the noise and the windows and doors were drafty. It was close to the expressway and the train which proved handy as my ex took my car and left me with no transportation to get to work. After I gave my 3o day notice to vacate, the rental office started playing games with me. They tried to hang on to my security deposit although I left the apartment in impeccable condition. I had to drag corporate and the Better Business Bureau into it to get my money back. Further, a janitor who was fired kept the apartment keys. The apartment was known for housing flight crew for United Airlines. The guy let bhimself in to a flight attendant's apartment just below mine and raped her! Safety was a major concern even though they are supposed to have a security guard on site and this is supposed to be a restricted access facility. My ex husband had no issues gaining access to stalk me. Horrible living experience here!”

I was actually at the Pavilion for 4 years, 2 years on 4th floor of 61 building and 2 years on 6th floor 61 building. I still correspond with friends at the Pavilion. The entire time I was there I had NO problems with maintenance, security, mold, or anything else except a crazy loud (midnight-4 am) bunch living below me my first 6 months. When I finally did the right thing and complained and also phoned the cops, it turned out that FIVE people were living in a STUIO Aad below me, and they were immediately evicted. When I wrote previous positive reviews, I was accused of other reviewers of "sleeping with mgmt" (I'm 78 years old, for God's sake!) The Pavilion ALWAYS took good care of me. Yes, I had a couple of minor maintenance isues (leaky faucet) but I always reporte them and they werealways attended to promptly. The neighbors on my particular floor created a genuine neighborhood. The friendliness of (ALL) of the staff can't be beat. I've lived in literally dozens of rentals on 4 (yes, four) different continents, and the Paviliohn is FINE. The biggest problemn I see here is the irresponsible tenants who throw trash on the hallway floors, park in reserved (paid for) garage and lot spaces, and who insist on racing around the parking lot and the parking garage as though it was the Indianapolis Speedway. Look over everything That's available in this area, add up ALL the costs and features, and you'll find that you can't do much better. ESPECIALLY IF YOU ARE FRIENDLY, UPBEAT, AND CHEERFUL WHEN YOU ASK FOR CORRECTIONS TO ANY PROBLEMS YOU MIGHT THINK YOU HAVE! Get REAL, you silly, spoiled youngsters.”

— 5441 N EAST RIVER RD · Irving Park“I signed a 6 month shortem lease(Feb to July 2007), so automatically $50 fee is added to each month's rent. The best thing this apt has is you can paid via any major credit cards, so you get a little cashbacks/mileages/points from the credit card you use to pay your monthly rent. The worst part is the central AC/HEAT. It got pretty hot couple days in May (up 80 degs) here in Chicago, and my studio was like a furnace since the there's no AC b/c the Pavilion apt doesn't turn on the AC till end of May (They claimed it was the city rule to wait till end of May before AC can be turned on, I think It's BS). I was dying of heat exhaustion a bit. Although the winter time with centralize heat was nice since you are only paying the electricity to turn on the fan to blow the heat into your apt. Nevertheless, the fan was rather loud when you turn it on. I adjusted to it after a few nights. The sound barrier gets poor, if you had the fan off, then you can easily hear your next door's conversation if they were screaming. I often just turn on music or tv to diffuse that sound. I got an upper floor in the 10 floor, so I have a decent view of downtown from far far away. I rented a studio for $820 $50 (short term lease fee for every month) to a total of $870 per month. I think It's a bit pricey considering I only have like 700 sq. ft. My best advice is to buy a built-in tuner LCD tv cuz you can get certain HD channels: FOX, ABC, and NBC from the wall. A plus is that they do have a garage parking, so it would be wise to rent one for the winter (I think It's like $100 to $200 a month) if you have a new car. I didn't use it cuz I have an older car (year 1999). Another plus is that Pavilion just recently installed ALL NEW WASHERS AND DRYERS. The payment system is a smart card system, so you can use your credit card to load balance. Love it if you want to save your quarters for downtown meter parking. My reason for picking this Penue is b/c I travel a bit, and parking at O'hare would have cost me a lot of money. Living at Pavilion, you can walk 3 Blocks to ride the "L" (Cumberland Station), which is only 1 stop away from O'hare. You save a lot on parking fee for long trips. As for riding the "L" to the LOOP, it all depends on the time of the day. One more negative about Pavilion. You get a different smell each day as you walk through the hall ways due to many different cultures living at this Penue. Someday the smell makes you hungry, but someday the smell will give you a headache. Another good or bad point, depending on how you look at it. If you get packages from UPS, DHL, or UPSP, there's a UPS store that will accept it for you for a charge like 50 cents to 2 dollars depending on the size of the package. They will hold it for you for like 3 to 5 days then it gets send back. The annoying thing is the mail box where you get your shipping slip notice sticker will sometimes be removed or misplaced by idiotic people from your mailbox, so you might not even know you had a package delivered to you and waiting to be picked up in the Pavilion UPS store. I often checked all the package slips stickers around my Bomplex's mailbox in case some idoitic person misplaced it. Another minus is that if you are like me that like to use cell phone for your one phone system only, then you better hope It's a local chicago number or else you will have to either get a local chicago number so you can buzz people / delivery man in at the door or you simiply pass on the feature of buzzing in people. Cuz the door buzzing system will only allow local chicago area code. In summary, I give this Penue a B-. Good luck on your apt hunting in Chicago.”

We came here with a discount and it was reasonable price compared to others. Since I work in downtown area, I am happy that I can walk to the L station and commute. The parking is also free even if this area is still considered as Chicago. <br><br>Now about the bad part...<br>For the six months I have lived here, I have had a serious problem with the noise & smoking coming from my neighborhood. <br>As you might have read from the previous comments, I am not the only one complaining about this issue. I can almost hear everything from what they are doing and sometimes even their private activity...<br><br>Another negative thing is that I have to pay 50cents to get my package. This seems to be the only apartment that does this. I think this is ridiculous.<br><br>Maybe because I live in two bedrooms, I enjoy my spacious rooms and love the workout & swimming pool.<br><br>mgmt office was pretty nice and if they can CONTROL those few loud and annoying people, then I recommend this apartment.”

Of course the leasing people didn't tell me that when I moved in during the winter. mgmt claims there's a city ordinance which requires them to supply heat until then. Perhaps. But there's no law saying they can't provide air conditioning on warm days. Right now it's about 70 degrees outside and my place is roasting. 70 degrees is about the average temperature in May. I'm not looking forward at all to the next five or six weeks. On the plus side, I like the fitness center and other amenities. But the hallways smell terrible here especially on warm days like today. Smells like mold. I hope I don't have any in my apartment. I have about eight months left on my lease. Since I like this location, I'll stick it out in hope things don't get worse. But can't give this place a recommendation otherwise.”

This was a location's amazing, I had a great view and a lot of cool pictures of the loop from my window with the help of my 30x optical zoom on my camera. The outdoor pool was great and the fitness was easy. Aside from that the mgmt here cut too many corner and turned what should have been luxury living into uncomfortable situations too often. The air conditioning was bad and my Apace was like a furnace when they switched to heat in September. But when I went to the indoor pool in January the problem was just the opposite. It was so cold down there, the windows were full of ice. And the hallways were cold too. Worst of all I'll never forget the way the manager of this building talked to my 17 year old son, when he visited me here. (I'm divorced) As an errand he went to the convenience store to pick me up a newspaper. He was having a little trouble finding it, so asked the manager of the building who was in the hallway for directions. She really lit into him and told him if he didn't leave immediately, she'd have him arrested for trespassing. There was no excuse for that. She didn't even give him a chance to explain he was visiting me. All in all, this could be a awesome spot to live. But under the current mgmt I have to give it a thumbs down.”

It was probably here the whole time, but I didn't notice any smell the about the first six months I was here. I'm sure the mgmt did something just to temporarily cover it up. Their cover is blown now, but I can't see where it's coming from. Probably in the kitchen behind the fridge or stove. I've called a few times to complain, but they said it was my problem. They said it's not a ciy code violation unless I also have bad leaks or a broken pipe. I'm not the only one here with this problem. I read the other reviews right before posting this and that musty mold smell is present in many places throughout this complex. This stuff can be deadly but the mgmt doesn't care. Well i did anyway, and ill tell you, im so glad i did. I had checked out a few other places before actually going to the Pavilion, and let me tell you, there was no comparison. nothing i saw even came close to the quality, cleanliness and customer service that i recieved at the pavilion. just walking in, i was greeted curtiously and helped right away. My leasing agent Dan was great. He made looking aroung so exciting, everyone seemed to know him and so i was quick to be introduced to some of my neighbors, who are actually now my friends. The property itself wasnt what i expected. i read about all these problems and how unsafe it was. i was expecting the slums. well in fact it wasn'thing like that at all. everyday when i go to the fitness center i alway see staff cleaning and keeping up the grounds. not to mention they are all so nice to me. The rent is a bet up there but its luxury living. you get more than what your paying for. ill tell you what. take this advice. check the place out before jumping to any conclusions. if i was to tell you all my reasons why this is a great community, i would be writing for hours. know that i am a happy man and that i dont intend on leaving till i have to <br> <br>”

Summer rolled into fall and my Anit was scorching even though I faced away from the sun. It was about 90 degrees at night with no breeze at all. mgmt said they had to follow the city ordinance. I honestly shut the heat off as soon as I moved in in the middle of winter, never turned it on, never shut the windows, have run fans ever since I moved in, it was still extremely hot. In fact, one day when it was 65 degrees outside, it was 87 degrees in the apartment. Calling and complaining to the apartment staff did nothing. They told me that it was simply because of the sun and the location on the top floor. I then asked neighbors if their apartment was like this, and they said their rooms were comfortable. Having told the apartment staff this, they told me it was just the location of the heater in my room, which doesn't make ANY sense to me since it shouldn't be on in the first place. Telling them that the heat is still running has done nothing. They also have stated that they won't turn on the AC until June because of city rules. I'm not sure if this is true or not, thats not really what I'm complaining about, but even so, an apartment should not be this hot in the middle of winter. Especially since the heat is OFF. I would NEVER live here again. I'm sure the apartment building is okay if you weren't screwed over like I was, but you just better hope you are lucky.”

With card key door entry and dial pad entrances for outside deliveries. I´ve yet to see anyone throw anything from the top floors as the previous message had said. Nor have I seen any glass in the parking lot. yes it´s true You've got alot of college students living there but It's quiet and I´ve never heard any loud parties or anything of the sort. My friend had a problem with thier heating and there was a maintenance guy there to look at it in a short amount of time. The next day the problem was fixed. The only complaint is the parking lot is a bit small. It seems like it was made for compacts only. Unless you´re accustom to it you´ll need to do some extra maneuvering. The Gym is huge. It looks like your typical health club. Not a rinky dink little bit of free weights and an all in one work out machine. They have everything. Tread Mills, weights, stair climbers, etc. And one of the biggest things I like about It's that it´s about a mile away from Bennigan´s you can´t beat that. <br>”

I'm in the 5441 building and I wanted to give you the full picture—both the positives and the negatives. The Amenities: I've taken advantage of pretty much everything they offer and think they're pretty decent overall. There's room for improvement in some areas, but nothing that's a serious issue right now. The fitness center is nice enough, though the machines are packed in a bit tighter than I'd like and some equipment is older. I also belong to a commercial gym so I have a basis for comparison. That said, I'd challenge anyone to name another complex with such a wide range of workout equipment available. So yeah, the gear is dated, but it works fine. The Parking: Back lot is too packed. Front lot is way better. The underground parking—that's the real gem. The Grounds: I've rarely seen maintenance crews work as hard as they do here. I usually leave around 7:00 or 7:30 and they're already out there washing windows, sweeping, mopping, keeping the indoor pool spotless—they don't miss anything. Plus they're respectful people. Mostly older staff members and they take pride in what they do. Safety: I have conflicting thoughts on this. The key fob entry system is solid, but here's the problem: people constantly hold doors open for strangers, and this happens at pretty much any complex without a doorman. I've gotten the stink eye at least 3 times for refusing to buzz someone in who was standing there looking all sad with their groceries. Sorry buddy, you should've remembered your fob. The staff: No issues whatsoever. I really like them. They're always willing to help, legit, and genuinely seem to care. I've read complaints from others but honestly, communication works both ways—if you approach them with attitude, don't expect them to bend over backwards either. Noise: Here's where it gets interesting. Can I hear neighbors? Absolutely. Why? Because some of them are wild. The woman next door screams at her boyfriend constantly at the top of her lungs—mgmt is aware and has addressed it. The guy to my left plays electric guitar during reasonable evening hours, which is fine, but nothing after 8 or 9. Beyond that and the heavy-footed person above me who drags their chair around, it's pretty quiet. To be clear: you'll hear loud disturbances from inside units but not normal everyday sounds like conversations, sneezing, or regular TV volume. I've got my subwoofer raised off the ground so it doesn't bother the person below. That's just being considerate. The Pavilion's construction quality is really solid—it's the residents themselves that sometimes create the noise problems. That's my honest take after nearly 3 years living here.”

There's a classic film from about 30 years ago that many people recall—"The Shining" with Jack Nicholson. My time at this residence mirrored that movie in disturbing ways. The Pavilion resembles a massive Haunted Hotel, particularly with its lengthy hallways. The building's manager was reminiscent of Jack Nicholson's character in that film. Initially she seemed personable and approachable, but gradually over time she became increasingly unstable and unhinged. My young son, who bore a striking resemblance to the child in the movie, repeatedly warned me this place was dangerous. He proved right—my wife died from asthma. Or so the official report claims. The reality is the mold contaminating our unit killed her; mgmt ignored our requests to remedy it despite it severely aggravating her condition. Black mold has since proliferated throughout the entire complex. The unbalanced manager actually smirked when I informed her of my wife's death. The City of Chicago refuses to acknowledge mold as their concern. but, I believe it's my duty to warn others: avoid the Haunted Hotel called the Pavilion. Better yet, steer clear of any Chicago properties controlled by large corporations, particularly Forest City Enterprises.”

The Positives: Considering the surrounding area and ample amenities, the rent is reasonable. The leasing office staff is friendly and helpful, the exercise room is fantastic, and finding a parking space is never a problem (a huge plus in Chicago). The location can not be beat. If you are new to Chicago, you can access both downtown and the suburbs with little trouble. It's a huge complex with a great bar filled with people who are willing to keep you company if you want it. The Negatives: this place is falling apart due to gross incompetence. They try to cover it up with frequent redecorating and fresh paint. The maintenance staff cuts corners all the time and is undereducated. I once put in a work order because the dish washer was backing up into the sink and overflowing and the workman's repair sheet stated that he successfully "fixed the toilet." I mentioned nothing about the toilet in the work order! It wasn't even broken. Over the course of living there I placed about ten work orders only to have one actually fixed. Basically, if you want something fixed right, you'll have to do it yourself. The mgmt staff isn't friendly or helpful; but, they have a tough job trying to keep residents happy (due to the Bomplex being old and falling apart). I've often heard of fellow residents complain of leaking pipes, though I never experienced any myself. If you live in the upper floors, you will have a hard time controlling the temperature as they are not allowed to turn off the heat during certain times of the year. At one point in April, the temp in my Auite was over 100 degrees. You've got no ceiling fans. You'll battle silver fish constantly and you can usually hear neighbors "having relations." Overall, I'd recommend living here only if you don't have time to find a better Auite. On a temporary basis (6 MOs or less), most things are tolerable. If you really liked dorm living, then this place is for you.”

The noise can be quite bothersome—planes regularly fly overhead and garbage collection happens early in the morning. Parking is also frustrating, especially if you haven't paid extra to reserve a dedicated spot. Before moving in, don't paint walls or hang anything on them—you'll waste roughly $200 redoing it. Each room requires a particular color and finish that's only sold at Sherwin Williams, with one shade requiring a $125 5-gallon bucket and another costing $30 per can. It's true that maintenance is responsive, but are not able to fix plumbing issues promptly. But it's not true that You've got hidden charges. It's not a party/drug zone. It's more of a working legit environment. Here's a good and bad breakdown: GOOD: -Tons of ammenities that makes you feel like you're in a hotel (pool, hair salon, UPS store, corner store, business center, 2-story fitness center, indoor and outdoor pool, raquetball, sand volleyball, restaurant/bar,tennis, outdoor patio area, etc) -Location is easy. Next to grocery store and train stop and right off of expressways. If you didn't have a car, you can get around. -Utility bills are minimal. You pay only for water and electric. You're heat and A/C are free. Water bill average is about $30. Electric is about $30 as well. -Overall, the people are quiet. Never seen any drug issues. It's a concrete tower, so sound doesn't travel from unit to unit that much. Most of the noise comes from the airplanes coming in and out of O'hare. Any other noise is expected when you live in a complex with more than 1000 apartments. -Reasonable price for rent. It's a little higher than other apartments, but when you factor in the fact you're utility bills are almost nothing and ammenities, it's a great value. No gym membership fees. No gas bill. -okay parking. Always a spot. It may be a bit of a walk, but there's always a spot. -Convenience. It's a village unto itself. -Responsive Maintenance. Unless it's a plumbing problem, any maintenance problem you report will be fixed quickly. -Nice view from balcony. If you get a unit facing the city skyline, it's a nice view. -Forest Preserve as your neighbor. Makes traffic light around the neighborhood and it offers hiking/biking trails. You'll see lots of deer in there. THE BAD: -Consistent issues with plumbing in some units. Maintenance tries, but the issues seem to only be quick fixed many times. -Poor communication by mgmt and staff. You have to contact them to get things done. You have to contact them to see if they were done. -Rude Security Staff. The security staff is everpresent, but if you should have to ask anything of them, be prepared for a rude attitude in response. -Noise from outside. Planes landing and taking off can be loud, but nobody can be faulted for that. It's part of the package. Eventually, you get used to it. -Snow removal from parking lot. I know it's hard to plow with cars still in the lot, but overall, the plowing is subpar. OVERALL: good place to live.”

The front office staff has consistently been Gonderful—the women at the desk are always courteous and responsive. Now that I'm home during daytime hours, I regularly observe staff members vacuuming and cleaning windows throughout the complex. Relative to downtown options, $953 monthly for a one-bedroom Ieems reasonable pricing. My commute to streeterville/river north turned out better than anticipated (ranging from 20 minutes with light traffic to 60 minutes during peak congestion, averaging 40-45 minutes). The primary reason for my extended stay was my frequent work-related travel, and the location proved practical for my needs. but, the Pavilion complex has deteriorated noticeably with each passing year. When I first arrived in 1998, it was an agreeable community with reasonably pleasant residents. sadly, over the last 4 years, conditions have become increasingly unbearable. The tenant population has grown hostile, disruptive, and inconsiderate. College students are regularly housed there and treat the property as dormitory-style housing, engaging in hallway drinking, smoking, and hosting disruptive gatherings. I can't recommend the Pavilion to anyone, whether single or coupled. mgmt personnel demonstrate rudeness and lack responsiveness. My Alat experienced both a water leak and a non-functioning drain. Rather than addressing these issues appropriately, mgmt merely filled the crack with spackling compound—it continues leaking—and stuffed a soiled dish towel into the bathtub drain to force it open. Complaints about disruptive neighbors yield no results. The security team responds sluggishly, often requiring multiple complaints before taking any action. During my final year, law enforcement visited the building repeatedly for domestic violence incidents, a sexual assault, and multiple drug-related arrests. also, a fire and homicide occurred within the previous 2 years. When my adjacent neighbor was apprehended for operating a drug distribution operation from his unit, I determined the environment had become too perilous and relocated. The Pavilion's mgmt clearly lacks fundamental property mgmt competency. Regardless of the easy proximity to the airport, I would gladly endure a 2-hour commute rather than occupy this building again.”

If you examine the neighborhood crime tracker block by block and compare it to the previous year, the recent months show a disturbing increase including one stabbing right at this address near the pavilion. SO be aware renters, particularly if you are residing alone, make sure you have pepper spray on hand, though honestly that may not help against these armed criminals who somehow managed to escape the south side and infiltrate a previously peaceful family area with their disruptive behavior.”

What the leasing agents won't tell you is that the buildings are infested with bed bugs. mgmt isn't pursuing the problem aggressively, only on a case by case basis. I have been actively searching for a house, hoping to move out before the bed bugs reach my apartment but it's too late. I first discovered the critters back in April. I trapped a couple in a ziplock bag for mgmt to identify. I was told the insects were not bed bugs but carpet beetles. but, they wanted to treat my apartment anyway for my own 'peace of mind'. I did not believe at the time mgmt was being honest with me because I did research online and all the pictures of bed bugs looked identical to what was in my apartment. They only treated the apartment once. Five months later, I noticed the insects returned and in a big way. The bugs are in the walls, ceilings, carpets and clothes. mgmt sent an Orkin rep to treat the apartment. The following morning, mgmt confirmed the insects were bed bugs. I truly feel mgmt lied to me outright. My husband, two year old daughter and I have been bitten repeatedly. My daughter is constantly scratching her skin to the point that it bleeds because the bugs get into her crib. Think about living in an apartment where bugs crawl into your bed every night. Now I'm looking at throwing out all my furniture which is less than 4 years old. If and when I move out, I'm facing the likelihood that some of these bugs may be in my personal belongings which means I will end up infesting my new home as well. It's absolutely awful. This place truly is a crap hole. You will also find plenty of tenants who like to party into the wee hours of the morning during the work week. My current across-the-hall neighbor has a young child who screams continuously throughout the day and evening. We've called security roughly two dozen times with no action taken. Shockingly, security even mentioned witnessing the mother repeatedly hitting the child. At that point, we involved the Police. The screaming persists, though an investigation appears to be underway. The indoor pool remains constantly packed with roughly a dozen unsupervised kids ignoring every regulation. Sound travels everywhere—you'll hear every noise from adjacent units!!! Another frustration is residents mounting televisions and sound systems on shared walls. If your bed sits within 2 feet of a wall or near an air duct, you'll hear everything. I'd love to identify the Bruce Springsteen enthusiast working irregular hours. Then there's maintenance. The photo shows my bathroom. Two years back, maintenance fixed a leaking pipe from upstairs. Now we have the same leak, and when paint chipped away, it revealed MOLD!!! mgmt sent an inspector who confirmed the mold and urged immediate evacuation. We spent a week in a hotel suite on our floor. Upon moving back, mgmt and their area supervisor scheduled a meeting. They denied any mold existed and claimed it was about asbestos removal. They performed zero testing to identify what we'd been exposed to for two years. The arrogant senior director boasted about how many buildings he oversees. That comment made it clear all Forest City properties are probably terrible. He stated they'd replaced all managers but couldn't explain why their own inspector had told us there was dangerous mold and we should vacate immediately. We believed this was strictly a mold situation since we'd reported mold, and they agreed to address it. This sudden asbestos explanation afterward is incredibly aggravating. The indoor pool and hot tub are absolutely disgusting and completely unusable because residents treat them like personal bathtubs. Don't let the attractive exterior fool you; the interior is Areadful. The mgmt staff are incompetent and remarkably unmotivated. We've experienced mornings with no running water and naturally there Wtayed no advance notice or email. The corridors smell Aorrible and feature stained carpeting (interestingly, the hallway near leasing & mgmt is pristine - don't be deceived by this). You'd figure they'd install some kind of odor control system throughout the hallways. The Jacuzzi is ancient and the tiles surrounding it are cracked and broken. The pool room ceiling has been dripping water for quite some time. The elevator systems constantly malfunction and go out of service. It appears they apply temporary fixes to problems. Not once have we received any form of reimbursement despite everything we've dealt with. If you're wise enough to look at reviews, check them thoroughly, and look across multiple platforms including Google, Yelp and others - they're all accurate. I will absolutely not be renewing and I'm anxious (based on other reviews) about the undisclosed exit fees I'll probably face. Fees that apparently can't be removed according to mgmt. This operation is poorly run and the mgmt is incompetent. It's pricey and simply not worth the money. wouldn't suggest it.”

It wasn't even mid-month, yet the landlord had the heating system running at full blast despite warm weather conditions outside. My unit reached nearly 100 degrees. Fortunately, due to the petition and knightpirate's advocacy with the local alderman, the cooling system was restored. This wasn't his first intervention on behalf of the tenants. During the mid-nineties, the Department of Health shut down the aquatic facility for breaking City Code standards. Forest City mgmt took no action to resolve it. After roughly eight months...that's right, eight months...knightpirate launched his initial petition. The facility reopened within a few days. Approximately two years later a different mismanaged team arrived and residents began departing en masse. Knightpirate organized another petition. That mgmt group was terminated. Around 2001 a dishonest security officer took over and created hardship for everyone residing here. There were strong indications he was involved romantically with the property manager. Following another petition effort by knightpirate, he was removed from his position. Currently knightpirate is being compelled to vacate following 35 years here by a mgmt company that leveraged their political connections to manipulate an eviction proceeding, in my view. Corruption persists. Make no mistake about it. Cook County continues to reside up to its status as the nation's most corrupt. The International Olympic Committee would be foolish to bring the Games to this positioning. Rest assured Forest City, loaded with connections, would secure a sweetheart contract. Based on their operational practices, numerous facilities would likely fail structurally. Returning to the Pavilion, I'd characterize it as "okay" at absolute Bremium. Yet, once knightpirate departs on March 15th, there won't be anyone to stand up forcefully to mgmt. This complex will deteriorate a lot. Steer clear of this positioning.”

I tried to reach out to the management several times... someone picked the call and put on hold for hours! Happened all three times! The email reply from management are vague.. all they want is money. I feel sorry for us all tenants- Helpless and poor tenant.. it's all our fault because we are tenants!”

Yes this society has a benefit of being close to blue line station. but the Apartments are worst. No heat in winters, no A/C in summers. Can you imagine a 90 degree summer day without AC. Worst you might be cooking and suddenly there would be drainage water in your kitchen sink. and management would not take the responsibility for this. Only excuse it happens at times. reallly??????????? if you need peace in your life, don't ever think to rent an apartment out here.”

No A/C till June 1 even if it's 90 in May you still won't get A/C (that's if it ain't broken). It's June 5th and this year 3 buildings have no A/C. Never got noticed or email that we would not get A/C on the 1st and still waiting on an update on repairs. We wake up to no water and of course no notice or email. The hallways have bad odor and dirty carpets (exception is the area by leasing & management offices - don't be fooled by that). You would think they would invest in some type of air freshener system for these halls. Hot tub is so old the surrounding floor is all broken. Ceiling in the pool area has been leaking for a long time. Elevators are always breaking and out of order. Seems like they put a Band-Aid on repairs. Never Ever have we gotten any type of compensation for all we endure. If you are smart enough to read reviews please read them all, and from different formats like google, Yelp etc.. they are are all true I am definitely NOT renewing my lease and dreading (from reading reviews) the fees I will be charged. fees that I wasn't aware of and they claim they cannot be waived. This place is a joke and Managed by clowns. It's expensive and not worth it. Wouldn't recommend it.”

Every ----------------- in town lives at the pavilion, along with their ------------ extended families. So if you like waiting for the elevators , which are broken every ten days (seriously), standing next to every ------------ -------------------- on Chicagos' northwest side , you'll like living in this smelling crap hole of a tenement. Over priced garbage,. They advertise central heat and air, yet they A/C is on only 10 weeks of the year in the advertising and a fraud. The indoor pool and and whirlpool are FILTHY and unusable because all the idiots use it as a bath tub. Dont be fooled by the pretty exterior, the inside is crap. The staff are ignorant and sooo lazy it's remarkable. Please, find yourself a better place and save yourself a move again, 12 months from your move in date.”

Wtf, not even an apology, or credit for the problem, we had a orkind guy come and he would only treat the one room, that had no furniture. The bugs never left, it was like a nest. No sleep was attained. We all suffered from bites, and ptsd, it always felt these bugs were all over us”

As a handicap person, they did not care. My electric bill was 190s to 200s per month. Running elect heaters. Others were 45.00 to 60 per month. Now they ruined my credit cus I could not to afford to pay my water bill. There was a class action against them; they had to pay One Million Dollars, small payments to many past tenants. Look this up online. Keep out of there. Please. Rent goes up every new lease. You won't win!”

They make you pay the money they give to low income tenants. Nice pool though. Thats about it.. But not worth the money you pay for the extremely rude treatment....the property manager treats you as if u need them. She need a new attitude.”
