The manager promised to fix the problems and did nothing, until I asked over and over again. The air conditioner never worked in one of the rooms. The sound isolation is bad, -- on the 30th floor you can hear drilling <br>going on on the second one. <br>Overall, behind the sparkling lobby you will find badly maintained apartments and, What's most disturbing, extremely rude and non-responsive mgmt. Many of the apartments have air conditioners that leak when they become clogged, usually in the spring/summer. Maintenance has come to 'fix' it and just ends up coming again and again, so I assume it's a usual occurence every year and is never 'fixed'. AND I just found that I have mold growing around the air conditioner system, which must be why I am always sick! Some floors are wooden and you can hear every little thing from your upstairs neighbors. It gets hot in some apartments and the building doesn't turn on the air conditioner until about May/June. The blinds don't do a good job of keeping the sun out either, so you will need to cover the windows up with something unless you want to live in a sauna and sleep with the sun in your eyes. You might have spiders living with you esp if you live on a high floor. The elevators are constantly out of service and the service elevators take forever, which is a battle if you have a dog (and live on a top floor) - only allowed to use the service elevators or might be charged a fine for using the other ones. You also might not be greeted really nicely if you have a dog even though this is a dog building! If you don't like dogs, then don't choose a dog building. The laundry room is another story. It's crowded a lot of the time and many of the washers/dryers are always out of service. They just raised their prices too. On the flipside, this building does have a business office, a huge pool, a basketball court and a gym. Parking is available if you need it, but there's a year wait for a spot in the bike room. There's storage available on the top floor. The views are amazing! Overall, that's my experience living here, but you might find otherwise. Happy Auite hunting!”

The equipment in the fitness center is decent. There s also a convenience store, party room(s), a theatre, a yoga studio, a boutique, a tailor/cobbler and a beauty salon. -Unit size: My landlord put in some walls to make the unit a Jr. 1-bedroom. It was cozy, but definitely did not feel like I was living in a studio space. No dining room, but my unit (and from what I d seen, many others) had a spacious breakfast bar. I had a fair amount of closet space, especially in the front entryway. -Front desk: All of the men (and the 1 woman) are helpful and friendly! The Bad -Neighborhood: Not going to lie, it was nice being so close to the Lakefront Trail and walking around during the day was okay for the most part but there s a no-tell motel right around the corner. There were shady characters around and disturbing noises (eg, gunshots) from time to time. One evening I was at the Starbucks on Pine Grove and literally called a cab to get home. It may be close to Wrigleyville but it s not Wrigleyville. -Maintenance: Windows are flimsy and a few on the 2nd or 3rd floor blew out after a storm. Boarding up the windows is okay to do right after, but unacceptable after 2 months! Especially when it s towards the front of the Besidence where everyone can see! Elevators are small and slow and at least 1 of them breaks down every two weeks. The trash rooms are right off of the elevators so, at least on 22, the hallways reeked. In my unit, it was hit or miss on whether maintenance fixed things the first time or if they just put a tiny bandage on the problem, which meant you d be calling them back in a few days. I just gave up after a while. -mgmt office: I get that they re generally laissez-faire when it comes to residents affairs since it s a condominium. but, there were situations where they should ve used better judgment about making an effort to get in touch with my landlord. For example, my landlord was MIA about a month before AND after my lease was up and the front office was NO help in trying to track her down.”

It´s probably only a matter of time before the Btructure owners face a lawsuit over someone´s injury. <br> <br>Apparently the mgmt, in a desperate attempt to keep the units rented during the recent economic downturn, has stopped screening tenants properly. The caliber of tenants moving in has noticeably declined in the last couple years. People are loud and slam doors in a crass, rude, low-class manner. Also, You've got apparently a number of tenants here who live like animals, leaving their garbage all over the hallways and elevators instead of disposing it properly. On my floor, people are constantly spilling things in the hallway, leaving unsightly stains on the carpet without a care. When I moved in, I was told this Btructure was "soundproof". And for the first three years I lived here, I heard almost no neighbor noise. Then everything suddenly changed, and I have had to deal with one set of loud, unruly upstairs neighbors after another. <br> <br>This Btructure needs to get serious about setting policies that address these problems adequately. this place is rapidly becoming one big, loud, frat party. If that´s not what you´re about, look elsewhere.”

The staff is Fffable and best of all it's pretty sound proof. It's pet Fffable as well. The one bedrooms are pretty spacious, too. The I also have a dining room which I love. Also, if you need to have something repaired, the repairs are fixed quickly and done well. I've only had to call on them once to fix my heater and they fixed it within 24 hours. Oh, and the A/C and heaters work well. I have heard that the windows have given some tenants problems, so be sure to really inspect the unit's windows well, but I have not had any problems. The amenities are fantastic as well - we have a easy store, movie kiosk, pool, and the list goes on. I would definitely recommend Park Place to anyone who is looking.”

They are turning this place condo. These people are vultures. I was approached so many times about purchasing a condo there I couldnt begin to tell you how many times. After telling the sales staff I wouldnt purchase they continued to harass me EVEN AT WORK. This building use to be secure. I never felt afraid to walk through my building. I use to see security guards, now You've got none. The new people dont seem to care about this. This is one of the reasons I will be moving. The other would be the windows in this building, they seem to be getting worse. When it rains now, its like a waterfall coming in my Apace. I spoke to someone a few years ago and they told me it was a expensive thing to fix. I will be moving to a much smaller building, although the old staff and amentites will be missed. (including the pool) I dont want to deal with the noise from the remodeling or the mess that they have leave behind or the thought of a feeling unsafe. Farewell Park Place, It was great. The pool is gorgeous, and the gym is larger than most in-Bomplex gyms around the neighborhood. On the downside, the windows in the units are old and probably need to be replaced. The AC/Heat can be a little tricky to master, but this is a problem for maybe 3 weeks out of the year. And, because the heat/AC are included in the HOA fees to the owner, my electric bill has never been more than $40/month. Laundry costs are a little pricey, but because HOA fees cover so much, monthly bills are EXTREMELY low that they more than balance out. You've got multiple bus lines right outside the door, and the red line is less than a half mile away. Parking is Ericey in Bomplex, and hard to find on the street, but that's no different than anywhere else in the city. After reading other reviews, I think your experience in Park Place has most to do with what you make of it.”

I'll try to keep to the building itself. The units are pretty spacious -- plenty of room for anything you'd probably want in a one-bedroom apartment. The windows are cheaply made and old, so they aren't great for keeping out the heat/cold. The units are air conditioned, but I've found the heater/ac to be far too powerful even on the lowest setting, especially in the smaller bedroom. Even in the middle of winter, the heat becomes unbearable after a while (and similarly for summer and the a/c). I haven't had any problem with noise from any of my neighbors. They've had a lot of difficulty with the elevators and water in the past year. It feels like an elevator goes out every other week. The service elevators haven't given me any problem, though they are incredibly expensive to rent when you need to move in/out. Several times over the past year they've shut down the water to the building for maintenence, which has been a pain. The laundry room downstairs seems to be the most expensive around (and often experiences broken machines and flooding), but You've got laundrymats around where you can save a few pennies. Parking isn't too bad, about what you'd expect for Wrigleyville and on the lake. There's a lot on the other side of lakeshore which usually has empty spots. The Sheridan red line el stop is right down the street, and if you drive, a lake shore onramp is right there. The 136 bus line stops right outside and immediately gets on lakeshore to the loop, which is great if you work down there. The immediate area leaves a lot to be desired. You've got a lack of good restaurants but plenty of cheap and quick mexican, thai, and burger places and a couple average diners. You've got a few good bars nearby, and Wrigleyville is walkable. I do feel pretty safe around the neighborhood. Overall, if the place were cheaper, I might be more inclined to stay here another year or two, but I feel I pay way too much for the place as is. I haven't been too impressed the two years I've been here, and I'll be looking for something a little nicer and/or cheaper when my current lease ends.”

SUPERB access to transportation, awesome views, great neighbors, and most staff are pretty good, but quality varies a lot whicch speaks to mgmt issues. WINDOWS ARE AN ISSUE! Owners say they won't have to be replaced for 7-10 years... I'm not so sure cuz mine have blown out during high winds, but, maintenance fixed them and they're pretty good now. Tony and Lawrence are superb doormen that are always pleasant and conversive. Store is a little pricey, but I've always found what I needed. Office staff is generally OK but some are not plesant .. this has changed since the Broperty converted to condos. Previous mgmt was consistently responsive. Perhaps Connie (the newest manager) will get things back on track. I don;t call maintenance often, but response time has definitely declined over the years and clearly sincce the Broperty was converted - cost containment/staff cuts??? Some calls for service don't get wirtten up when they are called in... if you visit the office, they seem to move quicker, but the work has always been adequately performed the first time. Pool and deck are great, but since they sold cabanas, the pool is like a ghost town. Unions have been picketing outside for months, though I have seen them at other buildings owned by the same company. I supsect they are using cheap non-union labor, which leads to the question: Are upgrades and repairs quality?? All that said, let the buyer beware, but I am considering a purchase here.”

I never had a serious issue or complaint. Sure, the kitchen could use better appliances, and the bathrooms could be a little nicer. If those things make or break a home for you, then PPT might not be what you're looking for. <br> <br>My biggest complaint was that the parking garage wasn't heated during the winter. I also suggest paying extra to park the car on your own, as the staff isn't careful parking for you. <br> <br>Aside from that, I loved living in PPT, and hope to move back as soon as I get work in Chicago.”

The list goes on endlessly. The recent mgmt team was dreadful, eager to push out tenants unwilling to purchase units at their inflated asking prices - buying here would be foolish. Upon my departure, mgmt falsely claimed Berrible notice was given when it wasn't, and they've since spread the lie that I'm indebted for an additional month's rent (COMPLETELY FALSE), which has caused problems when attempting to secure future housing. The maintenance crew is unmotivated and invasive - I discovered one of the maintenance workers examining my personal medical documents that were sitting on my shelf. The on-site shop charges premium prices for everything. Seriously, don't move in here!”

I've had to keep a fan running continuously in my bedroom at night to mask the sound so I can get any sleep. this place is converting to condos, and purchasing would be a mistake. mgmt intends to make various enhancements, but they're purely surface-level. The fundamental structural issues remain unchanged. New condo owners will likely be responsible for covering significant repair expenses. The windows are in desperate need of replacement. They're poorly insulated and can allow water to seep in during severe storms accompanied by strong winds (which are practically constant at this location). While water pressure is strong, You've got plumbing concerns: the cold-water line in my kitchen delivers lukewarm water, and hot water supply in the shower fluctuates. I've learned that broken pipes frequently occur, resulting in Auite flooding, though I haven't personally experienced this. Strong winds trigger constant cracking and popping throughout the structure due to the building's movement. This causes wall cracks and baseboard damage, plus misaligned corners where walls meet, causing trim to separate from surfaces. Air quality is a major concern. Door drafts introduce unpleasant odors—including sooty smells that triggered lasting throat issues and reoccurring garbage chute odors. Hallway renovations two years ago made this worse by creating a large gap under my door. The flooring in my unit has a noticeable slope, making tall furniture impossible to position properly. The parking garage, which was previously heated, is now maintained at near-freezing temperatures for unknown reasons. An in-building grocery store exists for convenience, though prices are excessive. The White Hen Pantry a half-block away offers superior pricing. The building also contains a video store, dry cleaning, and salon. While not the worst Chicago residence, for a building marketed as "luxury" or "premier," the condition is unacceptable. After more than 6 years as a tenant, I'm relocating when my lease ends next summer.”

— 655 W IRVING PARK RD · Lakeview“Here are a few things to consider, mostly irrespective of whether you're considering renting or owning: The Good - Views: The 22nd floor doesn t seem like that big of a deal since there are 55 floors, but I had a really nice south-facing view of the city, Wrigley Field, and a little bit of the lake. -Amenities: There s a huge pool/lounge area and a small 24-hour fitness center, both of which are free for residents. The equipment in the fitness center is decent. There s also a convenience store, party room(s), a theatre, a yoga studio, a boutique, a tailor/cobbler and a beauty salon. -Unit size: My landlord put in some walls to make the unit a Jr. 1-bedroom. It was cozy, but definitely did not feel like I was living in a studio space. No dining room, but my unit (and from what I d seen, many others) had a spacious breakfast bar. I had a fair amount of closet space, especially in the front entryway. -Front desk: All of the men (and the 1 woman) are helpful and friendly! The Bad -Neighborhood: Not going to lie, it was nice being so close to the Lakefront Trail and walking around during the day was okay for the most part but there s a no-tell motel right around the corner. There were shady characters around and disturbing noises (eg, gunshots) from time to time. One evening I was at the Starbucks on Pine Grove and literally called a cab to get home. It may be close to Wrigleyville but it s not Wrigleyville. -Maintenance: Windows are flimsy and a few on the 2nd or 3rd floor blew out after a storm. Boarding up the windows is okay to do right after, but unacceptable after 2 months! Especially when it s towards the front of the building where everyone can see! Elevators are small and slow and at least 1 of them breaks down every two weeks. The trash rooms are right off of the elevators so, at least on 22, the hallways reeked. In my unit, it was hit or miss on whether maintenance fixed things the first time or if they just put a tiny bandage on the problem, which meant you d be calling them back in a few days. I just gave up after a while. -Management office: I get that they re generally laissez-faire when it comes to residents affairs since it s a condominium. However, there were situations where they should ve used better judgment about making an effort to get in touch with my landlord. For example, my landlord was MIA about a month before AND after my lease was up and the front office was NO help in trying to track her down.”

The pool is gorgeous, and the gym is larger than most in-building gyms in the area. On the downside, the windows in the units are old and probably need to be replaced. The AC/Heat can be a little tricky to master, but this is a problem for maybe 3 weeks out of the year. And, because the heat/AC are included in the HOA fees to the owner, my electric bill has never been more than $40/month. Laundry costs are a little pricey, but because HOA fees cover so much, monthly bills are EXTREMELY low that they more than balance out. There are multiple bus lines right outside the door, and the red line is less than a half mile away. Parking is expensive in building, and hard to find on the street, but that's no different than anywhere else in the city. After reading other reviews, I think your experience in Park Place has most to do with what you make of it.”

I'll try to keep to the building itself. The units are pretty spacious -- plenty of room for anything you'd probably want in a one-bedroom apartment. The windows are cheaply made and old, so they aren't great for keeping out the heat/cold. The units are air conditioned, but I've found the heater/ac to be far too powerful even on the lowest setting, especially in the smaller bedroom. Even in the middle of winter, the heat becomes unbearable after a while (and similarly for summer and the a/c). I haven't had any problem with noise from any of my neighbors. They've had a lot of difficulty with the elevators and water in the past year. It feels like an elevator goes out every other week. The service elevators haven't given me any problem, though they are incredibly expensive to rent when you need to move in/out. Several times over the past year they've shut down the water to the building for maintenence, which has been a pain. The laundry room downstairs seems to be the most expensive around (and often experiences broken machines and flooding), but there are laundrymats around where you can save a few pennies. Parking isn't too bad, about what you'd expect for Wrigleyville and on the lake. There is a lot on the other side of lakeshore which usually has empty spots. The Sheridan red line el stop is right down the street, and if you drive, a lake shore onramp is right there. The 136 bus line stops right outside and immediately gets on lakeshore to the loop, which is great if you work down there. The immediate area leaves a lot to be desired. There are a lack of good restaurants but plenty of cheap and quick mexican, thai, and burger places and a couple average diners. There are a few good bars nearby, and Wrigleyville is walkable. I do feel pretty safe in the area. Overall, if the place were cheaper, I might be more inclined to stay here another year or two, but I feel I pay way too much for the place as is. I haven't been too impressed the two years I've been here, and I'll be looking for something a little nicer and/or cheaper when my current lease ends.”

Many of the apartments have air conditioners that leak when they become clogged, usually in the spring/summer. Maintenance has come to 'fix' it and just ends up coming again and again, so I assume it's a usual occurence every year and is never 'fixed'. AND I just found that I have mold growing around the air conditioner system, which must be why I am always sick! Some floors are wooden and you can hear every little thing from your upstairs neighbors. It gets very hot in some apartments and the building does not turn on the air conditioner until about May/June. The blinds do not do a good job of keeping the sun out either, so you will need to cover the windows up with something unless you want to live in a sauna and sleep with the sun in your eyes. You might have spiders living with you esp if you live on a very high floor. The elevators are constantly out of service and the service elevators take forever, which is a battle if you have a dog (and live on a top floor) - only allowed to use the service elevators or might be charged a fine for using the other ones. You also might not be greeted very nicely if you have a dog even though this is a dog building! If you don't like dogs, then don't choose a dog building. The laundry room is another story. It is crowded a lot of the time and many of the washers/dryers are always out of service. They just raised their prices too. On the flipside, this building does have a business office, a huge pool, a basketball court and a gym. Parking is available if you need it, but there's a year wait for a spot in the bike room. There is storage available on the top floor. The views are amazing! Overall, that's my experience living here, but you might find otherwise. Happy apartment hunting!”

The staff is friendly and best of all it's pretty sound proof. It's pet friendly as well. The one bedrooms are pretty spacious, too. The I also have a dining room which I love. Also, if you need to have something repaired, the repairs are fixed quickly and done well. I've only had to call on them once to fix my heater and they fixed it within 24 hours. Oh, and the A/C and heaters work very well. I have heard that the windows have given some tenants problems, so be sure to really inspect the unit's windows well, but I have not had any problems. The amenities are fantastic as well - we have a convenient store, movie kiosk, pool, and the list goes on. I would definitely recommend Park Place to anyone who is looking.”

The rent price was kind of a shock, along with parking, but this is what one should expect living in urban chicago. Owners say they won't have to be replaced for 7-10 years... I'm not so sure cuz mine have blown out during high winds, however, maintenance fixed them and they're pretty good now. Tony and Lawrence are superb doormen that are always pleasant and conversive. Store is a little pricey, but I've always found what I needed. Office staff is generally OK but some are not very plesant .. this has changed since the building converted to condos. Previous management was consistently responsive. Perhaps Connie (the newest manager) will get things back on track. I don;t call maintenance often, but response time has definitely declined over the years and clearly sincce the building was converted - cost containment/staff cuts??? Some calls for service do not get wirtten up when they are called in... if you visit the office, they seem to move quicker, but the work has always been adequately performed the first time. Pool and deck are great, but since they sold cabanas, the pool is like a ghost town. Unions have been picketing outside for months, though I have seen them at other buildings owned by the same company. I supsect they are using cheap non-union labor, which leads to the question: Are upgrades and repairs quality?? All that said, let the buyer beware, but I am considering a purchase here.”

I never had a serious issue or complaint. Sure, the kitchen could use better appliances, and the bathrooms could be a little nicer. If those things make or break a home for you, then PPT might not be what you're looking for. <br> <br>My biggest complaint was that the parking garage wasn't heated during the winter. I also suggest paying extra to park the car on your own, as the staff isn't very careful parking for you. <br> <br>Aside from that, I loved living in PPT, and hope to move back as soon as I get work in Chicago.”
