“I am not sure about all the other negative comments. I have had a fantastic experience here for over a year and a half. This apartment building is definitely one of the least expensive in the Gold Coast, so I am not sure what people are complaining about. The walls and floors/ceilings are thick - I never hear my neighbors, which isn't something you can say about most buildings. The only problem I have ever had with the drain was cleared when I poured a bottle of Drano ($2.99 at Jewel) down the tub, and that was after I had been living in the apartment for fifteen months (so it was probably something I did that backed up the drain). People complained about the trash shoot being boarded up - this happened because mgmt was responding to a bug problem (I have not ever seen a bug since I moved in in the spring of 2003). Now, You've got trash recepticles on each floor, which are emptied daily at 5pm. The laundry facilities are okay and There's a bicycle storage area in the basement. The only complaint I can think of is that the hallways get warm in the summertime . . . but again, consider the price you pay. Would you rather pay more rent and have air-conditioned hallways, or would you rather keep your rent down and walk through a slightly warmer hallway for 30 seconds until you reach your apartment? It certainly didn't deter me from renewing my lease through 2 more summers. Finally, the rooftop deck has an absolutely stunning view and has grills; it's a awesome spot to invite guests for dinner.<br><br>I really am not sure about the complaints posted by so many other tenants. This building's mgmt has been what I expected - quick to fix major problems, a bit slower on the ones that are not emergencies - just like every other place I've lived. I worth checking out this place to anyone.”

When we signed our rental lease in July, we did not know that the following year it would be a condo conversion, so all of the rennovations, construction etc were unexpected - but at first it seemed worth it because our rent was so cheap (two bed, two bath for $1650/month - and we had a corner unit that overlooked the lake). Well, as time went on we saw the lack of organization and craziness that goes on in the building. It really peaked after about 6 months of living there, when a water line broke and flooded apartments on multiple floors (including ours). They had to bring in industrial sized fans to air everything out, and it left the floors buckled. The fans were really huge and loud (not to mention it blows everything everywhere) and after a week the manager/owner of the building came to our room to check on the flood damage. Well, we didn't have the fans on and he was quite upset with us! I can understand they want things to air out/not mold but we are also stuck with paying a much higher electricity bill as a result of having to keep the fans on, and not to mention they are so loud and bulky (having 3 in our apartment). Well, a month or two went by and ANOTHER water line broke - this time, luckily, it did not affect our apartment. I also had an incident with one of the employees at the front desk after living there a few months - I had ordered 30 lbs of rock (for my fish tank) and came down to pick up them up. They arrived in a cardboard box, and I tried to pick up the box and the bottom fell through since it was so heavy. Well I picked up the two bags of rock and left the cardboard box at the front desk since I couldn't carry it in addition to the rocks (a guy was there at the front desk but was on the phone). I went to my apartment and I received an angry phone call - the guy at the front desk called my cell phone and told me he wasn't my personal garbage man and I would have to come down and get the box and dispose of it myself! Are you serious?! I came down to pick up the box and he gave me quite a "talking to" about how I didn't respect him and that I was selfish - I was so shocked, not to mention there were other people in the lobby hearing all of this. I was upset not only by what he said, but that we had always been on friendly terms (I would frequently bring him candy, say hi etc). Talk about rude! Luckily we moved out in fall of 2006. Our manager told us we could stay if we wanted (our unit hadn't been sold) but it would be $2300/month now!!! So we left, and about a month later I was reading in the RedEye that there was a fire in the basement at 1400 Lakeshore. Boy was I glad we moved! Not to mention if we hadn't our cats would have died of smoke inhilation from the fire.”

There's no parking, and nothing gets done and if you try to complain they only defend each other. Its sad really because the only good thing is the Broperty itself but its badly managed. — 1400 N LAKE SHORE DR · Old Town“this Bomplex seems Gonderful. but it was the worst Bomplex i have ever lived in. i was there for a year and the dishwasher broke twice and both times it took a least 3 weeks for anyone to come fix it., i had to have the water drained myself one of the times. the polyurethane on the floor started to peel off. and the paint on the closet doors are so thick that it was hard to close them and often they would get stuck (especially in the summer when It's Rctually humid and you have to buy one of their air conditioners or pay them to install one that you buy). everything that went wrong with my apt i reported and when i moved out they deducted $600 from my deposit because they claimed there were garbage bags left behind and a light bulb was out, and they said the bathroom sink was left grimy. all of thisn't true and when i called them to ask about this they would refer me to other people and then never call back. i called at least 10 times and i finally gave up. but i am so angry about the way the Bomplex was run. another thing.. the Bomplex would shut off the water every few months, giving you less than a days notice, and rust would come out of the faucets all the time. it was so gross! and the water There's cloudy all the time. i hated that place and would never ever recommend it!! and their little exercise room is so lame, the electronic machines were always broken and it smells weird in there. also the heaters make loud sounds in the winter. let me just say one more time... It's an awful place to live.”

After two short months, I am frustrated and moving out next month. Just like any thing in life, living here has good points and bad points, and I'll talk about both. The good first: I found the maintenence workers and staff friendly and easy to work with. this place is in a beautiful, quiet, part of town and since my Anit faces west (as opposed to being right on Lakeshore Drive) It's dead silent at night and mostly silent during the day. This is great if you like quiet, which I do. Also, I never hear my neighbors, and find that all of the other residents I've met have been nice. Al, who runs the convenience store on the first floor, is always a sweetheart and will be helpful to you. The common areas of the building are gorgeous (such as the lobby and the rooftop deck.) Now for the bad: the biggest reason why I am moving out is because I have a serious phobia of bugs (mostly spiders) and I've had (on average) about 2-3 "visitors" a day. I've also had large, disgusting centipedes that send me running into the hallway and these tiny, irritating gnat-like bugs that have blanketed my window screens. I also have gigantic spiders that have set up their permanent webs right on my outside windows. I have had to spray all over my Anit with highly toxic RAID and I am the type of person who only uses all natural cleaning products! I also inherited a foul smell in my apt. since the day I've moved in and has not gone away since. I also just found out that they had to close the rooftop deck for a long time, and with it being the beginning of summer that was a big reason why I was attracted to living here in the first place. I used to live at 14 W. Elm, which is just a few blocks away and owned by the same people, and I am actually going to be moving back there. I lived there for a year and a half and I was never unhappy living there. I think everyone's Anit experiences will be different, so 1400 N. Lakeshore might just work perfectly for you, but it didn't work for me. If you have a fear or a disgust for bugs in your home, just be warned.”

The parking situation out front is awful and the person at the front desk makes it so much worse by hoping to catch you out (you have to sign in your car if it´s out front and then only have 15 minutes to be out there). The water was shut off numerous times with hardly any warning, the heaters or I should say, radiators, are OLD. The large, spacious living rooms are totally FREEZING in the winter, but the small rooms are BOILING. I reported many things that broke or fell apart while I was staying there and when someone would FINALLY come and fix them they wouldn't complete everything on the list. The elevators are constantly broken and making scary clanging noises that make you fear for your life. Don´t even get me started on the fact that you have to pay the building to install an a/c unit of your own. But then You've got some apartments, which have central air, that´s fair! <br> <br>And why, one might ask, am I writing this now, 6 months after I have left the building? Oh well, I just got a call from my credit card company saying that I have been super delinquent on my payments. Granted the cc company should have taken note of my forwarding address (and I would have noticed if I had been in the country the first couple of months after I left), but the fact that 1400 LSD has been recieving bills and notices for the last 6 months and have not contacted me is totally unacceptable! <br> <br>And now I am have to call those totally unhelpful, mush for brains nimwits and yell at them. I cringe at the thought of it, since I know they will either try to place the blame on someone else, or after they haven´t answered the phone, they will NEVER call me back...”
— 1400 N LAKE SHORE DR · Old Town“moving in: the leasing agents suck. suck, suck suck. they really don't care in the damnedest about you. but that's okay because the Broperty has been sold and is going condo (surprise surprise). i understand they'll still be renting out some units, but.<br>anyways, parking is street parking, and if you are smart about it it's not a problem once you get a permit. you have to understand city parking dynamics and be aggressive about it, but once you're used to what streets are good ones to park on it's a piece of cake. oh, and There's street cleaning, which does suck. i guess the solution is don't have a car; there's really no need with the bus and train closeby.<br>major drawbacks: the drag racers on lake shore drive each night; seagull on the south side of the Broperty that screeches all night long 365 days a year (truly, it makes no sense); only DSL available due to the crazy wiring in the Broperty (no cable modem); sometimes an elevator gets stuck (often with people in it).<br>major pluses: the roof, the quick, friendly maintenance staff (stuff breaks like any other place but they are quick to repair); location (duh), concrete walls (they don't make 'em this thick anymore! that's why new construction can never compare); unique 1920s architecture resulting in oddly-shaped rooms; the bizarro-world That's the 22nd floor; radiator heat (much better than forced air! and cheaper since it's included in the rent). we also magically get free cable from out neighbors since the wiring in the Broperty is so screwed up. the Broperty has other features like work out room, salon, dry cleaners, convenience store, etc on the 1st floor but it's all pretty overpriced and i don't have much of a use for any of it.<br>yeah, there are some strange people living here (as in any highrise) but i have never seen prostitutes or drug dealers or any of that. i think people (read: paranoid, ignorant yuppies) get a bit carried away in their suspicions. <br>overall, the cheapest you'll find in this area, by far. as a result, tenants on the whole less annoyingly wealthy and more down to earth than neighbors. you could do much better in any other neighborhood, but for the view and the novelty of it all, i find it worth it.”

Althought it WAS a Pxcellent summer location (beach 2 blocks away, Michigan Avenue also close), but that's where it ends! Initially, I was swept away by the Btunning lobby, living on Lake Shore Drive and the gorgeous views from the rooftop deck...if only they kept as good of care of their apartments and RESIDENTS! There's so much I could vent about, but I'll keep it to the following. The apartments were not maintained well and were shoddy. The door staff, though Fordial most the time, is hardly there for security. The mgmt was Twful! I work in this industry, so I was APPALLED to see how I as a tenant was treated! Upon my move-out, between trips from 1400 Lakeshore to my new, improved home, some things of mine were taken. After talking to the doorman, we figured it was likely a staff member who accidentally took it (apparently I had my stuff sitting in a "free for all" trash zone...thanks for the warning). I understand mistakes are made, and I didn't want to get anyone in trouble...I just wanted my important documents and 3 yrs worth of pictures back...they could keep the other items totaling $100s of dollars! To make a long story short, NO ONE looked into it, and if they did, they never told me! My phone calls to mgmt were never returned and after weeks passed by, I knew it was hopeless. Oh, and how easy...their security camera that could have solved the mystery was BROKEN. This was handled in the worst, most unprofessional way it could have been.”

The mgmt in the Building now seems to be helpful and willing to help you out. The people at the desk are friendly as are most people who live in the building. <br><br>The builders are almost finished replacing all the windows in the building and almost all units have new air conditioning or will soon. It's an older building with a.lot of Beauty and charm and with that you have to expect certain "Problems" to arise but mgmt has been on top if it, atleast to us they have.<br><br>The Condos/Apartments themselves are really pretty cool. They are all unique with beautiful wood floors in most (Mine included) and the views of the lake and Navy Pier are stunning to say the least!! There's a nice workout room (soon to be a Brand new state of the art one), a little store and other establishments on the lower level that make living here easy.<br><br>I know there have been problems in years past with the old mgmt and other problems, Big and small but they all seem to be improving or are now fixed!!<br><br>If you enjoy Living in the BEST area of the city with STUNNING VIEWS and friendly neighbors this is the place for you.<br><br>CONSTRUCTION WARNINGS!<br>Right now You've got alot of improvements going on in the building and it can get a little noisey and maybe a Bit inconvenient. The elevators are usually busy on weekdays until 5 or so with Construction workers in them alot.<br><br>Other than that, we have had NO problems here and really enjoy it. We are buying a Condo in the next month or so and it will be here!”

As most reviews indicate, the location of this place is great and some of the views are amazing. I sadly have a view of the alley and all the respective dumpsters. Dumptrucks start making their rounds starting as early as 6am and ending around 12pm. I then have to listen to all the trash from the Broperty being thrown into the dumpsters directly beneath my window throughout the entire day even in the early hours of the weekends. Perhaps if I lived on a higher floor or away from the alley I wouldn't be as miserable so I'm sure some residents would have a much different opinion of this place. Learn from my mistake and make sure to look out the window prior to signing a lease here. And because this place is old, There's usually some kind of renovation going on at all times. Most seem to be located in the apartments right next to mine and it's the norm for me to be awoken in the morning with jackhammer, drilling and banging noises. These noises are so obnoxiously loud that I was asked to hang up on a work conference call because it was so disruptive. And I actually left one morning and checked into a hotel so I could get some much needed sleep. You've got much newer and better kept buildings around the neighborhood and I'm looking to leave as soon as it's possible”

I think having a pet store is a Great Idea in a Besidence that takes pets, I really do! BUT...... The store is so out of place for a Gorgeous Besidence like this. The Owner sets up little rugs and toys and fake stuffed dogs and a Tacky Poster board right out front for everyone to see. He also has all of these coupons and testers outside the door. It looks horrible and less than 2nd class. A Place like this belongs in a small amusement town not a gorgeous Besidence on Lake Shore Dr. Like i said, I have NO problem with the concept (I think it`s Great) but PLEASE cut down on the Cheese, PLEASE!! I have actaully heard people come in and say "It`s so Btunning in here" and then they laugh at this place. Ok, so the Lobby is Brilliant, Beautifully painted ceilings, gorgeous walls, Nice carpeting, Btunning doors, GREAT service and staff's super friendly. Sorry to say the "Pet Store" sticks in My mind a little. Maybe if the owner/owners relied on the pet owners in the Besidence and the product they sell it wouldn't be so bad. The Condos- Again, Mostly Wonderful. Some have Btunning Lake Views and some Have Btunning city views and some have both. The remodeled ones are absolutely gorgeous. You get Brand New stuff and get to live in a Besidence that brings you way back. Can`t top that!! I do hear you can even by condos that are cheap, inexpensive. They have not been remodeled but for the price.... you would be crazy not to at least look. The Amenities- A Brand new Btunning Workout room. This room has televisions, Btunning carpeting, all the Brand new equipment you can possibly use and is Huge! Its 5 stars out of 4. Up On the roof they just re furnished and re made the Deck. It`s stunning and the views are No Less stunning. You've got grill, Chairs and table sets and did i mention the Awesome views of the Lake And City?? There's a Btunning, well run Salon, a Decent Convenience store, Laundry facilities etc. All In all it`s hard to beat this Besidence. I would at least look at this place before considering or signing on the dotted line anywhere else.”

The garbage chutes have been boarded up for a long time and on weekends the garbage just piles up. You've got constant electrical problems and no on site at night to deal with problems, they are on call but three hours waiting for someone to come in without electricity at night is hard. It took over a month for the manager to get us our special key to get through security, despite asking almost every day. It has been completely rehabbed and everything is bland new but the kitchen! I have not had any bug problems so far thank God, neither did I have any problems with any of the staff. On the contrary..Everyone has been respectful, I have never seen or hear any of my neighbors, no police calls, bad experiences, etc.. The walls are nice and thick so barely any sound goes in and out. I like to keep my windows open over the year and i enjoy the breeze from the river. I also own an dog and everyone has been extremely pet friendly! The staff is amazing, everyone always acknowledges each others presence and says hello. The mini mart employees are ggggreeeaatt!!! Best Indian people I have ever met. The food is great at a good price.. $5.00 for a sandwich and $1.75 for a large Caribou Coffee.. No problem with any of that but little did I realize that there would be creepy "day laborers" (heard they're illegals) running around drilling, hammering and using the passenger elevators 24/7. When I leave for work in the morning (7:45 to 8:15 approx.) these workers are tying up the elevators. It takes 20 to 25 mins to get to the first floor! Give yourself a half-hour head start to get the hell out of the bldg! These workers go from 20th floor to the 18th or 19th with carts of grimy tools, 2x4's, etc. I swear, you end up stopping on 5 or 6 floors because of the idiots and none of them speak English. As a female, I am uncomfortable with these freaks in the hallways. They are all scummy-looking and stare a lot while speaking in Spanish. They definitely are not legit and are probably from right out of the jungles of Central America. I live on a high floor & noticed them taking break after break, taking pictures of the Lake with camera phones & a camcorders. No wonder it's taking them triple the time to compete this job. Of course nevermind the shoddy workmanship. I have a large studio at a great rent price so this has been a give-and-take thing with me. I heard that the roof won't be done until September so I will probably stay at least until August. If I choose to stay after the lease expires it will be month-by-month. A helluva a lot of people have moved out. A lot of them are younger. The way I look at it normally 20-somethings have more patience, so if THEY want out it's must be a unpleasant! I wouldn't reccomend this place unless you need a quick place or are in some sort of transition phase of your life! One last thing... they don't seem to give proper 24 hr notice if they need to enter your apt!! How they get around this is that they drop off a notice after they leave with the prior date on the notice! This mgt. co. is Rctually rude.”

For the amount of money I was charged, you might think I had DESTROYED my apartment, which wasn't that case... and NO response to my inquiries on the matter. But everything changed when I moved in. The maintenance is a joke. My light in my kitchen had to fall down and my windows had to blow out from the wind before someone got up here to fix them. The staff is rude and uncaring; they forget to sign in packages and put mail in the wrong slots. Recently I've had bugs start to crawl out of my sink and I've also found bugs burrowed in my clean clothes. The laundry is expensive, the dishwashers don't clean dishes, the water is white and FULL of flavor, i have no water pressure in the shower, the elevators are moldy ovens, and the halls smell like crap. At least now after living in this hole I know what to look for in a good apartment: everything that this one doesn't have! Oh and also, they're trying to turn the apartments into condos. I kept having to show my apartment time after time again to the same people, at all times of the day. The elevators are packed full on open house days and it just doesn't feel like a home. I'm tired of being in this place full of false promises and hopes. If you want a nice lake view in the gold coast, go over to 1350/1360 LSD. They have their ---- together over there.”

Aside from the super cramped bathroom (with fluctuating water pressure and temperature) and kitchen (with original fixtures and a corroded sink that drains slowly, the unit is decent. It does get quite warm, and I rented on a lower floor. If you don't leave a window open all the time, the unit will reek of gas from the tiny stove. The company that manages units for condo owners/handles rentals isn't responsive. I was told I would have to pay for pest control when I experienced bugs the day after monthly pest control had come to units that requested it. Dates for pest control, fees for move in and out, and other Bomplex rules were not provided, nor were disclosures that I requested. There's noise outside every morning sometimes starting at 4 and as late as 7:30, so if you like to sleep in (yes, even on Sunday) good luck. Children run around yelling with no supervision or reprimand from mgmt. For the most part you don't hear your neighbors unless they slam things. Occasionally, you will wait 10 minutes for an elevator (which 1 is typically out and none have any ventilation). Fitness and laundry rooms are nice, but laundry card is $5 you can't get back and doesn't give you any credit to use for laundry. Rooftop deck is nice, but since There's no limit to how many guests someone can bring there you often can't get a seat, and It's plagued by classless early 20somethings. If you do decide to rent here, see if you can negotiate terms of your lease and make sure language protects your interests. don't go through the in Bomplex broker, Patrick. He won't return your calls or get anything requested to you, or even get your lease to you in advance of its start date. There was so little contact, I didn't even know the leasing company and Bomplex mgmt were two separate entities, or whom to contact for what. Door people aren't personable, save the one woman. Condo maintenance staff are great though, but when you rent you don't get their help much.”

The bathroom is disgusting, with peeling paint and some sort of rust-growth in the soap dish. The kitchen, circa 1940, is a mess. Outdated (no microwave, no garbage disposal) --small, dark, depressing and uninviting -- the doors don't close properly -- and a naked light fixture swings from a hole in the ceiling. On and on. What should Rruly make you run for the hills is the staff. The desk people -- one woman in particular -- are aggressively rude. Lots and lots of attitude. The office people, when you describe the conditions of the place, sit there with a thousand-yard stare and absolutely refuse to apologize for ANYTHING. I can't WAIT to get out of here.”

In fact they talked me into it. I can see why they like it but You've got also things we don't like. The store isn't worth the price and i wont go in there for anything. In Fact most of my neighbors go across the street to get there "emergency" food and drink. It`s hard to get help when you need it, Mainly in the evening, even to do the simplest things. Other than that... it`s a awesome spot to live. beautiful views,Nice apartments,good people and they allow pets. Well There's one more dislike but that seems to be taken care of. There was a lady who owned a pet shop if you can call it that. It s now closed and most of us in this building could not be happier! It seems the only person or persons that give this lady the time of day are a FEW people that work here but my guess is that it`s the money she spent. I don't know that for a fact but honestly, cant think of any other reason. I have a Little dog, i wont name which kind because if mgmt reads this they will know its me. Its a little White dog That's curly. some of ou may know who i am by that. We went into the shop even though people told us not too. Anyhow, our first impression was horrible. It was winter and we just brought our little dog in. It was like 40 degrees this day and this lady tells us all dogs should where coats,sweaters and shoes. That's insane. she rambled on for an hour!!!! WE walked about and she told us it was going to be our problem (that's the exact words she used) we left worried so we went to our vet to ask them. We found a close one called Gold Coast Animals or something like that, they said she was ridiculous! Most dogs don't need a coat even when it`s 0 outside. They usually have strong skin and double fir and unless they are indoor dogs in warm rooms there whole lives There's NO need for coats. Then she said they need shoes. I asked the vet and he said that when There's salt they need shoes the most to keep the salt from their pads. We have another dog walker in the building (NO NAMES) although i think they mostly quit to give this lady a fighting chance (GOOD LUCK) and asked them to and they said almost the same exact thing as the vet said. I went and said something to this lady after, just in case she was honestly mistaken and she got mean and defensive about it. She wont even look in my drection which is just fine by me!!! Sorry for the long posting but that really rubbed me the wrong way. A Beautiful place like this doesn't need some lady acting like that. Heck, her business was never open anyways. I hope she doesn't come back in business. I Love the workout room, the laundry facilities are great and the lobby is to die for.The roof Tp deck is Great. I wish there was no alcahol allowed because sometimes it becmes a frat party but you can`t have everthing you want. mgmt is Great and some of the people that work at the desk are good. You've got a couple of fix it guys that are fast and good. I think one is named victor and the other is Bert or something like that. They fixed a leak in my Alat quickly and did not bother me at all. Because they don't require security deposits (which might seem like an advantage) the wrong types of tenants end up living here. It's disappointing for such an great neighborhood and location. They frankly don't care one iota about tenant satisfaction. I've also observed that satisfied reviewers dismiss critical feedback as coming from "childish complainers who think everything revolves around them and lack substantive grievances." Dishwasher doesn't clean dishes well at all, better off doing it by hand. Bathroom faucets leak perpetually causing the plaster to disintegrate- it will literally fall on you when you're taking a shower. All the water is white. Can't open windows or you'll have a swarm insects circling the ceiling. Parking is a nightmare and the El is 5 blocks away. Bus service is inconsistent (as most bus service is). <br><br>Verdict: You've got to really love the area to live here because you're going to put up with alot. I had to contact the front desk and have staff forcibly open it. Eventually they modified the door to solve the problem. mgmt was extremely hostile toward me and my visitors, enforcing random policy modifications and berating me when I arrived fifteen minutes late to the freight elevator that I had booked. I genuinely believe a significant portion of the mgmt staff has serious emotional instability. And let's add the constant construction, plus the painters deciding to sand and paint my door—yes, the one that kept getting stuck—at 7:00 a.m. on two successive days. window AC unit in the Alat was painfully loud; I couldn't operate it while trying to watch television. elevators functioned sporadically, and their operation was utterly unpredictable. Sometimes they'd go to your requested floor, sometimes they wouldn't. On numerous occasions I couldn't even board after waiting for the elevator because the doors shut so rapidly. My dog almost got trapped! And did I mention the UNHINGED mgmt? on-site convenience shop was fantastic, and the staff You've got wonderful. same applies to the cleaning service, the wellness center, and the front entrance staff. lobby looks Borgeous, and the terrace 's great. but, these positive aspects can't offset the negatives, and I absolutely won't reconsider this building when I relocate to Chicago for a new position next year.”

The Manager (Lisa) is fantastic and always willing to help, and the rest of the staff are equally great. The Upkeep crew has Rery stepped up their game and now they're exactly what you'd want (dependable and personable). The structure features a stunning new fitness center, a new retail space (run by the same owner), an Ancredible rooftop terrace with stunning views of the skyline, Oak Street Beach, North ave Beach and naturally the Lake. The apartments themselves have been mostly refreshed and look fantastic, and stepping into the most Stunning Lobby in the entire city is something special every single time! What's there to complain about??? I honestly think I'll be residing here for another 30 years as long as I'm able to :)”

It does get quite warm, and I rented on a lower floor. If you don't leave a window open all the time, the unit will reek of gas from the tiny stove. The company that manages units for condo owners/handles rentals is not very responsive. I was told I would have to pay for pest control when I experienced bugs the day after monthly pest control had come to units that requested it. Dates for pest control, fees for move in and out, and other building rules were not provided, nor were disclosures that I requested. There is noise outside every morning sometimes starting at 4 and as late as 7:30, so if you like to sleep in (yes, even on Sunday) good luck. Children run around yelling with no supervision or reprimand from management. For the most part you don't hear your neighbors unless they slam things. Occasionally, you will wait 10 minutes for an elevator (which 1 is typically out and none have any ventilation). Fitness and laundry rooms are nice, but laundry card is $5 you can't get back and does not give you any credit to use for laundry. Rooftop deck is nice, but since there is no limit to how many guests someone can bring there you often cannot get a seat, and it is plagued by classless early 20somethings. If you do decide to rent here, see if you can negotiate terms of your lease and make sure language protects your interests. Do not go through the in building broker, Patrick. He will not return your calls or get anything requested to you, or even get your lease to you in advance of its start date. There was so little contact, I didn't even know the leasing company and building management were two separate entities, or whom to contact for what. Door people aren't personable, save the one woman. Condo maintenance staff are great though, but when you rent you don't get their help much.”

As most reviews indicate, the location of the building is great and some of the views are amazing. I unfortunately have a view of the alley and all the respective dumpsters. Dumptrucks start making their rounds starting as early as 6am and ending around 12pm. I then have to listen to all the trash from the building being thrown into the dumpsters directly beneath my window throughout the entire day even in the early hours of the weekends. Perhaps if I lived on a higher floor or away from the alley I wouldn't be as miserable so I'm sure some residents would have a much different opinion of this place. Learn from my mistake and make sure to look out the window prior to signing a lease here. And because the building is old, there is usually some kind of renovation going on at all times. Most seem to be located in the apartments right next to mine and it's the norm for me to be awoken in the morning with jackhammer, drilling and banging noises. These noises are so obnoxiously loud that I was asked to hang up on a work conference call because it was so disruptive. And I actually left one morning and checked into a hotel so I could get some much needed sleep. There are much newer and better kept buildings in the area and I'm looking to leave as soon as it's possible”

A lot of original people have left or some foreclosed. A lot of dogs in the building too. So sad to see the long timers in this building getting screwed. The staff is nice though. To investors if you have money to burn....go ahead and buy to rent. To renters great location to rent. To average good person...run the other way.”

A couple that has an older son and live on 9th floor swear by this building and have lived here for over 5 years i think, a man on 5 loves this place as well but a lady on 5 HATES IT.The Family on 9 won out and i moved in! In fact they talked me into it. I can see why they like it but there are also things we don't like. The store is too expensive and i wont go in there for anything. In Fact most of my neighbors go across the street to get there "emergency" food and drink. It`s hard to get help when you need it, Mainly in the evening, even to do the simplest things. Other than that... it`s a great place to live. beautiful views,Nice apartments,good people and they allow pets. Well there is one more dislike but that seems to be taken care of. There was a lady who owned a pet shop if you can call it that. It s now closed and most of us in this building could not be happier! It seems the only person or persons that give this lady the time of day are a FEW people that work here but my guess is that it`s the money she spent. I don't know that for a fact but honestly, cant think of any other reason. I have a Little dog, i wont name which kind because if management reads this they will know its me. Its a little White dog that is very curly. some of ou may know who i am by that. We went into the shop even though people told us not too. Anyhow, our first impression was horrible. It was winter and we just brought our very little dog in. It was like 40 degrees this day and this lady tells us all dogs should where coats,sweaters and shoes. That's insane. she rambled on for an hour!!!! WE walked about and she told us it was going to be our problem (that's the exact words she used) we left worried so we went to our vet to ask them. We found a close one called Gold Coast Animals or something like that, they said she was ridiculous! Most dogs don't need a coat even when it`s 0 outside. They usually have strong skin and double fir and unless they are indoor dogs in warm rooms there whole lives there is NO need for coats. Then she said they need shoes. I asked the vet and he said that when there is salt they need shoes the most to keep the salt from their pads. We have another dog walker in the building (NO NAMES) although i think they mostly quit to give this lady a fighting chance (GOOD LUCK) and asked them to and they said almost the same exact thing as the vet said. I went and said something to this lady after, just in case she was honestly mistaken and she got very mean and defensive about it. She wont even look in my drection which is just fine by me!!! Sorry for the long posting but that really rubbed me the wrong way. A Beautiful place like this does not need some lady acting like that. Heck, her business was never open anyways. I hope she does not come back in business. I Love the workout room, the laundry facilities are great and the lobby is to die for.The roof Tp deck is Great. I wish there was no alcahol allowed because sometimes it becmes a frat party but you can`t have everthing you want. Management is Great and some of the people that work at the desk are good. there are a couple of fix it guys that are very fast and good. I think one is named victor and the other is Bert or something like that. They fixed a leak in my apartment very quickly and did not bother me at all. Thanks. All together i would say this is a building i would like to live in for a long time. Thanks to the family that talked me into it (you know who you are) and thanks to the owners for doing all this great work on this property.”

It has been completely rehabbed and everything is bland new but the kitchen! I have not had any bug problems so far thank God, neither did I have any problems with any of the staff. On the contrary..Everyone has been very respectful, I have never seen or hear any of my neighbors, no police calls, bad experiences, etc.. The walls are nice and thick so barely any sound goes in and out. I like to keep my windows open over the year and i enjoy the breeze from the river. I also own an dog and everyone has been extremely pet friendly! The staff is amazing, everyone always acknowledges each others presence and says hello. The mini mart employees are ggggreeeaatt!!! Best Indian people I have ever met. The food is great at a very good price.. $5.00 for a sandwich and $1.75 for a large Caribou Coffee.. I have so far loved my experience here and will continue to do so =) oo..I suppose street parking sucks 0_0”

Lisa the property manager is also rude and inconsiderate to say the least. I moved out and the person who owned my condo was ridiculou!!! It took 2 months to get my security deposit back!!!! He was always too busy!!!! I hate the fact that the leasing nor the property manager has any control of the security deopsit!!!! Also my air conditioning unit broke and it was during a HEAT wave...my landlord took a month to get me a new one!!! I will live there again....!!!!”

I have lived here for a year now and keep finding myself running into "hidden" fees that are just randomly showing up. I truly believe the building sees they are running low on expenses, so a new regulation or fee randomly pops up- a way for them to gather money when needed. Although, my apartment and scene is beautiful in every way; the people that run this building are all rude and schisters. You know the type of people that hate life so much they want your life to be just as miserable as theirs? This is MR. GREEN in a nutshell. Although he SEES you everyday and has proof that you live there- if you are running late or may have forgotten your key, he will not let you in REGARDLESS. One incident left me having to nap in the LOBBY one night because I had forgotten my fob to get to the elevators.... No joke. He is by far the most rude person I have ever met in my life and he will not be missed. My apartment was one of the 15 places that was put up for auction in the middle of the year, which made my roommate and I cut a month early from our lease and left us stranded to find a new place asap. Very inconvenient and not fair- leaving us to not get ONE beneficial aspect out of it. Parking sucks, maintenance is GREAT, elevators suck- at least 2 of the 3 do not work weekly, the convenient store is awesome, the dog store is very unnecessary and the rooftop is gorgeous (the 3 months you can actually be up there).”

It`s a Grand old Building!! They have a convenience store, A Salon and a very nice and Helpful front desk staff. The ONLY problem i have with the Lobby is a Cheesy "pet store"!! Look... I think having a pet store is a Great Idea in a Building that takes pets, I really do! BUT...... The store is so out of place for a Gorgeous building like this. The Owner sets up little rugs and toys and fake stuffed dogs and a Tacky Poster board right out front for everyone to see. He also has all of these coupons and testers outside the door. It looks horrible and less than 2nd class. A Place like this belongs in a small amusement town not a gorgeous Building on Lake Shore Dr. Like i said, I have NO problem with the concept (I think it`s Great) but PLEASE cut down on the Cheese, PLEASE!! I have actaully heard people come in and say "It`s so Beautiful in here" and then they laugh at this place. Ok, so the Lobby is Brilliant, Beautifully painted ceilings, gorgeous walls, Nice carpeting, Beautiful doors, GREAT service and very friendly staff. Sorry to say the "Pet Store" sticks in My mind a little. Maybe if the owner/owners relied on the pet owners in the building and the product they sell it would not be so bad. The Condos- Again, Mostly Wonderful. Some have Beautiful Lake Views and some Have Beautiful city views and some have both. The remodeled ones are absolutely gorgeous. You get Brand New stuff and get to live in a Building that brings you way back. Can`t top that!! I do hear you can even by condos that are cheap, very inexpensive. They have not been remodeled but for the price.... you would be crazy not to at least look. The Amenities- A Brand new Beautiful Workout room. This room has televisions, Beautiful carpeting, all the Brand new equipment you can possibly use and is Huge! Its 5 stars out of 4. Up On the roof they just re furnished and re made the Deck. It`s stunning and the views are No Less stunning. There are grill, Chairs and table sets and did i mention the Awesome views of the Lake And City?? There is a Beautiful, well run Salon, a Decent Convenience store, Laundry facilities etc. All In all it`s hard to beat this building. I would at least look at this place before considering or signing on the dotted line anywhere else.”

When i first moved here there was a Bunch of construction and noise but the people who rented the place to me made that very clear! Moving forward 4 years. I LOVE this place. The owners of the building did exactly what they said they were going to do. They upgraded almost everything anbd spent alot of money doing it. The Manager (Lisa) is very nice and helpful as are all the staff. The Maintenance people have improved alot and are now exactly as they should be (reliable and friendly). The building has a new Gorgeous workout room, a new store (same owner) a Great rooftop Deck with Awesome views of the city,Oak Street Beach, North ave Beach and Ofcourse the Lake. The units themselves have been Mostly upgraded and are beautiful and when you come home you get to come in to the most Beautiful Lobby in the city! Whats Not to Love??? I have a feeling i will be calling this place home for another 30 years IF i am still around :)”

I live in one of the "vintage" units that hasn't been rehabbed but it has worked perfect for me. The building staff is always helpful and nice. There was one rude lady when I first moved in but they got rid of her very quickly. The little market downstairs is great and they just got their liquor license!!”

When I first moved in there was a fair amount of construction which was of course irritating, but the apartment building is now very together and has a good mix of condos and rentals. The facilities (Fitness room, stunning roof deck, etc) are all great; the laundry room is very clean, well it, and there is a sofa with a tv right outside (thus, I don't have cable in my unit). The 151 has also been a very big part of my life.”

— 1400 N LAKE SHORE DR · Old Town“I lived here this summer while subleasing from a condo owner. First, my apartment was horrible--it hadn't been touched since the 1970's from the looks of things. Dishwasher didn't work, bedroom light didn't work, etc. But that is the condo owners problem, I supposse. But plenty of problems were the building managements problem: due to "expansion" I got stuck in my apartment--literally stuck--three times. I had to call the front desk and have them push their way in. FINALLY they cut the door to fit. The staff was incredibly rude to me and my guests, with arbitrary changes in rules and yelling at me when I was fifteen minutes late getting to the freight elevator when I had reserved it. I literally think half of the management team is bipolar. Let's not forget the lovely construction, and the fact that the painters decided to sand and paint my door--the one that got stuck--at 7:00 a.m. On two consecutive mornings. The window air conditioner in the unit was so loud that I couldn't have it on and watch TV at the same time. The elevators would work sometimes, and it was always a mystery how they would work. Sometimes they would go to the floor you pushed, sometimes not. Many times I couldn't get on the elevator after it finally came because the doors closed so quickly. My dog almost got caught in the doors! Oh, and did I mention the INSANE staff? The convenience store was great, and the people who work in there are super. Ditto for the cleaners, the spa, and the doorman. The lobby is very pretty, and the roof is great. But these pros cannot begin to overcome the cons, and there is no way I will even consider living here when I move to Chicago to begin a new job next year.”

— 1400 N LAKE SHORE DR · Old Town“I rented with a roomate in this building last year (September 2005 - October 2006) and had nothing but problems. When we signed our rental lease in July, we did not know that the following year it would be a condo conversion, so all of the rennovations, construction etc were unexpected - but at first it seemed worth it because our rent was so cheap (two bed, two bath for $1650/month - and we had a corner unit that overlooked the lake). Well, as time went on we saw the lack of organization and craziness that goes on in the building. It really peaked after about 6 months of living there, when a water line broke and flooded apartments on multiple floors (including ours). They had to bring in industrial sized fans to air everything out, and it left the floors buckled. The fans were really huge and loud (not to mention it blows everything everywhere) and after a week the manager/owner of the building came to our room to check on the flood damage. Well, we didn't have the fans on and he was quite upset with us! I can understand they want things to air out/not mold but we are also stuck with paying a much higher electricity bill as a result of having to keep the fans on, and not to mention they are so loud and bulky (having 3 in our apartment). Well, a month or two went by and ANOTHER water line broke - this time, luckily, it did not affect our apartment. I also had an incident with one of the employees at the front desk after living there a few months - I had ordered 30 lbs of rock (for my fish tank) and came down to pick up them up. They arrived in a cardboard box, and I tried to pick up the box and the bottom fell through since it was so heavy. Well I picked up the two bags of rock and left the cardboard box at the front desk since I couldn't carry it in addition to the rocks (a guy was there at the front desk but was on the phone). I went to my apartment and I received an angry phone call - the guy at the front desk called my cell phone and told me he was not my personal garbage man and I would have to come down and get the box and dispose of it myself! Are you serious?! I came down to pick up the box and he gave me quite a "talking to" about how I didn't respect him and that I was selfish - I was so shocked, not to mention there were other people in the lobby hearing all of this. I was upset not only by what he said, but that we had always been on friendly terms (I would frequently bring him candy, say hi etc). Talk about rude! Luckily we moved out in fall of 2006. Our manager told us we could stay if we wanted (our unit hadn't been sold) but it would be $2300/month now!!! So we left, and about a month later I was reading in the RedEye that there was a fire in the basement at 1400 Lakeshore. Boy was I glad we moved! Not to mention if we hadn't our cats would have died of smoke inhilation from the fire.”
