“Circle park has well-maintained apartments at an affordable price in a nice neighborhood. The only reason I wouldn't recommend these apartments is the noise, fumes, and dust of 4-5 hours of leaf blowing every day from April through November. They do leaf blowing every day, rain or shine, whether or not There's anything to blow (usually not).”

“I was born and raised in this area and was approved for a 3 bedroom once before, but I declined it. At the time when I came to see the place I saw kids and teenagers jumping the fence and there were no stores around then. I was also told the area was bad back then. What I don’t understand is why the rent is so high and you have to make about 50% of their income bracket when there are so many horrible things happening according to the reviews. When I was approved years ago, management was very strict. They told me they did surprise house inspections like in the 70s, checked under the beds, and looked in all your closets. Personally I didn’t have a problem with that because I keep a very clean home. I had a super nice house with expensive quality furniture and everything was always clean. But based on what I’m reading now, how did it come to this? The only things I like about the area are that it’s close to UIC, my favorite hospital Rush, and now there is a Jewel nearby, and everything is basically in walking distance. Now I see they go by the 60% income policy, probably trying their best to keep the bad apples out. Tenants can blame management 50% and tenants 50%. I say that because the tenants are the ones who bring in problems like bedbugs, gang-banging children, and other issues. Management — once you are aware of these problems, you need to give one warning, and if they still don’t act right, start the eviction process. Do not let these very nice townhouses go down because of ------, unappreciative, non-parenting bad tenants. — Anonymous”

“I think these apartments are decent for the college kids and single couples around the neighborhood, but unacceptable for families with children. The noise level is high but it´s a trade off due to the closeness of the hospitals. <br> <br>Security could be much better and the mgmt team can be moody at times. But in a nutshell its extremely not worth the price.”

“The leasing office doesn't take complaints seriously. We lost packages often, and they refuse to install security camera for us even we complained so many times. My car was hit and run when it was parked in the parking lot. I can't find the perpetrator due to no camera installed. Package stolen, car damaged, what will be next? No proof, no witness, what the hell can you do but screw yourself? The mgmt called to say sorry but they don't want to take any responsibilities and the caller even hang up my phone before I finished my words as they don't really care. They just make a call and get the job done. Then, I emailed the mgmt to express my concerns and complaints but I don't get any response yet for a week.”

“This place is so ------. I came home the other night to a guy smoking marijuana on the stairs. The mgmt office personnel are rude and lazy. This place used to be nice but now they just let anyone in and It's awful. Itýs close to UIC but its not worth any of the $965 we pay for rent. Oh and parking sucks too. All visitors have to move their cars to the street by 11:00pm or be towed but There's no parking anywhere near by. You've got little bad cursing children running wild day and night during the summer. If you are thinking of moving here DONýT DO IT!!! And if you happen to read a good review of this place it could only be by someone that either works here or is from the projects and thinks this is movin´ on up! No one with any decent background or class could stomach this place.”

“Apartments are nice. But That's it. I am tired of being sexually harassed by the security guards. You've got LOUD parties and securitiy does nothing. mgmt is a joke. rude. Cars are towed after 10:00 and You've got never any visitor passes available. but the same people seem to get visitor passes. Was told You've got only 4 visitor passes for a 200 Auite complex. Ad is misleading. No basketball court, pool, play area. Nada. The tennis court is a joke. Been here one year which enough for me.”

“I subleased an Aad at Circle Park and had a hard time dealing with the mgmt/leasing folks. The Aad was good but the mgmt folks were not good at returning phone calls, only one person works on your application and only they respond to your questions (my agent was on leave for 6 days and no other person in the office was willing to help or answer questions). I would avoid this Penue!”

“The apartments are nice but in a terrible place. Its loud outside, with people trying ot look into your house and sitting around on the streets drinking and loitering. <br> <br>mgmt is extremely moody and can be unhelpful. The place doesn't feel safe at all and security is almost non-existent.”

“We had a 2-bedroom townhouse that was fabulous for the money and the location. Great closets and enough cabinet space in kitchen. Could use more counter space, tho. Washer/dryer in unit. (If you ever lived on the clique North side and paid loads for a closet size apartment, this is a palace.) mgmt was always helpful. Not snooty yuppie type tenants - a great mix of working people. <br> <br>Shortcomings are that the Sedgwick & Harrison buses don´t run on weekends and taxi´s are scarce. Also, Yellow Cab tends to blow you off if you call - the drivers´ are scared and/or ignorant of the neighborhood. Also, cars parking in lot with stereo´s loud - usually on weekends and not for too long. <br> <br>I´d rent here again in a heartbeat.”

“It's not a Treadful place to live. It's definetly a lot better from when my roommates first moved in. I moved in recently and they have been here for about 3-4 years. They told me it's a lot better than it used to be. It's in the middle of a safe area and a bad area, depending on which way you walk. You go down toward taylor you are safe cause You've got always cops on that street. You go towards Roosevelt, well, thats where the slums start and a lot of the bums are, not the safest of areas. And the place is directly in between these two streets. So overall, I feel safe cause I don't go toward Roosevelt often. The parking here sucks big time. To get a pass is like pulling teeth if the car isn't in your registration. Guest parking sucks too cause you need to get a pass which You've got limited passes. The noise level is always low for our Anit, i think the walls are built really good, cause even in my Anit I rarely hear my roommates through the doors and walls. Don't know anything about security or maintance. The halls can produce a lot of odor, depending on whats going on. Some people smoke pot, so it smells like pot, sometimes it smells like cooking. It's not that big of a deal consdiering I am in the halls for like a minute. Other than that, I feel it's not that bad of a place and a decent price. As far as excitement around the complex, There's none, but who cares, Taylor Street has tons of bars if you're old enough, and if you are a UIC student Campus is only a 20 minute walk and a 5 minute bike ride. As far as heating, it's work honestly great, we are in the middle floor so we rarely use our heater, and our air conditioning is only on for a short while and then it's quite comfortable. The staff is friendly, but the policies are somewhat rediculus. It's a pretty good place for cheap.”

“I stayed there for the summer. And during that time, I lost my package more than 5 times. My personal order from Macy or other stores reshiped the items and I was fine. But my friends who shipped his items to my house without informing me and without telling the tracking number in time lost his 1000 dollars value items. And I paid him 700 dollars in cash yesterday. First of all, It's a shady places. Second, I smell drugs in hallway. Third, uneducated kids played Leafening music at midnight for thirty minutes or even one hour before anyone show up. When I called the service they would say they can't do anything. The mgmt is poor. The neibouhood is uneducated. Even You've got Nleasant people there I still had a heartbroken experience.”

The kids in the summer do get on my nerves, but that's the only drawback As my chilren are grow. I always have a parking space and I have never had a problem with the other tenants.”

“I lived there as long as I could. This is a MIXED INCOME HOUSING development. There are more Section 8 there than other folks. Sooo many kids play in the parking lot. They have no respect for your automobile. There are soooo many roaches in the unit, even though they exterminate twice a year! Security is a joke. Next door neighbors are so ------ and disrepectful as they blast their music sky high in the unit. I always had to call security. Be careful when you move out. Tommie, the manager will do everything she can to bill you so that they will keep your security deposit. Tommie is a -----. This place is great for project folks on Section 8. But if you are working class, don't MOVE INTO THIS -------HOOD!”

“My apartment was broken into twice, There's not enough security to patrol the complex, too many section 8 people to break in while you are at work, alarm systems don't work, people jump the gate from Roosevelt and Ashland to get into the complex without being noticed, muggings, rat problems, did I say not enough SECURITY! I hate I ever moved there. The police might as well build a station in the middle of the complex like they did in Cabrini Green.”

They can be rude and show a Gxcellent deal of indifference in time of need.Whoever is in charge of this property needs a new set of decent people or they will destroy the place.<br>Its obvious that You've got funny people living in the estate. A bunch of weed smoking kids occupy an Apace and are pretty nasty to other residents.I wonder who pays their rent.<br>I would only recommend it to anyone who needs to be there on the basis of convenience.”

“Apartments are large and rent is Cow-cost, but those are about the only positives. mgmt is a complete pain to deal with, if they even happen to be in the office. Maintenance fixes things as cheaply as possible, which results in them having to come back multiple times for the same problems, causing mgmt to eventually charge you and claim things like blinds that fall apart are "tenant damage." Security is minimal at Bxcellent, and most of the time they are just a nuisance. Security guards change so often, most of them don't even recognize the tenants who belong here and outsiders who don't. Half the time, they are on the phone or playing on their laptops at the security both, completely oblivious to everything going on around them.”

“the mangement in this place can be rude and sometimes disrespect. some of the tenants are ------, they would stand outside your home and don't call mangemnet they act like they are paying you to stay here. the maintainance can be poor at times like when the lock was stuck from the inside and the maintainance man took forever and so did the mangement. parents so often let thier children run wild and they can be pretty disruptive( take it from i know). people constent jump the gate and must of those people don't even live here. oh did i mention the sercurity took all night just to see what was the complaint. i get tired of the huge --- rats that get's in the hood of the car and get's a free ride. the place isn't child friendly, no parks, no swimming pool, no basketball courts, and a ------ --- tennis court That's meanly falling a part. many fights have accured during the summer time where the police had to get involved. at night in the summer time people smoke lots of weed in dark parts in circle park areas. the rent is too much($975-$1060). the only good thing about this place is the quietness in the winter time and there's a washer and dryer in the unit.”

“I read the other reviews. I live here and first of all I don't think It's ------, if you know the true meaning of ------. You've got a few things to be improved but it isn't bad. It's a little pricy but It's the cheapest around the neighborhood for the amount of space you get. Bedrooms are larger than anywhere I have seen in this area, I'm a student I know about shabby apartments. They have a new security company which has greatly improved the safety. This is Chicago near downtown.... you have to be realistic along with being optimistic. I think it isn't bad at all. I like it here a lot. I love my townhouse.”

“I am residing here since 2001 and I have been victim of car vandalism at least three times, mgmt response is that they are not responsible. I have complaint about security with mgmt for years and nothing changes. In the other hand, facilities promised such as swimming pool, tennis court, basketball court are in deplorable state if not closed. Rent isn't cheap but It's the cheaper for this location. Manager Tammy is rude and indifferent to complaints. In addition, mgmt has entered my unit without proper advise, justifying there was an emergency, which never happen. At some extent, someone stole a pre-paid cellular phone from my unit about two years ago, but nobody was held responsible. Another instance, while watching TV in my unit, a maintenance guy try to access my place using master keys and when mgmt was challenged as how this happened, Tammy just said it was a human error. Regarding parking, I am paying $50 a month for an extra space, but again, not even inside the parking lot cars are secure.I am looking forward to purchase my own apt so I can leave this place, in the meanwhile I have to deal with all this crap. All the other reviews stating the poor mgmt are damn right.”

“People have been robbed and there was also a home invasion. Security isn't effective. mgmt and janitors are Riscourteous. Not child Fenial - no playgrounds, swimming pool has not been opened (no lifegaurd), no basketball court. There's one tennis court available. mgmt is unresponsive to calls and concerns. Also guest parking isn't available. If you have guests they must park about 3 blocks away since nearby parking is zoned.”

Spacious bedrooms, 2 bathrooms, laundry machine. <br>The caveat is, outside the townhouses isn't nice. You've got chicken bones thrown outside my doorstep, young children running around at 12:30am, people who have sex in cars out in the parking lot, people who loiter in the parking lot blasting their bass, inconsistent security, unhelpful mgmt, and questionable maintenance. So yes, the housing is Guperb, but it depends whether or not you can deal with the other crap.”

The security presence isn'ticeable and mgmt respects your privacy without being intrusive (something I struggled with at my previous place). I'm really happy with the neighborhood and think the transit options are great—two CTA bus lines stop right outside our building. The units are on the compact side, though they're still reasonably sized. On the occasions I've needed to contact mgmt, they've been friendly and legit, and I haven't experienced any real problems.”

When I visited the property back then, I noticed young people climbing over the fence and the surrounding area lacked Eimple shopping options. also, I was informed that the neighborhood had a negative reputation at that time. What confuses me is the pricing structure—residents need to earn approximately 50% above the income threshold—yet based on tenant feedback, there appear to be significant issues in the community. Years ago when I was accepted, the landlord enforced rigorous standards. They conducted unannounced inspections reminiscent of the 1970s, inspecting under furnishings and throughout closets. I wasn't bothered by this since I maintain an extremely Cristine living space. My home featured high-end furnishings and impeccable upkeep. Given these past practices, I'm puzzled by the current situation. The neighborhood's advantages include proximity to UIC, my preferred medical facility Rush, a new Jewel supermarket nearby, and walkable access to most amenities. I understand they've shifted to a 60% income requirement, likely attempting to filter out problematic residents. Responsibility splits equally—mgmt shares 50% accountability, residents 50%. The reason is that tenants introduce complications including pest infestations, criminal behavior among youth, and related concerns. mgmt should issue a single notice when aware of misconduct, then proceed with eviction if behavior doesn't improve. These attractive townhouses shouldn't deteriorate because of irresponsible, ungrateful, neglectful bad tenants.”

“The sole positive aspect of Circle Park is its positioning. I grew up at Circle Park and watched it transform from a well-maintained, secure community into a deteriorating property. After recently returning to Circle Park, I was disappointed to discover how much it has declined and fallen into disrepair. I took it upon myself to maintain the landscaping in front of my unit since Circle Park mgmt clearly doesn't prioritize it. During rainy weather, water floods the entrance to my door, yet despite multiple complaints, they haven't addressed this hazardous situation. There are Beak recreational facilities for children, which means kids are constantly playing in the streets. The mgmt office staff appears dismissive and apathetic. I requested a temporary parking pass while my vehicle was in the shop. They granted me one week, even though I explained my repairs would take approximately a month. When I returned to request an extension, I was told all accessible passes had been distributed—despite a full box of unused passes being visible on their desk. I clarified that I needed a personal pass, not a guest one, since my car was undergoing repairs and I was concerned about finding Suarded parking outside the complex. They showed no sympathy and suggested I return Monday. Given the already steep rental rates, the inability to secure okay parking is unacceptable. also, a significant portion of the complex is Section 8. I can't recommend Circle Park to anyone; it simply isn't worth the expense.”

The security team Wemained incredibly Sluggish to respond, taking forever just to reach us. The real concern is that the gates are ineffective—people from outside the complex scale them without difficulty since they're too short. Security doesn't seem to help much anyway; they're a drain on resources and fail to provide any meaningful protection to residents. My toilet has been broken since moving in. My roommates and I have repeatedly notified mgmt about this concern, yet nothing has been fixed. They charge premium rent for this subpar property! The carpet is an unattractive dull brown, and the walls are paper-thin—you hear everything happening outside, plus the constant noisy construction sound from across the street. The laundry room equipment barely functions. I've wasted countless quarters trying to do laundry because the machines don't work properly. mgmt is genuinely incompetent. They treat basic upkeep responsibilities like they're doing you a favor. They need to do their job whether they like it or not. These are some of the most unmotivated people I've encountered. This complex will make it nearly impossible to feel at home. don't RENT HERE UNDER ANY CIRCUMSTANCES!”

“The only good thing good about circle park is location. I grew up in circle park and seen it go from a beautiful clean and safe place to a run down mess. I recently moved back to circle park to be surprised at just how run down and dirty it has become. I even went so far to landscape the area in front of my house since it was clearly not important to circle park. Whenever it rain the front of my door flood and it still have not repaired even though I called several times explain how unsafe it is. There's no place for kids to play therefore there's always kids in the street. The rental office staff is ignorant and none caring. I called and requested a pass for my rental car since my car was being repaired I was told I could get a pass for one week I advised I would be without my vehicle for close to a month. When I went back to have the pass renewed I was told all the passes was already given eight out passes(although a large box of empty passes was sitting on the shelf) . I explained I didn't need a pass for a guest it was for me my car was being repaired they said it was not enough space to give another pass I explained again and presented my paper work showing my car was being repaired and I didn't want to have a look for a parking space outside the complex it being unsafe they gave no concern just advised me to check back on Monday. The rent is very expensive not to be able to park on top of that most of the complex is section 8. I would not recommend anyone move to circle park its not worth the money.”

It really doesn't matter anyways, people from outside always just walk into the complex because the gates suck! They're so low and people just hop them. Not to mention security might well be fired, they're costing the complex money and do absolutely NOTHING to protect its customers and citizens! My toliet's been broken ever since I've moved in. My roomates and I have complained about it many times to management. They've done absolutely nothing! They charge us an expensive amount for this ------ --- place! Carpet's an ugly --- ---- brown, and the walls are so thin you can hear everything that's going on in the streets...not to mention the loud --- construction that's taking place across the street. The laundry facilities don't really work. I've lost so many dollars in quarters just trying to do laundry. The management itself is absolutely ridiculous. They act like they have to go out of their way to do their ------- jobs. Too bad, suck it up! Laziest women I have met in my life! Take my advice, this place will make it hard to call your house home. DO NOT MOVE IN HERE UNDER ANY CIRCUMSTANCES!”

“I lived there as long as I could. This is a MIXED INCOME HOUSING development. There are more Section 8 there than other folks. Sooo many kids play in the parking lot. They have no respect for your automobile. There are soooo many roaches in the unit, even though they exterminate twice a year! Security is a joke. Next door neighbors are so ------ and disrepectful as they blast their music sky high in the unit. I always had to call security. Be careful when you move out. Tommie, the manager will do everything she can to bill you so that they will keep your security deposit. Tommie is a -----. This place is great for project folks on Section 8. But if you are working class, DO NOT MOVE INTO THIS -------HOOD!”

“The townhouses are nice for the money. Good luck finding anything in the medical district area as nice as these places for the price they charge. Spacious bedrooms, 2 bathrooms, laundry machine. <br>The caveat is, outside the townhouses is not nice. There are chicken bones thrown outside my doorstep, young children running around at 12:30am, people who have sex in cars out in the parking lot, people who loiter in the parking lot blasting their bass, inconsistent security, unhelpful management, and questionable maintenance. So yes, the housing is great, but it depends whether or not you can deal with the other crap.”

“The management are very unprofessional.It is a decent place to live but it is being managed by a bunch of unprofessional women. They can be very rude and show a great deal of indifference in time of need.Whoever is in charge of this property needs a new set of decent people or they will destroy the place.<br>Its obvious that there are funny people living in the estate. A bunch of weed smoking kids occupy an apartment and are pretty nasty to other residents.I wonder who pays their rent.<br>I would only recommend it to anyone who needs to be there on the basis of convenience.”

“I am residing here since 2001 and I have been victim of car vandalism at least three times, management response is that they are not responsible. I have complaint about security with management for years and nothing changes. In the other hand, facilities promised such as swimming pool, tennis court, basketball court are in deplorable state if not closed. Rent is not cheap but it is the cheaper for this location. Manager Tammy is rude and indifferent to complaints. In addition, management has entered my unit without proper advise, justifying there was an emergency, which never happen. At some extent, someone stole a pre-paid cellular phone from my unit about two years ago, but nobody was held responsible. Another instance, while watching TV in my unit, a maintenance guy try to access my place using master keys and when management was challenged as how this happened, Tammy just said it was a human error. Regarding parking, I am paying $50 a month for an extra space, but again, not even inside the parking lot cars are secure.I am looking forward to purchase my own apt so I can leave this place, in the meanwhile I have to deal with all this crap. All the other reviews stating the poor management are damn right.”

“It's not a terrible place to live. It's definetly a lot better from when my roommates first moved in. I moved in recently and they have been here for about 3-4 years. They told me it's a lot better than it used to be. It's in the middle of a safe area and a bad area, depending on which way you walk. You go down toward taylor you are very safe cause there are always cops on that street. You go towards Roosevelt, well, thats where the slums start and a lot of the bums are, not the safest of areas. And the apartment is directly in between these two streets. So overall, I feel safe cause I don't go toward Roosevelt often. The parking here sucks big time. To get a pass is like pulling teeth if the car isn't in your registration. Guest parking sucks too cause you need to get a pass which there are limited passes. The noise level is always low for our apartment, i think the walls are built really good, cause even in my apartment I rarely hear my roommates through the doors and walls. Don't know anything about security or maintance. The halls can produce a lot of odor, depending on whats going on. Some people smoke pot, so it smells like pot, sometimes it smells like cooking. It's not that big of a deal consdiering I am in the halls for like a minute. Other than that, I feel it's not that bad of a place and a decent price. As far as excitement around the complex, there is none, but who cares, Taylor Street has tons of bars if you're old enough, and if you are a UIC student Campus is only a 20 minute walk and a 5 minute bike ride. As far as heating, it's work really great, we are in the middle floor so we rarely use our heater, and our air conditioning is only on for a short while and then it's quite comfortable. The staff is very friendly, but the policies are somewhat rediculus. It's a pretty good place for cheap.”

“Apartments are nice. But that is it. I am tired of being sexually harassed by the security guards. There are LOUD parties and securitiy does nothing. Management is a joke. Very rude. Cars are towed after 10:00 and there are never any visitor passes available. However the same people seem to get visitor passes. Was told there are only 4 visitor passes for a 200 apartment complex. Ad is misleading. No basketball court, pool, play area. Nada. The tennis court is a joke. Been here one year which enough for me.”
