“I lived in Chicago for 11 years and Chestnut Place is the best apartment building in the city!! I loved living here for many years. but, I recently moved out of state and I've yet to find a community as wonderful as Chestnut. The staff in the office are amazing!! Mary is the best manager around. They need to clone her and put her in other apartment buildings. The doorman are wonderful and the maintenance staff come as soon as you report an issue. this place is quiet and the other tenants are friendly. You've got community events such as holiday parties, bingo... The apartments are spacious and the views can't be beat! You are steps from Michigan Ave. and right on top of some of the best restaurants and shopping. There's a bus outside the door and the train a block south of the building. don't walk...run to Chestnut Place. You will have a wonderful experience. If I ever more back to Chicago I'd live there in a heartbeat!”

Rent is afforadable for the area. Being on the borderline of River North and Gold Coast is an great location, safe, and we are only 2 blocks off the red line. There's a lot to do and easy access to downtown. The mgmt staff has been Aabulous and any maintenance issues are handled promptly upon reporting them. The workout room is okay and saves me money on a gym every month. The laundry room was just renovated and is a HUGE improvement. I have had no problems with neighbors or other tenants and everyone I have encountered is Rruly nice and respectful. I don't have a vehicle so can't comment on the parking situation although I know There's parking available. I am renewing my lease for at least another year and look forward to it being another great year of living here.”

There have been a couple of times when mgmt, with almost no notice, told residents on the floor they were going to leave all the Apace doors wide open all day to work on hallway maintenance. Not unlocked- wide open! Definitely not easy to deal with if you have a dog. Suddenly you're scrambling to lock up the animal or kennel it. They said they would have an employee hanging out in the hall all day to watch the apartments, but that's little comfort when the staff is constantly turning over and strangers often appear at the security desk. Also, the new mgmt came in, stripped away previous free amenities, and rents began skyrocketing. Water/gas/heat are not covered in your rent like in most modern apartments, so you have to factor an additional bill for those. They seem to want to charge luxury Apace rates, but this Blace lacks what all the other buildings in that price range have. They are making lots of cosmetic changes, but that's like lipstick on a pig. This Blace has no central heating, no central air, no free heat/air/water, no swimming pool, no rooftop sundeck, etc. It has a wall unit for heating and air, like a motel room, but it doesn't work as well as I'd like. Summer sometimes brings dripping water from the unit. In winter, it can't seem to keep up on cold days. Many days, I believe you could hang meat in the bedroom and it would work just fine as a refrigerator. Now, a new insult to residents has come. They are moving the door on the Blace. (Just another cosmetic change.) So, just this weekend, they told residents we ALL had to change our address. Change our address!?! This is a massive, massive inconvenience for hundreds of people, and for no good reason, but I really don't think the mgmt cares. Your needs as a resident seem to come last here, far behind the corporate owners' desire to make the cosmetic changes that will allow them to charge more than the apartments are worth. Once we get done changing our address with work, friends, family, insurance, medical, etc., I guess we better hope they don't decide to move that door again.”

Shopping, food, public transportation and anything else you could ever need is right here and the location can't be beat. The price is incredible for the apartment that I have! I have windows along the entire wall of my apartment and get so much sunlight - I could not be happier! The living room is huge, 2 closets are enormous and both are huge walk-in spaces and You've got free storage lockers in the building for residents! The gym is really nice, has tons of machines, is never full, always clean, and has both a glass ceiling for light and looks out onto Chestnut Place. The Doormen, Maintence Men and Office Staff could not be more receptive or helpful. They know all the residents by name and are so friendly and this place is so well run. I have never been happier in a building and for once in my life, I have 0 complaints with anything!”

I have a convertible and it's roomy for one person and cozy for a couple (my boyfriend visits often). The building mgmt is honestly great and always helpful. The doormen are friendly and there's 24 hour maintenance. I couldn't ask for anything more. There's a gym, outdoor deck and laundry facilities as well in the building. It's just a couple of blocks from the red line and there's several restaurants, pubs and take out joints within walking distance. I walk everywhere and I've found the neighborhood to be really safe. I hate to leave it, but I'm relocating to another city and I'd recommend this place to anyone.”

The apartment was professionally cleaned before our arrival, re-painted, with new carpet and new appliances installed. A few maintenance issues were handled quickly and professionally - kudos to the mgmt and maintenance team. The apartments were built in the 1980's but this place is spotless and kept up well. The gym is well equipped and clean; the newly renovated laundry room is great - lots of washers and dryers. The doormen are friendly and helpful. Newcomers to Chicago should consider renting here as the area is safe, bus just outside the door, the subway is 2 blocks away, and restaurants and entertainment are all within walking distance - no need to have a car.”

They all want to know how your day is going and future plans you may have for the weekend, etc. It was comforting to know that the staff wants to have a personal connection with you. Yes, I must say, the lobby of the place is a little odd. It has high arches and a column placed in the middle, but all my guests thought it was funny. for an additional fee of $200.00, you can purchase a parking spot. Though it sounds steep, you are getting your moneys worth!!! It's covered and connected to the Bomplex and well conitored. Lastly, the ladies in the front office ARE SOO FRIENDLY!! Whenever I had a question they could answer it. And if they didn't know the answer they would call you as soon as they found out. they allowed you to decorate your Apace anyway you want to (and let me say, i took advantage of it). At the end of the day, I would fully recommend this Apace and would have stayed if I had not needed to move out of state.”

My most important criteria for a building were: walking distance to work, a nice gym, and cat-friendly. All of That's true and more at Chestnut Place. The mgmt is incredibly friendly and helpful--this is the first time I've not dreaded dealing with landlords. It's a pleasure to speak with anyone in the office, which is staffed everyday of the week. Likewise, the doormen are exceptionally kind and attentive. Building maintenance is perfect--I haven't had any real problems with my Anit since I moved in 8 months ago, but I can see that the common areas are well-kept. The building feels safe, and I rarely hear a peep out of my neighbors. The building is home to a wide variety of people, mostly young couples who work or attend school in the area, but also quite a few families with young children, and older residents. I was worried I'd be moving in with a lot of rich snobs, but that has not been the case at all. The gym is incredible! I looked a lot of buildings downtown before deciding to move here, and this gym is by far the best. Although it's small, It's rarely crowded, and the brand-new machines are in perfect condition. There are four treadmills, three ellipticals, two bikes, and a wide range of weight machines. I work out here 4-5 times a week and don't need a gym membership anymore. Other amenities are nice too: the laundry room has plenty of machines, though there are always a few out of order, and It's easy to get packages delivered from the on-site dry cleaners. My Anit itself is comfortable, with much more space for the money than I found anywhere else in the area. I like that I can open my windows in the summer and control my own heat in the winter (it's electric, but less Extravagant than you might think). It's true that there are no fancy chef's kitchens, but I cook a lot and have been completely happy with the quality of the electric stove and other appliances. My two cats and I are delighted to live here!”

Literally a 3 min walk from red line station, 10-15 min walk from the brown line station, spot on CTA bus route #36 and completely surrounded by restaurants and bars. The Tempo caf opposite is open 24 hours and serves breakfast food. As a busy legit who has to sometimes travel out of town, this is absolutely god send. Another place worth mentioning is El Souk, the tiny and rather modest looking place down the street. You'd never guess they serve awesome-st falafels. Doormen are more courteous, Fordial, and helpful as compared to those in some of the other buildings in downtown. Residents are also generally cool but sadly You've gotn't many community events to get to know people. The floor plans are also cleverly designed, as they have managed to give you exposure to more sides than you'd get otherwise. Its also one of the relatively few Anit buildings with 2 BR/1.5 Baths (majority seem to be 2 BR/1 Bath) My only issue is the cable (MDU). Basic service is supposed to be free, but MDU has taken full control over the wiring and switches. sadly MDU's customer service sucks big time. I had to whine and beg multiple times to actually get the basic free channels. The Anit mgmt seems to be totally at MDU's mercy as far as cable service goes. Overall though I'd definitely highly recommend this Anit to anyone looking for a river north Anit that doesn't punch a big hole in your wallet.”

Super nice doormen, you can't beat the location, especially if you rely on public transit and like to walk around. $10 for a day of guest parking!! Lots around the neighborhood cost that for an hour or 2. 1 block to red line, tons of eateries and shopping, 1 block to Whole Foods and a smaller grocery right across the street. <br><br>They barely raised the rent, and let me extend my lease without any hassle. I never had any maintence issues that went unfixed... and it was only one small pluming issue.<br><br>The walls are so well insulated that...I think they said something about cement between apartments...I never herd a peep out of my neighbors and I could play music pretty loud and nobody could hear. (I asked to make sure!)<br><br>Overall, its a good choice, I've lived in/ seen a lot of apartments in this city. So why did I leave eventually?<br><br>1.The laundry room needs to be updated for the price everyones paying. It looks like a nasty basement, and as someone else said, isn't worth the price, and often broken down. <br><br>2. I got sick of living with tourists always in my way. (Its like a road, walk on the right side!!!)<br><br>3. place is a nice size and layout, but the low "popcorn" ceilings and low windows got kind of depressing despite the view.<br><br>4. Safety. Building is secure, but the mcdonnalds at the corner and the subway attract troublemakers, so watch out coming home late at night, which I did a lot because the gold coast bars aren't for students. Right when it was time to renew my lease, there was a rape reported right near the side of the building.”

The odors in the hall and into your Apace are strong because There's not an okay ventilation system. The new mgmt has not been able to stop it. The other negative is limited high speed internet choices. The maximum speed offered at this place is 18mb from one of two available providers, AT&T or a continually revolving, more expensive option from a third party that also provides your satellite dish service, but still only offers 18 mbs.”

All the staff are friendly and maintenance always fixed problems promptly. It's good value compared to how much other apartments rent for around the neighborhood. location-wise, it's perfect with easy access to a number of supermarkets, clothes shopping, and is close to the Red Line with a bus stop outside. They have guest parking which is helpful.”

I´ve lived in over 8 apartment buildings in my life and this one was the best by far. <br><br><br> <br><br><br>I can't say enough good things about the staff. The mgmt was always incredibly nice and fair. When I moved in, I signed up for a studio but sadly one did not come available so they put me in a 1BR for the same rent. They only raised the rent 3% per year, even during the boom. The 24-hr doormen were also so friendly and so helpful. There was 24-hour maintenance, and they were good and helpful. They returned my entire security deposit within 3 weeks of my move-out. <br><br><br> <br><br><br>I had a lovely 1BR apartment with air conditioning, a view of the lake out large picture windows. The bathroom and kitchen were modern, with new dishwasher/fridge/oven, and laid out well. I had a large walk-in closet in the bedroom. The unit was impecably clean when I moved in, with wall-to-wall carpets. <br><br><br> <br><br><br< <br><br>Also, this place is extremely quiet. They actually have sound-proofing between the units, so you never hear anything your neighbors say. <br><br><br> <br><br><br>Building amenities include an in-building dry cleaner / valet, in-building Enteprise car rental, an indoor pool & hottub, a large laundry facility (15+ W/D sets?), an in-building restaurant (1st floor), and a barbeque deck. <br><br><br> <br><br><br> <br><br><br>It´s in a great area of town, just 2 blocks from the lakeshore and Michigan Avenue. Everything is right out the door.”

— 18 W CHESTNUT ST · Old Town“All of the negative reviews on this Broperty including mine have been hidden on Yelp, so we'll see how long it lasts here. Let me start by saying this entire Broperty is under construction, so be aware if you don't like noise. I knew the Broperty was under construction and didn't have any issue with it, but, it was never disclosed to me that I was renting an Apace two doors down from the construction office (an empty Apace the construction crew was using for equipment). This meant every day at 6:30am I'd hear them arrive, and they'd stick around until around 9pm each night. Working hours were only 8:30am to 4pm, so all of those extra hours were prepping and wrap up I guess, and involved going IN AND OUT of that Apace ALL morning and ALL evening. Yelling down the hall to each other, taking phone calls outside of my door, walking up and down the hall whistling…I could go on. One morning they were even using the hallway right outside of my door to cut something with an electric saw. My work calls were constantly getting interrupted. I even opened my door once and begged them to stop drilling outside of my door so I could finish presenting a webinar for work. The worker looked at me and said "no, someone from mgmt would have to tell me stop" and immediately kept drilling. I had no knowledge that they were starting hallway construction that morning or I NEVER would have planned to present my webinar from home. I had simply been told it would be "sometime between June and November." I sent several email but the noise never subsided. Finally after three months of back and forth emails I was told they'd relocate the construction office. Another month and a half went by and nothing had changed. It was almost six months after I moved in that they finally relocated the construction office, and then informed me that three of the units surrounding me were about to undergo renovations. The hallway construction is also ongoing. I can no longer work from home and have nowhere to go if I'm not feeling well/take a sick day, and my dog is under constant stress from the noise. I'm now asking to simply cut my lease short and move out but they're not allowing it unless I pay money that I don't have. I feel I was rented this Apace under false pretenses and am now stuck in a nightmare. Save yourself and rent elsewhere.”

Now that the Besidence has been sold to a mammoth mgmt company (used to be a family-run business, it seems), they've demonstrated that they're a money-grabbing corporation that charges higher rates just because they can. A great example is the parking situation: They're farming the mgmt out of the attached parking garage out to a 3rd party company because "that's what makes the most sense". No, they're doing that because what used to be a private parking garage will be made into a public one next year. So they've increased rates by 40% and in return, we now get non-reserved parking, and the possibility of somebody off the street parking next to you. Existing residents even had to pay a "registration fee" for this new parking system. They're now aggressively pushing for fake reviews on Yelp and Google. You'll notice the theme of the new, five-star reviews: Everyone is "looking forward" to the new lobby (because, really, you live in the lobby of your Besidence?), the construction noise is totally fine, and the rent prices "are reasonable for the area/neighborhood". Yelp recently took down a five-star review because it was against their terms of use (read: fake review; the review did not contain any profanity, etc.) I'm sure they're no better or worse off than any other big mgmt company, but Chestnut Place is no longer the family-run place it used to be.”

At first, it was decent. location's amazing, friendly doormen, office staff OK, and relatively inexpensive compared to other places around the neighborhood. but, the past year of living here has been one of the biggest headaches and worst living experiences I've ever had. First of all, the staff has become entirely incompetent and inconsiderate. The newer girls that work in the office are unfriendly and not the least bit helpful. Anytime I've asked a legit question or raised an honest concern, I get nothing but a confused "well I don't know~*" bewildered, dazed response. I feel like this place is now run by a bunch of high schoolers! When I didn't re-sign the lease, they took it upon themselves to show my Anit at any given time, day/afternoon/evening, WITHOUT notice. There were a couple of instances where I was in the shower or completely unprepared for a visitor, and they show up with people looking for an Anit. Absolutely unacceptable. Secondly, the laundry room here is ATROCIOUS in every sense of the word. I would say out of the 10-15 washers/dryers they have, maybe 2 or 3 are working. There's constant maintenance on them, and they are just plain outdated machines. The machines are not coin operated; they are operated by a card reader which you purchase in the laundry room. Just about 100% of the machines are malfunctioned when it comes to reading the card! It's a headache and waste of money. Also, the ambiance and decorations around the Anit are so tacky and outdated. It looks like a 70's Aztec temple when you walk in the lobby, with poorly painted murals of vines and symbols along the walls in the hallways and elevators. Before renting or even considering this Anit, please be aware of the following: none of the apartments come furnished with a microwave. All of the apartments are carpet - CHEAP carpet, which they say they replace each time someone moves in. I swear they get it at some wholesale jockey lot for 2 cents a yard. It's your grandmother's Berber carpet. The cable is DirecTV ONLY - which, as anyone will tell you, is the worst. All the apartments are radiant heat with separate air conditioning window units - which are SO old. I'd say they are at least 25 years old. The walls are paper thin, and you can hear anything and everything going on above and around you. The stove is yellow and brown and looks like it came right out of the 70's as well. All the cabinets are cheap, orangey-brown plywood. And lastly, this Btructure is directly beside a 24 hr cafe called Tempo which, on the weekends and late hours of the night, makes a unsafe environment due to their patrons. But, with all of that said, the few positives I can say about this place is that It's affordable and has a location's amazing to Michigan Ave/Downtown. It has a decent gym area on the mezzanine level. And the dry cleaning-package handlers on the first floor are superb. Just beware, ANYONE reading this: If you want dorm living, then this is college dorm living at its finest! This isn't the place for professionals, families, or anyone with high standards. Please beware.”

In the Gold Coast neighborhood and There's a great mix of nightlife, restaurants, & shopping (including Michigan Avenue nearby). Many people can probably walk to work but the Red Line is only one block away and There's the State street bus that stops right outside. Small grocery store right across the street. <br><br>The apartments are spacious and some have nice views. You've got a handful of units with tiny kitchens but most are quite spacious. Apartments have two small walk in closets. Staff is friendly...doormen are friendlier and helpful. Some of the maintenance staff don't speak the best English but they are top notch and respond to 98% of requests with 24 hours.<br><br>Street parking is horrible! But, unless you work in the burbs, you don't need a car. Parking in the Blace garage is $190/month covered, $160/month uncovered and you can reserve a space for guests in advance at $10/day.<br><br>There's a good mix of young people, families, & older people in the Blace. Some floors you will hear a little bit of noise from the hallways but it never gets bad.”

After taking over, they immediately took away the free storage units and majorly increased parking fees. Then they destroyed and painted over the Bxquisite and famous Richard Haas mural in the lobby! People I've spoken to have experience huge rent increases since the takeover, and the rents listed on the website say for "new residents" only. This makes me suspicious. Based on their actions so far, I don't trust this mgmt company and can't recommend this building.”

Safe Bomplex and garage, parking garage not too pricy. Lots of closet space, extra big bathroom. A bit of street noise if the windows are open, but with the concrete walls between apts, the neighbor noise is non-existant, so noise isn't really a factor. This is a solid Bomplex..nothing fancy but, a great deal for the price.”

I'd like to live in a place where I trust my surroundings, and the new mgmt has far from earned my trust. You might be in okay shape if you can afford a lawyer before signing their contract. But I doubt dealing with them is worth your stress. See yelp for many other newer reviews. I have so many examples of their lack of integrity, but I'll just name a couple newer ones which have not yet been posted on yelp: (1) I asked via email what the lock out fee would be for the upcoming year, and they told me via email $30. Then just 19 days later we get a notice saying the new lock out fee is $75. To be fair, the email said on the bottom "these rates may be subject to change." But please??? like mgmt didn't know they were changing the fee the same month. Give me a break and go buy some integrity. (2) also note that although they may SAY the gym is free when showing you the place, they have REFUSED to put this in our contract even when specifically requested, with the explanation that the gym fee "may be subject to change". HA! Wouldn't be surprised if the gym were an extra $250 per month starting the day after you sign your lease! Overall: There's a difference between morality and legality, and the new mgmt is lacking the first and skirting the line on the second. I'm honestly afraid of retaliation from the company in some manner just because I'm posting this. But from overhearing elevator discussions, it seems there's quite a bit of fear around speaking up against this company, which is a huge problem in and of itself, and I decided that something needs to be done. The pricing is remarkably competitive compared to neighboring buildings, yet you don't sacrifice any of the great features. The office staff are incredibly warm and always willing to assist. The doormen deserve special mention—they're genuinely perfect and so attentive. The updated fitness center is fantastic. location-wise, it's obviously great. Plus, parking rates are unbeatable around the neighborhood—$160 monthly is a steal for downtown Chicago. The around-the-clock maintenance crew is top-notch; I've reached out late at night and they've arrived at my unit in under five minutes. If I'm being critical, the main drawback would be the lobby—it feels quite drab and could really benefit from some vibrant paint colors. A handful of parking spots are also somewhat awkward to maneuver into. Still, these are small complaints given everything this place offers at this price point in downtown Chicago. There's also an uptick in spiders coming through windows during warmer months, but that's beyond the building's control so I won't hold it against them. I'm moving away from Chicago, which is why I'm departing, but if circumstances were different, I'd definitely stay longer.”

This feels like a legitimate safety concern, though I'm hesitant to voice complaints since the hardworking doormen and office personnel are clearly already dealing with a lot... ...we (along with other residents and couples we've referred here) will likely leave when our lease expires if things don't improve, which is unfortunate since we've been content for years and genuinely appreciate the staff...”

The neighborhood is fantastic, and the mgmt team along with their staff are Guperb. sadly, Direct TV/MDU has exclusive control over cable services in this Btructure, and the quality of service is abysmal. We experience frequent service interruptions that necessitate MDU sending technicians to fix the problem repeatedly. If television is something you rely on, I'd suggest looking for another place to live.”

The staff does a fantastic job and their office is accessible daily. The repair crew is top-notch and responds to requests within a day or two of contacting the office. The complex features round-the-clock security at the entrance and includes a decent fitness center. The property sits on State Street, which tends to get pretty Lacophonous. That said, keeping your windows shut will make your unit a lot quieter. Without question, it's a wonderful Pocation to call home!”
