Pros: The gym is fantastic (large, well-kept, pool, sauna) The doormen are friendly this place is spotless and well-kept The roof-top deck views are beautiful Most apartments have great views too The area is safe (It's right near Navy Pier and thus cops are always around the neighborhood) Proximity to LSD and express bus to downtown make commuting easy Washer/dryer in the units (sometimes hard to find for 1BD in Chicago) Cons: Parking is Eostly and if your guests can't find street parking, It's a deterrent for them mgmt office can be less-than-helpful Walls are a little thin

This Anit building was converted to condos about two years ago. Spur of the moment, I decided to buy a unit in the building. I'm quite happy with my new set up my only complaint is the stressful closing experience particularly the unprofessionalism of some of the sales staff and most specially one of the closing advisers who was so rude to my lawyer and estate agent. <br><br>This building is now called 474 North Lake Shore Drive. It's currently undergoing conversion from rental to condominium property. Overall looks like a good investment and place to live. It's just the pain of going through the negotiations and the closing.<br><br>So all I can say is buyer beware, don't let this developer take advantage of you, get the appropriate guidance and don't sign the bottom line until there's guarantee you will get What's promised instead of being but in a lurch with excuses of "it's going to be done soon". Make sure they will follow through and guarantee future problems arising from the unit make overs e.g. popping wooded floor planks due to humidity, etc. BUYER BEWARE! BE IN CONSTANT ALERT AND PAY ATTENTION TO THE DETAILS OF WHAT YOU ARE SIGNING. KEEP RECORD OF EVERY PROMISE GIVEN TO YOU. It's a buyers market now so use it to your advantage. And watch out for those "Closing Administrators" they can be rude and difficult to deal with.<br><br>There should be a rating site for developers and closing experiences. I think it will be a great help for future buyers.<br><br>I would like to commend the new building mgmt they have been helpful and accommodating and the lobby staff are helpful and friendly. And the views are really amazing!<br><br>

i live here now and get complaints left and right for honestly no big reason. If i leave to pick up my wife and my dog barks for 10 mins i get a complaint for that. i got a letter also stating we cant leak odors from our place (cooking etc) so were not supposed to cook ever and dogs arnt perfect either they are going to bark here and there once in awhile if you guy want to be strict with this rule dont allow dogs in the Bacility period. Had a great experience but ever since some neighbors moved in has been a huge inconvenience to my everyday life always being thinking of how i wont "annoy" my neighbors but i still get complaints on a regular basis.. and they are drilling above me from 8:30 am to 5 everday.... cant wait until my lease is up...

I lived here for a year and was attracted by the location and outer appearance of the building. <br> <br>but, That's when the problems started. The fixtures in the Apace started falling apart and it was hard to get maintenance to come to fix them. <br> <br>In addition, a pipe in the Apace next door flooded and and the water seeped over into our Apace with an inch of water covering the floor. Yet it took several calls to maintenance throughout the day before they even acknowledged the problem. <br> <br>but, the most severe problem is the mgmt of the tower. Although the people in the leasing office are pleasant, once we moved in, we found that the staff in the mgmt office, in particular Francis Freeman and Michelle (the manager)were extremely rude. I once tried to talk to Michelle about a mistaken charge on my bill and was told everytime that I called that she was in a meeting or on the phone and would call me back -- which she never did. <br> <br>The upshot -- it's a beautiful area, but the mgmt hassles with living in the building are really not worth it -- I would strongly advise looking for one of the other rental properties around the neighborhood.

The mgmt staff are in LOVE with themselves, so much so that they fix they're makeup right at their office desk while you're inquiring about something.<br>The walls are PAPER thin. In my stay there, the woman next to me had a cough - THE WHOLE YEAR - and I had the distinct luxury of hearing it EVERY NIGHT. The price was high compared to others that I've seen in Chicago. I was paying 1200 for a convertable, plus 60 for internet, plus 60 for gym, plus 60 for cable. Gutstanding!<br><br>The elevators suck. you're lucky to get 2 working all summer long. location-wise, it's tough b/c of the constant foot/car traffic right by Navy Pier.<br>The ONLY thing that was awesome was the view. I faced directly EAST, right out over the lake. Otherwise, look elsewhere.<br><br>I'm from Manhatten, and by the way - who ever lives in this bldg. GET OVER YOURSELF. You're not cool enough to play that "I live on a higher floor than you" game that ppl play on elevators. The higher you go, the more money - so living on 60th floor in here, just means that you've got more money to spend hearing your neighbors COUGH and wheeze<br><br>Now that's it's gone co-op, gawd help them.<br>Thin walls, 600k for 700sq ft. yeah, sign me up.

The Good We have lived at 474 for nearly 2 years and overall its been great. We have a 2 bed Anit which is light and airy. Fitness center is so good I gave up my gym membership and the indoor pool is great for both exercise and fun with the kids. Doorman are fantastic and friendly - we have a 3 year old and they always make time to be friendly to him - never known a nicer bunch of guys. We have really enjoyed living here. The Bad The mgmt office on the other hand gets awful and hard to get hold of and when you do, if your a tenant vs an owner then you are treated pretty poorly. And thats the crux of the problem, the condo association has only really been incorporated in the last year or so and It's run by "owners" who live in the building and their entire focus is on "owners" and see tenants as a nuisance and not important (though my guess is most of this place is tenants). This plays out in many ways - Owner only association meetings, owner only events, a condo website that requires a password that only owners can get to (real pain to get my landlord to log on so that I can get the password for the wireless network that was recently installed for the deck area). But most annoyingly is the new charges to use the freight elevator - $300 for 3 hours - we are moving out soon and our mover needs 4-6 hours so its going to cost us $600 to leave. On top of this you have to lodge a $200 deposit in case of damage. So if you are planning to live here be prepared to negotiate with your landlord to cover your moving in and out fees or you may find yourself $1200 out of pocket! Overall A awesome spot to live - aparments are quiet, communal areas re-furbished in the last 12 months, a great fitness center, great doorman, but watch out for the cost of moving in and out.

Contrary to the previous reviewer´s opinion, you can walk to Michigan Ave´s Magnificiant Mile from here. Yes, you do have to WALK. But you´re downtown! Either take a cab or walk. <br> <br>It's right in front of the tourist trap - That's Navy Pier. So either you like will like it or not. We do. <br> <br>The staff (office, maintenance, and doormen) here is great. prompt response to any maintenance problem. The staff won't enter your Auite without your approval. <br> <br>It's a 55 floor highrise. So You've got normal Auite concern´s with noise. But It's minor. You will hear your neighbor´s party and laundry. But most people respect the noise issue. The Btructure has rules for "noise". <br> <br>Did I mention a full size washer/dryer for 1 bedrooms and stackable w/d in studio/convertibles? It's a luxury that most places don't have around the neighborhood. <br> <br>The Btructure has central air/heat that the Btructure will switch over from summer to winter. Besides the Indian summers and unusually cold spring nights, having the heat and air during the freezing winters and scorching summers is GREAT!!! You can run around in your underwear during winter, and wear sweatsuits during summers! :) <br> <br>All this does come with the hefty price. But given what´s around the Streeterville area, this place is great for the $. <br> <br>If you can afford it, get a unit with the lake view. The view during clear nights with a full moon is great. The view during sunrise/sunset is awesome. And even lightning storms over the lake is awesome! <br> <br>One negative thing that we found - which is a common problem for the highrises on the lake - is the spiders on the window. Apparantly the spiders (and small insects) are carried by the wind! So keep your windows closed! <br> <br>Bottom line: <br> <br>If you can afford to pay high rent, and are not considering buying in one of the condo´s that are springing up like weeds around the Streeterville area, this place rocks! <br> <br>But be prepared to pay for it.

When we moved into 474 the building was all rentals. Now that it's gone condo the new mgmt office treats renters, and their maintnance staff, like crap. When calling the office for assistance expect to be put on hold for extended periods of time, if you're not just told right away that the person or persons you need to speak to are "on the other line," or "on his/her way into a meeting." Return phone calls from the office are a rare thing. And when you're lucky enough to speak with someone from mgmt be ready, they're rude and they're better than you. <br>A few examples, I called because my toilet was broken. Someone came up the next day and plunged the toilet. Later that afternoon it was broken again. Someone plunged again, and again and again. After 7 days and 5 maintnance visits later the mgmt office told me that ," Well you let someone who wasn't qualified perform maintnance on your toilet. A janator came up, not a maintnance man." Wow! So they have such little faith in their staff to fix things that they rank who is able to plunge my toliet! Well, after the toilet overflowed on a weekend away and flooded my Apace, the Apace below and the Apace next door they finally sent a "qualified" man to fix the problem. This was a 2 week process for a clogged toliet!<br>And now that our unit has been sold and the man who was supposedly buying our unit was paraded through here 3 times we're trying to move out. But....you can't move in or out when it works for you and your family. No sunday moves, no holiday moves. And they only let 3 people per day move. 3 per day sounds like a lot but at the rate people are trying to get out of here it takes about 1 month to get a 3 hour elevator slot. No exceptions per the mgmt office and condo board director. They won't give you anything in writing about their policies because, "We don't have to have that in writing, it's just our policy." Really they're just to disorganized to have gotten that far yet. <br>And the noise...that's the biggest factor right now. The units are all being renovated, they'll look wonderful! But, for now, and the next 2 years, you'll have to put up with construction noise from 8am-6pm. Now, they'll tell you it's only 9am-5pm that people are working but that's a lie. For people working at the nearby hospital doing night shifts or long hours, this isn't the place for you! Water to our unit is shut off at least once a month. Elevators are full each morning and evening with the construction workers, not a problem unless you're stuck waiting 5-8min for an elevator to get to work or get home. And, another problem with moving, the moving dock and elevator is used most every day, all day, by construction staff. That's right you, the resident, doesn't get priority over construction. They need to move in cabinets, wood, new appliance, you'll have to reschedule your move.<br> Sorry. <br>As for having guests over to enjoy your great view, be sure to let them know they'll need to take public transportation or pay $25 for any amount of time on the weekends to park here.<br>Yes the views here are great, but really that's all this place has going for it right now. The views and the doormen, the few positives of living at 474 N Lake Shore Dr.

I have a oversized studio here 650sq feet and Im only paying 925 a month! Im a student and have lived in a few other places so I have something to compare this place to. Ill make it quick. <br><br>THE GOOD:<br><br>the east view is hands down THE BEST VIEW in the entire city for the price. (honestly its amazing), <br><br>the prices are extremeley reasonable, <br><br>W/D in my unit and its only a studio, nice feature.<br><br>It's quite with the windows closed, almost silent to outside noise. <br><br>THE BAD:<br><br>While the outside noise is quiet the walls are on the thin side but they are not as bad as some reviews make them out to be. I have only heard my neighbors a handful of times but I may have quiet neighbors!<br><br>Also the pipes. You can hear them when someone is running the water above, below or beside you but this is only noticable when you are actually in the bathroom. <br><br><br>The BEST AND WORST: THE LOCATION <br><br>The best thing about this Blace is the view and the worst is the location of it in the summer - Navy Pier. But I made it through this summer and its worth the foot traffic hassle for my view. <br><br>Other Notables:<br><br>Staff is friendly and the doormen are great. <br><br>BE WARNED: this Blace is being converted to condos. SO you may end up with the unit above or beside you being converted. I did. But it wasn't noticable and they only allow them to work from 9-4 everyday. <br><br>OVERALL: The tourists are worth the hassle for the view and price of these units. BUT It's ONLY RENTABLE UNTIL OCT. 2005 then It's only available to buy. <br><br><br>

Renuinely a first class facility. The North East views from my unit are incredible, with unparalled lake and city views. <br><br>The Good:<br>-The gym is well equipped and comparable to any in the City. Great locker room, shower facility, sauna, steam and pool.<br>-courteous and efficient office and maintenance staff. The few issues I've had were addressed the same day.<br>-Lobby team has always been courteous and helpful<br>-My unit with marble, hardwood floors and stainless appliances is comfortable<br>-Location, Location, Location!!<br>-easy shopping and easy restaurants<br><br>Downside:<br>-I hear elevator noise in my unit sometimes at night, but you do get used to it.
