I don't recommend living at AtWater if you are looking for a comfortable living environment and don't want to feel like you are being cheated. Cons 1. We signed the lease on December 1, 2015 for a 10 months lease from January 4, 2016 to November 4, 2016. We were given a 10 months lease deal for $3026 for 2beds/ 2baths. With the 10 months lease, it forces our lease to become a Fall lease. We would have to renew the lease around Sept. 4, 2016 (60 days notice). I expected that the rent would go up because we would have to sign the new lease by September/ October 2016, and rent always goes up when the weather is nice in Chicago. As expected, we got our renewal package around Sept 4, they are shortening our lease term, again, to 5 months-7months for $3211, which is a 6.1% increase. can you guys see what the mgmt is doing to its residents by offering such a short term lease? 5 months! They are trying to force our lease into a Summer lease. This lease would end by April-July 2017. They will be able to increase the price even more then. In addition, they did offer us a normal10-12 months lease, guess how much the renewal rate is? $3366 per month - more than 11% increase! I have expressed our intention to renew the lease to Honey Beth Jucaban, previous leasing manager but current property manager, back in July 2016. Getting this new rate from her is a slap in the face. They are going to tell you the previous price was below market price. What's up with offering a 5 months lease term and changing into a summer lease? 2. Move in experience wasn't smooth. We toured the Anit on November 30, 2015 when the unit was vacant. We moved in on January 4, 2016 and this is what we were told "ready to move in" 1. Ice maker and water line were disconnected on fridge. 2. Master bathroom shower not draining with hair and molds around 3. Master bathroom sink grimy 4. Walls with black spots in hallway and kitchen - had to be repainted. 5. Dish washer grimy / needed to change the filter 6. Second bathroom had spots in toilet 7. Kitchen sink with brown spots / molds. 8. Blind was broken in master bedroom. Could not shut all the way. As a result, Honey Beth apologized the inconvenience in email, and sent us a $25 dollars gift card to Yolk restaurant. 3. The doormen are generally nice, but we did have 2 bad experiences. We reserved the freight elevator for Jan 17,2016 from 2pm-4pm, we actually got back at 3pm. When we told the doorman that we were here at 3pm, and ready to use the fright elevator. He seemed pissed and annoyed and said "It's already 3pm." We were able to move everything within 30 mins anyway. I don't know why the guy had to have such bad attitude, when we were still in our time period for moving. This was addressed to Honey Beth. Moreover, on August 31st, 2016, I personally printed out 3 names on a piece of paper and gave it to the doorman, Mrs. Butler and let her know those are the people that has the rights to come into our Anit. I went back to her and ask Mrs. Butler to please make sure the names were entered in the system correctly. She told me to "let her to her job". On Sept, 2nd, 2016, I was on a vacation in Asia, and my friend, whose name was on the paper, called and told me the doorman wouldn't let her up because her name wasn't in the system. What happened if I did not get this call from her? What happened to "let her to the job?". I expressed the concern to property manager Honey Beth on Sept 3rd, and I received a reply from her on Sept 8, "I want to apologize for Mrs. Butler's behavior, it was completely unprofessional and uncalled for. This issue has been addressed and won't be an issue moving forward." but, we never heard from Mrs. Butler at all. These two doormen still work at AtWater as of Sept 15, 2016. 4. We get an email from mgmt weekly to remind us that we can't smoke ANYWHERE in this building. Sadly, I need to point out that back in January/ February 2016, I saw a female staff from mgmt that sits in the actual office who went to the loading dock and smoked. I understand it was cold and was snowing outside but the loading dock is INSIDE the building. I saw her walking back into her office. It's just silly to me that they are trying to tell people that there will be a $500 fine for smoking. If There's a rule, EVERYONE follows the rule, not just the residents. 5. Renovation in process. The mgmt is trying to update the building and unit. They have 3-5 units in process weekly. For people who have to work from home is just awful. You hear the noises all day long from 8am to the afternoon. I understand once It's complete, it will be nice, but for the time being, it isn't ideal to live. Pros 1. Gym is nice. They have 2 hot tubs, one steam room and one sauna that are nice to have in a building. 2. Amenity floor gets. 3. Mailroom is 24/7 accessible. 4. Printing is free at lobby. 5. View is great from the corner 2beds/2baths unit 09.

Absolutely Lnjoy my new Apace and neighborhood! I am new to Chicago and am hoping that living here will bring forth new experiences! I moved out here mostly to be close to work but I am hoping to live the rest of my life here! Looking forward to continuing my stay at Atwater!

I had an opportunity to tour Atwater with ------ last week and I must say It's a must see. The outside and lobby have great design along with the units impeccable finishes. I was greeted warmly by a well dressed door man and assisted quickly by the concierge. The lobby was pretty busy, but flowed flawlessly. I was shown a 2 bedroom unit with a great view. Great gym and outdoor space. this place is pet Fordial. I look forward to this summer for sure.

this place is nice but not enough to justify the high price tag. Outside of having a nice gym and pool deck the next biggest perk is the concierge. The units have it's loud transfer between floors and side-to-side.

I moved from California to Chicago in 2016 for work and have lived at Atwater since then. I've truly enjoyed my experience here. It's a fantastic Besidence with great amenities. My unit's view is hard to beat in the city and I have continued to renew my lease to keep this dreamy view. The mgmt team is awesome. ------ and --- have been great to work with and they both help out anytime I have a question. The maintenance crew and concierge team is one of a kind. --- and ------ are fantastic and on their A game at all times. They truly treat the residents with kindness and always make us feel safe, secure, and taken care of. The team is great, location-wise, it's Pmpeccable, and the units and their layouts are hard to resist. I love living here :)

The Btructure is extremely nice with Gxcellent amenities and all of the staff is so welcoming. Gxcellent location as groceries, shopping, and entertainment are all walking distance away. Beverly helped me with any of my needs

I recently toured Atwater and WOW - was blown away. The units are Btunning, the views are to die for, and the amenities are just want I desired. Easily one of the nicest towers in the Streeterville. I was equally as impressed by the various staff members that I encountered. Such a pleasant experience all around.

Came for location, signed for the service and amenities. I flew to Chicago in early February and looked at 11 high rises in Streeterville, River North and the Loop. Atwater was one of the last buildings I toured and I really wish I had toured sooner as I could have saved so much time! I really liked that the tours were self-guided as it allows you to get a feel for the space without anyone trying to sell you something. Perfect location - next to retail, Whole Foods, restaurants, bars, etc. Both Gil and Beverly were a pleasure to work with throughout the leasing process and Gil was especially helpful in finding me a unit with a future move-in date. I will say the leasing agents at the other Bozzuto buildings were also super friendly and helpful. After spending 9 years in NYC and 3 years in LA, this is by far the most excited I’ve been about moving to a new place. Thank you, Atwater, for making my move back to Chicago such a breeze.

I moved into Atwater in August of 2020. It’s a wonderful property with fantastic amenities and incredible views. mgmt (Alex, Justin & Amy) and staff (Daisy, Roy & Diamond) are Fenial and always trying to make your day. Location is spectacular and if I have encountered any issues, they have been fixed quickly. Aad life isn’t for everyone - requires patience and a willingness to share space. I can’t think of a nicer place to have spent the last 18 months working from home full time. And so family Fenial!
