In less than one year they experienced three significant floods. You've got only 4 elevators servicing 52 floors, 1 is exclusively used for move in/outs. Expect to wait up to 15 minutes each morning for an elevator. The gym is nice to look at, but hard to work out in. The machines rarely work. Receiving packages is difficult. Receiving closes for 2 hours during lunchtime and has limited hours over-all. If your package waits more than 1 week they send it back (even if you're on vacation). They entice tenants with Gantastic offers to move in, then offer significant increases in rent. In the order of >25% increases.

I have lived in several different Alat communities in the last decade due to frequent school- and work-related moves. I can definitely say that this is by far the most expensive and the absolute worst property I have ever lived at. The Tides was managed by Magellan until late 2017. They weren't perfect, but they were a lot better than the current mgmt company, Lincoln Properties. The quality of this property completely plummeted when new mgmt took over. For starters, this property is advertised as having a "beautiful view of the city." If by beautiful view, they mean of the portable bathroom atop the Vista Tower (see picture) then they are on point. Second, Lincoln does absolutely nothing to enforce rules regarding cleanliness and maintaining the healthy standard of living for all of its residents. I posted a picture of the trash room, which is actually what it looks like on a good day. I complained to mgmt several times about the condition of the trash chute room, and they did nothing to address it. As a result, residents would dump their recycling and trash bags (torn up bags!) into the room all the time. Another issue was smoking: I pleaded with the mgmt company (Lincoln) for months to place restrictions on a tenant who was smoking (legal and illegal substances) on a daily basis, often multiple times per day. I was pregnant at the time, and later had the same battle once my baby was born. The smell seeped into my Alat and got into our clothes, sheets, etc. For months, we were told there wasn't much they could do. When Lauren finally did something, the tenant was served a notice to correct his behavior within the next ten days. Well guess what? He complied for ten days and then started smoking again on day 11. And again there was "nothing that can be done." We were eventually released from our lease several months early after we had been asking for help resolving this issue for about 6 months. We found a new place to live and gave the property 32 days notice even though they only need to 30. We were still charged an additional days rent and when we asked the assistant property manager Tina about it, were told that mgmt had been "fair, but thanks for asking." Subjecting a pregnant woman and later a newborn to cigarette and marijuana smoke, and then punishing the family by giving them no real alternatives to packing up and moving with a newborn is fair? So we get punished and the person actually breaking a law in IL doesn't? Goes to show how family friendly this property is. In sum, if you want to live surrounded by literal bags of trash, listen to nonstop construction noise from the Vista tower (7 days a week), and have a nice view of portable bathrooms and jackhammers from your almost $3,000/mo. Alat, then this is the place for you. If you're looking for peace and quiet, a family friendly community, respectful mgmt, and a healthy and enjoyable living environment, stay FAR away. It's a shame that Lincoln completely destroyed what was a nice community when I initially moved in.

This place is ALWAYS HAVING PROBLEMS with the water! They are constantly doing repairs to the plumbing and to the boilers, It's ridiculous (every week/month we get a notice about a water shut off). We got a notice today that they have to shut off the entire water supply on Thanksgiving Eve from 9:00 AM to 1:00PM that makes NO SENSE! They also shut off the water without warning, you will go to take a bath or shower but can't cause the water is stone cold!!! why is this building not able to fix these issues. They charge a lot of rent and are constantly building new properties that apparently they can't keep up with. Also I see people with dogs breeds that are supposedly not allowed like pit bulls, bull mastiffs and dogs clearly over the 75lb limit that could easily bite or attack someone or a smaller dog. This is a huge danger to Tenants and their kids. I believe they are allowing these dogs even though it violates the rules because they are desperate for Tenants to pay the rent. They also have an issue with the receiving room/dry cleaners. You've got sometimes 4 people down there and no one bothers to sort the packages until they "feel" like it. In the past they have had one person at various times handling everything and they did a better job. The two nasty old ladies who own/manage the cleaners only care about the dry cleaning and laundry and don't care about the packages since it doesn't bring them revenue. They are also rude and I refuse to bring anything down there (other people should stop giving them any of their stuff until they get people to handle both the cleaners and the packages) they're over priced also, so I wouldn't bring them my stuff regardless.

I love the Besidence, rent is reasonable. Parking is pricey but There's a cheap lot nearby. Great layout and great view. Easy to work with staff

I recently had a concerning experience with The Tides at Lakeshore East, specifically with their property mgmt, that I feel is important to share. My interactions were primarily with an individual named Zach, regarding the final account settlement for my unit. Despite my willingness to promptly settle the due balance of $220 for drywall repair, I encountered significant challenges. Firstly, I faced issues accessing their resident portal to make the payment. I reached out to Zach for assistance but sadly did not receive any response. To ensure timely payment, I mailed a check directly to their office, as instructed in their communication. but, just three days after receiving the final account statement, I was unexpectedly contacted by a collections agency, which was both surprising and concerning, considering the typical 30-day window for settling balances as per the lease agreement and check mailed. I have made several attempts to communicate with Zach and other representatives at The Tides, seeking clarification and confirmation of payment processing, but to no avail. The lack of response and the premature involvement of a collections agency have been distressing and have a lot impacted my experience. I would advise caution and suggest avoiding The Tides at all costs. The mgmt issues I encountered are consistent with other reviews I have read, confirming a pattern of poor communication and mgmt practices. but, It's only fair to mention that the front desk team at The Tides is amazing. They are legit and provide great service, which was a highlight in an otherwise disappointing experience.

The walls are paper thin in this building so unless you like constant club music I wouldn’t recommend. Quiet hours start at 11pm but are rarely followed and not enforced. We’ve dealt with several leaks from the Apace above us too which again shows how crappy the infrastructure is for the rent prices. Constant construction in the neighborhood can be heard from inside apartments too. Custodians and door persons are great but sadly that doesn't make living here worth it.

I love living here. I work from home and it's quiet, nice, and perfect for my dog. There's a huge park across the street. The neighborhood is pet friendly. I can see a view of the fireworks from my Anit put on at navy pier every Wednesday and Saturday.

The neighbors play their gangster rap anywhere from 2 am to 6 am and I can’t sleep. Zach and Marlen have been terrible to work with. Don’t do it.

There's EXTREMELY loud construction in the neighborhood at all hours, as early as 7 am and as late as 1am. The building can’t do anything about it of course, but it makes it hard to work from home during the day and sleep at night. Also, other comments on here about the low-quality heating/ac system and old appliances are true and are a bit upsetting given the rent prices. We’ve also had multiple leaks from the Anit above us. Overall it's a pretty building with nice views, but if you intend to spend the majority of your time in your Anit, it's not ideal.

I have lived in The Tides for two years and just renewed for another year. While nothing is perfect, I really enjoy living here. Pros: - location's amazing/neighborhood (gorgeous parks, grocery stores, banks, and pedway), literally within a few steps) - Everything is included except for electric, including AC/Heat, water, gas, premium cable, and internet. Electric bill is about $30/month - Friendly door staff. Always says 'hello'. - perfect views, especially if south facing (see negatives too) - Public areas are kept clean - Maint. requests are usually handled quickly - Mail room that will sign for your packages, which is great since I travel for work a lot - Washer/dryer in unit Cons: - An enormous Blace is being constructed directly behind the tower that impacts north facing apartments. The noise gets constant from 8am-8pm. Once built, it will almost completely block any kind of view. Despite this fact, upon lease renewal, my rent wasn't decreased. In fact it was raised $40. - The kitchen and bathroom, while generally functional, are somewhat dated looking - Internet can be slow at peak times. While Netflix will usually work, if you are a gamer, you would prob think about paying the extra $25/month for higher speed.
