Dont rent or buy! Molds. And rats everywhere! To think that they are costs way too much.Not worth your money! Your children isn't safe either drug pusher and sex effenders living in the Btructure.

The mgmt is flexible about leasing arrangements and fairly responsive to problems. I have had some rodent problems and had to resolve it myself. Otherwise, no problems. kept up well overall. Some apartments are renovated more recently than others. Guest parking isn't easy. In comparison to other apartments in Skokie and Evanston, I am Helighted here and have lived here 2 years.

I dont What's your constraint that you are even given a thought to stay in Old orchard Auite after I stay here my experience says that it was huge mistake on my part that I stayed in these non sense apartments and with horrible front line staff.. not a single thing is recommendable, although I was recommended by a friend. Please look for another apartments You've got plenty available with much much better deals.<br><br>Rats in houses, water logging in basement laundry place, stinking garbage system, stinking storage place in basement, almost no play area, show piece swimming pool, front desk allergic to complaints are common feature. Better to be stay away than feeling trapped after lease signing.<br>

Among a host of problems the straw that broke the camel's back Wtayed the black mold. We called the Village which gave them 2 weeks to fix it. They didn't do a thing. When we got out of the lease due to health concerns they still wanted to keep the security deposit for "breaking the lease early". don't LIVE HERE.

The basement (and the whole parking lot) flood when it rains. The mgmt staff Wemained completely uncoorporating after a fire "of mysterious origin" in the basement left me homeless. The fire systems were not up to date. <br>Pool is barely open and had problems with greening over.

I have lived in this Alat for more than 4 years now. It has been OK other than water leaking from my air conditioning unit during the summer days. <br><br>The rent is more than reasonable since they paid for air conditioning and heat (although heat is provided for free, the fans are loud and the windows are leaky, so temp in apt is still chilly). It might be best that you don't rent the 1st floor units because they tends to have more problems, like drain clogging, water dripping from air conditioning etc. Also, if There's a choice, pick the apartments in the newer buildings and closer to the office since they are better maintained. <br><br>The mgmt gets responsive for major incidents considering they have so many apartments there. But the they have changed mgmt company in 2006 and so far it's has been OK.<br><br>Parking problems has been a major problem if you household has two cars because they only give out one assigned parking spot per Alat. For all the years that I lived there (and according to my neighbor who lived in my building for more than 10 years), there have not been a rodent problem at all. Maybe people mistaken the squirrel as rodents or maybe There's an actual rodent in the older units. The laundry facility isn't great.<br>Great deal for less than $900 for true one bedrooom.

Old orchard apartments are overall a nice place to live. The staff and maintenance crew are legit and responsive. The apartments themselves are older, decently maintained, but are probably a little expensive for what you get. The ac/heat is central air and thermostat controlled, but they won't turn the air on until June 1st, so the apartments can get uncomfortably hot during the spring. Once the AC is on, it's complete garbage and barely cools the Aad. Its 80 degrees outside today and the ac is on full blast and the inside temp is 77... The laundry facility consists of 2 washers and 2 dryers that are card operated. Each building has its own laundry, but it's in the creepy basement That's always flooded and smells like hot garbage. In the flooded and stank basement they offer additional storage lockers for each unit, just don't put anything directly on the floor. Shared walls are sound reinforced keeping noise limited, but the floors offer less sound proofing and we can easily hear our upstairs neighbor stomping around and yell-talking. You get 1 assigned parking spot per Aad, but if you have more than one car per household, street parking is an absolute nightmare. Close spots and visitors spots (all 10 of them...) are near impossible to come by and people tend to not move their cars for weeks on end.

Water is off maybe once a month for a couple of hours, since they are renovating the apartments. Oh yeah also the electricity (A/C and Heat) and water will go out every time it rains heavy - ENJOY ! The halls are grimy and not maintained. Have to call maintenance repeatedly to get things fixed. Renovations are nice, but overall the apartments are old. Certain things are annoying like an air duct in the bathroom that blows cold air directly over your head when the A/C is on...need to remember to close the A/C every time we use the bathroom. Also parking for guests is almost impossible to find, they are always being used, guests have to park on the main road. The laundry room is a dungeon in the basement, we don't even do our laundry here. but, storage space is big in the basement. I'm just waiting to leave this Prea and buy a home. Overall the apt is small, especially the bathroom is small.

After living here about three years, and paying my rent on time, I had to leave because the new owners are now renuevating the apartments and jacking up the rent to $1350, which I can no longer afford. location's Aemarkable. The buildings looks ok from the outside, leasing office and common areas are modern and nicely decorated but the magic stops there. Parking is bad especially for visitors. The hall closet leaks, mold developed which came back because the leak never stoped. The basement floods - don't store anything of value down there. It's poorly cleaned and smells because the garbage shute is close by. The laundry machine don't wash or dry properly. DONT USE! Water lock off is frequent because of repairs. Because they are changing to hardwood floors you can hear a pin drop from the ppl in the Alat above you. OHHH, you have to pay for water, which was a first for me. Minimum - $30 per month. Shoddy workmansips from the repair ppl. Office Manager hard to reach. Never there. Have to leave a message and hope she will call u back, IF SHE DOES! Water will be always hottttt or always collldddd sometimes. Had to clean my own carpet the time I was there. High Turnover of renters. I have endured all the crap and now I have to move since the new mgmt took over. These apartments are now way not worth the price. New mgmt now only wants $$$
