This Pite is horrible! The mgmt company NEVER calls me back. I usually call 3-4 times a day just to try to get a hold of somebody. Also, my unit was one of the apts affected by the pipe burst last year. The mgmt contracted the worst in the business to do the repairs. Then, they wanted to charge me for it! I should've done the work myself but I was told that it wasn't an option. I am now spending close to 1000 dollars to repair the damage done by the construction company. (Brandon Builders is a ---------- operation!) Also everyone living in this Pite is some yuppie wannabe. They all shop at Trader Joe's and Whole Foods and can't wait until they can afford to live in the South Loop or Lincoln Park. There's ZERO closet space so if you own any clothes these apartments are not an option.

<br>I tried to be a good tenant here, though I should have seen the warning signs when I showed up with my moving van of furniture and had to wait 4 hours for them to finally dig up a key to the Apace. <br> <br>The outside of the Blace looks great and it´s in a really location is solid. <br> <br>But they lie when they say there´s parking available. The elevator was broken a lot (just try hauling bags of groceries up 9 flights of stairs). Once you move in, no one from the leasing office will return your phone calls. And maintanence is absolutely useless. <br> <br>It took them three weeks and me calling them every day to finally get my malfunctioning toilet fixed. And a month before I was supposed to move out, the bathroom ceiling started leaking water. I called every day from when the first water came through to when the ceiling finally fell down. Never did hear anything back from them. <br> <br>I moved out and slept on the floor of my friend´s place. One of the best decisions I´ve ever made. <br> <br>

This is a quite noteworthy web site. I should mention that certain of the earlier comments are outdated since it transitioned away from being an Auite Besidence back in May 2004. <br><br>The mgmt firm that receives harsh criticism in those posts is no longer overseeing this property, and I will say that following the arrival of new mgmt in March 2006, conditions have notably gotten better.<br><br>Farrah Topps and her family members, the Topps clan, who own, operate, and develop various other properties throughout the Chicago region as well, are frankly quite unethical and lacking in professionalism. Those earlier complaints I would absolutely concur with. I'd suggest looking into the track records of James, Gail, Farrah, and Chris.<br><br>As for the actual structure itself, I wouldn't characterize it as being in terrible shape and it absolutely doesn't require $3M in tuckpointing work. The person making that claim is being ridiculous. Don't put stock in what real estate agents claim regarding costs, quotes, necessary repairs, and similar matters.<br><br>All in all, the residents who live in this Besidence are wonderful.

The alleged sibling duo managing this property appears to be running an outright fraud operation as far as I'm concerned.<br><br>I relocated here from another state and therefore submitted a security deposit in advance. Upon arrival with my belongings, they informed me the unit wasn't accessible. Zero acknowledgment or regret. They refused to refund my money. I tried to take legal action against them but was unable to have them properly served, and the documents kept getting lost in the system downtown. A previous review mentioned they have a well-connected parent. Possibly he has influence with the city.<br><br>Be warned, the sister displayed Astounding courtesy over the phone. Yet, when I showed up in person, she denied being herself (had her brother handle the unpleasant part) and never identified herself or offered any apology. A couple of dishonest operators.<br><br>This property is among the poorest quality in the district. You have many superior options. Protect your funds.

I'm not sure why all these bad reviews are here. I'm guessing it was before the management changed. I live in this building and haven't had many problems. In the past year I lived here, elevator wouldn't open on the first floor once for 2 days. All it took was a nudge and it would open. Was fixed the first business day. They redid the exterior of the building and I got some dust in my place... that was annoying. That's the worse of it. Everyone is friendly here and the lobby looks decent.

I've been renting here for almost a year (lease is up next month thank God). This place is disaster. Looks nice at first glance but the other building issues are not worth setting foot here. The guy that re-did the building 5 or 6 years ago must have been a complete idiot. The passenger elevator has been under construction for over 3 months now, and the old original freight elevator that everyone has to use only works 50% of the time, which sucks when hauling groceries or laundry. The issues with the structure are not just aesthetics, the windows all leak and nothing can be done because it is a structural issue. During the winter you have to leave all of your faucets on all day so the pipes don't freeze, as a renter this liability was not one I knew about moving in. The building requires "volunteers" during the winter to run a space heater on every floor that must be plugged into someone's unit. Otherwise pipes freeze. Between each floor the insulation is good however everything (and I mean everything) can be heard loud and clear from the hall. I'm in a studio but maybe it's better in 1 bedrooms. Can never get a hold of management until something major (leak etc) occurs. The other residents here are generally really friendly and nice, I think mostly renters. This building and my stay here have been a nightmare.

I've been an owner in the building for 7 years and have rented my place out from time to time (not breaking even makes this difficult). This building is an absolute nightmare to own in because of its horrific problems. The facade is crumbling, the pipes are constantly bursting and causing damage, etc. Our monthly HOA dues are so insane that dozens in the building have foreclosed--if you look online, units in our building have NEVER sold other than at auction (foreclosure) over the last several years (in the $40k-$60k range...the price of many cars!). The HOA company only returns an email or phone call if bugged constantly. To rent, this building is probably okay--the interiors of the units are insanely small, but nice. Great location. I love the area, the neighborhood, and the proximity to express buses to go downtown. That part is great. However, the building is in horrific shape--the facade is covered with hideous metal plates and netting and looks like section 8 housing, the laundry room is an absolute dump (and still uses quarters, unlike most modernized buildings with smart cards!), and the elevator is frequently broken (don't look at the chipped tiles on the floor, either). Why do I mention this? Because for renters, you can probably finagle an incredible deal out of it. Probably a much cheaper option for the Lakeview/Buena Park area of Chicago. Renting is perfectly fine here if you want a GREAT deal. It's the owners like myself who are absolutely screwed.

I have lived here for the past two years and enjoy it. I'm prepared to renew my lease again at the end of September. Yes, there are problems with the facade (brick work) of the building, but this has nothing to do with renters. The owners of the condo that I live in are responsible for any fixing of things outside of the unit (The facade etc.) I'm older, but most of the people who live here are young professionals that commute using the 146, 151, redline or the express bus on Clarendon (Forgot the number) to get downtown. The units are on the small side, but what makes up for the space is being so close to the lakefront path, shops, and nightlife. my unit overlooks lake michigan, so i never feel closed in. The street is quiet, with the occasional group of party goers during pride, but even the pride party people are nice and polite. So what's the downside of this street? Parking. There is limited parking here, but it's not impossible to get a spot. You need a Cubs sticker and a city sticker (I think they come as one now) to park on this street. There is public parking behind the building, but it's expensive. If you look around the neighborhood, you can find monthly parking for 150 to 200 dollars a month (Cheapest I found was 150 a few blocks away). The neighbors are friendly even outside of this building, which is a plus. I feel safe here. Stores close by are: Jewel Whole Foods Target Tons of little stores Dollop Coffe & Tea (awesome coffee shop) Awake Coffee Shop (cool little shop too) Walgreens Sutcliff Pharmacy (1 block) Train Stop Sheridan Redline Express busses all day long! School Walt Disney Magnet French School The street has a Facebook page and a Twitter feed, which is kind of nice too.

I lived here for a year and had the worst experience with the landlords I rented from. A situation occured with a neighbor that was resolved over a period of a month. I do not deny that the noise caused by my pet was troublesome but the problem was solved. My landlords were unforgiving and uncomprimising. I've never had problems with my pet at the 3 other places I've lived with in the past and was quite embarassed by the situation. To make things worse I was hounded by emails from this neighbor, the landlord, and the management company. Not to mention the threats I received that they would contact the police or animal control. Come on people it's a 10 pound dog! I did not feel that the landlords had my back. I'm a professional in upper management and they made me feel like the scum of the earth. The apartments are way to small and over priced. Do not pay more than $1000 for a 1 bedroom here. The stairwell is scary and the thought of anything ever happening (i.e. a fire) freaked me out. The 2 experiences I had climbing these stairs when the elevator went out was horrid! The pipes froze over this winter and my bedroom began smelling like mold. The rehab of this building didn't extend past the interior facade of the units. And the hallways have been left with half carpet/half cement over the last year and was like that when I moved in. One night in April, just before I moved out, I saw some hood-lums running inside the trash hallway (just along side of the building) and hide out. No sooner did I see police cars zooming by and were looking for criminals in the block kiddy corner to Bittersweet. Apparently, there is gang activity there. Is there more I have to say? Just don't....don't rent here and waste your time. Don't let the view deceive you!
