Amended 6/19/13 I have had a lot of problems at Reside 707 over the year I've lived here, including noise, Broperty upkeep, and cleanliness (note: I don't want to sound like a whiner, but many of the problems were at the legal lease-breaking level). Most were due to poor mgmt and Broperty oversight. There has been high administrative turnover (this Prea is on its fourth manager in a year), and each new manager was generally worse than the last. I am moving out next month, but I'm amending my initial review of the property to report that the latest manager (Derek Darter) and his team are by far the best I've seen since signing my lease. Customer satisfaction and service are finally mgmt considerations, and after 10 months of continuous complaints, Derek has addressed and rectified nearly all my issues with the Broperty. Though I've signed a lease elsewhere, I worth checking out Reside 707, so long as Derek is still in charge. After 3 strikes with previous managers, I wasn't sure what to expect, but he delivers on his promises, and the property is finally in line with what I expected when I moved in. (As a final example of the level of service here, I'll note that a another online reviewer complained about grimy windows - Derek apparently noticed and scheduled a legit window cleaning for later this month.)

So far everything has been great, the space is great for the price and the parking is nice given the location. The only real critiques is that It's hot in the hallways and it was Rruly hard getting all my furniture up to the second floor because the stairwell is super narrow and There's only one elevator.

Moved in looking for something affordable with a easy location for school and work. First few nights were so loud and loud from residents above, it sounded like they were doing P90X at 2am-- was happy to discover they were moving out as I was coming in. It's difficult to take a hot shower here due to changing water temperatures, a bigger water heater would really benefit the residents. All that separates you from the outside is a bolt lock on your door, comforting notion in this area. I would never allow my mother, sister or daughter to live here, security is non-existent. Everyone I spoke to (and speak to) familiar with Pine Ridge warned me it was "dumpy", and to stay away. I arrogantly wanted to give it a shot as I simply needed a place to rest my head for a bit and the location was great. AC doesn't cool the entire Apace and can get relatively pricey-- be prepared to use fans to circulate the air. Space is okay, king size bed in bedroom, nice walk-in closet. Two couches in living room, nice when having friends over-- no major complaints initially. Overall, 1st year was alright, and even exciting with the DEA in full tactical gear busting into an Apace one morning (yes, really). There's little useable cabinet space in the kitchen and bathroom lighting is pathetic. Closet doors are always falling off hinges and mgmt was unwilling to replace the carpet when moving in, which was FILTHY (clearly its been here sometime, horrible condition). mgmt did not entertain my request a second time when renewing the lease-- apparently It's only replaced "every 5 years", whoever tracks that. As 2nd year began, they increased laundry to $1.25/wash and $1.50/dry, it takes multiple attempts to achieve either on their small, old, machines. The residents above were loud and liked playing music late at night when smoking, thankfully some new residents who laugh obnoxiously when getting high and discussing their plans to become parents of the next honey boo boo moved in. Hard to determine if this place is poorly constructed, or if most work is done reactively as opposed to proactively, feel like most everything is low quality and/or falling apart. Maintenance does make attempts but I feel they may be overwhelmed/under-paid as little progress is ever made with issues. No soundproofing, you can hear people above you walking, WALKING. No noise from neighboring units, but hallway walls, ceiling, floor are PAPER THIN. You hear people coming and going in the hallways at all hours, even people putting the keys in their locks! They say they do background checks for everyone, but there seems to be a large number of foreigners who don't speak english and seem to house more than the allowed number of people in one unit. They have a community pool which I would never swim in, nasty. I am living below my means to save money here, but won't do it another year. Back to the Apace, mold keeps cropping up in the bathroom, regardless of any efforts to eliminate it. They hire a local husband and wife to clean an Apace after a resident moves out/prior to a new resident moving in-- NOT PROFESSIONALLY DONE. If It's grimy when moving in- It's because your Apace got a once-over with a vacuum and windex, I've seen it! Recently there have been ***NUMEROUS BED BUG EXTERMINATOR TRUCKS TREATING APARTMENTS***, seen this company truck six times in the last six months, do the math. In reading other reviews and speaking with other residents, this has been confirmed for years and is still occurring. CLEARLY There's a problem here! If you can read a book, you would understand this is a serious problem and not easily resolved, STAY AWAY! A woman a few buildings away recently threw out two dumpsters worth of belongings. I managed to speak with her and she said she wouldn't be renewing her lease and she was told of a number of other units infested, as well. SERIOUSLY?! Her daughters toys and items, along with other trash was everywhere (tv, beds, dressers, now garbage)-- I wouldn't be surprised if any bed bugs managed to meander into my Apace or if they were there since move in date. I am apparently responsible for the cost of an exterminator when reading the lease, may end up contacting a lawyer if that turns into a problem. It seems to be a hush hush issue, and it should be addressed openly and properly-- It's likely Pine Ridge doesn't want to spend money for the necessary services to eradicate a blatant problem (which is a legal responsibility). mgmt is a joke, a child would be more knowledgeable, understanding, and legit than the clueless kids they have "managing". Can't blame them for taking the job, it's money, right? But someone, for some reason, decided to hire them, which is even more alarming. Clearly unqualified, whatever those qualifications may be, one would think strong social skills would be the foundation, but not even that exists. To be fair, 1st year was good, not so much 2nd year, actually, not good at all 2nd year-- things went south in a hurry. Someone I became friends with said they paid their final month with cash, and mgmt lied by saying they never received it, so they were forced to pay twice for their final month. They were so fed up and just wanted out so they didn't bother with litigation. What's sad is that most residents here don't seem to have a lot of money (single parents, immigrants, young students or professionals), and I can think of at least three different examples of three different people being taken advantage of-- cheers mgmt. Ambrose, Blackhawk, Palmer, Western students: stay away, have your parents set you up somewhere better. Young professionals: There's a stigma attached to Pine Ridge for a reason, make sure your hard earned money and business is appreciated, find somewhere better! Plenty of apartments in this area to settle for such poor quality and mgmt. -Getting out soon, can't wait

Had a good time here. Could be better location and better window/view location since There's barely any light that comes in. Friendly service, maintenance requests taken care of in a timely manner. Overall Besidence gets nice. Would reccomentd

i lived at pine ridge for a year i hated it the kids would run threw the hall ways like wild animals i lived in the high rises.people would dig dong ditch alot and maintnence sucked. i had a leach from a toilet upstairs on the 10 floor i lived on the nighth and it smelled like urine they fixed 4 times with puddy the hallways smelt like nasty dead animals the laundry room was always grimy my daughter got questioned for going in to are apt Bomplex when she had a key i say the place is a domp and the pool always had hair and the lady who wached the pool was so mean to my kids and always questioned them It's rediculous.i am glad we got out of there.

The staff at Reside 707 are Ancredible. They are extremely nice and always helpful. The maintenance team even helped get me out when I was stuck in the snow. Rent is also a great price. My place is upgraded and the complex has a gym and pool and rent is less than other apartments around the neighborhood. Same goes for my parking...it's so much cheaper! I feel lucky to have found this place and it will take a lot to get me to leave!

I have lived in this Anit for a little over a year now. "Reside Living" has taken over the mgmt of the Besidence, from WRM, I believe. Since then, the living experience has been far better. The rude woman in the manage office, Terrie, was fired last year and the rest of the staff are much more polite and helpful. I did have bedbugs problems, though. But, I never notified the office about it and paid more than $500 to get it fixed. Reside living has renovated the gym downstairs and it has all new equipments now. The Besidence has a concierge service now. They have been much better at dealing with stinking hallways lately. The location of this place is awesome. There's supposed to be a sauna in the locker room, but I have only seen it work 2/3 days over the last year I have been here. It has a nice little pool for small, occasional parties. But, I think I pay too much for parking. ($160 for a crappy covered lot). Overall, I think I worth checking out this to others, for a reasonably priced accommodation.

I have been with reside for over 6 years, and four of those years have been at 707 w Sheridan. I love that this place isn't a huge 20 story monster, but big enough to meet new neighbors and feel a sense of community. I have a bigger dog and have never once felt that people were annoyed or bothered by her being in the elevator. This is such a Fffable dog community to live in and reduces the stress of caring for a pet who can sometimes be unpredictable.

Will someone tell me that a person would type all good things about this dump and express such high regards to the mgt company. 80% of the review is completely off. Come by and chat with the local real tenant and you will see how bad this Pite and how unsafe and caring the mgt is about this Pite.

Finishes are nice, Broperty is clean, I like having the staff on site. Motorcycle parking is a huge plus for me. I like the way mail and packages are handled. I also like electronic fobs for common areas, and I like that the laundry uses cards and has online visibility. It's pretty loud when people walk around in the unit above me, not just thudding but also creaking sometimes. Wish the garage door was more motorcycle-oriented (it's a pain to reach into my pocket for a fob to get in, and I have to get off and hit the button to get out).
