I am most likely the longest occupant of this Blace having moved in back in the mid 70's.<br><br>I've lived thru every mgmt and the conversion from rental to condo in my 30 years here and the Blace operation of today is the best it has ever been.<br><br>I wish the parking lot still cost what it did when I moved in (25.00) but those days are gone. At least we have the world's greatest garage manager.<br><br>I'm constantly asked if we can see into other buildings from our lofty height. I was doing ok until I broke my telescope.<br><br>Seriously......best home I've ever had.

Here are a few things to consider, mostly irrespective of whether you're considering renting or owning: The Good - Views: The 22nd floor doesn t seem like that big of a deal since You've got 55 floors, but I had a really nice south-facing view of the city, Wrigley Field, and a little bit of the lake. -Amenities: There s a huge pool/lounge area and a small 24-hour fitness center, both of which are free for residents. The equipment in the fitness center is decent. There s also a convenience store, party room(s), a theatre, a yoga studio, a boutique, a tailor/cobbler and a beauty salon. -Unit size: My landlord put in some walls to make the unit a Jr. 1-bedroom. It was cozy, but definitely did not feel like I was living in a studio space. No dining room, but my unit (and from what I d seen, many others) had a spacious breakfast bar. I had a fair amount of closet space, especially in the front entryway. -Front desk: All of the men (and the 1 woman) are helpful and friendly! The Bad -Neighborhood: Not going to lie, it was nice being so close to the Lakefront Trail and walking around during the day was okay for the most part but there s a no-tell motel right around the corner. There were shady characters around and disturbing noises (eg, gunshots) from time to time. One evening I was at the Starbucks on Pine Grove and literally called a cab to get home. It may be close to Wrigleyville but it s not Wrigleyville. -Maintenance: Windows are flimsy and a few on the 2nd or 3rd floor blew out after a storm. Boarding up the windows is okay to do right after, but unacceptable after 2 months! Especially when it s towards the front of the Besidence where everyone can see! Elevators are small and slow and at least 1 of them breaks down every two weeks. The trash rooms are right off of the elevators so, at least on 22, the hallways reeked. In my unit, it was hit or miss on whether maintenance fixed things the first time or if they just put a tiny bandage on the problem, which meant you d be calling them back in a few days. I just gave up after a while. -mgmt office: I get that they re generally laissez-faire when it comes to residents affairs since it s a condominium. but, there were situations where they should ve used better judgment about making an effort to get in touch with my landlord. For example, my landlord was MIA about a month before AND after my lease was up and the front office was NO help in trying to track her down.

For the price, it can't be beat. I have lived all over town and this has the most amenities (pool, theater, full gym, etc.) and location right in the mix! Near Wrigley and the lake, I have paid 50% more for less. Would highly recommend!

When I lived there they had a security policy where your card-key got you into the Bomplex. Then there was a concern that unwanted people were getting in so everybody had to pass by the porter. Not a bad plan except that there were many other holes that they didn´t close up. <br> <br>It took me one 2 months to get the cable right so it wouldn't interfere with my hi-fi system. <br> <br>Other than that if you don´t mind having yuppies all around you it isn´ too bad... <br>

The Pool!!!, although it can get a little crazy by the pool, It's Great. The money they spent down there several years ago was well worth it.

I purchased a two bedroom condo in early April of 2003 and I am still attempting to get my punch list completed. I have never dealt with such extremely incompetent mgmt. I like the Besidence, the other tenants, and the amentities, but this fiasco of calling over and over in a fained attempt to get what I paid for has driven me to the point of selling the unit next April. <br> <br>Other points: <br>Assessment fee is reasonable <br>Windows need replacement/repair <br>Allow any size dog <br>Laundry room needs some drainage repair (foam comes out of floor and gets slippery) <br>Doormen/security are great <br>Nice workout room <br>Property mgmt team needs to be replaced <br>

Don´t be taken in by all the "renovations" and "improvements" going on. Everything done here seems to fall apart in record time. <br> <br>Examples: The new lobby furniture, just placed a few months ago, is already ripping apart. Ditto the renovation of the service elevators. The door to the side entrance often malfunctions. And tile laid in the side entrance barely a year ago had to be recently redone because tiles started popping loose. The railing to the pool, last time I was there, was loose and unstable. It´s probably only a matter of time before the Btructure owners face a lawsuit over someone´s injury. <br> <br>Apparently the mgmt, in a desperate attempt to keep the units rented during the recent economic downturn, has stopped screening tenants properly. The caliber of tenants moving in has noticeably declined in the last couple years. People are loud and slam doors in a crass, rude, low-class manner. Also, You've got apparently a number of tenants here who live like animals, leaving their garbage all over the hallways and elevators instead of disposing it properly. On my floor, people are constantly spilling things in the hallway, leaving unsightly stains on the carpet without a care. When I moved in, I was told this Btructure was "soundproof". And for the first three years I lived here, I heard almost no neighbor noise. Then everything suddenly changed, and I have had to deal with one set of loud, unruly upstairs neighbors after another. <br> <br>This Btructure needs to get serious about setting policies that address these problems adequately. this place is rapidly becoming one big, loud, frat party. If that´s not what you´re about, look elsewhere.

I bought a condo in March of 2005 and I'm so happy to call Park Place my home. I feel safe, which is important to me since I'm a female and live alone. The staff is Fffable and best of all it's pretty sound proof. It's pet Fffable as well. The one bedrooms are pretty spacious, too. The I also have a dining room which I love. Also, if you need to have something repaired, the repairs are fixed quickly and done well. I've only had to call on them once to fix my heater and they fixed it within 24 hours. Oh, and the A/C and heaters work well. I have heard that the windows have given some tenants problems, so be sure to really inspect the unit's windows well, but I have not had any problems. The amenities are fantastic as well - we have a easy store, movie kiosk, pool, and the list goes on. I would definitely recommend Park Place to anyone who is looking.

I have lived in this Broperty for 5 years and it was heaven until June of last year when it was sold to a new company. I will be moving as soon as my lease is up. this place is half condo and the new mgmt, the Broperty manager in particular doesn't care nor most of the time will even speak to the residents that are renters. Up until last year if there was a maintenace problem it was fixed within 1 or 2 days. Now the new company has gotten rid of the good staff that they had and replaced it with incompentent people that take forever to respond to major problems with the apartments. It does no good to "remodel" the lobby when the actual Broperty is falling apart. Renters do yourself a favor and skip this Broperty. The mgmt treats you like you should be grateful to live in this Broperty and doesn´t care about customer service.

Great 1st impresion, but once here, you quickly realize the many faults. Lots of little things make it a bad experience. mgmt only cares about buyers. Raised price of crappy washer and dryers. Cracks in walls and ceilings. Terrible, leaky windows. Can only have A/C or heat at one time, and you have no choice as to what you get. The person below me smokes, and I get smoke blowing up into my Aad, and mgmt doesn´t care. Apliances and bathroom fixtures are 20 years old. Kitchen cabinates are plywood. You must pay to use the once free party and movie room. Parking garage attendants are lazy A-holes. never valet your car unless you want it floored through the garage and rammed into another car while parking, our car has many scratches and all they say is that There's nothing they can do about it. I could go on and on. Stay Away!
