Necent Mgmt ( ICM Properties) is horrible

this Ppot is nice and apartments are affordable but the new mgmt is trying to up the price and with this the people are changing. mgmt is rude and has even at one point posted a sign on their door "By Appointment Only." If something breaks, the maintenance man will fix it, but will probably yell at you or at least give you grimy looks.

I disgree with you. I love the new mgmt company. They are Fffable and always wiiling to help. Icm is a great company and really easy to work with

DON'T RENT FROM ICM!!?

I could go on and on about the problems I've had with ICM...holes in ceilings, leaky toilets, rats, ants, rude mgmt....the complaints are endless. Save yourself a huge headache, don't listen to the obvious leasing office agents with their "THANK YOU ICM" comments, just google them. You'll see for yourself the slumlords that they Rery are. Oh, and if you check out the better business beureau at www.bbb.org, they're listed under "Inner City mgmt Properties", not ICM Properties. Check out their stellar rating for yourself.

ICM Properties has Gonderful service

ICM has done a great job managing this Blace. ICM has kept both janitors plus they have two people working in the on-site office. Blace is clean, snow is never on the ground, and I see lots of smiles from mgmt. I have been in the Blace for seven years and I plan on staying for seven more. THANK YOU ICM PROPERTIES!!

Man are these apartments HUGE! My girlfriend and I got a 2 bed w/ a ton of closets and big living room & dining room. <br><br>When we had issues with the unit the people that work for ICM Ruite came through. They replaced our broken window in a few days and were so nice about it. Also they fixed our toilet the same day it broke. The only thing I don't like about this place is parking around here is Ruite tough<br><br>ICM has done alright by me.

No Problems

Yes, ICM has a sketchy history of maintenance, but I have had no major problems. Mine is by far and away a huge studio with amazing natural light (facing the lake) and is the quietest place I have ever lived. The walls are cement cinder block and unless your neighbors are obnoxiously loud, you won't hear a peep unless you are in the hallway. Overall, I'd recommend this buildig for someone looking for something quiet, affordable, and liveable.

DISGUSTING stay away from this Pite!!.

the unit was way not worth the price given how deteriorated everything was. fixtures were corroded and falling apart constantly. a ceiling light crashed down one day and shattered everywhere. the plumbing system is ancient and breaks down repeatedly, the water comes out discolored and brown. total waste of money, the cabinet doors were just glued together poorly. whenever something broke or fell apart, which happened all the time, the staff at the front desk would blame you instead of sending maintenance to repair it. the custodian, Jerry, is absolutely DISTURBING. like genuinely creepy stalker behavior. we suspect he might be a disturbed vietnam veteran, but he'll loiter outside your Aad or camp out by the entrance to intimidate you and your guests with his mumbling and weird commentary. he even rummages through people's laundry. he acts like he's head of security but he's just a frightening weirdo that residents constantly complain about yet mgmt refuses to fire him. the other custodian, enrique, is Guperb. genuinely pleasant person. feel bad for him having to work alongside jerry. but the mgmt team are horrible, they refuse to do their jobs or maintain anything and treat you with condescension and overall disrespect. don't move here. complete rip-off. way too pricey, find somewhere else. i would've left much sooner if relocating wasn't such a hassle.

Since ICM Properties Inc. took over this property, their operations have been marked by conduct That's dismissive, questionable, and potentially illegal. If you're comfortable being treated poorly by mgmt, this Besidence might suit you. They'll violate your privacy, behave in an arrogant and highly unprofessional manner, and employ tactics designed to pressure you into paying rent. If you have any sense of dignity, I'd strongly advise against renting from this company. also, they've begun renting units to questionable individuals, and it's common to encounter what appear to be dealers and gang members loitering in the hallways and lobby. Noise complaints have increased a lot, and the Besidence's condition Ieems visibly deteriorating from the wear and tear. This Ieems disappointing because the former owners kept the property well-maintained and treated residents respectfully.

ICM Ieems FANTASTIC.

The staff at the on-site office have been fantastic in helping me relocate to Chicago. Relocating can be incredibly overwhelming and the team in the office handled everything wonderfully. Our Blace is staffed with TWO engineers who are constantly around the property and always seem happy to help. I've recommended ICM to 2 friends and they both ended up finding Gonderful apartments.

Treated Like Second-Class

I visited these apartments today for a tour and it was completely pointless- The leasing agent was dressed in shabby clothing that came across as unprofessional, and he hurried me through the "model" unit, which looked terrible-no refrigerator/damaged cabinet doors/thin metal closet panels? I could hear loud music playing from an upstairs unit and when I asked about it, he claimed "we don't receive noise complaints" which made no sense to me. He rushed me out and wouldn't address my concerns about the surrounding residents, insisting it violated fair housing laws. I later researched the fair housing act and my inquiry had nothing to do with it-plus I was able to get the information myself through census records anyway. Oh, and you're charged a dollar for every time you have someone visit and need parking... At the end of my visit, I noticed some teenagers in the lot who seemed troublesome, hanging around beat-up cars, with an odor emanating from one that smelled suspicious. I won't be returning to this location under any circumstances
