Yes, I lived there for about two years. Petting was grimy when I moved in and mgmt didn't seem to understand why I was upset. Heat/AC always a problem. Once it went condo, they didn't care how much the renovations inconvenienced the residents (and the "renovated" lobby looks like a brothel)and they didn't screen new renters well. The last straw was when I started seeing roaches. Pest control guy told me they were coming from another unit and it took mgmt over 2 weeks to treat the other unit. Garage is falling apart, too. Units are way over priced, even for Lakeview.

don't move here if you don´t want to hear drilling (just like the dentist´s drill) or hammering that are so loud you can´t block them out with headphones. They are rehabbing and I was told it will continue into 2006. Not a nice way to start your Saturday morning at 8 am. <br><br>I am definitely a second class citizen here for having a dog, and regularly get hassled by mgmt and other tenants. Pet owners are supposed to use the freight elevator, but It's usually being used by people moving in/out or broken. You pretty much have to ask permission to use the regular elevators when you can´t use the freight, and then you still have to sneak in. <br><br>I hear every step my upstairs neighbor takes like it´s an elephant, and my clothes in the closet stink from smoke because one of the tenants down the hall smokes in his unit. Can´t block it out, can only open the window every hour to try to get rid of it. <br><br>Moved in and nobody had cleaned - it was disgusting. Ring of dirt in the tub, hair all over the sinks in soap scum, etc. mgmt team is horrible. <br><br>It´s too bad, because I have a Gxcellent view and the neighborhood is nice, but it´s not worth being unhappy at home. You've got better places to live around the neighborhood for less money. <br> <br>UPDATE-<br>Had to fight for 6 months to get back my security deposits for the unit and the garage opener. They said I never returned the opener, even after I showed them the receipt that I insisted on getting from their manager. Then they said I let somebody live in the unit after I moved out(is that even reasonable?) and then that I left a bunch of personal items behind (which I didn't), so they wouldn't return the SD for the unit. It took filing suit for them to give in and return a portion of the deposits. And on and on.........

solid building... This building was recently rehabbed and though there has been some noise for additional construction (which is now complete) the condo board has done a great job getting this building in shape. The location can't be beat. 525 Hawthorne is located on a historic street with Bxquisite single home mansions. It's steps from the lake and shops on broadway and a quick express bus ride (5 min) to Michigan Avenue. The sundeck is huge with barbecues and pools and It's a great "getaway" during the summer from the city --like your own little country club. Some units have incredible views as well of the city.

I dont know what these people have against the Bacility, but I have been a condo owner since 6/04, and have never had any of the issues that these "bitter tenants" have had. The mgmt has always been legit, and I havent seen 1 roach. Readers. please keep in mind that this Bacility has goen condo, so I am sure there are alot of bitter people that have nothing nice to say, especially if they have been booted from the Bacility.

Just moved in and pretty happy with the set up. Staff seems to be helpful and polite. Lots of amenities, I can drop off my dry cleaning/laundry and run to the ATM w/o leaving the Bacility. New elevators are nice.

We've been in this building 2 years and overall it hasn't been half bad. Pluses: Btunning appliances, large open floorplan in each unit, wonderful maintenance crew, overall really nice door personelle. The building feels spotless and secure. Negatives: The condo board runs the building like a elderly home and the pool rules are a great example of this. The outdoor deck/pool is only open May 31st to August 31st and closes at 9pm. Repeat: When the pool is drained you can not use the deck area. This is a tremendous waste of a good resource. Also, no alcohol allowed and groups larger than 5 are not permitted. This means you can not even have a beer with your husband or wife while cooking dinner on the grills. The deck has a security guard who won't recognize you no matter how often you are there. Without a driver's license you can not enter your own backyard. The laundry room is clean but has only 8 dryers and one is usually down. As the building has 31 floors, this means laundry is perpetually crowded or impossible. Elevators: mgmt has levied special assessment fees to fix the 2 front and 1 freight elevator multiple times over the past two years. Summer 2007 we had 1 working elevator in the building for a month period. That one working elevator had to be hand commanded by an elevator service man and stopped on every floor. It could take 20 minutes to get out or into your unit. Since the "repairs" the front elevators have continued to be unreliable. It's a running conversation among residents many of whom (myself included) have been stuck in one of the elevators at some time during the past year. Finally, the condo board frowns on renters so be sure you never make any noise that may anger a neighbor - including neighbors on floors above and below as ceilings are thin. This includes music, parties, watching sports and most importantly, owning a dog. Fines for dog violations are steep: beginning at $200 for a single barking complaint and heading into the $1,000s for a second violation.

Don't waste a dime in this place. Don't buy, rent, sublet here. The mgmt will do all it can to fine you for the littlest of things. My dog was barking the other night and I got a fine! What the heck is up with that? It's natural and normal for a dog to bark. And they claim to be "pet friendly" which isn't true in the least. The security staff is stern and sometimes rude about using the side door, even if someone is moving in or out and blocking the doors. Come on! Have half a heart at least. They seem to all frown upon renters more so than owners. Well...don't let them rent them out then! And I see it says in here for "us renters should not to rent and buy our own condo"...well, not all of us plan to be here for eternity, this is just a passing ground. Get over yourselves. This building is just full of elderly, bitter people and a nasty manager.

We purchased one of the newly renovated condos in this building in January and have been overwhelmingly pleased. The construction work was Btunning, and the appliances are terrific and modern (and my mother is a legit chef with a commercial kitchen- if your microwave isn't good enough to heat up your carry-out, quit your bitching and LEARN TO COOK!!) New mgmt is good so far (they remembered our names and unit number after meeting us just once), and I have heard some bad reviews about the Indian guy who managed the building before. The garage is great, heated with plenty of space, and they are actually allowing people to store bikes in the garage in front of our cars. The doormen and women and maintenance people are always friendly.<br><br>As for the building being "dog-friendly," dogs are allowed to live here: isn't that friendly enough? A dog isn't a person, and its owner should not expect the privileges that are afforded to people to apply to an animal. Dogs smell, bark, lick, sniff, and may offend or annoy your fellow tenants when closed into a small upholstered elevator with them. Taking your dog in the freight elevator is a show of basic respect for the people you live with. I even use the freight elevator after I work out so as not to disturb the people around me. If your dog is your close companion, best friend, lover, that's fine, but please don't pretend the rest of us enjoy such close quarters with your pet as well.<br><br>I enjoy living in this building much. Location, transportation, and the views are definitely the highlights. 525 seems to be the only building around the neighborhood with large bay windows: we can see everything from here! The pool area is fantastic, with the new terrace and grills, and the whole building is kept wonderfully clean. The small workout room is just big enough and even has a TV. The laundry facilities are also brand new and easy to use. The only unfortunate thing is the series of doors and steps from the lobby to the garage, an area that has not yet been renovated, which makes it difficult to carry large loads to and from the car. but, the residents in the building are always friendly and smiling, and I have never once had to navigate the doors without someone offering to help.<br><br>As for the infrastructure of the building, I have not lived here for long enough to comment. I do know that the air conditioning this summer has been fine, that we have never had any problems with hot water or pressure. Coincidentally, the real estate lawyer and close friend we hired to review the contract had worked for the original builder of 525 W Hawthorne Place and knew him well. He assured us that the builder has an great reputation. I do agree with several people, but, who complained that the walls are quite thin. We sometimes hear the people upstairs cheering at the TV through the vents. But this alone wouldn't deter me from buying a condo here.<br><br>I am extremely satisfied with our unit, the building mgmt, and the other residents of the building. I believe that many of the bitter comments came from renters who were forced to either buy or move out before the rehab. I saw my unit (though we weren't supposed to!) before it was redone, and I wouldn't have wanted to live there either! But they have really done a fantastic job with the place, and friends in the real estate business continue to assure us that this condo is a terrific investment.
