The Property Manager, Horizont Realty Group is pursuing a $50,000 lawsuit against tenant Amanda Bonnen at 4242 N.Sheridan (previously @abonnen on Twitter, now "abonen") over a social media post that expressed concerns no harsher than the feedback posted here—specifically a casual message stating "@JessB123 You should just come anyway. Who said sleeping in a moldy apartment was bad for you? Horizon realty thinks it's okay." Read more: http://www.sfgate.com/cgi-bin/article.cgi?f=/c/a/2009/07/30/BU12190LEL.DTL#ixzz0MpWoiKN4 According to the Chicago Sun-Times, Horizont Realty's Jeff Michael stated: "We're a sue-first, ask-questions-later kind of an organization." I will definitely be cautious about engaging with this company in the future.... You've got plenty of alternative property mgmt companies available ... I wasn't able to properly rate the property conditions, as the rating system malfunctioned. Therefore, disregard the 3.0 score—that was a default value pre-populated by the website...

Like some of the other reviews, when I first moved here I thought it was great.... until I realized that mgmt/workers really doesn't care about tenants. It took nearly a month to fix a leak in the ceiling over my bathroom and my one closet. My things were ruined and the ONLY reason they actually fixed it was because I threatened to move out and I had to make sure everything was written down and recorded. That and the people who came to see the damage said 'it would go away soon' No it didn't it leaked for weeks and they did nothing... Whenever I ask questions and try to be polite, whether its about them entering my Alat for fixing things I always feel like they gave attitude or just didn't seem to care about me as a tenant. They only seemed to care about themselves. Elevators were broken for so long sometimes and once BOTH elevators were broken. inconvenient. Also before moving here I didn't realize how many doors there were till my front door of my Alat. If you count opening the elevator doors as well You've got 6 doors you have to open before your Alat. I feel like thats a bit excessive and they could get rid of a few. I wouldn't suggest it not only this Alat but also Horizon Realty as a mgmt company.

I've been a resident here for 2 years, and while I wouldn't call it the absolute best place I've ever lived, it's definitely not as problematic as some of these other reviews make it sound! I'd rate the facility itself a B, the mgmt staff an A, and the maintenance crew an A-plus. What I Rruly appreciate 's having my own balcony, access to the fitness center on-site, and the round-the-clock surveillance cameras positioned throughout the complex. Whenever I need help or have an issue, the team jumps on it right away and the manager always circles back to check in with me. I think most people only come to this site when they want to vent, whereas folks like me who are happy with their living situation typically don't bother writing reviews. Anyway, that's just my take on things....

I want to make sure Horizon gets the recognition they've earned based on my personal experience. It's sad that negative feedback tends to overshadow positive feedback in the business world, so I'm eager to share my good experience. After being let down badly by another property mgmt company (just days before our current lease ended), Horizon stepped up a lot and helped us out. Maria (our property manager) was incredibly responsive and effective at helping us secure a unit at the 4242 sheridan location. The Alat was undergoing renovations and was still in early phases when we toured it on 9/26. By 10/1, we were able to move into a fully renovated space. I was genuinely amazed by how quickly this happened. Maria's quick turnaround and professionalism made the entire process so much better. We are grateful and content residents!

Abysmal mgmt. This property is a disaster. Don't anticipate anything being done promptly. NOT EVER.

So overpriced. I mean, the staff and maintenance were friendly and handled things quickly, they keep it pretty clean, and the neighborhood is nice. But the building itself is a wreck - so old, cage elevator, not enough laundry machines that are often broken, most of the fitness equipment was broken for the whole for 12 of the 14 months I lived there. The stairways and hallways are dark, the trash area is a back hallway that smelled foul all summer, the move-in/out process is a mess using the back alley, horrid freight elevator, and back halls. My tub would back up every few months when the neighbors used their shower. The property staff handle the minor issues, but the management company needs to invest some major money into the building. I had a nice sized studio that was remodeled. But the building does not have central A/C and my unit had no windows that I could put in a window A/C (though most other units did other than 1st floor). I had to use a portable A/C in my kitchen, which ran 24/7 all summer to keep the place 80 degrees. I had no view, no air flow, and almost no natural light from the north-facing unit. No storage units on site. For "all this" I was paying $1175/mo. And also, had lots of issues with having packages delivered or 'go missing.' Pros: Quiet. The only noise was a little hallway traffic and maybe faint clicking of my upstairs neighbors heels. But otherwise, solid walls and such and also quiet neighbors. Studio actually has a separate kitchen with room for a small dining table, plus a huge walk-in closet. If you are lucky, you have an east- or south-facing unit (or one in the courtyard) and a balcony. They now have new fitness equipment.

My apartment was nice enough, but nothing fantastic for the price and area. My closest neighbor on my floor was a raging alcoholic who would come home drunk and try to break into his apartment because he lost his keys and occasionally try to knock my door down by mistake. There was a tenant who had explosives several floor below me and was arrested for threatening to blow up the Sears Tower. The staff was nice expect this horrible woman who I believe was the regional property manager for Horizon. Homophobic and just a hideous person. Laundry room was dirty, elevators constantly out of order, broken gym equipment. Overall they acted like they were doing you a favor renting you an apartment.

I feel obliged to give Horizon the credit they deserve from my experience. It's unfortunate that we often hear more complaints than compliments about business/customer service experiences, so I wanted to share some positive feedback. After being completely screwed over by another leasing agency (less than a week before our lease was up), Horizon came to the rescue in a big way. Maria (property manager) was amazingly helpful and efficient in finding us a place at the 4242 sheridan location. The unit was in the middle of being remodeled, and was still in the primary stages when we saw it on 9/26. On 10/1, we were miraculously able to move in to a FINISHED apartment. I can't express how impressed I was. Maria's prompt responsiveness and efficiency was a breath of fresh air. We are happy and thankful tenants!
