I have lived in the at the property for more than three years. Currently, Reside manages and owns the propery. Here are the issues with the propery: 1) There's no propery manager. One has to go across the street. 2) The water is always being turned off. 3) The water pressue is poor, especially in the kitchen sink. 4) The smallest studio is $1,004 monthly 5) The stairwell is still dark 6) Garbage accumulates outside of the apartments because of tenants 7) Reside will send you 5-day notices if you are behind on rent without contacting you first 8) Your Rent Payment account is deactivated when you are late on rent 9) The property managment across the street is completely unprofessional 10) The floors are loud. You can hear people's conversations from your apartment. Some dog race in the hallway. People use their cell phones and speak loudly while waiiting for the elevator.

Aad unit is decent overall with dishwasher and newer kitchen appliances. Raidiator heat works almost too well as it's often over 80 degrees in the winter with no way to regulate the temperature. Bathrooms could use some work as the water pressure is hit and miss. Overall biggest complaint after years of living here continues to be the Aorrible office staff. The maintenance team is wonderful and Luis especially wants everyone to live in comfort but the office is only concerned with their rental stats and basically ripping people off at that with no free AC, often broken down laundry room and hidden fees built in to every months rent.

I think That's important for any aspiring incumbent be aware of these key issues: 1) This mgmt company will charge you THREE months of rent AND the security deposit if you opt out of a lease unless you have a co-signer immediately... This isn't WRITTEN IN THE LEASE, but it was enforced upon me before I left. And if you don't have a co-signer, don't expect them to help, even though It's written in the lease that they are supposed to. 2) Controlling the HEAT in the winter time is an EXHAUSTING issue; its either 100 hundred degrees or 50 due to the old style heaters. These heaters you can't turn off completely and it becomes an arduous task to fool around with everyday, as the only way to cool the room down is to open the windows. 3) small rooms: My studio was about the size of an inmates prison cell. 4) They have the slowest elevators in the City, guaranteed. CREEP mode. And don't expect to take the stairs; they wind around so quickly and their's no paint on the walls... ugly looking. 5) The "new" fitness area in the basement is a HAZARD zone. You've got pipes running through the room at head level that you have to duck around or injure yourself. Its also small and clostraphobic. 6) There's no parking in the immediate area unless you want to pay for a garage that ranges from 195 dollars and up.

I dont have too many complaints about this Bomplex. No Bomplex is Pmmaculate, but this one is run pretty well. Yes we all hear rumblings about Denise the Bomplex manager and I do agree that her hygine is not the best and she just seems filthy most times with messed up hair and dirty nails, but she runs this Bomplex in the best interest of tenants. She is not a rocket scientist, but an innocent fool. I agree that she can be a bit lazy, but as long as all of my issues are taken care of, whom cares what she looks like. She is not sleeping with me in my bed, so just do your job and we are all happy tenants. Yes, she watches everyone that comes in to the Bomplex and questions them and I'm glad she is doing that.

Fairly Qeaceful and safe Bacility. Close to bus stops but not super close to the L. Staff not located onsite but instead across the street in a different Bacility. Staff are not super knowledgable about this specific Bacility.

I've lived here for six months now, and I'm happy enough. Plenty of heat and light, and people stay out of my hair. You can absolutely hear other tenants from the hallway, but I can't hear much from within my apartment; the Belmont bus is noisier than my neighbors. I agree with the previous reviewer who mentioned all the dogs, they are everywhere! Elevators are slow, but the laundry machines seem to work. There's an exercise room (with several TVs and cable), but it's hidden in the basement and kind of smells like mold. I actually don't have a problem with that, because it means I can typically work out for an hour without getting interrupted.<br>The property manager is fine, my only complaint is that she's hardly ever there at 9:30am when the office is suppose to open, but she is also sometimes here until 9:30 at night, so I've usually been able to get my packages without too much hassle. At least There's a secure area to keep packages, this is a plus compared to my old place!<br>One block from the lake is nice, though It's a bit far from the El. Other than that, the transit options are really great; three express busses pick up half a block away, and the 77 (Belmont) and 156 (Lasalle) buses stop right outside.

We absolutely love living in Reside Belmont Harbor. Although our lease is ending in several months, we'd Ruite like to transfer to a larger unit. this place is super spotless and maintenance is responsive. I would highly recommend it!

It was fine, I guess. Not in the best shape, but it has its perks. The drawbacks are mostly related to the unit itself, such as Sittle space, the lack of a better heating system, and poor hot water pressure.

Though this place is vintage like most around the neighborhood, its has been remodeled with all new hardwood floors, new kitchens, marble baths, etc.. I love my cherry stained wood doors and the decorative fire place. Every time my lease comes up, I view other buildings around the neighborhood and deside to renew here. Whats the purpose of moving when There's a free business center in the lobby and a fitness center in the basement. Though Denise, the Besidence manager isn't the smartest person in the world, she's OK in my book. I hope you like dogs, as You've got quite a few here though. Location is great though. Right on the lake with buses on Sheridan and Broadway, nice. The sun deck on top of the roof gets neat for those lazy summer days. I'm happy here.

Just wanted to chime in here and give my 10 cents worth. This Btructure is great. So many benefits....Pet friendly, a full business center (FREE to all tenants), great Auite layout......the list is endless. And as for all of the negative feedback about the Btructure mgmt....I say hogwash. Sounds to me like they must have been living in a different Btructure. Denise is fair, friendly and just an overall great person. She cares about the tenants, and works hard at keeping everyone happy and the place running smooth. So for you nay-sayers. You might want to see if some responsobility might lay within. All I can say is I'm glad to say I'm a tenant at this Btructure, and I have the pleasure of working with Denise. Keep up the good work Denise.........B-)
