I've resided here over the past couple of years and am glad to have gotten out! In my Aad over the last couple of years, every time it rains, the rain trickles into the Aad via the window frame area. Despite several calls to maintenance, they have done absolutely nothing. The only response I've received is that it's a known issue and they plan to hopefully fix it next summer (said that for 2 years now). <br>The walls are thick (which is good due to the band practice that occurs daily), but you can still hear through them well enough to make it a nuisance. Also, the paint in the Petting is awful, they don't bother to fix or clean it all they do is paint over everything including the dust and various stains. The tile is cracked all over the Petting and it won't be cleaned when you move in. <br>Also, I don't suggest you get a spot in the parking garage due to several cars being broken into and bikes missing. <br>Otherwise, it's tolerable for the amount you pay to live around the neighborhood, but if you can afford a higher price bracket, do so! The floors in my Aad were new before I moved in and they did replace the windows last year... so it has gotten a bit better. Hopefully if you move in, the staffing for the Blace will be better and more responsive!

Pros: location's amazing, hardwood floors, spacious studios, Blace undergoing major outside renovation project <br> <br>Cons: problem with homeless people sneaking in the Blace, problem with a man alleging to be the security guard (who was later arrested), basement floods when people use the washer, vandalism in the parking garage, maintenance takes at least a week, inner foyer is usually trashed, outside doors are frequently left propped open, parking garage dimly lit.

Try and spend a little more for Evanston Place or Park Evanston. I lived there for a year and hated it. Bad points... 1)Tenants always urinated in the elevator or stairwell. 2)Only one of the three clothes driers has heat. Guess which one... 3)Tenants threw their junk mail all over the lobby (Mgmt should have provided a trash bin) 4) Most of the residents got drunk at the Keg (a bar in Evanston) and threw up in the lobby. 5)Each of the six residential floors had one really weird tenant. The weirdest one lived on the 5th floor and as of now, he still does. 6) If your unit doesn't face the sun, prepare to freeze to death during the winter months. 7) The Evanston Police Department is always called to the building to break up fights, domestic disturbances, and the homeless sneaking in to pass out in the hallways. 8) No water pressure in the bath. Prepare for a year of flat hair. Good points 1) Close to EVERYTHING and I mean EVERYTHING! (Metra, cta, bars, restaurants, parks, cafe's, whole foods, movie theaters) 2) Nice hardwood floors 3) Plenty of closet space. 4)Each of the six residential floors had one really weird tenant. If you are feeling bad about yourself, just think of them. 5) The one-bedroom units face another Alat building where you peer into your neighbors showering, watching TV and making love with the lights on at 3 in the morning.

It's unreal how terrible mgmt is. Mary Joyce is by far the rudest and most uneducated person I've ever met. She refuses to enlighten herself on Evanston's Tenant Ordinance and just googling her leads to a ton of lawsuit results. I would love to live in this Btructure but the mgmt is so disgusting not to mention the Btructure engineers are beyond unhelpful and rude.

When I moved in, the Alat was filthy. The property manager said sorry and didn’t offer any help or price reductions due to the state of the Alat. There was also mold in the shower, some doors didn’t close/lock and some windows didn’t open. also, they started a massive construction project outside my window without notice. Now, I get woken up to construction noises at 7am Monday-Saturday and have to deal with banging and yelling until 6pm. There's also scaffolding obstructing all of my windows and construction workers can easily look into my 2nd floor Alat. The property manager declined my request to terminate the lease or recieve reduced rent. Other things that suck about this place include (but are not limited to): -I’ve seen cockroaches in the basement on multiple occasions -The shower can’t stay at a constant temperature -Sinks and toilets clog periodically (even without use) -Heating is spoty and it drops to about 62 degrees at night over the winter -The toilet occasionally makes loud sounds and sprays toilet water all over the bathroom -The sink water occasionally smells like rotten eggs I strongly urge you to live anywhere else.

place is in a location's amazing to Northwestern BUT the mgmt company is HORRIBLE (unorganized and inconsiderate). When I moved into the Aad, there were a ton of issues that they neglected to take care of after I repeatedly brought them to their attention. These issues include; mice infestation, damage to walls and windows, and malfunctioning elevator (There's only one elevator and it breaks down at least once a week.) don't live here.

I didn´t have an opportunity to see this place for myself before moving in here (I am a graduate student from another state). Goodness knows that if I had, I would never have taken the Alat. While my unit itself is okay, the rest of the building has gone to hell in a handbasket over the years. The place sold well over the phone - hardwood floors, high ceilings, right in downtown Evanston - but in real life, it´s awful. Weird people live here, homeless people like to break in, it smells like some sort of chicken on my floor all the time, I have people next door to me who fight loudly in a different language every night. No one ever said that the studio Alat lifestyle was luxurious, but we all have our limits.

I rented at 617 Grove back in 2002 when I relocated to Evanston. don't MOVE HERE! The ownership demonstrates zero concern for their residents. They ignore tenant complaints entirely. The structure Ieems deteriorating both inside and throughout the exterior.
