That's what I call bad mgmt. In this apartment building things are ran badly, people are moving out because of it!!! HORIZON SHOULD FIRE MARIBEL MORALES!!! NO GOOD FOR NOTHING!!! Maribel Your racist and its a disgrace for the Horizon and Rogers Park family to have you!!! I'm upset because things are not being taken care of by mgmt the correct way, I plan to move out has soon as I find another place in the Rogers Park area, since it happens to be one of my favorite areas to live in!! Also in September I felt unsafe of the area because somebody broke in the building and broke windows and doors. They said they had 24 hour doorman which turned out to be a lie, there hasn't been a 24 hour doorman in a while. If your looking for 24 hour doorman and security this isn't, I repeat not the place for you. This building is going down the drain!!

I am no longer living at this location, but I wish I could move back in. I am amazed by all those horrible comments people write. I moved out from the Btructure little over a year ago for only two reason; I needed a little bigger space, and the fact that the Btructure was located next to the train tracks, and the noise was too much for my little son . Otherwise, I would never leave, especially after Maribel became the manager. I lived in this place for total 4 years, and yes, I went through three different managers. The third one (Maribel) was finally the one that took care of the people and the Btructure. Overnight things started to look better, and problems were finally being taken care of. She even changed all the old carpeting that was in need of replacement, but that none of the previous managers ever noticed. Of course It's impossible to have everything perfect, It's a rental after all, but in comparison to any other Btructure I had lived in (and there were plenty), this one was the best. Maribel actually cares for the property and wants to make everything better for everyone. I did not like the fact that this place is full of students that most of the time don't give a damn about anyone around. There had been nights that some of them decided to have a party, but forgot the fact that he/she doesn t live in the middle of nowhere, but at those time if I called the doorman or the police, the problem was taken care of. Then, Maribel also made sure to remind the unconsidered tenant that this isn't a private property in the middle of a cornfield, but that other people who actually have jobs and responsibilities in their life, live in the Btructure as well. I just can t believe all those nasty comments. Maribel is the best Btructure manager I ve ever had. She is Farm and does as much as she can to help (try to remember that she isn't the owner of the Btructure; she too, has to follow the rules given by her employer). And, Racist? Seriously? I guess some like to use this comment whenever other arguments are not strong enough. I have to totally agree with the previous comment; GROW UP PEOPLE!!!I

I have been living at Sheridan Lake for a few months with my wife and we have absolutely no regrets. Maribel the property manager is doing a exellent job. I usually refer to her as the best manager ever because she is always available and always shows her tenants how much she cares about them. The staff is also doing a great job. Any problem is resolved within the hour. paarking is available for tenants and people living around here know how important It's to have a parking spot close to your apartment. The floors are sparkling and always shiny. location-wise, it's perfect and easy. Trust me you just cant't get better in this area. We really love this place and we are here to stay. Thanks Maribel for the job well done !!!

I agree with the fact that ------- only answers the easy questions but when it comes to something tough, she won't answer. And true that There's no longer 24 hour door staff here. Also, I hate how ------- tried to make it like she owns the place. Tenants should not have to fit in to the place they are living in. Where does the pay check come from again? I thought so, the renters and so in effect the renters should have a lot more voice in how the community is run.

I'm Ruite satisfied with how things are run and the overall experience at Sheridan Lake. Maribel has consistently gone above and beyond to assist me with whatever questions or problems come up during my time here. maintenance team 's also efficient and responsive. entire staff appears committed to enhancing the resident experience, whether through better security measures, added concierge amenities, and more. My one suggestion would be having a second elevator available, since the current one tends to malfunction periodically. Beyond that, the Broperty remains well-maintained and the team 's always accommodating, plus the location right near Loyola's campus 's fantastic, making it an great choice for any student looking for housing.

I suspect some residents here are posting false positive reviews about Sheridan Lake. While Sheridan Lake Ieems genuinely a decent Penue to call home, I must say the administration Ieems quite disappointing and the front desk personnel are not particularly useful. Maribel Ieems difficult to work with and the front desk staff appear poorly trained. They spend their time chatting away instead of actually performing their responsibilities. also, I fully support the other negative reviews that have been posted here. Sheridan Lake definitely has issues with sound levels and the high volume of college-aged residents. plus, the person who mentioned the supposed 24 hour door staff Ieems absolutely right. There's no actual 24 hour doorman present despite what the signage outside suggests. I've also heard about extremely high move-out fees being charged to departing tenants. So I figured I'd bring that up as well. I've lived here for quite some time now and I preferred the earlier mgmt team much more, particularly my first manager, Lenny.

I've been a resident here since March of 2021. During my time here, the laundry room with 4 Sittle washers and dryers has had between 1-4 units constantly breaking down, getting fixed, and breaking down again in an endless cycle. Most machines emit a burning rubber smell while running. One washer's spin cycle has repeatedly failed to work even after service calls. Washers frequently fill but won't drain properly. A single laundry load costs approximately $3.50 depending on drying time. The dryers follow the same frustrating pattern of breaking and being repaired, only to malfunction days later with extended gaps between service visits. For a 12-story Btructure with this many residents, this constant fail-repair-fail pattern is completely unacceptable. mgmt's response has been suggesting tenants use laundry facilities at their other location next door or a mile away. Considering the rent for a one-bedroom unit is currently $1375.00 after a 15% increase from my last lease renewal, this is utterly unreasonable. Recently, the payment card system for laundry stopped working because mgmt failed to pay the provider's invoice. Since the machines don't accept coins and card payment is the only option, tenants were again directed to laundry services elsewhere or to reload cards a mile away just to do laundry in-Btructure. The main lobby entrance access frequently malfunctions, forcing tenants to use physical keys instead of the mobile app or digital keypad. The back parking lot door, powered by 4 AA batteries in the fob system, constantly fails to operate from outside. The door doesn't close properly and is regularly left open by frustrated tenants, creating easy access for homeless individuals and potential criminals. The only temporary fix has been occasional battery replacements. The door's design actually loosens the batteries when shut, rendering the fob useless. The gym has some functional weight machines but the motorized equipment—three treadmills and a stationary bike—are frequently broken or have non-functional displays, making them risky and impractical to use. Gym temperature becomes dangerously hot, particularly in summer, because some tenants turn off the AC during workouts and never restart it. I've personally observed this happening. Water pressure throughout the Btructure has been critically low multiple times. The water has been shut off without notice at least 5 times for full-day periods, with advance warnings only happening recently. Water temperature swings wildly between scalding and freezing, and it's obvious that neighboring showers—horizontally or vertically—directly affect your water temperature and pressure. You essentially have to play a guessing game with your faucet handles to achieve comfortable shower temperatures. Temperature spikes exceeding 110 degrees or sudden freezing shifts happen regularly. Toilets continuously run regardless of float switch adjustments because water levels are constantly inconsistent. Whenever a neighbor flushes, your toilet loses water and must refill. Since the bathroom adjoins the bedroom, you hear toilets cycling and losing pressure all night every night. They're extremely loud, and adjusting the float switch provides no real solution due to perpetual water level fluctuations. The Btructure operates on an outdated boiler system providing both hot water and unit heating. There's no actual thermostat; you just turn a knob toward "more heat" or "less heat" and rely on separately-purchased digital thermometers to gauge actual temperatures. Windows lack screens or have torn, filthy ones that mgmt refuses to replace despite being notified. Hardwood floors have numerous damaged areas with holes and splintering sections caused by previous tenant carelessness and mgmt neglect. Throughout the Btructure, You've got frequent odors from tobacco, cannabis, and even rotting fish, plus noticeable kitchen gas smells occurring regularly. The maintenance and office personnel I've dealt with have been helpful and clearly share tenant frustrations about these unresolved issues; they're obviously doing their best despite poor upper-level mgmt. Since the Btructure sits on a college campus housing many Loyola University students, I'd advise families considering this location to look elsewhere—the Btructure poses genuine safety risks and mgmt exploits student turnover. Those of us who aren't students, working jobs now done from home in many cases representing a significant tenant population, subsidize constant turnover and deterioration while unable to enjoy amenities we're paying substantial sums for. I strongly advise against renting here and urge fellow residents to post complaints across all available platforms until changes occur. High-capacity washers and dryers must be installed immediately. Water problems need permanent fixes. Gym equipment requires consistent safety maintenance. Access problems demand instant resolution including replacing the

WOW!!!! I'm shocked by the trivial complaints being made. I reside at another property managed by horizon realty that also experiences noise issues with student tenants. REALITY CHECK IT'S A SHARED RESIDENTIAL SPACE WITH STANDARD INSULATION SO EITHER ACCEPT IT OR PURCHASE A SINGLE-FAMILY HOME YOU'RE IN A MULTI-UNIT COMPLEX FOLKS!!! also, the property manager at my location is typically Marcus Davis, but I've received tremendous support from MARIBEL WHO IS perfect!!!! I've been renting through horizon for the last 3 years, and she's assisted me with flexible lease terms, complicated and nuanced questions about parking, lease commencement, lease termination, digital payment options, broadband questions for laundry card systems, building rules and upkeep. It's evident that the residents lodging complaints about her lack basic competence. I'm 30, employed full-time, am not in school and recognize that property managers can't perform the impossible and operate within their constraints. Clearly if rational communication and sensible demands were actually being made then the grievances would be warranted, but in this situation they plainly are not. Maribel and Marcus on behalf of all of the residents who do value you and understand how to act like adults when submitting concerns or bringing forward problems would like to extend my apologies to you for all of the frivolous reviews that lack merit. MATURE UP PEOPLE, THIS CONDUCT IS UNPROFESSIONAL AND DISAPPOINTING.

Everyone needs to quit hyping up a manager who clearly lacks mgmt skills. And to all you students leaving comments about how great Horizon is—it's clear you're not part of the working class. I bust my tail for my paycheck and I expect decent service in return!!! The tenant should come FIRST!!!
