I posted the 04/28/2003 review for this complex, and I did, in fact, re-sign for a second year. That's when all the problems started. The bathroom flooded routinely, we had mice, our hot water heater (which, we learned, was the culprit of our high electric bill, as it is located in the unit and you pay to keep the water hot) broke, and it took weeks to have it fixed. Again, the engineers were helpful and did everything they could to expedite the process, but Beal only works with certain contractors and we had to wait for them to be available. The repairs weren't done correctly the first time, and we had to have them come back to fix it again. For weeks we had no hot water, and at times, we had no water at all. Our kitchen sink was literally on the floor while this was being fixed, since the hot water heater was under the kitchen counter. In the end, the water heater they installed was too small for our unit, and we only had enough hot water to last for 1 brief shower. This is what we were left with for the remainder of our lease. Of course things will break in an apartment, but my complaint is that Beal was slow to make repairs and offered no compensation for the inconvenience. <br><br>Finally, when we decided to move out, they started bringing people through our apartment in MAY for an August 1st lease. Unpleasant.<br><br>Sometimes I still miss the apartment itself, and the neighborhood was nice, but the main reasons I wouldn't recommend this property are:<br>1) Very difficult parking<br>2) Incredibly high utilities<br>3) Beal Properties' lack of concern for residents

as a previous review noted, this courtyard building is now managed by Beal. Previously the buildings were clenaed it seemed, weekly. Now garbage stays around on the stairwells and laundry room for weeks at a time (and yes i know it is the residents who put it there, but it didn't used to be that bad). The rent is on the expensive side, and no utilities are included (heat is very expensive!). Before, under old management, if you sent in your rent check a few days early, you got $10 off that month's rent. Now, if you are a few days late, they start sending you eviction notices. this has happened to me and others, and the fact that you have to mail your rent to their Bucktown office and can't drop it off makes this more likely to happen. Before, there were holiday (and i mean haloween, christmas, fourth of july, etc.) decorating contests and 'meet your neighbors' get togethers in the laundry room. No more. The location is nice, especially if you're a young gay man (or gal who likes the gays) who goes to the halsted bars.<br>The maintenance people, though are incredible. Call them and they will be on the scene in minutes. They're why i renewed my lease last year. I won't be doing it again though, because i think i can do better.

I have a 1 bedroom bi-level apartment in this complex which is now owned by Beal Properties. The management installed new hardwood floors before we moved in, the building is very well maintained, and I have no problems with noise from neighbors. Though we haven´t had much contact with Beal personnel per se, the building engineers are very responsive and live nearby. Laundry on-site and the facilities are clean and in working order. It´s a nice location with an attractive (and lighted) courtyard, though parking can be difficult during Cubs´ season and on weekend nights. The only complaint I have is that heat and electric expenses are very high. The apartments have small furnaces that the renter can regulate, but it´s costly. For well over half the year our gas bill ranged from $60-$80 /month, and our electric bill has never been less than $45 (much higher in the winter), though we are cautious about useage. We were told when we moved in that electric would average $30/month, which is not at all the case. Still, it´s been a great apartment and I´ll probably stay at least another year.

815 Cornelia Management Corporation sold their building to Beal Properties. This review is for the old management company, not Beal Properties. 815 Management Corporation was the best landlords ever! We had door contests in Christmas with $50 to first, $30 for second and $25 for third place. There was cookie days in the laundry room. Items got fixed immediately the next day. On one of my order forms I put some funny joke on there, and they loved it so much that they gave me a gift certificate to Starbucks! The walls in this building are sooo thick, i´ve never ever heard any of my neighbors in three years. The laundry room is very clean with great lighting and table space.
