This place is crappie and the office and security team are the same to get you in it is all fun and good until you live here I have been lied upon by office workers I hated it here soo to move and my word of advice find some other place to live because this is not a place ypu want to call your home

Moved into this apartment in 2021 and its been hell. We werent told about the building of a new complex which blocked our view of the Sears tower starting a few months after we moved in. They can only give apartments all heat or all air conditioning. It appears from talking to neighbors that apartments that face the river and marina get extremely hot without ac while those that overlook the street struggle to get warm. The ones that get hot during the heater season can get up to 99 without turning on the heating unit. The package room has been a nice touch but sometimes can take up to 3 hours to be alerted about packages if they even remember to alert you which has been about only a third of my packages. The doormen are amazing people and one of the highlights of this place. The fitness center is abysmal there are so few machines and even then some dont even work half the time. In addition we are teased with view of the old pool from the fitness track that was not in the plans for the fitness center so its closed off from use but we are given full view from the windows around the track. The convience store is nice and they are super sweet. The place only required 1.5x income when we moved in and I think it still does. Its nice for young people to get a starter apartment but one renewal will end up jacking rent up making prices sometimes end up closer to 1x which is why so many choose to move out instead of renew. All the moving in and out leaves elevators almost always occupied and busy along with many breakdowns. There is a school and daycare in the place as well as a British international school across the street. The fire pits rarely work to the point they are practically overgrown planters with glass. They also have so many rules which have caused fines or people finding ways to break them. The side that get so hot in units have to crack windows even when it’s been as low as 0 outside just to try to get apartments down to at least 68. Overall its a good place but costs too much for almost no benefits and if you have issues with heat avoid this place at all cost

Honestly, I loved our apartment from June-August. The spring and the fall have been miserable. They can only run heat or AC at one time, and they leave the heat on until Memorial Day and turn the air conditioning off in September. Our apartment in April, May, September, and October is regularly over 80 degrees, sometimes up to 89. All while it is in the 60’s outside. This is with the heat off, windows open, and fans going. The windows only open a small crack so there’s really no breeze. It is unbearable and frankly ridiculous since we pay over $2,000 for a one bedroom. It’s embarrassing to have company over and have to apologize for the heat. The office won’t do anything for us. I will not be re-signing my lease, and I urge you not to sign here unless you enjoy trying to fall asleep in an 85° apartment.

I was very excited to live in River City after seeing the unit I was going to live in. From viewing to moving in, the management staff made it a smooth experience. However I was extremely disappointed after living here for a few months to find out that my beautiful view will be blocked by a 44 story apartment complex that I wasn’t told about during the viewing. The construction of that alone makes it hard to work from home because of the noise - certainly cannot open the windows during the day - and this is on top of the construction still going on here and there in the building which I was told was going to be complete. Also disappointed that the attached parking lot (which is VERY small for a building this size) increased in cost with little notice. Otherwise the experience is has been good: Amazing desk staff, feels very safe, updated units and appliances, the convenience store is a great perk, generally quiet at night, good location, free & fast internet, decent gym. Wish they had been more honest so I am sharing here for anyone considering.

Leased here because Jon the leasing agent told us we could walk our dog on the river walk level..and surprise we can’t. No dogs are allowed on the all grass area on the fifth floor where no one goes. I was lied to upon leasing here and promised things that didn’t come to fruition. The fitness center…he also said that would be done by January. It’s still a complete mess and no one is ever working. Overcharging and lying to get you in the door. WAS also told there would be no construction and immediately got emails warning of noise due to construction and work from home so that’s great. Lied to get the lease..unfortunate because this could be a great place if they got their ---- together.

This might be the worst apartment complex in the city of Chicago. They are remodeling the building so there are constantly construction teams walking around and making extreme amounts of noise. Their response to any complaint about this is "sorry but there is nothing that we can do". How this construction is going on during shelter in place is beyond comprehension. The inside of the building itself, in the apartment area, resembles a sci fi cell block with concrete tiers all looking down at a concrete "river road". The laundry room looks like it hasn't been cleaned since sometime in the 1980's and it has a constant musty smell. There are absolutely zero amenities and the neighborhood is meh but coming up a bit as newer nicer apartment buildings completed. The staff in the office are nice with the exception of the woman who runs it, she treats everyone with a level of contempt that I have never witnessed in a person whose job is public facing. The guards at the front desk are nice and friendly but since there are businesses in the building on the first few floors there are a lot of random people walking around with currently no security doors in place. Run do not walk away from this place, it is its own level of hell!!!

The building is falling apart from leaks in the main ceiling, to multiple leaks beneath the floor/toilets/sinks within your residence. The agent understands the poor conditions every condo is in and will team up with the landlord (also aware of the poor condition) to nickel and dime you for everything not within your lease. BE SURE TO READ THE LEASE TO AVOID THIS. ALSO MAKE NOTE OF EVERY SPECIFIC DETERIORATING PART OF YOUR RENTAL. They also will lure you into renting a place that has many flaws and outdated materials. Do yourself a favor by not renting here. In the terms and conditions to live in River City, you are not allowed to cook smelly foods. This rule is broken everyday and the place has a permanent curry smell. Small children yell and ride bikes in the main hallway starting from 6 a.m. River City is off the beaten path from any Chicago destination. The location isolates and makes it difficult to maneuver within the city. Office staff is not helpful at all and they carry very poor attitudes towards residents. You are not allowed to freely live within this compound. WOULD NOT RECOMMEND TO ANYONE

The entire residential area of the building smells of curry. Some management staff are very rude. Laura is the worst human being I have ever met. She is always in a bad mood.She is just an awful person. The building and the neighborhood is very quite. No Gym, sundeck only open in summer.There is no neighborhood feel or any sense of belonging. The only good thing about this place is it's one of the cheapest place in South Loop plus there is plenty parking space.

DO NOT LIVE HERE!!!!!!! Cons: I moved to river city last August and now with my lease coming up in a few weeks I am ecstatic that I finally get to leave this hell hole. The building is completely odd shaped and is an eye soar compared to structures surrounding it. The building seems to be in terrible shape with elevators constantly under maintenance, the roof is constantly leaking and the solution they came up with is to place garbage cans under the cracks to catch the water. Imagine water leaking from 14 floors down into a little garbage can ------!!. The place also has a weird stench which lingers from floor to floor and penetrates into the units! I have to leave my clothes in a suitcase so i don't smell like food. There are no amenities in this building no Pool, no gym the laundry room seems to be in terrible condition also. Finally last but not least The management is completely pathetic. Angela is a grumpy, short, nasty lady who thinks she is someone special note to self you are doing a terrible job the reviews speak for themselves and the are directed towards you in a negative way do your self a favor and change your attitude when dealing with people living in the building after all its because of them your pathetic self has a job. the other blonde lady is also pathetic, rude and useless and spends most of her days smoking away her health instead of doing her job when dealing with residents. PROS: maintenance workers and front desk security people are awesome! and seem to be the only functioning aspect of this building.

DO NOT LIVE HERE!!!!! The management and association are out to scam the residences with bogus fines. They have a bug problem, the roof leaks, there isn't a gym or a shuttle. The main area smells foul. No stars but had to put something to post this.
