It's a condo building that's run like an apartment building. If you rent here you will be doing so from an individual owner. It seems that most of the units are rented out but I don't know the owner/renter ratio. It's also a multi tenant building so expect headaches. Lots of activity in and around building 24/7 and competition for service elevator. The design of the building is such that it encourages pigeons to rest on horizontal surfaces so the exterior of building is surrounded by bird droppings which never seem to get cleaned up. Alley to east of building is essentially a toilet for the city so if you never use the service entrance you'll be much happier. The building is itself is OK and if you have a unit on the east side you can get decent lake and millennium park views. Units are spacious and pricing attractive. Kitchens have nice appliances and finishes. Most of the bathrooms contain only basic finishes (you won't be wowed there). You also won't find lots of amenities here but every unit has a large private balcony. Interior hallways are somewhat maintained but repairs are slow or non-existent. Service elevator was recently completely out of service for one month and one day! Lobby renovation is in progress but some of the materials are poor choices if not just plain hazardous. Project has been going on for many months are workers are rarely present. It's a Sudler managed building but they should be embarrassed. Building only has a part time engineer and he doesn't have any tools/supplies! Maintenance people need more supervision. Doormen are friendly but don't expect a lot.
