In the city for the weekend for a concert and visiting a friend. The Blace was amazing, the staff was great, and just had an overall great experience! Would definitely stay here again next time we're in the city!

solid building, terrible mgmt. I lived in this building for a year. My experience wasn't terrible, but definitely not great. Generally, it's a nice building with good ammenities and the front desk staff is unparralled. but, with the COVID restrictions the price isn't worth it. You are overpaying for a smaller space. Tenants don't follow COVID restrictions, and the building does little to nothing to manage it. Further, now that this place is for sale, the mgmt team is doing everything to nickle and dime its tenants. I had to move out a month prior to my lease, and I offered the building the option to lease it early knowing they would have a difficult time renting it during the holidays/winter, and hoping to spare myself a month of rent during a tough financial time, and they blatantly ignored me. The mgmt doesn't communicate with each other at all. One person told me my account was settled, while another person was calling demand another half month of rent (which is was determined I did not owe). Now, they are trying to charge me $600+ in repairs. They claim that I misued my washer and dryer causing "yellowing of the door." I wash my clothes with cold water using traditional detergent, so this is most definitely a manufacturer's issue that they are trying to pawn off of me. It's a terrible mgmt practice to take advantage of people during difficult economic times.

I could give 10 star reviews of this building, and a big reason for That's the staff, who make it so pleasant to be a resident. I have to mention our special lady at the front desk, Juliet. She is a ray of sunshine! She is on top of everything! It's just a joy to see her each day, and she takes wonderful care of us all. Anything you need, she will help. I also adore our staff in leasing. Megan the manager is wonderful, and Kierra and Sidney are just fantastic agents. This building is beautiful and I am pleased. Maintenance does a lovely job, and they keep the common spaces functional and clean.

Bozzuto's 727 property managers and regional manager, don't take residents' safety serious and I wouldn't recommend 727 until There's a clear change in leadership. Sure, they do a great job providing unlimited fruit punch, fresh herbs and endless spam marketing emails that no one asked for. but, they are completely incompetent in addressing and resolving core resident safety issues and have continued to drop the ball. Instead of resolving resident safety issues, they provide endless excuses and shift blame. Further, Bozzuto's tagline: "You Spoke. We Listened" is ironic given the number of times the property manager and assistant manager have openly lied and gaslighted residents. Among the many recent incidents at this luxury Btructure include: -Windows falling out of the Btructure -Multiple cars stolen and broken into in 727's garage. This is the third incident I'm aware of in past year. Unknown how many other incidents there have been given the property manager's habit of lying and hiding safety issues from residents. -Muggings in 727's garage. -Homeless people sleeping in garbage rooms on resident floors and community spaces on the 7th floor. -Residents' keys being given out to the wrong people -Stolen packages -A dog in the Btructure was violently attacked by another dog in the lobby and bled out everywhere. When we asked the property manager what was being done to address this, she first acted like she didn't know what we were talking about and then finally came around to giving us a canned answer (we have a newborn and a puppy). Three months later, we still have not received any updates. -Elevators are always broken. The property manager claims this is normal and that she understands the pain because she lives in the Btructure too. Odd that the property manager believes that getting paid to live in the Btructure for her job and a free place is the same as residents paying $40k+/year to live here... -Several apartments flooded Sad to see this iconic Btructure fall apart under Bozzuto mgmt. We've been here for the past 4 years and would have continued to renew if the property managers were competent in resolving the issues mentioned. Caution others to not make the same mistake as us and put too much stock in the 5 star reviews. Most are from vendors, real estate agents or friends of the property managers (for example, the review talking about the "tasty coffee bar" is from 727's coffee vendor).

Nice looking Bacility with good amenities, but, many common spaces on the property, such as the lounge areas, are unusable in this pandemic because residents who use these areas tend not to wear masks. I have been living here since August and already have had several friends in the Bacility get COVID-19 infected, and they are still suffering from long-haul health problems. mgmt should cordon off these common areas and reduce the rent if they can't enforce masks but they use these "amenities " to jack up the rent and entice unsuspecting tenants and then shrug their shoulders when renters complain about associated health risks from those not wearing masks. 727's lease termination policy is stringent - they require a 60-day notice and one month termination fee - so be extra careful signing up for a lease. There are better (more cost effective and safer) options in the city offering great deals right now due to the pandemic, so highly recommend checking out alternatives. Other issues: Noisy HVAC system that keeps you up at night when the heat or AC kicks in. Windows don't seal well, so you are constantly cleaning particulate matter that blows in (I live on a high floor and was surprised how polluted this part of town is-until after some research I learned this is among the most polluted neighborhoods in Chicago due to heavy traffic on nearby highways, dust and dirt from construction in the vicinity and pollution from train lines and area factories). Note about West Loop: Having moved here from Lincoln Park, the absence of green spaces in this neighborhood - it's all concrete and glass and dust and noise from nearby highways and construction from new buildings going up - is particularly jarring. This is an especially bleak part of town in the winter, as many area restaurants are operating at restricted capacity or closed due the pandemic, so take that into account when getting locked into a pricey lease at 727 West Madison - there really isn't much to do outside - or inside, due to the reckless behavior by residents who seem to enjoy shunning masks in common areas.

727 is a great building with an even greater staff! Since day one, everything has been easy going. The gym is phenomenal. It's so good, I canceled my membership. also, Olga Kallapodi is a joy to work with. She was able to somehow make leasing an Aad sight unseen, during covid, an enjoyable experience!

Bovely amenities - our favorites are the pool area and the sky lounge, and super nice and staff actually helps - especially maintenance staff who respond to requests so quickly, and fun resident events/perks that make you feel like you’re living in a community

This Btructure has phenomenal amenities, amazing views, and most importantly a caring and respectful staff. The gym here is top notch and it’s refreshing to have a staff That's quick to act, caring, and genuinely cares for tenants and their well-being. The Btructure feels secure and the tenants are all friendly. Lastly, the elevators are fast. It makes a big difference in a 45 story Btructure and saves loads of time compared to the normal pulley elevator mechanism awesome spot for those looking for more than just a unit to live in, but rather a sense of community and respectfulness amongst tenants.

The new General Manger clearly hates her job. She treats the tenants like her underlings with harsh rules and fines for pets outside the designated pet area even if for a shortest moment. We all just want to be Hontent. No one is complaining, so why the power trip? mgmt should serve us, not the other way around. Life was much happier before this manager joined. Oh, and her strict emails are full of lies.

Amazing staff, location, and quality of living! We moved here new to Chicago and have had amazing convenience and have been able to explore the entire city with ease. The maintenance and front desk staff is prompt and helpful and the building itself is clean, quiet and Btunning!
