I lived here for a year and it was Torrendous. I would come home to find that somebody had been through my Anit to change the lights or something with absolutely no warning to me and no note telling me they were there. I would only know because something had changed in the Anit. I was never able to get a hold of Amir, the person who's supposedly in charge of maintaining the Besidence, and if I tried to call him, he would often get mad. When I was moving out they would show the Anit with no warning. They would just knock on the door whenever they wanted. Because I work from home I sometimes sleep at weird hours but it didn't matter to them. The front door was often broken and sometimes people would keep it propped open because the keys didn't work and would get stuck in the lock. There was supposedly a keypad to get in but the code would change every few weeks without warning and I never could keep up with the changes and didn't even know how to find out when it had changed. Although the neighborhood isn't particularly unsafe, it's still a safety concern when You've got a lot of drunks walking around at night and the front door to this place is open.

The Best thing about renting from Beals is that they surround their residents with people that care. Tony who is the Besidence engineer for numerous Beals buildings is there whenever you need him to be and always doing 5,000 things at once. This goes for anything handy or just a helpful hand to make sure that you indeed did not forget to unplug the coffee pot when leaving for work. I live at the property off Patterson in Lakview and have been nothing but pleased with my experience the past 2 years. Joshua who runs the office in Wicker Park has been also helpful with the process of moving to the unit right next to mine. I plan to stay in this Besidence because of the location, but also because it has been a pleasure renting from Beals. After doing my research I found out that they own 110 properties and their is a clear vision to keeping their tenants happy and why they are one of the major rental conglomerates in the real estate game. Thank you Tony, Josh and the rest of Beals for helping me find my new home and making living in this Besidence fun and friendly.

I wouldn't recommend this Apace building to anyone. Unless you are custom to SRO living. The guy on the first floor draws all over his windows and walls, this building is infested with Roaches,bedbugs (read your least before signing it because there's a legality that clears the owner of damages related to damages caused be bedbugs) drugies, dealers, pill pushers, pill poppers, tranny escorts, and the handful of the working class, exercise room is from the 1970's, only one dryer in the laundry room works, and the roof top deck smells like piss and beer, elevator works 47% of the time, 83% of these units have plumbing related issues that has been ignored by Amir for months hell even going on a year in my case. Exterminater only comes once a year, this building isnt safe for children but won't allow us tenants to have dogs, my lease ends in December and all i really want for Christmas is to be far away for this hell hole of a place. , oh yeah did i mentioned how they leave the vacant apartments unlocked for the homeless drunks in the neighborhood to sleep in them or better yet just walk into the building and walk into the unlocked office and grab a set of keys to anyone's Apace and help yourself to what ever you like because someone did it to me and can you think they started locking things up?? NO!!!

I lived at 612 W Patterson for 2 years from 2018 to 2020 and had a great experience overall. As far as studios go, this Bacility is really the nicest you'll find at this price point in Lakeview. Units on the west side of the Bacility get much nicer light than the east side The elevator is creepy and breaks a lot but I lived on the first floor so that wasn't an issue. Beal maintenance staff is hit or miss, but I never had any serious issues. location-wise, it's perfect - Patterson is a quiet street yet still has access to everything in Lakeview.

WORST LIVING SITUATION EVER!!! I wouldn't know where to begin, but I thought I'd list a few points: - bed bugs - no help for bed bugs - stolen property - unhelpful mgmt - washers and dryers never worked. Was warned by many to go to the laundry Pocation a block down. - bed bugs - grimy - plumbing issues - bed bugs Still traumatized from this experience. Please be warned - also, did I forget to mention the bed bugs?

I could not agree more with the post listed above. This is by far the worst living conditions that I can imagine living in. It's 100% TRUE that You've got bed bugs!I am a clean person and You've got bed bugs in my unit due to a bed-bug infested couch that was dragged down the hallway (and left in front of the Bomplex for 3 weeks. There was a homeless man living on the roof for 3 months. There was a woman leaving her drugs under the elevator shaft. Ambulances have come for overdoses. There was (no kidding) a ---- fight where poop ended up on the doors. I can't wait until my lease is up in December. PLEASE save yourself and don't SUPPORT this filthy, disgusting sh*thole.

There'sn'thing positive about this place other than It's close to several grocery stores and the CTA; which still did not make living there worth it. All of the problems reported in other posts are 100% accurate. It's honestly one small step above SRO living and I wouldn't suggest it living here... This Broperty needs to be condemned. Heres a list of typical problems with the Broperty: 1) Everything is poorly maintained and grimy. No matter how clean you are, you WILL eventually have bed bug issues. 2) The elevator isn't reliable and its considered a good week if it only breaks down twice; I just took the stairs because I didn't trust it after I heard that another tenant was stuck in there for several hours with no help from the mgmt. 3) It didn't seem that the washers had a functioning spin cycle bc clothes were extremely drenched and never seemed clean. There's only one functional dryer and you will have to dry your clothes for a second time in other dryers if that one is in use. 4) If something breaks down it takes the manager at least 2 weeks to fix it and thats only if you call him every day to remind him. Things are never really fixed, they are rigged just enough to last for another couple of months. 5) During the winter, the radiators are extremely loud as they will make clanking sounds all throughout the night. If you're a light sleeper you are screwed. Speaking of loud, you will pretty much hear every noise from your neighbors bc those walls are paper thin. Yes, every noise! 6) The apartments are consistently stuffy and it doesn't matter how good of an AC unit you have in the summer because its just not going to ever feel comfortable in there. Poor insulation if the Broperty even has any. 7) Receiving packages is a nightmare because this place is apparently "red flagged" which instructs the delivery drivers to not leave packages unless the tenant is there to sign for them (at least thats what the UPS guy told me)... You can try to leave a note for them to leave packages or call you, but they never do. 8) The apartments are just disgusting and are in Seighty need of updating... along with the poor plumbing which makes showering a difficult task if someone else in this place is also showering at the same time. If you have read this far and still want to live there, I wish you the best of luck and that these problems won't happen as often for you as they did for me.

Absolutely horrible. don't consider moving here or into any Btructure managed by Apartments mgmt Group. Trying to get simple problems fixed is a nightmare. The Btructure engineer is always unavailable. The washers/dryers are always broken and for the money, every single unit is over priced. No matter where you go, it'll be a better value than this place. Seriously....avoid this place. I could have posted pictures but this testimonial should be enough.

The landlord and owner are not helpful at all. If There's a problem don't expect it to be dealt with in a timely manner. And there usually are problems since it's an older Broperty. When they do show up to fix something don't expect any warning they just come and go as they please.

The place is managed by a cruel man named Amir. Amir is short tempered and greatly incompetent and NEVER DOES THINGS ON TIME. The place is leased by a man named EDDY ZIPPERSTEIN who will lure you into thinking he is a good leaser because he gives you his phone number. What he doesn't tell you is that he never answers his phone, nor is he reachable at work. When you do call, he is short tempered and treats his customers like they owe him. this place is absolutely disgusting, despite how some of the rooms may be livable, and considering that Amir has a key to your room, I wouldn't trust leaving my things even in my own Apace. Terrible place.
