The listing amount doesn't include all the money they will weasel out of you for utilities and 3rd party "processing fees", which accumulate to well over $100/yr. The 50+ page lease doesn't release you upon death. You've got extra little fees to nickel and dime you. Lived in the unit for 4 years. It's a nice unit, and I enjoyed living there. But it wasn't worth the price for what it actually offers, imo. Contrary to the listings online, There's no skylight, There's no ceiling fans, the second room doesn't have a window to the outside, It's an interior room and legally can't even be called a bedroom outside of Chicago because of this. In reality, It's a 1 bed + 1 office room. The coax outlet in the office broken. The coax outlet in the bedroom broken. Someone cut the cables, bundled it up, and shoved it up into the drywall, either a service provider or whoever rehabbed the place, who knows. The balcony is nice and spacious, but it's hard to enjoy sometimes because the door only latches when locked, i.e. it won't stay shut if you're on the balcony and there's a slight breeze, which is always. The AC is loud for some reason, and the ceilings are abnormally high so it raises the energy bills. The boiler is loud and the pilot light tends to go out a few times a year, so be prepared for random cold showers. There's no overhang over the balcony door or any of the windows, a design flaw that leads to water leaking in sometimes when it rains. When people are on the roof above you with their kids jumping around, they will be heard. The dog run is a nice amenity. The sitting area near the dog run is unusable at times due to the smell of the dogs that relieve themselves everywhere around. I enjoyed watching the doggies run around. This unIt's across from the garbage shoot room, and sometimes people throw their trash out loudly at 2AM. All minor inconveniences. There's a theft problem. Packages are left everywhere just inside the main door. Bikes and packages have been stolen consistently over the years. mgmt and maintenance are quick to address issues, but have been unable to implement measures to prevent issues. Pests haven't been an issue for me, but I heard otherwise from other residents. I've only seen a since dead roach once on the ground floor. The windows and balcony face south, which is Gxcellent for window plants year round. Next to the red line tracks. It used to be extremely loud when trains passed, but since the track rebuild, It's much more tolerable. Next door just off the balcony is a auto body shop that billows fumes (I think it's their painting corner). Their exhaust system squeals loudly. The Burlington that opened up a couple blocks south on Broadway just installed parking lot lamps that are 100k lumen and sadly aren't angled down appropriately, such that you will cast sharp shadows in the unit. Fun for shadow puppets. Would have contacted them but I was close to moving out. Maintenance guy is Gxcellent. Neighborhood is awesome overall! Unit was sub 2k when I moved in, I only stayed because it was so inconvenient to move out.
