I recently moved to 450 W Melrose in June and initially had a great experience. The unit is fully renovated with great views. Our leasing agent as well as Iovan & Marta have all been very nice and helpful with our move-in process. That being said, after 5 months living here, I am already eager to get out of here. Tenants smoke in the building and management does nothing to rectify the issue. Marijuana and/or cigarette odor drifts through the vents and into our unit every day and neither management nor the building engineers do anything to stop it. Rules are never enforced and there's a general "oh well whatever" attitude about everything. Overall this is a good starter apartment for young college kids or those who are new to Chicago. The only great thing about this place is the location. East Lakeview is a very safe, clean, and vibrant area with plenty to do. However, unless you are desperate for a place to live, I suggest you look for a different apartment management company as PPM Management seems to be very hands-off and impersonal. Have a good lawyer on hand before signing a lease with these people

Do NOT rent these apartments!!! I never leave reviews, but I have to for this place as I dont want anyone to get scammed. First of all, I moved into a dirty apartment that no one dared to clean. Stains everywhere, I cannot even explain how nasty the place was. On top of that, cockroaches EVERYWHERE. Management does NOT care. Packages get stolen all the time. Neighbors are loud at 3am. I had complained so many time for so many different things. No one even replies to your email, or even if they do, it's weeks later. I can go on forever, but the point is- do not rent here!!!!

The apartment is NOT worth the price. I've lived in other places in this area that are better value for money. The building's old, ton of repairs need to be done, units are not cleaned before tenant moves in and roaches will keep appearing.

Things get fixed, fast. And they're always doing little improvements on the building like painting hallways, and carpeting the stairs in the common areas. The building engineer has been quick to respond to all of my minor maintenance requests thus far (such as getting an extra set of keys for the unit). The location is great. I'm close to the Lake and I'm close to all of the fun stuff on Broadway. Awesome neighborhood to live.

I do have is a clean studio with great closet space, new carpet, fresh paint, and a shower that works. Well, it stopped working once, but I called our building manager and he fixed it himself. That day. Literally within two hours of me randomly stopping him in the lobby on my way out to say my shower was being weird. And he APOLOGIZED for taking so long. Ten stars to Peter, he is fantastic..

I had the best experience! I found out I would be starting a new job in Chicago in less than two weeks and needed to find a place to live ASAP. I contacted them and within a few hours Darko emailed me and set up a time to meet and showed me a handful of places in my price range/areas I was looking for. He was awesome and I'd highly recommend him to anyone using PPM! Within less than 24hrs of viewing the apartment, I was able to sign a lease and get everything taken care of! I anticipated that finding an apt in Chicago in just 2 days would be so stressful but Darko and PPM made it so easy!

I had pretty low expectations when it came to looking for a new apartment in Lakeview. I work nearby so I really wanted to live in the area and not have to commute everyday. Planned Property Management showed me this unit and I couldn't believe it was in my budget! Situated right in between the lakefront and Broadway, I feel in love with the building and apartment almost immediately! The size of the apartment is perfect for one person. I love the layout. It is very open and the big windows provide lots of beautiful light during the day. The kitchen is very big with nice sized counters. I love cooking and these counters make it very easy! And when company comes over, I also plenty of space to entertain. I also love that it came with a microwave! When I do need to travel out of the area, there are so many public transportation options, minutes from my door. The El and bus lines are all over the place. I am so close to fabulous restaurants, nightlife, and shopping and I really really love that. Lakeview has a lot of fun things to discover. There are also plenty of day to day necessities at hand. We have three grocery stores within walking distance. A great place to live!

I like how spacious my studio apartment is. It's rare to find a studio with so much countertop space in the kitchen and enough closet space for storage. These little touches allow me to keep my space just so. The kitchen includes a little bar so I can enjoy my meals away from my living space. The big bright window opens up the entire space. The bathroom is also a nice size. I feel very comfortable here. The building and the neighborhood both feel very safe. Peter, the building engineer is also close at hand to make sure things are running smoothly and the common areas are clean. He is very nice and responds promptly to all requests. I enjoy having a parking space in the building. I usually take public transportation to work but when I do drive it is nice knowing I have a spot to come home to. This building is very close to the popular restaurants on Broadway so parking can be tricky at night. It's nice living right around the corner from all Broadway has to offer. Weekends can be very fun up here and of course, so is baseball season. I also enjoy close proximity to three grocery stores, gyms, and a hospital. So really, everything I need!

I have lived at 450 Melrose for over four years. One of the major reasons for staying here is the building engineer, Peter. His service has been nothing short of extraordinary. He is on-site every day making sure everyone's needs are taken care, the building looks great, and fixing things that need to be fixed. He is also one helluva a guy. His presence puts everyone at ease and all the tenants really respect him. I've never lived in a building with an on-site building engineer, and after this, I'm not sure I could ever go back! I enjoy the handsome lobby, the laundry room, parking, and the new elevators are well. The outside of the building also looks great, thanks in part to Peter of course. I like that Planned Property Management is always looking for new ways to improve their buildings. We certainly have benefited from their attention! Nice, spacious apartments. Hardwood floors. Big closets and windows. Really, what more could you ask for? Love the location too. Everything I need is within walking distance and I certainly enjoy saving money on gas. We have three grocery stores right around the corner! Public transportation is super easy too. The lake is less than a block away. Heaven!

My apartment is very nice. I enjoy the space and hardwood floors. The floors add a lot to my space and makes everything look wonderful. The amount of closet space provided is wonderful and the kitchen and bathroom are nice and clean. I love how big the windows are in the unit. That really helps and the sun shining in during the long Chicago winters really makes a difference. The new elevators in the building are very nice. Peter is a great building engineer and always responds to issues in the building timely. Overall, I enjoy living in the building. Planned Property Management makes a concerted effort to improve the property and I really appreciate it. Peter's care and attention makes the whole location a lovely place to live. I was very happy to find such a nice building in such an incredible location. We are right in the middle between the lakefront and Broadway, the main business street in Lakeview. That means that everything I need is close by. A walk in the park, the exact bus I need, a hip new restaurant, three grocery stores. It's all here in Lakeview. I am very happy in this part of Chicago!
