I would not recommend this apartment complex. Although it is in a nice neighborhood and is more affordable than other apartments in the area, there were a multitude of reasons why I encourage you to look elsewhere. For example: 1. Maintenance is allowed to enter your unit without your presence and maintenance requests are allowed to be created on your behalf. Generally, you are notified and informed of the specific requests. However, on one such incident, maintenance did additional tasks, without my permission nor knowledge, and stole my property. The property was never replaced and management handled it incredibly unprofessionally. 2. When I did not renew my lease, they showed my unit, which was fine. However, each time someone showed my apartment, they did something ridiculous such as (i) left my lights on; (ii) left my window open; (iii) unlocked the door into my apartment, none of which were acceptable. 3. Communication and speed of maintenance requests were poor. For example, I separately made a maintenance request to replace my oven (which was broken and completely unusable). Management took 2.5 MONTHS to replace it after multiple attempts to resolve it on my end and, in the meantime, changed leasing managers without informing any of the tenants. 4. One or both elevators are constantly down. Several times, I had to take the stairs (the building is 17 floors) due to both elevators being down. This is also a huge inconvenience when you or other tenants are trying to move in or out and is unacceptable if you or one of your guests has a disability. 5. While I could not hear the neighbors next to me on either side, it often felt like the people above and/or below me were listening to music loudly in my own unit. I wish you the best of luck in your apartment search, but, again, I highly recommend you do not move into 25 E Delaware Pl. I presume there are similar issues in other BJB Properties, as well, but I did not live in any others.

Do NOT rent from BJB 25 e Delaware place it's managed by John Bremner as the Asst Property Manager and Mike Hochhauser as the Property Manager not on the property as John is. John is unprofessional and is rude to tenants. He lacks problem solving skills and customer service. He answers questions with questions and takes days to respond to emails. He interfered with me subletting my unit after breaking my lease due to safety issues. He told other tenants I was crazy. I spoke with Mike regarding all my issues with John that were numerous and he made excuses for John. The basement has large cockroaches, the dryers never work and the trash rooms are smelly and full of trash for days. i ultimately left for safety issues due to a drugged out tenant kicking my door and was arrested and then a drunk man and his friend bothering me in the gym and then finding my unit and blocking my doorway from anyone coming out. The front door is always open and homeless enter into the lobby. The front door is right next to Johns office an he lets it sit open. A lot of times the lock is broken and ppl can walk in and out at night without their keys. Horrible place read all reviews on all the sites and you will see numerous numerous bad reviews.

The property managers are unprofessional and most of the time not even here. The current one is terrible and takes days to reply to your emails if he replies at all. Dryers never work in the laundry room properly always leaving your clothes wet or damp. The management will NOT reimburse you for having to spent double or triple to dry one load and they still can be damp. Cable is always out and can be out for days. The Internet is terrible and barely gives you a connection. The brick walls give you barely any cell phone service unless you have Verizon. The hot water is either too HOT or freezing cold. The hallways are musty and carpeting is filthy. Packages sit in the lobby with the front door wide open and are not put away till the package person comes at 6pm and puts them away. The packages sit as the property manager sits in his office on his computer. If it's a Saturday the packages sit till Monday in the lobby bc there is no package person here on wkends. Today the power is out and the weather is fine so stairs have to be used in the dusty gross stairwell that's never cleaned. If you go to the property manager with a complaint he will ask you how he should handle it. He sits at his desk when he is actually there and who knows what he does bc this building is a mess. The rent here is sooo high for what you get its NOT worth it and no one cares. The maintenance man tries to do what he can but is overworked. Don't waste your money even though the location is great. There's enough around here to rent.

It's not called Delaware Towers, but stay away. The only thing positive about this place is its neighborhood. They should at least drop the price for how awful this place is. We lived there for 6 months and that was more than enough. Hidden fees out the bum, the hallways are old and always smell, the stairwells are out of a horror movie, the laundry room is disgusting, and the security guard -- although sweet as can be -- couldn't stop anything bad from happening. Management is as least involved as I've ever experienced, they're there to take your money and that's it. They even showed my apartment without notifying me -- just randomly barged in in the morning while I was in my boxers and my place was a mess. This is the grossest building I've ever stayed in and I would say take 5 minutes and find a better place nearby for the same price. You'll regret staying here.

I have lived in this building for almost 2 years now. The 1st year wasn't the greatest but it was tolerable for the price. Then almost exactly after we resigned the lease, everything went to ----.... We didn't have hot water for 12 whole days, and management made half --- attempts to fix it. They would e-mail me lying to me telling me it was fixed and I would get home SO excited to finally take a hot shower and it was ice cold. When we moved in, they told us we didn't have to pay electricity. About a year and a half later our electricity gets shut off and we had to call ComEd. Turns out, we DO have to pay electricity and we ended up getting a huge electric bill for all the "missed payments" They also advertise "free cable and internet" this is the case, if you only use the internet once a month and are OK with waiting 5 minutes for a web page to load. Oh and the cable is DirecTV, and every time it is the slightest bit windy or raining it goes out. Those who live in Chicago know this is quite frequent. This is when we found out that the "heating and air conditioning unit" (which is absolutely terrible at doing its job) apparently uses a lot of electricity. The public areas are so dirty and gross, I would hardly call the gym a gym, they say there is a "doorman" but its really just a guy who sits at a table in the lobby and occasionally says hi to people who walk in. He also gets the packages. I could go on and on, but I have better things to do (like look for a new apartment). If you take one thing away from this review it is STAY AWAY FROM THIS BUILDING AND THIS MANAGEMENT COMPANY. I wish I knew what I know now before I signed this place. Don't let the price and the location skew your view of this building.

I love this apartment building and the only reason I left was because I decided to buy a place. I lived in a one bedroom for over four years. The management company has improved dramatically in the last two years. Now, they are extremely responsive and helpful. I left halfway through my lease and had to sublet my space. Before subletting they came in and replaced the heat filters and blinds for free. Their team painted and cleaned the place in one day so that we could list it. The unit looked brand new in less than 24 hours. The maintenance man was super fast and friendly every time we needed something done in the unit the whole time we lived there. The location and price of the apartment can't be beat. I also loved the amount of closet space and generally, the size of the unit was impressive compared to many other places in the area.

I have lived in a studio in this building for quite a while... Things must have changed in recent years, because I love it here (and I am extremely picky)! I felt compelled to write this review after reading all of the negative reviews. Sure, the studios are pretty small, but you don't need that much space when you spend all of your time outside in this amazing neighborhood (why else would you live in gold coast, right?). Cable and internet are included, which is great. I did bar review online from my apartment, and never had a problem. There is a gym and a night doorman. The building is very safe, and everyone is respectful and quiet (seems like it is mostly law students and professionals). Most important, the building is clean. No bugs, no garbage, no weird smells. Excellent upkeep. The best part? ASHLEY! She is the building manager, and she is AMAZING. She is very professional, helpful, and friendly.

My leasing agent Sean was helpful from the very beginning. I had a lot of questions and he took the time to answer them instead of making me feel pressured into making a decision (which is an experience I had with other companies). I moved into a very clean and freshly painted apartment. Once I moved in, Kelly (not sure what her exact title is, but she is some type of boss), was helpful in figuring out my questions about rent credit. Peter, the maintenance man, has also been wonderful. He responds to my maintenance requests usually on the day of the request. He exceeds my expectations by doing things like fixing light bulbs in tricky fixtures. One night, my entire closet shelf ripped out of the wall and broke, by the time I was home the next day, he had rebuilt my closet. In general, I like the building. It is quiet and clean.

I read these reviews before I moved in and I was very nervous. Bottom line, you get what you pay for. I live in a 2 bedroom in one of the best locations in the entire city and my roommate and I each pay less than $800. That is unheard of. Yes, there are a lot of annoying things, but this is by no means a luxury building and it's good for the price. THE PROS: -Nice apartments -Management fixes things once you call enough -LOCATION, LOCATION, LOCATION THE CONS: -Free Cable = No E!, Bravo, Lifetime, ABC Family, etc etc. Because of contracts, you cannot switch to Comcast etc. even if you are willing to pay. -Free internet barely works - we got our own -Doorman is a joke -Front door box does not connect to your cell phone Yes, I have many more cons than pros, but I still feel like the pros do outweigh the cons. I have an amazing apartment in an amazing location and I will most likely renew my lease.

I just moved out of here after a two month sublet. After reading these reviews I almost didn't even consider this place. I would go back next year if I could find another sublet. In the 2 months I was there the elevators never broke. 95% of the time there were one ore more people in the leasing office. Whenever I called to ask a question or get something fixed it was done within 24 hours. No problem with cable or internet. It was slower than home but I was on a net book. Things were dated but clean. My floor was so quiet I wasn't sure anyone else lived on it. I can't speak to the package delivery but the three people who manned the foyer at night were very nice. We were stopped by one after a couple of days to identify ourselves. She took our info. The next time we saw her she called us by name. I'm glad we decided to check it out and not just go on these reviews.
