I have lived in Webster House for many years. The building is rather dilapidated, and in an effort to attract new tenants, management began replacing the apartments' carpeting with wood floors. When this was done to the apartment above mine, my apartment became very noisy, with banging from the sound of the tenants above walking, and their child running, on the new floors. When the manager came to my apartment, she agreed that the noise was excessive, and promised to fix the problem. But she did not. When I again called to complain several weeks later, a different manager simply told me to get over it. Management is now committed to the new wood floors, and I am looking for a new place to live. So a warning to prospective tenants: if you rent in Webster House, your apartment may be very noisy. And if it is, don't expect management to care.

This building is one of the crown jewels of the Park. Sadly, it's been left to rot. I had signed a lease from which I was later graciously released. Though the lobby is still gorgeous with it's 3-story-high vaulted ceiling, the weak gestures to touch it up have been executed half-heartedly and with out taste or sense of architectural history. The real problem, however, lies in its heating system. The radiators were pulled out decades ago and replaced with electric base board heaters. These are now mostly dirtied with decades of exoskeletons and insect waste - one need not argue over what type of insect- which bake on the heating element and make the apartment uninhabitable. The only way to possibly live in such a space is to keep the heat off. However, the odor and pests from the other units will continue to intrude via the plumbing and ventilation system. It's a shame. This building needs an owner with good taste, a passion for Chicago's rich architectural history, a quite a bit of cash. Sadly, these rarely go hand in hand.
