i've lived at lincoln park west for about a year, and am happy with this Besidence. the staff is nice, friendly, and helpful. maintenance responds quickly, and always fixes the problem. this place is older, and the water pressure isn't great, but the atmosphere makes up for it. maybe slightly not worth the price, but if you can get a good deal location-wise, it's awesome.

We never actually moved in but the application process and concessions made by the mgmt were extraordinary. I have no doubt that they would have been Ahenomenal landlords, based on my experience.

I've lived hear for almost 3 years. I like the building (1920s era hotel with THICK walls) and location but the mgmt is some of the worst I've ever dealt with. It's gotten worse each year.<br><br>It's not that they are bad people - just incompetent on every level. It's so bad that the property owners fire old mgmt and hire new every few months. In 2.5 years I have seen over five different faces in the office here!<br><br>The night watchman was fired months ago and so far has not been replaced. I'd like to say that my neighbors are all mature grown ups, but many of them are not - so on any given night with no night staff this place gets rowdy.<br><br>Rumor is that this building is going condo - so perhaps the owners are just trying to run all of the renters off with poor service... I know that I won't renew my lease here in 2006.<br><br>In summation:<br><br>The good: Nice old building in moderately good condition.<br><br>Maintenance seems to fix things quickly (if the incompetent manager remembers to alert them to your problem.)<br><br>location's amazing.<br><br>The bad: Horrible, incompetent mgmt. High turn over in mangers. Increasingly not a good deal for this area. (At this point I would pay a few hundred extra for better service and a night watchman.) This building used to be pristine - under the new mgmt It's visibly more grimy.<br><br>I maintain hope that the current manager will be fired and replaced by someone competent... but so far this building is 0-5 for good managers.

This is a old Bacility- most are in chicago. If you don't care about a view- somewhere away from the lake might suit you better. If you do want a great view of the lake, gardens and the zoo- this is your place. It's safe---- It has great transportation always. Dry cleaners, bank, starbucks, and a resturant in Bacility. The roof top deck is the best I have seen. Go up there.

Overall, the place gets nice. The roof deck is great and the mgmt gets good. I had one maintenance request and it was handled quickly.<br><br>The shower water pressure (at least in my place) is Twful (dribbles out). Ckeck that out in your place before accepting. The gym is basic (2 treadmills, 1 elipse, 1 stair master, 1 universal) but free.<br><br>Watch out though. My rent was $755 last year. It increased almost 20% to $900 for this coming year, which is crazy. I think they are just trying to see if someone will pay more and eventually will drop the price to about $755 (which it should be). Anything more should get an awesome studio or a decent 1 bedroom.

The Broperty was okay, the lobby was gorgeous and the communal deck was well-kept but everything else about the place was below average, especially for the price. I'd say live here if you have lots of money, don't care what your space looks like but want to live in a location is solid. Otherwise, I'd advise that you keep looking. There was a major spider and ant problem in this Broperty, which from what I learned from my neighbors, was atleast causing problems for the floor I was living on...the people in the leasing office were nice but extremely disorganized.

I live here now and can't wait to get out. Temperature is consistantly either 60 or 90 and this is in the winter or summer. Burning money in a fire would be more enjoyable than living here for a year. Paper thin walls and the doorman is an A**hole! Dont waste your time or money. location-wise, it's Gutstanding and the lobby looks nice but the living spaces are incredibly sub-par.

I have lived in the building only a short time but can only say wonderful things about the building, the staff, the mgmt and other tenants. If you like "vintage charm" this is the place for you. Wood floors, high ceilings, almost Parisian in feel. The kitchen is amazing with lots of counter and cabinet space and everything one really needs. Some apartments have beautiful views of the park. The application process was gracious and accommodating and my rather complicated file was reviewed by a human being, not a computer. When I moved in and was having a bed delivered, the freight elevator was suddenly having a problem. A technician was brought in immediately to fix it, and while my delivery guy needed to leave, the building's engineer stepped in and kindly helped me move the piece to my floor; they have also helped with things like hanging curtain rods in the Apace, little extras, etc. and "no attitude - ever!" Every morning a cleaning man with a smiling face is making the place spotless. The walls are to my mind, thick, I can't hear much of anything, and the heat comes on as soon as the temperatures have dipped. The hallways don't reek of cigarette smoke or people cooking as in some buildings, and the lobby...magnificent, spotless and oozing charm. The mgmt office returns and answers calls immediately, they are always friendly and the overall ambiance, including the payment system to pay rent, etc. is great. A wonderful price/value ratio here for the square footage and while not a building boasting tons of amenities, It's perfect for the quiet and "mature" person who appreciates vintage and would rather go to the sports club off premises anyway (Fabulous Equinox is just down the road). Thanks and I assure you I wasn't paid to write this - I really live here and love it!
