I just celebrated 4 years in this building. Sudler has been managing the building during my entire stay here. Generally, they do a great job. Here are specific points: - The door staff is genuine and mostly friendly. One regular doorman is a sourpuss, but everyone else is great. - The building is always clean and I never see trash laying around. - The grounds are kept nicely. - The views are amazing. - The elevators are inconsistent, but safe. They have been out of service a lot lately. - The maintenance crew is friendly. I trust them to replace a light bulb, but not much further. - We have a big, empty room I'd like to see turned into a restaurant or something productive. - The office staff is very professional. - Some elements of the building are old and need to be replaced, like the windows. So aside from a couple of the little complaints above, this place is excellent. I can't imagine living anywhere else where I would be as happy.

I've lived here for 4 years. The management company changed about 3 years ago and things are waay better than before. The door staff is sketchy at times. Some doorman are professional and curtious while others are either asleep or clueless. The garage staff is very convenient because there is guest parking and an attendant 24/7 BUT.. beware of the elderly residents that have no business driving anywhere! The maintenance workers are some of the best I have ever encountered. We have a new maintenance staff and WOW can you tell the difference in the buildings upkeep and responsiveness to issues. They are excellent, handy and resourceful. The office staff is really good also. The manager lady is nice and extremely helpful.. my parents came to visit and age made sure they could access my unit and greeted them personally. I really appreciated that since I was stuck at work. I do have to contact the office whenever I have a delivery or a large item to move. It was annoying until I encountered another resident that had no respect or regard for the building. The building and staff are good but the residents can ruin it if you let them. The fitness room is a nice space but it needs to be remodeled with new equipment. Unfortunatley, the old ladies do ruin your morning workout with constant whining. The same ladies workout for years and they look the same, so take what they say with a grain of salt. The receiving room lady is really nice but seems overwhelmed babysitting the buildings troublesome children and trying to take care of the tenants. There are not many children in the building but the ones that live there here are not monitored by their parents AT ALL, very annoying. I love the location, my apartment and have grown to really appreciate the staff. I see what they go through. As long as you are cordial, everyone bends over backwards to help.. this place is truly a gem!

Cons: Potential buyers be warned, Unit ----/---- (joint unit) is alleged to have water leak problems. There have been numerous units below this unit who have complained of water damage stemming from this unit. The issue is unresolved, and the leak has not been fixed. The guest bathroom toilet leaks and the master bathroom likely also has a leak. If you need proof that this is a real issue, just ask --, the package/dry cleaning lady. She knows the person living underneath ----. Also, be warned that the washer and dryer have been shut off before just because maintenance could not find the leak. The in unit washer and dryer may cause similar problems for any new tenants/owners. Also, be warned that the management lady is quite rude and uncooperative. There are high HOA fees and high fines for really marginal violations. For example, moving one piece of furniture during an unscheduled time results in $250 fine. This can be assessed even if you have paid your move-in fee. Workout room has minimal and very outdated equipment. Pros: Door men are generally excellent.

I stumbled across this site with reviews of the building I ve lived in for about 18 years. By the nature of the writing (an educated professional!? ) they all appear to have been written by the same disgruntled person. The reviews seem to say much more about him than the building so I d like to set the record straight. This is a large condo building, with a current ratio of about 75% owners to 25% renters. Many owners have been here for years while renters typical are here more briefly. We allow rentals but the responsibility always lies with the unit owner so this guy s gripes should have been more directed at his unit owner rather than staff and management. In fact, while I know most of my neighbors, I couldn t tell who owns and who rents. In my opinion, the most desirable thing about 1700 is the friendliness and diversity of the people who live here. The building was constructed in the late 60s and is aging. It needs work and funds are constantly being spent to keep it maintained. The issue of the windows remains current because it would be a huge expense paid by owners, not renters so his complaint is meaningless. If you leave windows open without screens, critters will enter. Duh! You can whine, or have screens installed. Small dogs are allowed; there are few complaints if you follow the rules (have to use service not regular elevators). There is no internal communication system so notices are delivered by hand; a web site is under construction. Staff and management vary but generally are competent, responsible, and always respectful. Overall, this is a high quality building in a fabulous location. We work hard to keep it neighborly and well-maintained. The people are great. A few bad apples won t change my opinion.

We have lived here for over a year now. The worst living situation I've ever had. Not only is it 100 degrees in my apartment all summer. They don't turn the heat off until about mid june and your dying,but in the winter it is beyond freezing due to the cheap windows. When we moved in our apartment was INFESTED with spiders the size of baseballs due to when they put in our terrible cheap carpet they left the windows open with NO screens. My neighbor is beyond rude and stuck up. The older people in this building are rude and beyond judgmental they will make you uncomfortable by just staring at you in the elevator. Our apartment along with the penthouse is infested with little ants EVERYWHERE we had a specialist come in and "take care of the problem" and it didn't do anything. The doormen are fabulous and the help here is great but the building itself sucks. I would NEVER even think of living here another year.... we are moving in 4 days thank goodness.

Door man, besides ------------ are all -------s! Residents are --- and complain about dumb stuff/ environment that they have created because 1/3 of the building is being rented and they don't like renters. I would like to buy here but 90% of the residents and doorman's are rude! My wife is a doctor and i'm an educated professional; this place is nice but the people ruin it and the management is just as worse. Unless you have a backbone and don't mind telling people to F off, don't live here! Trust me, been here 2 months and I want to role some heads.. Yes its true, they send out a news letter twice a week that says the same thing because the residents here cant remember what it said 3 days ago and like to kill trees I guess? Don't expect good service or management but expect D-bag residents and management! Scared yet? Walk away for the love of god.

This place has MANY MANY issues. First and foremost the people who live in this building are completely awful! Our neighbors are nasty and 95% of the run-ins I have had in two years with people from other floors haven't been good. The people will complain about EVERYTHING! Just last week I heard some resident complaining because someone was moving a dresser in the freight elevator- ummm isnt that what the freight elevator is for? Things like this are a weekly occurance. Currently the whole association is in-fighting with each other over the proposed 10 million dollar window renovation. The condo needs new windows- the cheap --- people who live in the building don't want to pay for them- therefore beware your windows will always leak. Also because they aren't double paned glass the units are either freezing in winter or 100 degrees in summer. They claim they have heat and air but as of today (memorial day) it is about 80 degrees in my unit and wait- the HEAT is STILL ON! go ask when they are going to turn the air on- sometime in June! My advice- stay away from this building- it may seem nice at first- we certainly thought so when decided to rent BUT after 500 elevator fee to move in, numerous nasty comments about our (well behaved) dogs (i.e. these people just hate dogs!), awful residents and 100 degree summer heat- we are moving!

EEK! This place is AWFUL! I have lived here for two years and the staff is awful! Well the maintance people are awesome and helpful. Dee in the office is sometimes ok but Edika is AWFUL! She is one of the most unhelpful and impolite people I have ever met. The other tenants tend to think they are supremely better than you since you are a renter and that your opinion on any matter does not count. They only have either heat or air not both so expect to be hot most of the time as the extremely old people who live in the building throw a fit if they try to turn the air on before its 100 degree outside. (Seriously we had to by a stand alone air conditioner because it was so hot all the time in our apartment and I grew up in Florida!). They tend to be over zealous with their condo notices as well. Expect 30 notices about mundane stupid things all the time. Seriously, does every condo unit need a notice about someone changing an air filter? NO- save a few trees and post it in a space everyone will see. Overall this was one of the worst living situations I have ever been in. I wouldn't recommend it to anyone!
