Do not rent from this -------, look him up. Huge scam artist and con artist. Caught stealing millions from Chicago citizens with blago. He doesn’t pay his workers and he scams college kids. Dude is a legit joke.

My first 2 years living here were a nightmare but with turnaround in the management, things have gotten WAY better. The new building manager has made every effort to make the building more visually appealing, both inside & out. He responds quickly to all maintenance requests, getting all things fixed (painting, repairs, spraying for bugs) within 48 hours. We had an issue with mail being stolen and he quickly redid the mail room to make it secure and no longer visible/accessible to non-residents. I will say, the building is loud. The walls/doors are thin and if your neighbor is playing music or talking in the hallway, you can hear it all. Otherwise, definitely a huge win in terms of what you're paying to live in an incredible area.

I lived there for 1 year from 2009 - 2010. I negotiated a 1st floor studio apartment with a walk in closet and a patio for $600 per month. Within 1 week after moving in I found a dead mice that came through the hole in the kitchen cubboard and climbed into my garbage. I emptied that garbage called maintenance who did not believe me. The next day I found another dead mice in the empty garbage bin that got trapped. I called maintenance and told them I had proof that there was a dead mice in my empty trash can. They came right away to see it looked disgusted at the mice and threw away the new garbage can with the mice in it. They then fixed the hole in the wall, and landlord reimbursed me for all pots, and pans that was stored under the counter where the mice came from, and the garbage can that they threw away. I was then given the opportunity to move to a 2nd floor apartment, same price which I moved to right away and did not have any more mice problems after that. I sprayed my place often with roach spray and did not leave food laying around considering that this is a old apartment so did not have any roach problems either. The only other problem I had was the electricity blew for only my apartment in the heart of winter during the afternoon on a weekend and I was without heat for one night because maintenance did not respond to my calls. They did show up the next morning to fix it. The heat is very poor in building but I purchased a small portable cheap heater so that worked wonders to heat the place. The unit also only has 1 window AC unit. Concerning parking, I had a car and there is street parking but anyone can park on that street between 8am to 6pm and after 6pm only residents can park with a resident or guest permit on that street. Parking goes very fast so it is first come, first serve. If you go out late at night with your car do not expect to find a parking spot when you return at night. Many times late at night I had to park on Clark st. that has free parking between 9pm - 8am and I had to move my car at 8am next morning to avoid parking charges to then park back on Dearborn where it was easier to find parking in the early morning. The landlord was not bad, they did what they could for an old building. They even collected my packages when I was out of town and left it in my apartment when I asked them to. I never had any problems with the washing machine nor the front door being propped open, nor noisy neighbors. My floor was quite quiet and I did not hear anything about any crimes or missing packages. Yes the building could use a paint job but they did paint it at one point while I was there and I knew the building could use a paint job before I rented it so I was fine with that. The building is historic looking which is fine for me. I am more about the location which was great so the apartment suited my needs for that price. This building was the cheapest rental on that street and in that area so you get what you pay for. I loved the neighbourhood and everywhere else in that area, rent cost a lot more. Even with the issues I had, that rental price was a good deal. I would recommend it to anyone looking for a cheap place in a great neighbourhood downtown. Negotiate your rent before you move in.

I moved to this building 2 months ago and I am surprised to see all the negative reviews about it. So far, I have had a wonderful experience and the management is really quick in responding to all the maintenance requests. It is a small apartment and essentially, you get what you pay for. The location is great and I am really satisfied with the overall apartment. It is small, but then the rent is lower than other buildings too!

I've lived in 1430 North Dearborn for 5 years. There are no amenities, and remember you get what you pay for. I never saw a problem with bugs or mice. Any work orders where done in a timely matter. In 5 years, only 1 time did someone break in (that I knew about anyways). The apartments are small, kitchen was separate, but have no counter space. I was able to fit in a 50" tv, baby grand piano, chair, and full size bed. There wasn't room for anything else. Im in the process of moving out, mostly because I can afford more and I want some amenities. I stayed in this place for so long because of the price, the fact it could fit my things and I never had any noise complaints about my neighbors. If you don't have a lot of stuff, need something cheap, and don't mind having any amenities (other than being close to everything), this is a great place!

I lived at 1430 N. Dearborn for 1 miserable year. It was the first place I had in Chicago proper. I first want to say, the management are greedy, back stabbing, lying, cheating, scum of the earth type people. On that basis alone no one should rent here at all. Now lets get to the apartment. The door at the front is usually broken or propped open, so theres a safety issue. Theres no cameras, no alarm, nothing. There is crime inside the building because I saw posters on the walls of some female tenant complaining about how someone kicked in her door at night, tied her up, robbed her place, and left her until a neighbor duscovered it in the morning. It was on the 3rd floor. Very scary, she could have been raped or murdered, which I am willing to bet that both those have happened in this building.Other than safety, the place is ugly. The outside needs a paint job and maintenance, wires hang loose on the side, and its falling apart. Its old and dirty. It is freezing inside no matter how hight he heat is on cause the windows and doors and everything else are not good. It is hot in the summer. It is noisy cause the renters are low class and dont care about anyone. It does have a pest problem, from roaches, mosquitos, and lots of mice in the walls and its very creepy. The walls are so thin you can hear your neighbors talking normally. The bathrooms are terrible, the water ranges from cold to hot whenever it wants. It is very expensive for its space, which is a tiny tiny space. You see, in NYC people do rent spaces like this for less than this, and in way better condition, I know cause I visit a close friend there almost yearly. Please be careful, and do not rent here. Oh yeah, theres no street parking, the landlord will lie to you when your renting it out in the begining to convicne you to sign a yearlong lease and say theres usually parking, its lies, you will spend hours every day looking for a spot, its terrible. And cars there get robbed a lot. The washers and dryers steal a lot of money too, if they are even working. And tenants have been known to steal each others clothes over there too. I had a neighbor complain to me about it. And finally, the landlords charge different rent for different people, with no real basis. One year you could be paying 800, the next they raise it to 900, but your neighbor is only paying 700. Its horrible to live like this. They are terrible people. There is no office to see them, you just mail your check to them. If you have a problem you have to call and leave a message and wait a week if your lucky for a callback. Do not rent here.

I just moved out of this building because I moved in with my boyfreind, otherwise I would absolutely still live here. Amazing location, close to beach, Division, quiet and safe nieghborhood. Management always helped right away. I loved my apartment, it was small but new and clean inside. I would recomend this building for anyone!

Warning, all good reviews are lies or written by sleaze management. You know that saying, you get what you pay for. You know it refers to the times you pay little for something and it turns out to be garbage. Well, renting at 1430 N. Dearborn, its even worse. You get even less than what you pay for. I lived there for one year. The landlord lady and --------- scum landlord guy back at the office that you as a tennant are not even allowed to stop in, the one buy projects, they have the nerve of raising rent on people after theyve been there for a year, but then offering the same place on craigslist for lower rent. They lie to you about everything when you move in. They paint the walls and thats it. There isa serious difficulty in contacting them once you already ar ein. They never return your calls and when they do, they treat you like an animal. There is no parking so do not believe them please. You will be lucky if you go one entire week without driving around the block for an hour looking for a spot. You will be lucky if you go a month without getting a $150 ticket for parking. I have volunteered in fire departments, 1430 N. Dearborn is a matchbox, it will be in the news soon for going up in flames. The apartments are smaller than any apartment should be in america or anywhere for that matter. Those chinese or japanese that live in tiny apartments in China or Japan would think these places are small. I have had some bad landlords, but these take the cake, they are probably among the worst in chicago. You are on your own. The place will freeze you in the winter, which is 5 months in chicago. I can go on and on, but just please, for the sake of dignity, dont rent here. Go farther a little, maybe pay a little more for somewhere else, this is the worst place you could rent in maybe all of chicago.

This is a great building to live in. It's right in the heart of the gold coast, the building is super well maintained and management is great. They always respond right away whenever anything needs fixing and they keep the building itself very clean. I've lived here for almost 2 years and always recommend it to friends who are looking to move!
