The grill does not work properly, nor do the TV's by the pool and common areas beside the lobby. It is all smoke and mirrors. Last week a car was stolen from the parking garage. Packages being misplaced/not left in package room but are sent to the overflow which is another mess in itself. Some packages are left at unit doors for anyone to grab. The ladies in the office are nice, but that's about it. Would not recommend this place to anyone if they plan on using the amenities advertised. Not worth the price. I would rather go across the street to the Palmer where everything works and is comparable in price, if not cheaper.”

You have to pay $1900 to apply here, and if you don't agree with the contract, before you sign the contract or move in - they keep all your money $1900. It is preying on vulnerable people in my opinion. This is what happened to me: 1. After you apply, you will not be able to get onto to anyone via phone directly- it will be sparse emails, and then directed to a call centre that tells you the leasing officers are busy and to leave a message and that they are not directly in the leasing office. They don't call back. 2. My father had to go in person x4 times to find out what was happening with the application I put in April 3rd and the lease contract was not sent to me until May 10th, over 1 month later. 3. I decided due to the 2 days per month visitation clause in the leasing contract that I was NEVER told upon tour in person of the property (orally or written), and was NOT in the application, I would not sign the lease even though I was accepted. 4. To pay for a "luxury" apartment, to then be told cannot have a visitor for >2 days in the leasing contract, is preposterous. Luxury apartment does not necessarily mean luxury services- AMLI JOYA has depicted that thoroughly. $1000 is a lot. That is insane. I don't have the words. AMLI pulled a fast one on me out of $1000. + $100 to apply + $350 admin fee. To not give me back my $1000 SECURITY DEPOSIT- when I have NOT signed ANY CONTRACT and I HAVE NOT MOVED IN- is unethical to say the least. They legally trapped me. I do not appreciate the lack of transparency. I would NEVER recommend ANYONE to live here. I would go out of my way to tell all my colleagues ,friends, family, patients- to never live here due to my godawful experience. I learnt from this experience and I would never apply to a place that requires $1000 non refundable security deposit during application BEFORE being accepted and before signing or reading a leasing contract. TLDR: I had to pay a nonrefundable $1900 to APPLY here and i did not agree with 2 days/ month for guest in the leasing contract , BEFORE I even signed the contract or moved in - they kept ALL MY MONEY of approximately $2000 to apply. I NEVER signed the contract or moved in. Decided not to proceed. They can keep the money. $1000 security deposit I paid during application- they refused to give me back.”

The management: Karen and Natalia are excellent and the leasing staff: Julian, and Maria are always pleasant, professional, and helpful. The concierge, Eric and Sara have been extremely helpful. Any issues in the unit were taken care of within 24 hours by staff that were knowledgeable and pleasant to deal with. I will miss the smiling faces always there to help in this beautiful building. I highly recommend living here.”

I mentioned the closet not having as much hanging space as I thought and she immediately had maintenance come by to install a new rack. I love my one bedroom apartment, its spacious, and it gets a lot of natural light. I couldn’t be happier to call Amli Joya my home.”

Having to watch my feet where ever I walk, since there is dog poop everywhere- both on the sidewalks and in the halls. Dogs are allowed to pee in the elevators, and nothing is done, even though they have “security cameras”. Not being able to enter or exit the property half the time, due to moving trucks blocking the south entrance or multiple vehicles being double and triple parked at the garage exit. The wonderful security, as evidenced by the loading dock doors being left open over night- and the entrance to the building likewise standing open. Knowing that a 30% rent increase is going to beneficial activities such as cooling the southern tip of Florida, due to the previously mentioned wide-open doors. Being sick from mold growing in the halls for two months when the building air-conditioning failed. Cars parked on the sidewalk!”

I was really looking into moving to Brickell and my realtor wanted me to check out the Dadeland area. He brought me to Amli Joya and Modera and the experiences were night and day. At Modera, I was told that it was a party building and I was going to have so much fun. That was not really what I was looking for and they were extremely unprofessional. I went over to Amli and it was the exact opposite. I spoke to Jared and he was very accommodating. Showed me all the models multiple times, showed me all the amenities, and made sure that I got a unit that I liked. What was important to me was space. If you know anything about Amli Joya, their units are rarely available because there is such high demand for them. He made sure to reach out to me as soon as one I liked would be available and I could not have been happier. I did not even see the unit before the move-in date because it was occupied but trusted he knew what I wanted. He absolutely did. 16-foot ceilings on the same floor as the pool with tons of space. Between Jared, Karen, and the rest of the staff, I can proudly say I have never felt more at home than in this community.”

I’ve been living here since 2020, and I just renew my lease bcs I was fine with everything! BUT Honestly I regret it, all the employees are leaving because the management is awful!!! So the hire a lot of younger and new employees that honestly are the worst. I have had more issues in the last 2 month than in the whole year! I will mention a few that I remember right now 1. I pay $30 dollars every month for the valet trash and they never picked that up, me & my boyfriend always need to put the trash on the trash shut. And with no authorization they charged my card with $75 dollars because I left the trash on my door for them to picked up. Every morning me or my boyfriend had to put the trash on the shut because the don’t do it since they change the system for a new one that honestly is cheaper. And once you go to the trash shut it’s always full of boxes and trash that apparently they don’t clean. For that reason a called the leasing office & their only response was that they have picture of the trash & that they already charged me and will not give me that credit back. By the way I spoke with Rebeca & attitude was not helpful at all, she acts rude to me & unreasonable. No willing to help me,a resident that never complains. 2. My closest elevator is always full of dog pee and smelling really bad. I have to call the concierge almost every day so they can clean it. And where is the charge for the people that do that and don’t clean it???? 3. YOU WILL ALWAYS FIND POOP ON THE HALLWAY. I have pictures of every time I find that situation and I always call so they can send someone to clean it. The other day I call since 3 pm and it was almost 9pm and the poop was still on my front door. And the concierge named Nicolas told me that he wasn’t responsible for that and I have to wait until the next day so the cleaning service could do it. COME ON! I’m paying almost $3000. I don’t need to have poop on my front door. 4. I don’t understand that a rental community doesn’t have AC filters to replace the old ones and they had to improvised and cut it in order to replace the old one. 5. You’re paying for a place where you’re “supposed” to enjoy all the amenities but No. they close the pool at 7, and also there are some concierge that let some residents stay on the pool after “the supposed closing time” just because they accept $$$$. So they’re being bribed. REALLY!!!! 6. For some reason the garage door wasn’t working to go to the basement. I had to pass by the office like 5 times in a row because they weren’t fixing the issue with my transponder and once again, a community that’s charging crazy numbers didn’t had new ones to give to their residents. honestly I’m so disappointed and upset with the community. Trust me find some other place.”

It was clear that the damage was done by the car next to mine, a white Range Rover that left white paint on my car. I called the building after filing a police report. They stated that they do not know who's car that is. The supposedly "secured" parking garage, which requires a gate key to get into, had a random vehicle inside, that caused 1k worth of damage to my vehicle. The Amli Joya responded by stating "we do not guarantee security in the parking garage." So, if you like having a nice apartment, the Amli is for you, however, if you value your property and don't want your car to be damaged, I suggest living else where.”

Amli Joya uses scare tactics to intimidate its residents into doing whatever they want. We receive multiple weekly notices as residents threatening to assess fines. Residents received an email today noting that "per your lease agreement, page 8, Section 4, titled Animal Policies" Animal owners are responsible for proper disposal of their animal's waste... you may be assessed a fine of up to $150 per incident for failure to comply with these regulations." $150 is not the fine listed in my lease agreement, and I am willing to guess that is not the fine on the lease of other residents. It is $50. Landlords are not allowed to add fees whenever they want. Every week they cite to things being “violations” of the lease, and a lot of those items are not listed in the lease. It’s deceptive and scummy to do that. We are charged pet deposits, pet fees, and pet rent - which should include and cover the cost of the management team cleaning up when needed. Pets are going to have accidents as well as are going to mark. Even if you take measures to clean up after them, if there is a smell left behind or a trace left behind, that is the exact reason for residents paying pet fees and rent - to cover the cost of clean up and wear and tear. While I agree that cleaning up after your pet is necessary and should be done, please do not call yourself a "pet friendly" community if you refuse to understand pet behavior and want to eat the pet fees and rent that residents pay monthly rather than utilize it for proper clean up measures”

I love this community and I absolutely love my floorplan. Its extremely spacious and offers all of the items I look for in an apartment. As someone who also works in property management, my expectations were high but wow does Joya supersede all of my expectations. The office staff is very responsive and helpful, the package system couldnt be any easier, and the amenities are very well maintained. Maintenance is quick at responding to any maintenance request entered. Choosing a community that has greenery to walk my dog was a huge determining factor and Joya meets that need for us. I recommend this community to anyone whos trying to live in a centralized area but away from all the crowds and noise. If youre looking for a place to call home, dont think twice about renting here.”
