Everything was as promised on my move in date; the few small repair items I reported were corrected within the week of move-in, and additional maintenance request was completed literally within an hour of reporting. The amenities are basic, but useful and well-maintained. There's an open topped parking lot that I don't have to pay extra to use, but covered spaces are available for a fee. The package room for my building is organized and neat, the pool and gym are clean and welcoming. The staff has been great every step of the way; Auri and Iso were especially helpful during my move-in period. If you like the Brickell neighborhood, but without the crazy Brickell noise/traffic/ AirBnB nonsense, this is a great spot!!”

The management office has the most arrogant, rudest, unprofessional and impolite staff I have ever seen. They make it sound they can also use your security deposit as retaliation. I made sure to take pictures of the whole apartment before leaving the place. I could spend more time detailing all the absurd situations even with your mailing items. The location is good, but considering how bad it was my experience with the management staff I would never move back and I would never recommend it to anyone, mainly having so much better options in the area with respectful customer service and really good structure, view, new appliances and same or even cheaper price.”

I have read some of the reviews posted and I wonder what the folks are talking about. Auricela one of the managers in the leasing office is a very pleasant person. She was the one that had taken me on my tour when I was looking around with my realtor, she helped me with my application, and has been courteous for the past 3 years. I will be missing her when I move out. Pros: - The building is located in the safe Brickell neighborhood of miami - It has a pool, a gym, and secure access - It is walking distance to the Metromover of miami - The staff is quick to address maintenance issues: my AC had failed and they fixed it quickly - Beautiful granite counter tops and stainless steel appliances - Washer and dryer in all the units as far as I can tell - Most of my neighbors are professionals - Leasing office will hold packages for you and inform you that they've arrived Cons: - One of my previous neighbors was quite loud and I could hear him/her through the walls. I think he has moved and since then things have been quite. - It is on the pricier side, but that is true for all of Brickell I guess - Parking is in the back of the building and uncovered. You only get one spot. Not a major downside. Guest parking up front is a pain (just like in all of the brickell area). - No bike room/storage area: You have to keep your bike in your unit or balcony - Gym is not open 24 hours”

I did prefer to wait this time to this apartments because I had to calm down and try to be very objective in my review, and because they had my security deposit and might not returned as a retaliation (yes.... they are like that). Now, after spent 3 years living there I can tell you DON'T FALL FOR THIS!!!! It is a scam. The two ladies at the management office can make your live miserable if you ever ask them for respect and keep your rights (and I'm a very calm and reasonable person). They have no communication skills at all (speaking and/or writing), rude as much as a human being can be, and contrary to all the other facilites captivating professional people who want to live in Brickell, they think that this is a dorm and try tenants as a party boys teenagers (For adult people to be treated like that is annoying when every single communication is structured as that). Don't fall for their nice actitud while you are interested in leasing there and during the application process.... They are just acting. My experience was awful and I can spend hours talking about it, but imagine a friend that moved there (my fault to not advise him before) with a recent born baby, and they didn't give him the apartment by the promised date. Also when they did it it was in awful conditions (not what you see in the showroom unit). But the worst part was their actitud when you ask them for fixing the problems, is like if they were doing a favor to you and being rude during any communication process. Again, don't fall for their initial "sales actitud", they are acting and suddenly are going to turn back into a nightmare any time you need something (it is an old building and believe it or not needs work and fixing problems all the time). You would think that the pricing is unbeatable in the area, but hidden fees (that they will take from your security deposit) are going to match better options out there in Brickell. Really.... pricing is not what you think, they are going to ask for 3 months on front and keep hidden fees due at moving out from the security deposit. Management is the worst I have ever seen and it is a nightmare have to live in a place that you feel you don't want to go home (up to that level). Don't move there, live is to short to waste your time leading with these inconveniences and these people. I read the previous reviews in this website before I moved and I said "can't be that bad" and moved anyway... I WAS NAIVE! It is worst that described in those reviews. If the two ladies (specially the one in the office in the back) are not removed things are not going to change.... it si just their personality. Maintenance does not know how to fix toilet or common areas (i.e., rugs that are sopping wet are just dried with a fan and not properly fixed). During move-in day, my apartment had cockroaches. Thin walls - you can hear everything your neighbors say. Not a good place for business people who are constantly traveling, as they will threaten to tow your car (even if your car is registered and your parking sticker fell on the windshield). Management office hours close early so business professionals who work a regular 9 - 5pm job don't have flexibility to get their packages until the weekend. I would not recommend this to anyone wanting to live in Brickell. Although the neighborhood is fantastic, I had a very bad experience living here and would never return. Read the fine print because they will try to charge you for everything, even when your apartment has cockroaches upon move-in.”

If you decide to live at 1550 be prepared to struggle with everyone in their staff, from their security personnel, to their cleaning crew and of course, their building manager. Their customer service is completely inadequate and you will have to deal with rude and disrespectful treatment for absolutely no reason. Since the moment you start the paperwork to become a tenant you will receive threats and warnings and an overall condescending atittude from the staff. Although I enjoyed my apartment, I must admit that throughout my tenancy at 1550 the administration was never cordial or helpful. Quite the opposite. Also, as someone mentioned in a previous post, there is a $300 non-refundable fee for them cleaning the apartment after you leave. Basically, even if you clean the place, or even have it professionally cleaned, you forfeit $300 the moment you sign the lease. I have been a renter for the last 10 years of my life and have never come across such an arbitrary clause. And as can be expected, the managment is completely unwilling to discuss the clause, let alone negotiate around it, or even answer questions.”

Disorganized, always excuses for things, and the property manager was NEVER nice, to say the least (major attitude problem/should not work with customer service). I will say that the leasing consultant is very sweet, though. FYI, if you read the lease agreement, they are not responsible for any packages that come in (although they sign for them in the front office), so you may receive a package and NO NOTIFICATION that it has been received! Nice! Every building in Brickell and everywhere else I have lived has always notified the tenant once they accept a delivery on their behalf. But I guess substandard is the norm at 1550 and customer service for tenants comes last! Additionally, there is a $300 non-refundable fee (NOT INCLUDING THE PET FEE, if you have one) which no matter the condition you leave the apt, you officially forfeit it... Oh, and if they decide the carpet needs to be replaced (which is only in the bedroom), get ready for a $700 fee also. I have always gotten back deposits from every apartment I have lived in, but this place finds a way to swindle you out of every penny they can! One more issue was with the yard I had as part of my apt. It was infested with fleas when I moved in, and it took them over a month and several threatening letters for them to fix the problem. So Gross! By the way, they claim to be pet friendly, but not so much! One more thing, my car was hit in the tenant parking spot 2 X and since there is no assigned parking, they basically told me they couldn't help me. Very little guest parking as well. Long story short, NOT A PLACE I WANT TO CALL HOME! WOULD HIGHLY RECOMMEND YOU LOOK ELSEWHERE!”

The unit was not as nice as the model they show, and after being there a few weeks, we noticed how cheezy and cheap EVERTHING is : faucets, appliances, toilets, cabinets, floors, even the granite are the cheaest of builder grade! Why didn't we pay ATTENTION!? It became depressingly dreary! The power went out for several hours many many times. You could not count on it more than in a 3rd world country. They never even replaced the light bulbs as they said they would. We moved out months early and paid for an empty apartment since they would not fix the dryer vent after threatening them for 10 months (It took 3 hours to dry 1/4 load, but at least we NEVER had to change the dryer filter!). We threatened to do a bad review and they said that wouldn't bother them in the least. That's when we understood why they don't think they need to service their renters.”

Where should i begin, -Parking: there is no assigned parking, only way in and out which creates a complete pain since you could have a standoff with another car coming from the other direction, the parking spaces are not covered so sap, dirt, and bugs fall on your car which is absolutely ridiculous for the amount that you pay to live here. Also there has been numerous complaints about parking since there is not enough parking for visitors, tenets will often let the friends park behind the gate. This wouldn't be a problem if there wasn't a limited number of parking spaces so if you happen to come back to your apartment at 2 am from a night out...be warned, you might not have a parking space. Management is completely aware of this problem FOR YEARS but they have failed repeatedly to do anything about it. They put stickers on cars saying that they will "supposedly" tow the car but half of the time they put the sticker on resident cars even when their 1550 parking tag is clearly visible. If you happen to be one of the unfortunate residents that comes back at 2 am with no where to park, you would have to park on the side of the curb inside the gate, which a chance your car could get hit from another car when its backing up. If you complain, management will refuse to cover the damage. There is a security guard at night but he doesn't speak any english (at all), a complete pain to work with at 2 or 3 am when trying to find a place to park. oh, its also an extra $100 a month for an additional car parking. Apartment- the walls are VERY thin. when i mean VERY, i mean to the point you can hear your neighbor having foreplay, sex, or even hear anything they say when talking on the phone. Not ideal. Dog owners have no regard for cleaning up after themselves and will often find feces and urine in the elevator or near your elevator waiting area. Constant construction on the building. The managers will say that the windows are strong and you don't hear the outside noise...I live on the fourth floor yet i hear every truck, motorcycle, and lawn maintenance that is occurring...you can only imagine how people on the first floor feel. we have an ongoing ant problem. THE BEST PART: so i had a neighbor who smoked pot. this would be not a concern if i didn't smell it every time i got off the elevator and walked towards my apartment. The smell was so bad that it was even coming into my apartment. I complained numerous times yet they couldn't or wouldn't do anything. Gym: small, not a lot of equipment, not regularly cleaned. All in all, don't. live. here. I understand its miami, you shouldn't have to pay so much money and end up living in a hell hole.”

The gym also looks into the living rooms of the facing apartments (how delightful). The "coffee bar" and recreational area is also in the same space as the gym, so you have the luxury of smelling others sweat while enjoying this fine facility, or the pleasure of sweating your @$$ off in front of a bunch of spectators. The mail comes at no particular time (and it seems none of my important mail comes at all). ----- is a real @##$# and extremely unhelpful. She spends a great deal of time talking about her affairs (cheating on her fiance) with the mail lady...maybe this is why my mail is so if-y. The plants around the grounds are dying and look like they were rejected from a nursery. The security guard that works the weekend shift is not to be found. His golf cart will remain in the same spot for hours. I'm pretty sure he is sleeping. Parking is by war the worst. They promise you a spot in your rental agreement but have yet to fulfill this. Anyone can get in through the gates (even on the rare occasion that they are working). Tenants will frequently open up the gates and allow their guest to park in the unassigned guest parking lot leaving the paying residents without parking options. Oh, now might be a good time to mention that the uncovered parking lot smells like a combination of rotting garbage and animal feces. The sap and debris falling from the tree ruins the paint on your car and covers in in small insects which DO get inside of your car. Additionally the "well-designed" parking lot has an entrance/exit that one car wide. With such thoughtful and considerate *cough* residents living here you may have to have a stand-off with an approaching vehicle as you attempt to enter/exit. Additionally don't expect these wonderful pedestrians to have their conversations anywhere other than the middle of the entrance, and then stare you down for dare needing them to move because they are in fact blocking the ONLY viable portal. Now lets talk about how well built this place is. About three months ago we had some rain (not unusual for Florida). The construction workers on the roof must not have realized that if they leave open, uncovered holes in the roof rain WILL get in. Thanks to this, the air condition units in many of the apartments became flooded with water causing water damage. We also had a temporary waterfall on the first floor. Water was pouring out of the ceiling A/C vent onto the ground. Eventually the security guard brought a garbage can to collect the water. On the second floor water was puddling in front of the elevators from some unknown source. Like a said don't waste your money.”

Everything from the air conditioner to the door lock was broken during my time as a tenant. And trying to get it fixed is even more of a nightmare. It is nice that they have maintenance staff onsite, but they should be able to fix the problem immediately if that is their job. They always did half-fast work and the problem would come back. Now the management staff is another story. They will tell you what you want to hear in order to get you moved in. I had numerous times where we were raising our voices at one another. It was very unpleasant! And to top it all off, the day I was moving out one of the two women that work in the management team told me that all other buildings in Miami are terrible. I told her my new building and she told me that she had heard of women getting followed in the parking garage at my new building. I love my new Brickell address and would never recommend paying the outrageous price for rent at 1550. One thing they have going for them, location. Oh and most of the people living in the building are very nice, but they never last. We all get suckered into moving in and then we realize how terrible it really is. Keep searching if you are reading this review to deciding whether or not to move into 1550.”

There is onsite management and onsite maintenance, which are pluses. The building was probably built in the 60's, so no super high speed wiring or fast cable/internet, but comcast does deliver and attempt to provide service. the apartments have been somewhat remodeled: ie new kitchen counters, some new appliances/some old. old fixtures in the bathrooms. the small workout room is fine, and the small pool is really relaxing with lots of seating. no problem with bugs or much noise from other units. Some issues: *The priciest units face the street, and it's an ok view of trees, but the noise makes it pretty impossible to keep the patio doors open during the day. Brickell ave. is Very Loud. if you're a light sleeper it will probably annoy. So, while the patio is nice you can't take advantage of breezes during the day and be able to still hear the tv or focus on reading with the noise. same at night, no option to keep windows open because of noise. The units that face the parking lot are cheaper and quieter, except that cars parking at night send their headlights into your unit if you forgot to close curtains. *The maintenance staff are a few old guys who try their best not to do much. It's pretty hilarious. Also they're allowed to enter your apartment without notice, which is against Florida law but their contract seems to ok this. It's creepy. *The rents for the units are different, even though they tell you they have standard rates depending on the unit's location. You can occasionally bargain the rate, so be sure to check craigslist to make sure you're getting the best rate for the unit, because they won't nec. give you the best rate when you inquire. *A tree fell over during a storm last year and it totalled a resident's car, and the mgmt refused to give the resident the name/contact info of their insurance. They claimed "act of God", which is probably legally correct, but the resident was very upset at the loss of her car and the (greedy) management did nothing at all to help. *they're having weird issues with their fire alarms: they go off randomly and they're Loud, so if it's the middle of the night it's incredibly annoying. 2 years ago they'd go off about once a month, but less and less often over the past 1.5 years. now, about 1ce every 3 months. still, it's pretty ridiculous and it can scare your pets. bottom line is this place is run like a business, cutting corners wherever they can. it's nice not to have a landlord that will want to sell your unit and thus kick you out, but at the same time making sure that residents are happy is def. low on the list. for the brickell location there are much newer, nicer places for the same price, but there are also older places for the same price.”
