I had a terrible experience with moving out of this property! Once I moved, they nickel and dimed me on my refund charging me more than they should have for normal wear and tear. They contend that it is going to take longer than usual to turn my unit. Mind you I did not leave anything in the unit and nothing was broken except for a couple of door stops. When I moved everything out, the only thing left to do was sweep, mop, paint and clean the bathroom and kitchen. I was not told that I needed to clean everything to move in ready in order not to be charged an additional cleaning fee. I'm a property manager myself and I would never treat anyone like this! My supervisor or home office wouldn't let me nor would I want to. I DO NOT RECOMMEND THIS PROPERTY!

On Sunday morning our car was stolen from the door of our apartment. We went to report it to the offices and they told us that it is the third car that has been stolen in two months but that they had not informed the residents because it was impossible to communicate it unit by unit. They also do not have active cameras where they can see the images of what is happening. I would like to know where the Mr. was who rides around every night in his golf cart harassing the residents and very concerned about the cars that are parked in the visitors area. I would like someone to give us an explanation and why they have not reported that it is such an unsafe place to live that cars are taken from the parking and they cannot avoid it. Do not come here if you have other options. It is an expensive but unsafe and dirty condominium. You can see the cockroaches walking in the halls and they do nothing to exterminate them. You have to share the laundry and many times the washing machines are broken or the neighbors are so unaware that they use all of them at the same time no matter who comes after. Look for other options, we are sure there are.

I lived here for 3 years. The office staff was great. Maintenance responded to requests quickly. The price was good for the area. If I came back to Miami I would rent here again. The facilities were great.

This is my third time that i am moving back to the Birchwood's. main reason IS safety against hurricane. The windows are not safe at all, but the building itself is a rock I was there when Andrew hit. We felt safe. The wind was not heating against the windows however. Second, noise buffering . again the walls between apartment's are very tick and nothing can be heard from other apartments even loud Latin music. Third, its very central to Miami. You go anywhere in minutes. Also, Tony the maintenance manager works there for 30 years or so. Very professional and pleasant person. Overall, I just hope a year from now i will be able to write another positive review about the Birchwood's. One very negative point is the price of rent in Miami. Its becoming almost unbearable . for sure system has been abused.. we need to go west and build more affordable houses..Hooo gosh I forgot, we that waterrrrrr... LOl

Hay empleados que son horribles, sobre todo los de mantenimiento, la mayoria no devuelve el saludo, son muy groseros, sobre todo uno -----------------------------. En la administración ------- es una persona agradable y siempre respuesta a ayudar a los demas, el resto no sirve para nada. Los apartamentos son viejos y no se invierte en mejorarlos lo unico que hacen es remendar lo que se va rompiendo. Los vecinos no respetan el uso de mascarillas en las areas comunes y la administracion no have nada al respecto. Te acosan con cartas/comunicados todo el tiempo por cosas absurdas. Las areas comunes suelen estar sucias y con basura, muchas veces encuentras pipi de mascota en los elevadores. No hay parking asignado a los inquilinos. El gimnasio es de risa, todo viejo y roto. La piscina lleva cerrada un año. El jefe de mantenimiento es agradable y siempre resuelve rapido pero sus empleados son horribles y maleducados. Lo mejor del lugar es su ubicación y silencio. Si puedes pagar otro lugar mi consejo es que lo hagas.

In my first week here. I had the worst tenant experience ever. First, the handy man stormed into my apartment without advance notice nor bother to knock on the door. He started to scream at me in my own home. Second, there are mail thieves. My amazon packages and parcel were stolen, forcing me to install a door camera. More observations after a few months in : You will definitely hear the airplane noise .There are lots of pigeons on the roof top and the management won't do anything about them. Lawn area by canal is not cut often and is not maintained for dog walking . However, dog owners can only walk their dogs by the canal. So I suggest to move somewhere else more dog friendly. Dog waste is a problem so as Duck and Geese waste. Duck is everywhere and management doesn't do anything to control their population. The management complains a lot about dog waste but not Duck and Geese waste roaming freely everywhere. They shift blame to dog owners instead of offering a solution. One point is dog owner pays dog rent and pet deposit. Therefore, it should be expected for canal area to be well-maintained for dog walking. Again, find somewhere more dog friendly if you have a dog. Furthermore, Iguana population by canal green area is also out of control and Management won't do anything about it . Once again this is the only area you can walk your dog. Abandoned cats are everywhere and roam freely in the parking lot and management won't do anything about them either. Next, Nobody wears MASK in public areas (elevator) during peak of pandemic because there is no enforcement. Finally, People smoke in the stairwell because there is no sign.

Keep in you mind when you need rent a place, that new place is your home-house, inside the door is you universe, privacy, l not understand, why you need see all time the maintenance guy s , the parking are not assigned ???? Stupid , l not recommend this place.

Actualmente vivo Alli en El 9020 no pondre apt, pues ellos ven esto, y toman represalias, Si es real El maltrato y El discrimination, e incluso, dependiendo de donde vengas, tu imagen, y esas cosas, ellos te ubican, he notado que lo que ellos creen lo peor lo ubican en El 9020 y/o 9060 interfieren mucho en la vida de los tenant, y los vicitantes tienen mas derechos que El tenant?? todo es Viejo, los pisos rotos, y para los que Alaban El mantenimiento, miren un verdadero Jefe de mantenimiento le dice Al dueño lo que hay que cambiar, y no SE pas parcheando, esto es Miami FL y solo remiendan, los Vecinos son odiosos, algunos hablan con orgullo de llevar 20-15 años, que Les pasa, no tienes credito? Los bancos no te prestan, no te cansas, o Eres pendejo, y entonces son antipaticos con los nuevos tenant, El Gim es pa morirse de la Risa, todo huele a Viejo, los elevadores del año 30 horribles, Las puertas tienen presion de cierre, y todos absolutamente todos, Las dejando explotarse BLUM, Las ventanas por fuera y por dentro sucias, la piscina desmoronado y remendado todo El borde, Las sillas ancladas Al piso y viejisimas, la gente have fiestas hasta tarde, hombres sin camisa en los pasillos, un security de noche para molestar los tenant, revisando los carros a diario, para it a la pisina podrida?????? estas en una lista con fecha y hora. La pregunta es ? Te mudarias sabiendo esto? Personalmente NO yo me quedo Otro año por que voy a comprar, y El dinerito para mi no es problems a Dios gracias, pero de que me voy me voy y NO JAMAS lo recomendaria, creo El dueño debe leer esto...

Vivo actualmente en el 9020 me apto.217, rente un apartamento 1/1 hace casi 2 años. Debido al huracán Irma mi vida cambio completamente con mi apartamento, soy una mujer sola , con hándicap, el agua no entró un poco por debajo de la puerta, era un río que no paraba, tuve que usar mi lencería y hasta perdí ropa para detener que el agua llegará a hacer daños mayores, acudí con Mariela una señora muy formal en la oficina y me comentó que no había ningún problema en cambiarme de apartamento, hasta me mostró 1 que estaba desocupado. Mi sorpresa fue grande cuando me llamó Nanci, es una empleada pero no recuerdo exactamente su cargo informandome que ellos no acostumbraba a hacer cambios internos de residentes, me quede fría porque actualmente tengo nombre y apellido de 6 personas que si las movieron de el dueño alego que a mi no me podían cambiar, es más ofrecieron devolverme todo mi seguro y depósito si decidía no tiene otro nombre que DISCRIMINACIÓN...créanme si debo irme lo haré , pero antes hablaré con el dueño del los edificios para preguntarle porque la DISCRIMINACIÓ he pagado mi renta no es con Mariela o Banco al fin y al cabo ellas son sólo empleadas, Sólo necesito aclaracion!!!

After more than 10 years living here, I can only state that this is a nice place to live while renting. Both ladies from the management are kind and always helpful. Maintenance people come fast to fix the problems. My only complain is the Gym that used to be in better condition than is now. Sauna is out of service for many years and they don't seem to repair it soon.
