You certainly and without a doubt, do not want to leave here. There is one word to perfectly describe this place and that is deplorable. The management company paints this great picture to offer a start up option with standards amenities that are only justified by its location. Non-central air units are nothing but any good efficiency that you would find in Hialeah. Rental community rules are only set for a few responsible tenants, the rest are favored to run away with murder by making the good neighbors miserable with loud music, lobby fights and scandals, dogs walking without a leash defecating everywhere and a maintenance crew that will do nothing but to hang around allowed to fraternize with tenants and killing time like if work orders don’t matter. They will also wait for the resident to leave so that they go in without your permission. It is awful. Gator residential will not care at all about legitimate complaints fostering a hostile environment to live in, less than a third world country experience. Trust us, this is not the place to rent if you seek for peace of mind, safety or simply look for a transitional option until you can invest. Young professionals can automatically scratch Marine Plaza as a starting home to become independent. There is no parking for guests but a significant amount of visitors that tenants allow to park in the spot that you should take after a long day of work. It is obvious that not all neighbors are scrutinized through a background check. We have had everything from drug dealers to dog breeders living in a one bedroom or a studio. Not to mention large families and garbage all over the place. Just as an example, the elevator opens to a ritual place of animal sacrifices that is supposed to be a residential apartment on the second floor. Living here is a nightmare with no amenities and you will regret it for a long time. So for your own sake, do not live here. Please do not sign a contract…. The only good thing are the girls in the office Daisy and Maray. That’s it.. just don’t let that fool you.

i recently had the pleasure of moving into Marine Plaza. The staff is just wonderful and answered all of my questions and concerns. The noise level is kept at a minimal and community is always kept clean.

They are constantly turning the water off to the building. I'd say on average the water gets turned off anywhere from 2-4 times a week. It's not fun when you're getting ready to go to work and then you can't take a shower. Or you just worked out and you have to wait in your sweaty clothes till the water comes back on. Several units flooded a couple weeks back and a few of my items were damaged. They told me they would contact me the next day about it.. It's been 2 weeks and I haven't heard 1 thing back from them except that they are waiting to hear back. You can be as loud as you want. My neighbors like to stand out in front of their apartment and talk and you can hear their voices everywhere. My other neighbor likes to blast bass music now and then. I've complained so many times and never got a real resolution, so I just bought my own sound system so that I can blast music when I want as well. If you can't beat em, join em. I've had several problems with my A/C unit until they finally fixed it. Though it is leaking yet again for the 4th time.. Management does not like to respond to emails. I've requested the gate access code a few times (this should have been given to me when I moved in over a year ago!! It's even in the lease) but I never get a response about it. Also, management is NOT on property, so you can't just go to their office and talk to an actual person. It would also be nice if the parking area can be swept, a lot of the spots have a bunch of rocks on them which I worry sometimes about puncturing my tires by parking. There's no garbage cans on property especially near the mail room. We get a ton of junk mail at this complex and the only place to throw it out is at the dumpster area. There are 2 washer/dryers on each floor (3 floors) except the 1st floor. So that's 5 washer/dryers for the entire complex. There is usually always a couple units that are broken. People also like to leave their clothes in the machines for hours sometimes, so I usually have to do laundry either really early in the morning to avoid these problems or late at night. Overall, the place is ok. I wouldn't rate it high or low. Just mediocre.

IT'S LOUD Part 1: People pull up to the gate (coming and going) and repeatedly honk their horn, until the people who live near the entrance let them in. It's in the lease that parking is for residents only; guests must park on the street. If you live here legally (meaning: with a lease) then you have a gate opener. If you live here illegally (meaning: off-lease, then you don't). This honking happens every single day: morning, evening, and in the late hours of the night/early hours of the morning. For the record, I personally don't have a problem with guests parking for short periods of time on the property. I've done it. The problem is (legal?) residents not letting their guests on and off the property, but rather instructing them to sit at the gate, and blare their car horns. What kind of a@@@@le does that? It is completely out of control. In fact, in the minutes it took me to type this paragraph two separate cars pulled up to the gate and rode their horns. PARKING: There is plenty of parking for legal residents, but there are still parking problems. First, Gator desperately needs to repaint the parking space lines, because you can still see the old lines. Second, there are several signs posted that you must be a resident, with a clearly marked decal on your car, to park on the property, or else you will be towed. Mary of Gator, told me they had hired a towing company to start towing cars over four months ago. However, I have never seen a tow-truck on the property, much less any illegally parked cars getting towed. IT'S LOUD Part 2: There is a gate at the mailbox/pool area. The lease clearly states that this area closes at 10 p.m. (They changed it to 8 p.m. last month, but that doesn't matter, as you'll see). This gate was locked every night for years, as long as there was on-site management. Months ago, Gator decided to remove the on-site manager, and turn the apartment into a residential unit. Residents took this as a sign that it was okay to use the area at all hours of the night, with resulting on-going noise problems. Residents were complaining for months about the noise, but nothing was done. Furthermore, Gator intentionally withheld their knowledge of the noise problems from me when they rented to me. There is someone on-site who is responsible for locking the gate, but doesn't. The gate is NEVER locked. EVER! Every single night, residents and non-residents use the area, causing noise problems. We have had people come in off the street and use the pool in the middle of the night. So, between honking horns all day and night, and people using the pool area at night, IT'S LOUD. PERSONALLY: For me personally - not all of the locks on the doors in my apartment were ever changed. I was told that the one that had not been changed, would be changed the first week I lived here. That was four months ago, and the lock still has never been changed. Gator is legally obligated to change all locks when a new resident moves in. I discovered a leak under my kitchen sink the day I moved in. I notified Mary at Gator, who told me she'd take care of it. Three months later, the leak had grown so large that it flooded my kitchen. This week, despite my objections, the owner had my two perfectly working air conditioning units replaced. He claimed this was necessary, because they didn't match, and that made people driving by think bad things about this building. (Seriously?!) Now I have two poor-performing air conditioning units (in Florida weather!), but at least they match, right? STAY AWAY!
