The apartments inside are nice. You'll need dark curtains to keep the building lights from shining into your room. The tenants don't always take good care of the property and let their dog poop anywhere w/o cleaning it up

The common areas are very dirty (walls, floors, elevators), there are cockroaches and we have had problems with a resident who plays music late at night and early in the morning; we have sent more than 5 complaints, because we have spent several sleepless nights due to this situation. The laundry room is also dirty as is the front door. In addition, there's a very bad smell inside the building all the time. The elevators stay closed and don't work properly, forcing people to go up and down the internal stairs. The rent is too high for the poor conditions of this building.

A quiet and safe area to live. Clean environment. Working distance to the pharmacy, fast food restaurants and supermarket. The security gate needs frequent attention and some lasting solutions. Some of the tenants are not security conscious.They need to be reminded to keep all the exit doors and entrance door closed at all times.

The garbage area is always dirty due to the tenants not wanting to clean up behind themselves, or properly throw away trash. The property itself is trying their best to keep up cleanliness with the property.

The experience to the community is very bad because the building has a lot of issues so many apartments just 5 laundromat units and four dryers constantly broken because they are old and overused during the rain period it floods the whole parking lots there is a resident that is making noise every day thinking that is garage is taking broken cars and repairing them in the parking lots the floor are dirty my ceiling has damage coming from rain infiltration it has been reported so many times nothing has been done in this regard to fix it the elevators are in need of heavy maintenance as soon as possible

This community is in a great location for those who enjoy calm surroundings, but also want to be close to the hustle and bustle of the big city. The maintenace team and property managers are attentive and always complete any request that is brought forth. The only thing I can suggest to the property is that when it comes to contracting companies to do interior work to make sure they evaluate the work being done. In my personal experience I had to move from one apartment to another within the same property and after doing my move-in checklist there were a few minor things that needed to be addressed since the contractors did a sloppy job with some of the interior work, given that alot of time was given for them to do a good job since my move-in date got pushed back multiple times. Regardless of this experience this property at 8951 NE 8th Ave is a great location with a great property manager and maintenace personnel.

Very quiet residential area easy to get in and out, in an area that is relatively close to many groceries, pharmacies, banks, shops/mall, restaurants and the beach. Apartment very quiet. Maintenance personnel is very prompt and efficient and Administrator is very efficient and polite.

When I first moved here it was great but the last couple of years it has not been, everything is breaking there is always a water issue and we get notifications about it when is too late and take a very long time to fix the issues, for example my AC is currently not working and it's been 4 days and they have not fixed it, I have been very hot and have not been able to sleep due to having the windows open and the outside noise keeps waking me up and it is also hot. I loved living here at first but lately it has been unsatisfying.

I have been living in Biscayne Shores for almost 4 years. The cleanliness and upkeep of the building is a constant issue. The elevators break at least once a month. I've gotten stuck and had to call the fire fighters to get me out twice in the last year. The garbage process is my biggest complaint. The garbage truck wont come for days sometimes and since the garbage just sits which causes a big food fly problem. Plus it brings about roaches that you see in the parking lot. The back parking lot floods every time it rains. Water seeps into my apartment, which is on the 4th floor, through the bedroom wall flooding my bedroom. Nothing has been done to fix or prevent this, I just have to put towels to stop the water and spend hours cleaning. For the size of the building there really should be more than one person working there to fix issues and upkeep the building. Now we don't even get a regularly scheduled cleaning company, the ladies that come for cleaning only come once a week and do a bad job. They are always rushing and leave floors dirty and garbage in the shoot area.
