Village at dadeland Apartments is a great area to live. Location and transportation access is excellent. you can save money in gas oil. It s close to the express way, US1, Metro, shopping centers, supermarkets, restaurants and bars. Almost all apartments have updates on bathrooms, kitchens, floors. Some of them are cozy places to live. Some owners have lost their properties but it s a general problem on the country not only on this condominium. The Board of directors is working hard on the problem of the 40 year inspection, the community started to support close to the team to move on it. For me its a great place to live.

This place used to be a nice place to live however now is a dump. The maintenance is terrible and the place is falling apart. There are so many foreclosures already dwe to owners just leting the property go instead of continue to pour mony into this money pit. Recently an inspector came by and posted signs on all of the buildings that states these buildings are not safe to be ocupide. There are so many violations and fines on this place that they want to pass an assesment to the owners for $16,000. per unit. This place has till the end of november to take care of all these violations including the 40 year inspection that was dwe on 2008. If your considering on buying an apartment here make sure that you do your research first or you will regret it like 98% of the owners that are belly up here.

Great location for great prices. Lets be honest. Its not the most fanciest building nor the most luxirious but the location is prime. You can walk to the malls and even walk to the metro rail. I think the managament can do better whith keeping up with the appearance of the village but its mostly caused by owners not paying the HOA fees. It happens to all apartment complexes. When owners stop paying then thats when cutbacks start happening. I reccomned this apartment complex because I never had a problem while I was living there. Great location and Close to all my schools. Usually if you have a problem with anything you should contact your landlord not the main office. If you have a good landlord then you should be fine. My landlord was awesome so In general I had a great experience.

Village at Dadeland is the BEST location. NOt the best kept property (it is a hugh lot of land to keep up)....but you pay for what you get. The apartments are very nicely remodelled! Convenience of being next to major Dadeland Mall, Metrorail station 2 blocks , Bus route at the corner & close to US 1...& 826 Expressway next door !!! Tenants contribute to the unkept areas! Managers should PAINT the K building hallways......& put Trash bin for JUNK mail........& a SIGN THAT SAYS Village at Dadeland !!! My God......how expensive could that be???

I moved here in December 2006, just over a year ago. It was obvious the new management was really trying to make the place nicer, but they failed. There are currently so many units in foreclosure/behind on maintenance fees that they have had to fire the security guards and close the pools, which are now skate parks. Our apartment is renovated and spacious, but we have a constant problem with ants (we're 1st floor, they crawl through the walls- even in rooms we NEVER eat in- and build ant hills inside... with dirt I'm pretty sure they bring in). There is also a pretty common issue with raw sewage backing up outside the buildings, which they are working on but I think is a fundamental plumbing issue, because it happens at many buildings, not just ours. We were also broken into & robbed during the year, but I don't know if it's that common or just someone walking by and wanting our flat panel. Also, as a result of money issues, the lights in the parking lots and pathways are no longer replaced when they burn out, meaning by this time most are dark (our parking lot and the pathway along the canal included). The place really isn't bad, and all the green space makes it dog and family friendly, but you just need to know that you aren't over-paying for the amenities, like pools/security, that are gone now.

I love this place! i can walk to dade land in 2 minutes. my neighbors are all super nice. the apartments are nice and clean and newly remodeled.

Newly remodeled apartment. Pool, Raquet ball, beautiful canal view is only some of the amenities. Apartments were trashed, however, most are now occupied by owners and are being remodeled. Building C has a 2/1 rental available.

Stay away from here. Management has been unresponsive to our requests for simple repairs. I will be glad to get out of here asap.

I moved in December of last year and there has been nothing but problems. The neighbors are load, there are stray cats all over...and parking is a nightmare. And to top it all off they are in the middle of condo conversions so every other day they turn the water off with no warning, and then leave it off ALL DAY. I wish I had out of this lease!!! If anyone is thinkng of buying or renting here DON'T

The apartments might be cheap, but they are selling them now. The kitchen has roaches and ants that crawl into your bedrooms. I see the towing truck all the time. The halls get noisy. When they start to fix things they do not finish for weeks and weeks. When you ask them to finish fixing the bathroom that they started, they say ok and they do not do it.
