Just a note on current state of complex for future renters as this stuff wasn’t made aware to me prior to moving in. Says gated community but front gate hasn’t worked for what looks like on other reviews a very long time. Remains open at all times and according to other renters because of this there’s been car break ins. 4/6 gym cardio machines don’t work not including another weight machine. According to other tenants that also hasn’t been working for a very long time. Computers in office are SO slow that it will likely take you about 30-45 minutes to print one document if the printer happens to be working. Had ants infesting our place from move in for ~ 2 months before something was done. At 5 months we got a gnat infestation (all over the house and 20-30 dead ones appearing every few days in fridge) and outbreak of fleas despite my cat being indoors. At 10 months in we are still having and, flea and gnat issues constantly. When you call the office you get an answering service and theres a large likelihood you won’t get a call back. They did finally send pest control but this was after it got so bad we had ants covering our couch and almost every surface and we are super clean renters. Was told they would come monthly but they continuously miss coming which leads to more bug problems. Construction is quite concerning with cracks all over the walls, things not sealed (allows bugs to come in), bottom of counter cork disintegrating, glue smeared over microwave handle, poor paint job with hairs stuck in paint, grout sloppily smeared all over light switches, windows, mirror, etc. Mold currently coming out of the bathroom grout. They took 3 months to give us the move in checklist and do the evaluation/maintenance despite me asking repeatedly and being told we'd get it within 48 hrs. I just want to make people aware before renting what you are paying for because we signed up to pay the price we are with the impression we would have all these working amenities and our apartment would be clean. Seems the constant change in management is leading to this place falling apart. I commented on how they’re offering reduced rent for new renters while we paid full price to for an apartment infested with ants and was offered no rent adjustment despite management acknowledging they've missed the mark and blamed it on being busy and new management. Don’t expect to get a response for several weeks when you email. I’ve held off on writing a review thinking maybe things would change but at this point want people to know what you’re paying for as we weren’t aware. Update: After 3 months of many attempts to get ahold of them I was finally told they’d fix the maintenance issues. They apologized for all the times they messed up and said to give them one more chance. They also said they saw my review despite not reaching out to address it or responding to my emails. I was told they had someone scheduled to come to my apartment that week and they were also going to talk to the owner about some kind of rent compensation. What happened? I hadn’t heard anything in 2 weeks, no one came to my apartment from maintenance and then shortly after management changed AGAIN. The person I communicated with no longer works here. I spoke with new management and they told me they had no records of the number of issues and because they're new they won't accept any responsibility for fixing it.

The Apartment Complex ix is Nice, people are friendly. Very quiet place that suited me well as i work night.The only Problem i always Encounter is the AC always out of order that needed to be fixed wwell.

This is going to be my second year at Advenir . Overall it's been a good experience. One thing I can say is that the main office and maintenance crew are amazing. There are things that could be better but it's a pleasant place to live in. Just like the anywhere there are nice residents as well as indifferent and rude residents. I have been grateful to be surrounded by fairly quiet ones. My neighbor right next door to me is a sweetheart. We help each other out with amazon deliveries to avoid them being stolen. All this to say, no where is perfect so YESSSS I would highly recommend Advenir at Biscayne shores

The community is very quite the apartments are updated including floors. The staff when engaged are cheerful and helpful. The exercise room needs some minor fixes,but it's does it's job. I enjoy all the activities provided and would recommend all to join.

Thus far my experience is excellent. Management, customer service, and maintenance has been cordial and professional. The grounds are beautifully manicured, my canine loves the dog park and I enjoy walking on the safe and clean pathways. All "systems" are operating as advertised.

The office staff and maintenance crew are very helpful and friendly. I love my apartment and the neighbors are great. The pool is clean and inviting and never crowded. Living on the 1st floor, I've been able to plant my own flower garden.

Breonna and Sonya are exceptional hosts of the community representing Biscayne Shores. They are always available to assist residents, treat other staff with respect, and provide empathic concern for all residents! They care about the community and work very hard to ensure that promises made by Advenir Living are upheld on-site! They care greatly about the upkeep of the community, and when they see you they are always welcoming and check in to see if you have any concerns.

The response was very timely. The representative took her time with me. No rush, & answered many questions without feeling bothered. Also did a follow-up in a timely manner. Email was sent to inquire whether I was still interested in renting.

Excellent customer service by Sylvia, looking forward to move to this apartments . Looks clean and organized. Only concern is that the front gate always that I drive by there is open . Maybe is getting fix I hope.
