“DO NOT RENT HERE! I esigned my lease from my hospital bed 2 days after my heart transplant. I spoke with the property manager and told him I am on a 12-month program at Cedars-Sinai. A few months later I noticed that the lease is actually 14 months. I have tried for months to reduce the penalty if I leave after one year, which I have to for medical reasons. One month penalty period. Zero flexibility. I have lived at Avalons in the past and the property managers have always tried to come up with a solution. Not here. All I get is "that is what the computer says". So if you are willing to rent from an automated response system, and hopefully you don't have a medical emergency, by all means have at it. Luckily I survived the surgery and my recovery is on track for the 1 year program. But I feel compelled to warn anyone considering moving here this is what to expect from this particular Avalon.”

I ve lived in a couple of Avalon complexes and every manager I ve come in contact with (or lack thereof) is beyond completely useless! Let me start with the distasteful practices of the property manager, Andrew, at the Avalon property on Wilshire Boulevard. He is completely offensivel to tenants and has no business dealing with the general public! Management entered my apartment several times without notice. I could have been naked, taking a shower, or chocking the chicken! However, this is what Andrew probably wanted to see. He once made a subtle sexual advancement towards me when my lease was ending. I assumed he wanted something in return as a favor for getting my increase lowered. I was completely disgusted by such a lewd proposal! He wanted to jack my rent up more than 10 percent! Is this even legal? And even if I was gay I wouldn t sleep with him! After my lease ended I decided to get out of there! I transferred to their property in Venice Beach. Who had NO manager! They had several temporary employees filling in. They were all useless, everyday there was a new face in the office! I couldn t stand this place neither, I had to get out, but I was told I would have to pay a fee of 3 months rent to end my lease early! WHAT!? My only option to avoid the fee was to move to another Avalon! I should have learned my lesson by now and avoided going to another Avalon property, but I guess I m a sucker for saving a penny! I went to go check out the Avalon property in Playa Vista! What a dump! I was greeted by a lady with dark hair. She was on the phone and pointed towards a couch they have in a hall way. I could tell already this Avalon was the same as all the others! The leasing person was unknowledgeable and made the whole process extremely difficult. I demanded to speak to her manager, WHO WASN T THERE! I m not joking! Apparently they don t have a manager on the weekends! I had enough of this ludicrous company, so I left. I checked out other Avalons but the locations were too inconvenient! I figured I d give the playa vista complex one more chance. I came back a couple weeks later. The manager is a mousey woman who wears glasses (looks like a librarian) anyways she was on her cell phone taking a personal call (at least it seemed like a personal call, she was laughing and laughing, the call lasted at least 20 minutes, no joke!) completely unprofessional, she didn t even acknowledge me while I walked by her office. And I walked by several times, yes I waited for 20 minutes! I m so glad I didn t move here! In fact I decided to ridiculous 3 month fee to end my lease. I m free from the Avalon company! I will never live at an Avalon again! They claim that time there is time well spent yeah if you like to get hit on by a gay guy, deal with temporary employees, and then ignored by a chatty librarian, yeah then it s perfect! Do yourself a favor and don t rent at any Avalon apartment! Trust me you ll thank me for it!”

The maanagement office turns a blind eye to the complaints, even after they have been shown audio and video of these events. The safety of the building or lack thereof is extremely concerning. I guess they got sued and lost so they had to do some construction to make up for mistakes they made with this and other properties they built. And so, they went ahead and did the construction, a process that required them to enter into my apartment 4 times, and kick me out of my apartment twice without even so much as an apology. They did this by basically just walking in, whenever it was convenient for them over some three day period. I found about about this when a group of dudes barged into my apartment while I was sleeping at 9:30 am. They claimed to have put notices out, which I didn't get. After I complained, they said it wasn't their fault and 'there was nothing they could do'. Since I was standing there in my underwear talking to them, they did agree to let me put on some clothes and that they would come back later. Gee, thanks. Next, there was something about a shelf that they felt like disturbing me to 'check on' at 9:30 am. There was again some dudes barging in my apartment. Then again the next day, I got back from lunch to find a bunch of dudes were hammering in the kitchen. I don't know, at this point I was wondering if there was ever any reason to lock the door. Then it was an alarm test, then it was an other alarm test, then it was another alarm test. I'm not joking. The current alarm test, which is going on as I write this review I am told is going to last two full days. Starting at 9 am till 5 am both days. And the alarms will be going off all day, and they will be going in and out of your apartment at random times over these two days. I have been here maybe 5 months and they have 'tested' the alarm now 4 times, with 3 separate notices over a cumulative 5 days. They claim they 'have to' do all of these things. Well, I have lived in many, many apartment buildings. And while fire alarm tests and other things do happen, it's usually for an hour, or perhaps intermittent throughout the day. This place is out of control. It's literally going to go off for two whole days. I was starting to think I am not allowed to sleep past 9 am here, or not be here during the day? I also I tried to talk to one of the leasing agents about several incidents of dangerous and lewd behavior at night surrounding the complex. His response was he told me it would be better if I talked to the other guy about it who wasn't there. He didn't want to hear about it at all. They don't really have a security guard, I guess he is supposed to be at their other property making rounds but I have never seen him here. I guess he figures that building security is not part of what this building offers. Basically what is going on are perverts have chosen the park behind the building as a sort of cruising ground. I've heard many of the girls in the building don't feel safe exiting any of the doors at night, then I witnessed it myself one night while saying goodbye to my girlfriend in her car one night. There were two, unrelated lurkers who kept sort of circling the car, closing in on it while making it look like they had legitimate business at the complex. We were kissing in her car, and I noticed one dude got very close to the window, staring overtly and now smiling and he had his hand down his pants and was standing there smiling at us and masturbating. My girlfriend screamed, and we drove off. Anyway when I tried to tell someone about it, I was told to tell someone else about it the next day. Which peeved me, I mean this is obviously not some 'complaint' to disregard. I was telling him there were perverts using the park in the back as a hide out spot where they would prey on people living in the building. It really seems like he should have acted on that. And it still goes on, from what I have heard. I still see those suspicious characters lurking about in the bushes behind the building. I just steer clear of it now too, felt like I had done my duty to tell them and if they don't care then It's not worth trying to take it or their bureaucracy on myself. In my opinion it's the lack of a security guard that allows these dangerous situations to develop. Overall, I think the two guys who run the building are nice enough. But having some experience living in different places, I can say that this was not one of my better experiences because they aren't doing what's in the best interest of the tenant they seem to be motivated by what is easiest for them and cheapest for Avalon. I have complained a few times, and was told that the complex is near 100% capacity and that 'not everyone is going to be happy'. Personally, I doubt anyone is happy with what they have been doing the last few months. Hopefully this review will allow others to make informed decisions.”

The 2BR are pretty small and awkward design, but the 3BR is huge. Pros: new building, great kitchen and large bathrooms, quiet neighbors for the most part, I've had good response from maintenance, management and maintenance are all friendly, great price, holiday parties in the cyberlounge for residents, washer/dryer in apt! Cons: no pool, the shower takes forever to get warm, elevator breaks down often, had issues with people smoking in the courtyards that drifted up into our apt, I had my car broken into while parked on the retail floor... Management didn't even bother to look at the security camera footage. they said i should have parked downstairs in the gated area (my bad, I admit). I also had an issue with a neighbor upstairs playing a piano late at night... management wouldn't do anything about it even though others complained. Bottom line, every apt has its pluses and minuses, but I truly think your experience will be good here.”

However, once we moved in it s a different story. Management doesn t respond to anything. I can t even vacuum because electrical circuit brakes almost every time I do that. I have to make sure that EVERYTHING is disconnected from the plugs and even that doesn t always work. It s very frustrating . I often smell marihuana in the hallways and the garage. The building makes a great first impression but it s not what you may expect. It s totally overpriced and NOT worth the money.”

My wife and I both love the location, everything is within 10 minutes Hollywood, The Grove, Runyon Canyon, every grocery store you can imagine. Yea they don't have as many amenities as The Palazzo but we are in a 2 bedroom for the cost of a tiny little 1 bedroom over there. It's a quiet place, the spa is hardly ever used we usually have it and the grill all to ourselves on most days. As for the Manager Megan she has always been very helpful and polite to my wife, bently and myself. As far as maintnance our washer went out, I called downstairs and had a new one the next day. When we moved in the only hassle is that there is no dedicated service elevator, but they will lock down a elevator off Mansfield for you, it did the trick. I would highly recommend this place.”

Although it is new (I am the first one to live in this apartment after it was built)I would not recommend living here. First off, the building manager has changed at least three times in the last 10 months. The original leasing consultant, David, was the best thing this place had to offer. He left shortly after all or most of the units were rented and we've been stuck with poor management and unhelpful, unfriendly and most bothersome, unresponsive managers. They are completely disorganized, have no clue who parks where and barrage you with flyers on the doors. The security is lacking - the "security" doors are almost always left open so anyone can enter anytime. I had to make a decision in where to live over a 48 hour period when I flew in from out of town so I didn't have an opportunity to look in other areas. Now that I've been here for 10 months and my lease is almost up, I'm out of here. I know that I can get a bigger and nicer apartment for a lot less. Regarding the person who said she was told they take dogs and then they said they didn't it is my understanding (and I know there are dogs in the building) that dogs are allowed on the 2nd floor only but maybe they changed it -- It seems they just make up policies that suit them.”

My apartment was facing West (Orange Dr.). There is a Cadillac dealer across the street, which has a body shop inside that building and its ventilation system faces the Avalon Wilshire building. When I opened the windows all the paint fumes were getting into my apartment and it smelled like a body shop. We often got headaches, most likely from that. In addition, on top of that building there is a car wash causing a lot of noise and got my windows dirty all the time. There was not immediate hot water. Before we took showers we had to turn on the water and let it run for 3-5 minutes before it was warm enough to shower. Residents pay for water and gas that heats boiler. Same with doing the laundry; before warm water started running, the washer was already full with cold water. Taking showers in 2 bathrooms or using hot water simultaneously was impossible! In some places where carpets connected or ended (usually door frames areas) when stepped on it, we stepped directly onto nails. When we looked for the apartment we were told that dogs are allowed; however on a day when we came in to sign the lease (a day before we moved in as they required) they said that the dogs are not allowed, that they just changed the policy. My dog had to stay with my parents. After we moved out, there was a person from a management office doing a final walk through to check if everything is OK and if the apartment is clean. He approved and said that everything is fine. 3 week later we received our deposit back; however, there was $193.03 deduction for cleaning and touch ups. We lived there only 10 weeks. The building and the apartments catch the eye but it s totally overpriced!! Management people are friendly to you only when you come in to rent. The nicest people in that building are maintenance and cleaning staff. I would not recommend living there to anyone concerned about his/her health, especially people with kids. We are glad we are out of there.”
