And their plumbing sucks. Showers will always be clogged, doors don't shut properly, and $2095 for a one bedroom apt!? Are you kidding me?!?! (1 tenant was told the company could only write one check and if he wanted his money back he had to sign a release and get his share from his roommate) Money was taken out for paint/plaster & cleaning however I have pictures/videos of the unit taken at move-in and move-out, the unit was left in great condition, the tenants didn't even hang a picture. I called Kata, property manager and asked her for an explanation however she couldn't give me one, she said she would contact the main office, I asked for her complete mailing address in order for me to send her a demand letter and she refused to give it to me. I asked for her supervisor/main office information and she refused to give it to me. I have left her several voice mail's, email's and found what I think is the main company "Rent My ; I sent them 2 request through their website. I mailed a certified demand letter to the address listed on the website and mailed a copy of the demand letter to the main company's PO Box. It's been over 2 weeks and no response from anyone! This place paints with a low quality flat paint that comes off when you wash it, they don't prepare the walls before painting. They paint over grease and grime on the range hood and wall heaters, they paint over the outlets. The unit has 2 window AC however you can't use them both at the same time, the circuit breaker trips everyday in the summer (If you have your AC running and someone in another unit uses the Microwave it will trip the breaker. When it rains water leaks into the ceiling lights in the halls, probably coming from the 5th/6th floor intersection. The elevator is scary, shakes and I have heard people get stuck in it and avoid it at all cost.”

They recently locked the main doors in ---. This caused SO MUCH INCONVENIENCE. My important mails weren't delivered, and my packages were also NOT delivered. They did not think this through. By changing the locks and by not giving their residents the option or information of where to get their mails and packages proves that they do not care about their tenants. They acted hastily and did not think this through. I am greatly upset because as a student, I have everything delivered by Amazon so I don't have to go through the inconvenience of driving to USPS or FedEx to pick up my deliveries. 2. The garage is A MESS. There are always leaks and stuff falling off of the ceiling! My car was a victim of acid taint as it dripped from the ceiling. I had to go to a car shop so they could remove the acid stain from my windshield. 3. The water/heater is always broken. I hate showering. The water would be too cold then WAY TOO hot the next. The plumbing job in this place is terrible. Sometimes our faucet would not work.”

The previous manager corona did a terrible job and I can admit that the new manager kata is doing a much worse job. The plumbing systems/ water systems are always turned off at random times and we aren't even given any notifications. I was in the shower once and then there was just no more water to rinse my shampoo!! Also, theres always constant parties and I also contacted the new manager kata and she told me she will get it fixed and under control. However, my neighbors were still partying until 4am in the morning !!! It was terrible. Also, all they care about (both managers) money! I mean everyone cares about money, but as a management company and as a manager , both of them should at least have some decency to perform their duties. I also have to add the maintenance people or managers (either one of them) just want into my apt unit without any notification. One day the lightbulb and fab finally worked but there was a huge mess on the floor (tools and screws) ...and my roommate and I came home asking what happened. We like our space clean and it was absolutely messy when I returned so we suspected if we were robbed at our first glance of the place. Don't live here unless you want to be listening to parties every night and beware, theres no elevators so you'll be working those calves while you drag your mattress up to your room. Always smells like pee to in front of the apt complex”

The "cleaning" service that is done in between tenants consists of nothing more than a good vacuum and new paint job. That's it. As for the cleaning people that come to clean the bathrooms every 2 weeks supposedly, I never saw them, and from what I could tell the bathroom was cleaned only once during my year there. The noise is very loud. We had a leaking ceiling and while it was fixed within the week, other problems were left unfixed. For instance, the hot water in the shower turned itself higher so that I had to use a rubber band to keep the water from scalding me. Not to mention the fact that it was so damn sensitive that if you moved it but a centimeter you would either get unbearably cold or burning hot water. What a pain that shower was. Also the shower head, when replaced, was installed with what I presume to be a pre-owned shower head as it was already dirty. The shower was full of soap scum or mold, I could never really tell. My heater never worked. The a/c was installed in a half-assed way such that there was no insulation right above it so the cool air just left as quickly as it was produced. Half of the stove didn't work. The oven didn't work. The kitchen sink made a loud noise unless the water was burning hot. The washing machines were worthless and my clothes came out smelling moldy. Parking was a huge pain the the --- and the ramp would always scratch the bottom of my car. Security was basically non-existent, as anyone who wanted to could just walk into that building. The interior looks horrible. Walls with stains, ugly lighting, messy entrance, just horrible looking from the outside. My solution: tear down 505 and start again. The building is crap and beyond maintenance. Just avoid it.”
— 501 S GAYLEY AVE · Westwood“I lived in Gayley 505, the sister building. The landlady, Tatiana, seemed nice at first. But it's a severe case of Jeckyl and Hyde. She proved rude and unhelpful. Though rent is reasonable by Westwood standards, it's not uncommon for stuff in the apartment to break. For over a week, I was forced to live in sewage, since Tatiana took so long to make repairs. The stench was horrible. For about two weeks, repairs on the sink remained undone, so that I had to do my dishes in the shower. Tatiana wasn't even mildly apologetic. The wash ate up my quarters many times, and often did such a poor job on my clothes that they needed to be rewashed. The noise insulation is practically nonexistent; I've heard several physical fights in the other rooms which got pretty colorful, to say the least. I should know; I heard just about every word they shouted thanks to the thin walls. The complex could easily be broken into with a credit card. This is the most hellish place I've lived in my entire life, and I wasn't born with a silver spoon in my mouth either. I've lived in two other places in Westwood, one of which had near the same price. This place makes them look like heaven. Avoid at all costs.”
— 501 S GAYLEY AVE · Westwood“if you are fortunate enough to get into ucla and live in the safe and beautiful (as compared to other areas of LA, such as well, area around our crosstown buddy) neighborhood of Westwood, this is definitely one of the last places you would like to move in. 501 and 505 are indeed sister buildings under the same manager. They are undeniably two of the toughest apartment complex around the area, both inside and out. When i first came to the area i was tempted by how close it is to the campus and the fact that all utilities are included in the rent (as for units on 505, YMMV for 501), boy how wrong i was. Walls and floors are super thin that i can almost join the conversations, watch the same tv show or sing along with music played by my neighbors, which all activities are operated in normal volume. The manager is nice, true, but that is during her office hours only. I tried to contact her once outside her hours and i almost got killed. Maintenance are done slow and inefficiently since the guy only come once per week, and prior to his rescue you would need to give the manager a heads up and stuff so it always takes years before whatever problem gets fixed. There is actually an elevator in the unit, but judging by the way it looks it's probably older than your grandmother. And, so far as i know everyone avoid using it due to the fact that it fails to work all the time - it's actually very common to hear the SOS ringer buzzing around evening and during the weekends and nobody even bother to help anymore. Thinking back i still doubt how i would have survived two years in such undesirable environment, so if you are looking for a new place, for the good of yourself it's time to move on.”

The manager lives on site, she is a very good person, a professional at the right place, she is taking a very good care for the tenants and the complex. Even if this place was free I wouldn't live here. The manager is a ---------. The rent is ridiculous. The walls are paper thin. I can hear people clipping their toenails, I can hear people snore, I can hear people playing Rock Band, I can hear people taking a shower, I can hear people cough-ALL AT ONCE because I CAN HEAR EVERYTHING THAT"S GOING ON IN THE DAMN BUILDING. There was a leak that started in the parking garage that SMELLED like sewer water about a month ago. ITS STILL THERE. ITS STILL LEAKING. The management have done nothing to fix it even though there is a note taped to it from one of the residents saying how stupid it is that we are paying for the water utility on a broken water pipe. THE LEAK AND THE NOTE ARE STILL THERE. The pipe in one of the bathrooms broke randomly in the bathrooms of one of the units, and the whole apartment flooded at 3 in the morning. The water flooded into the apartment and through the CRACKS in the building, resulting in the FLOODING of the unit downstairs. Everything got ruined in both units. The place was unlivable for days. THE MANAGER REFUSED TO EVEN PRORATE THE RENT FOR A FEW DAYS because he is an AHOLE. There are also termites crawling out of the walls and everything in the apartment breaks for no damn reason. The garbage disposal in our kitchen doesn't work, which is sad because WE HAVE NEVER USED THE GARBAGE DISPOSAL BUT THE DAMN THING IS BROKEN ANYWAY. How do I know its broken then? I turned it on once just to humor myself and see if it would work. It didn't. One of the doors for the stairway wouldn't close the management went out of their way to replace it with a new one. That would have been swell and dandy if they hadn't used another piece of crap door from one of their other apartments to replace it, one that is painted a crappy green on one side with all the paint chipping off, and a hole in the top where the dead bolt used to be. The overall facility looks terrible with chipping paint and an elevator with no inspection and the floor numbers are written in with permanent marker. The furnished apartments have seat that break when you sit in them. Ive had numerous occasion where water leaked from the apartment above, a leaky roof when it rained, and industrial lighting fixtures. The plumbing is so out dated rusty water flow when you turn on the water. The neighboring noise level is unheard of, i hear people having sex at night, doors closing, people walking above me, and loud music just to name a few. This place is overpriced, and doesn't have any ammenities. Overall this plave is TRASH!!!”
