The first day I moved in, I noticed there was a severe roach infestation - they were literally crawling out of the walls. When I called to complain they claimed that they had already sprayed my unit, but they said they'd send an exterminator over immediately. Surprise, surprise: when he got there he said that he'd never gotten a call to spray my unit. The appliances are old and often broken (the garbage disposal never worked for the two years I was there - the maintenance request was never answered) and when they do construction on the building, they never let tenants know (I was left without running water for hours at a time on multiple occasions with no warning because they were working on units in the building). They would also perform construction on my unit with little to no warning - I can only remember one time where I was actually told in advance they'd be doing something to my apartment, and the construction guys left the place a mess. I recall having my toilet mysteriously replaced as I was at class - the new toilet was nice, but the idea that some maintenance guy was in my apartment without my knowledge is just...creepy. Parking is terrible as well; in order to leave my spot I had to back out all the way to the street - That's, if neighbors weren't using the parking lot for recreation. The seeming niceness of the landlord isn't worth it - find somewhere else to live.”

The manager is nice and always remembers people's names but he lacks follow through professionalism and doesn't have control over his maintenance staff nor does he care about the Besidence. Make sure your unit's got Internet hookups and that all appliances work. I called to have him put an connection in my wall after hours of talking to him (he didn't know the aparents didn't have one). This was two months ago. The maintenance person came once, then said he would be right back to put it in. After three hours of waiting I called and he said he had no I te room of coming back. The manager was less than helpful and to this day I still get my Internet through an open window rather than a built in wall unit. I should note that it's state law to have the connection available. On top of this- the maintenance person and manager completely ignore my phone calls now and do their best to avoid me. Due to the window being open always- I've experiences pest issues on a number of occasions which they assume isn't their problem. The balcony door and the laundry room doors are always stuck shut and unable to be opened because of the shady hardware work so if you think you'll have an easy time getting anything fixed- think twice. The laundry room is disgusting and charges three times as much as the laundromat across the street, but the washer and dryer barely clean anything. They have a woman come vacuum the carpet in the hallway once a week- usually early in the morning which wakes a lot of tennents up because the walls are paper thin. The carpet was cleaned but it's disgusting. The shower pressure is decent. The sink constantly spots out brown and red water so make sure you have a filter. All in all- try for other places. It's not a horrible place to love- it's just frustrating.”

So much so, in fact, that I just recently renewed my lease for another year. I am a long time renter and of all the different Apace managers I have dealt with NUPAC has been by far the fastest, always responding to maintenance requests promptly (same day if the request is made earlier in the day, next morning if made in the evening). They have also been proactive with maintenance which is something that I had never previously experienced. For instance, the doorknob to my Apace had become slightly loose after I moved in, which was something that I had noticed but felt wasn'thing more than a minor nuisance, so never bothered to report. Later, maintenance actually approached me and offered to switch out the knob with a new one, which they did right then in a matter of minutes. It wasn't a huge deal, but it meant a lot to me as a renter. mgmt has also been friendly and accessible. Whenever I have had a question I have been able to email them and receive an answer almost instantaneously. I also appreciate that I am able to pay my rent online, which is easy for me because I don't own a car. As far as the Btructure, It's well kept. A landscaper comes once a week and takes care of the yard and the courtyard, so the Btructure always looks nice. The refrigerator and stove in my Apace are both nice and clean, and the laundry room has washers and dryers that are efficient. All in all this has been one of my most enjoyable renting experiences. Not only is this one of the most reasonably priced apartments in this area, I speak from experience when I say that It's also one of the best run apartments. I would highly recommend NUPAC to anyone looking for an Apace in this area.”

He knows that the international students have limited rights and he uses this. I left the Aad clean before I left and they told me I will get all of my deposit which was $ 900 at that time. When I got there, they did not pay my deposit and found an excuse. The manager name is Jose and he threatened me and said bad words. I called the police and the police told me I can go to a court. It was my last day in LA and I had a flight on that day. So, I had to left my deposit to these crooks. Shahid and Jose are unreliable scammers. Please stay away from these people and this company. You've got better and cheaper options around the campus. I wish all my fellow TROJANS good luck in Aad hunting. Fight on!!”

The units are fairly compact, but perfectly functional. There's a swimming pool and a modest parking area (one spot assigned to each unit). If you own multiple vehicles, street parking is available- just be mindful of street cleaning schedules or you'll rack up parking fines (yes, I learned that the hard way). If you're seeking a peaceful area to work, grab some coffee or tea, and enjoy quality food, head to Ragazzi Room down the street on Union Street. Their homemade cheesecake is something I still think about! The location also offers easy walking and biking access to USC plus two supermarkets and various dining options. If you need to drive for work, you're positioned right at the 10 and 110 interchange, which is really easy. My spouse and I had a wonderful experience living here.”

I explained that tenants need at least a day to move their belongings. He cut me off and said tomorrow still wasn't Aug 1st. I'm fed up with their Atrocious conduct. I also heard from a friend today that she's frustrated with them too because of how long her upkeep request took—a whole month before anyone showed up. Due to the window being open always- I've experiences pest issues on a number of occasions which they assume isn't their problem. The balcony door and the laundry room doors are always stuck shut and unable to be opened because of the shady hardware work so if you think you'll have an easy time getting anything fixed- think twice. The laundry room is disgusting and charges three times as much as the laundromat across the street, but the washer and dryer barely clean anything. They have a woman come vacuum the carpet in the hallway once a week- usually early in the morning which wakes a lot of tennents up because the walls are paper thin. The carpet was cleaned but it's disgusting. The shower pressure is decent. The sink constantly spots out brown and red water so make sure you have a filter. All in all- try for other places. It's not a horrible place to love- it's just VERY frustrating.”

The first day I moved in, I noticed there was a severe roach infestation - they were literally crawling out of the walls. When I called to complain they claimed that they had already sprayed my unit, but they said they'd send an exterminator over immediately. Surprise, surprise: when he got there he said that he'd never gotten a call to spray my unit. The appliances are very old and often broken (the garbage disposal never worked for the two years I was there - the maintenance request was never answered) and when they do construction on the building, they never let tenants know (I was left without running water for hours at a time on multiple occasions with no warning because they were working on units in the building). They would also perform construction on my unit with little to no warning - I can only remember one time where I was actually told in advance they'd be doing something to my apartment, and the construction guys left the place a mess. I recall having my toilet mysteriously replaced as I was at class - the new toilet was nice, but the idea that some maintenance guy was in my apartment without my knowledge is just...creepy. Parking is terrible as well; in order to leave my spot I had to back out all the way to the street - that is, if neighbors weren't using the parking lot for recreation. The seeming niceness of the landlord isn't worth it - find somewhere else to live.”

Do not plan on having a car unless you get school parking...but the space size is excellent for one person and I only have 11 other neighbors. The kitchens could use re-doing but I havent seen a bug since I got here and its really quiet. If you put in a maintenance request they always show up which I love. The main maintenance guy, Luis is one of the nicest people I have ever had to deal with.”

— 949 PORTLAND STREET · Los Angeles“I have lived in NUPAC's 2831 Ellendale Place building for about a year now and have been very impressed with the building and the management. So much so, in fact, that I just recently renewed my lease for another year. I am a long time renter and of all the different apartment managers I have dealt with NUPAC has been by far the fastest, always responding to maintenance requests very promptly (same day if the request is made earlier in the day, next morning if made in the evening). They have also been proactive with maintenance which is something that I had never previously experienced. For instance, the doorknob to my apartment had become slightly loose after I moved in, which was something that I had noticed but felt was nothing more than a minor nuisance, so never bothered to report. Later, maintenance actually approached me and offered to switch out the knob with a new one, which they did right then in a matter of minutes. It wasn't a huge deal, but it meant a lot to me as a renter. Management has also been very friendly and accessible. Whenever I have had a question I have been able to email them and receive an answer almost instantaneously. I also appreciate that I am able to pay my rent online, which is very convenient for me because I don't own a car. As far as the building, it is very well kept. A landscaper comes once a week and takes care of the yard and the courtyard, so the building always looks nice. The refrigerator and stove in my apartment are both nice and clean, and the laundry room has washers and dryers that are very efficient. All in all this has been one of my most enjoyable renting experiences. Not only is this one of the most reasonably priced apartments in this area, I speak from experience when I say that it is also one of the best run apartments. I would highly recommend NUPAC to anyone looking for an apartment in this area.”

During our stay we did not have any problem or complaints except few minor leaks/toilet clog. All these maintenance request were taken care of same day. We were late on rental payments few times, but werenever charged a late fee. Staff is very friendly. With reference to refund, it was very reasonable deduction.”

The apartment itself appeared halfway decent, but after living there for a while you realize the building has SEVERE infestation issues, to the point where the management has to fumigate several times a month!!! I'm a very clean person, but still there were so many cockroaches in this apartment, and bugs would crawl out of the drains, and the management staff are rude. The people in the building are LOUD and inconsiderate, playing loud music at night, and smoking in the hallways. DO NOT LIVE HERE.”
